TrustpilotI hope this review scares you....
.........from ever renting or buying a property with Places for People. They are such a terrible landlord is truly frightening. Their properties are cold and draughty like a haunted house complete with genuine creaking floorboards, my hot and cold water supply cuts out daily without warning and the building is full of ghastly tales, like the woman who didn't have hot water for over 18 months. It's also full of invisible men: like cleaners that don't clean hallways (paid through service charges) repair staff that don't materialise for booked appointments and staff that illegally enter your property when you're out to let in surveyors without your prior knowledge or giving 24 hours notice.A nearby over 55's property had bad flooding and damaged ceilings for many months which they refused to fix, which was in the local paper. A disabled man was stuck in his flat for days when the lifts stopped working several years ago. They are full of tricks and illusions, like their very slick PR campaigns pretending to care for very vulnerable people, whilst treating the vulnerable people in their own supported housing schemes with minimal respect. Staff are poorly trained, make insensitive and discriminatory comments to their customers and will actively attempt to make life extremely difficult for you if you make any reasonable complaint (and trust me, there will be plenty to complain about once you move in).If you make a formal complaint you will then likely experience landlord harassment and blacklisting in an attempt to scare you out of your home or from escalating your complaint to the Housing Ombudsman. I was quite naive when I moved in and have never known corruption quite like it. From Places for People employees at the bottom to the senior management, its smoke and mirrors, manipulation of the facts and constant lying. All these courteous Trustpilot customer service responses you see here will disappear like magic *poof* once you sign your contract and emails will mysteriously go missing on their internal systems, especially if required as evidence. They villanise their tenants/customers and will attempt to discredit them by playing upon stereotypes of people in social housing regardless of if you are a decent person, hard-working, nice, intelligent and well educated, with no history of ASB or rent arrears. They continue to do this to me personally! To see an example of this discrediting read a review several pages back by a Places for People debt recovery firm trying to downplay negative reviews. Ironically, they completely ignore all genuine cases of anti-social behaviour from aggressive neighbours so expect any problems to fester extensively.I filmed contractors rifling through my personal belongings and Places for People are refusing to repair damage caused to my property over eighteen months ago from these contractors (and flooding in my bathroom) on the basis that I have a home security camera and they don't want to be filmed (doing anything that's naughty!)I hate to sound very over-zealous, butthey are frankly as rotten as my floor skirting boards (that Places for People claim they are not responsible for repairing according to their senior management, but not the Places for People website). If you don't want a rental nightmare then avoid Places for People like the plague! You have been fore-warned...P.s. Customer Service Agents, if you read this please don't reply with an insincere message in public. Please reply instead to my emails you refuse to acknowledge regarding recent anti-social behaviour. Thanks!

TrustpilotDon’t complete repairs
3 months prior to today I reported damp in my living room, since then I have further reported it 2 times. I am 28 weeks pregnant with a high risk pregnancy nobody has been in contact regarding it and my house is absolutely freezing to a point I have a chest infection, upon informing them received no help. This was after waiting to speak to an advisor for 65 minutes.

TrustpilotWoefully understaffed
Please employ more people for your customer care. Our development of over 100 properties has 1 person dealing with all of our issues. When you do have an issue, you're very lucky to get a reply. I was following up a reported issue for weeks until one day I got a knock on my door from a contractor who was there to sort it. At this point, I hadn't even had a reply to say that my email had been received, let alone confirmed a time for the contractor to visit the property. After all was said and done, and the issue had been sorted, I still never received a reply to any of my emails. It isn't just myself that experiences this either. I've seen my neighbours trying to get through to your customer care, and one even got a reply that basically said to be patient because they're the only person employed to look after our development and that they have too many issues to deal with. All this does is leave your customers with a bitter taste in their mouth when having to deal with you, because it's clearly not just your customers that are suffering as a result of this, it's your own staff as well.Your own website states that Places for People is a company "Where caring, can-do people are always on hand to support customers and colleagues." Come on guys, it's a bit late for April Fools isn't it?I might expect this kind of customer care for a sausage roll I've bought from Greggs, but you're supposed to be providing customer care for purchases that are hundreds of thousands of pounds. It's absolutely unacceptable. Please improve your communication with your customers and make sure that your staff are properly supported. And before you leave me your templated reply of "Please contact us via the Customer Service Centre, or at our email address to discuss the matter further", please actually take some time to read and digest this, and maybe look at solving this issue yourselves. It doesn't take a genius to work out how you can improve on this problem.

TrustpilotExcellent
Was very happy to be contacted by places for people and offered our new home. The phone conversations were very relaxed and professional and the lady who came to meet us to show us the house was professional, friendly and reassuring. We didn’t get a key to open the electrical box so topping up the meter to decorate was a bit of a puzzle but we’re not going to let it taint a great experience as it should have been left by the previous tennant or the electrician who fitted the new box. Thank you places for people we are very happy.

TrustpilotWould give 0 if I could
We've bought a house in January this year in one of their developments. Overall, a beautifully designed development with great design choices. However, that's where it stops. The build quality is horrendous (I have nightmares thinking about what issues could be hidden behind those walls), we have a list of more than 200 defects (and so do most of our neighbours). It's a shame that there are so many cosmetic problems because every job is rushed to the max. There's no communication between the Aftercare and site teams, no one has a clue what the other one is doing. Site teams are changing more often than I change my underwear. We have a new site manager in every month just to waste our time again by looking at the same defects that their predecessors looked at (but did not take any notes or passed anything onto the relevant teams). If they actually send someone to fix a defect, and this happened less times than I have fingers on one hand, they will either botch the job, fix the job but create another defect meanwhile or come to tell you it's not possible.

0 stars would be more like it.We moved in in April 2020.First the house was delayed by 9 month. Secondly there are a lot of snags. Definitely get a professional snagger. Site managers are changing every other week. Leaky roof. Leaky boiler. We just had it with them. Once you exchanged money you will hear the bare minimum from them. They will send people over to the house, getting your hopes up, just for them to inspect the issue over and over but never do anything about it.

TrustpilotIf you want a decent standard of living…
If you want a decent standard of living don't bother to rent from these people. One or two will go out of their way to help or do your repairs The rest are job worths who only care about filling their time sheet in to get paid. They have no idea how a community should work, don't care about how they treat their tenants and if you've not got children forget any quality of life in your home. The mental health of their tenants counts for nothing. Managers in an office no clue how the real world works, clock off, leaving tenants to deal with situations PFP have created.

TrustpilotFaceless organisation - avoid housing managed by them
Faceless organisation. Impossible to deal with. They use cowboy workmen who do substandard work and then don't come and fix it. I have had dirty water pouring down my house and windows for over a week now because they didn't install the drain properly and they wont come and fix it because it isn't 'life threatening'

I’m satisfied with my property and the location in which the property is based in but when I moved into the property the agent who showed me around never mentioned that they was damp and mould behind one of the walls which now means that somebody is due to come out. I just think she should have mentioned before showing me how to send the money into the places for people bank account.

TrustpilotAppalling customer care & service
I have lived in my shared ownership property for almost 10 years, two of those have been spent trying to sell it and move to be nearer family to help provide support. It's a lovely flat in a beautiful village and we have had plenty of interested buyers, so it should be simple. However, Places for People and by extension Chorus Homes have delayed the process at every stage of their involvement preventing two sales from going through over the course of 23 months and severely impacting mine and my partner's mental health, displaying a lack of care and a total disregard that has caused us to question our worth and future. No sense of urgency to the point where they are just inactive along with no means to contact them beyond email (not contactable by phone, do not even respond to my emails) - my solicitor will have to chase them for weeks on end to get even the most basic response if any is offered at all, creates a level of inactivity and lack of progress designed to scare the buyer off (fearing that one day they will be trapped as I am now) No matter how urgent it is, they will not do it, even if their own solicitors have requested it.I have only needed to be in contact with their property sales team for the process of selling my share of my property but my experience with this company and their total lack of professionalism, understanding, urgency and empathy has left me utterly heartbroken, depressed and with absolutely no hope for my future and that of my family.

Never had any problems with them ourselves. Only problem we have is tge neighbours who think it's a playground at 3am in morning. Wondering how to make a complaint about them cause seriously had enough. Great housing company

TrustpilotUtter Scammers
As a homeowner on the Homestead estate near Preston I am bound by contract to pay Places for People a "Service Charge" for the privilege of my house being located on their estate. This charge is currently £35 a month, for which one of the main "services" I am forced to pay for is landscaping and maintenance of the grass verges and communal areas etc. on the estate. One of which is right next to my house, however this area has not been "maintained" by Places for People for at least 2 years now, with the bushes now as tall as my house and hanging over my fence into my garden. I have rang Places for People regarding this but as you can probably guess, nothing has been done. However I am still forced to pay the £35 a month for this quality service. Thanks Places for People! As per my title, utter scammers.

I’ve been a tenant for 25 years I’ve never had a problem till now, I’m suffering from depression anxiety stress. We are living in 2 bedroom property and there are 6 of us. My daughter starts school this September, and, she’s still in a cot in our room, as, there’s no room to fit a bed for her. I was told by the housing officer that she would help us, but, there’s been no help offered at all. My illness is getting worse, we are terribly over crowded with no space, plus, we are having to listen to the rubbish coming from next door. It’s like they are quick to take your rent, but, don’t care about the well-being of there tenants. I’ve been blanked by my housing officer, even when she stated she would help, and, her manger also agreed. I’ve learnt that they don’t care and don’t help. I’m disappointed in the way I’ve been treated, even when I’m dealing with the chaos that’s going on. I just can’t get over how they treat their tenants, especially when they ask for help! They need to train their staff to actually care about their tenants and not just make out they do on there website!
