GoogleBeen renting a property that Habodel owns for about a year and a half now.
Absolutely cannot fault them. The initial inspection was great and even things I'd missed that could have affected the return of the deposit on leaving was picked up by maintenance and noted.
Had an issue around a month in whereby a window in a bedroom had rotten hinges resulting in the window not being able to be opened as the whole thing would come out. Within a few hours of logging a report on it Habodel had already arranged their maintenance guys to get in touch with me. Within a day they were to measure up, 2 weeks later and a new velux window was fitted.
Never once had a house inspection, not that I'd be bothered by having one but it's good that they just let you get on with things.

GoogleThey have been holding my deposit for 5 weeks now with no explanations or bad reason from my side.
For more than 3 weeks since I moved out of the apartment, they kept telling me that I was in arrears with the last rent.
When they found out I paid all my rent on time they not even apology.
They are very valued and arrogant and greedy.
In this situation i am forced to report them stealing my money to Doncaster City Council and The Property Ombudsman.
Please don’t rent from them !!!!!!

GoogleMe and my young family have been renting from Habodel for over a year now and they have been absolutely amazing.
We ran into financial problems a little while ago and fell behind on rent. After a few emails and a phone call they helped us set up a payment plan to clear the arrears and get us back on our feet. The whole time they were checking everything was ok and responding to emails really quickly.
They were professional, helpful and open about everything. The house we moved into was beautifully presented and has turned from a house into a home. Not having a yearly inspection also adds to the feeling of it being our very own house, while being safe in the knowledge that if anything goes wrong then the maintenance team were always an email or phone call away. This again was proven when a pipe burst, as a plumber was over the very next day and sorted it.
I’ve found the staff so helpful and understanding, me and my family couldn’t be happier and lucky to be tenants with them.
After sorting our financial situation out and seeing the horizon we look forward to many happy years renting with them.

GoogleHonestly it would be a 0. Please do not rent from habodel.
On our first day in the house we were left with no boiler, hot water or heat, no shower head (so even though there was an electric shower for hot water we couldn’t use it), a leaking toilet and a hole in the roof meaning that every time it rained it would be coming straight down the walls into the house, leaving everything damp, cold and prone to mould as well as many other minor issues. In my opinion and In laws of the UK, this house was unfit for human habitation.
Although some of the smaller repairs were done swiftly, the larger problems, including boiler and roof took upwards of 6 weeks to 3 months for habodel to fix. Throughout our time living there I have had to do over 50 maintenance requests with many issues ignored. This has included, poorly fitted doors, locks, kitchen cabinets falling off, faulty electrics, leaks, mould and general repairs to the bodged, dangerous and cheaply fixed jobs that had been done all over this house.
The communication between departments and habodel and their clients seemed to be pretty non existent, however in the high of our stress of the boiler and roof issues, when habodel wouldn’t return our emails or phone calls, the office did ring me on multiple occasions asking if myself and my partner would like to be interviewed for a magazine about the service at habodel, an absolute joke (I really wish I did that interview now) and when asking about our severe issues they would have no idea about it and say ‘just give mantiance a ring’
The upstairs, bathroom, bedroom and living room was the worst effected space in the house when it came to the damp from the hole in the roof / the walls not being watertight, this left it freezing cold and prone to mold for the first few months that we were living in the house. Not only was it embarrassing to have friends and family over to our home to see the black mould (we cleaned off daily) and visably wet and crumbling walls it also meant we couldn’t put any art, pictures or even so much as a clock on the wall without it getting damp or destroyed from the leaking walls, until the problem was eventually sorted MONTHS after moving in. We also had to repaint damages left after builders left the wall visibly replastered.
It took ALOT of hard work to get the property to a living standard for ourselves, through constant complaining, bargaining and begging for habodel to fix issues as well as doing lots ourselves, it is safe to say the next tenants are going to be a lot better off than we were when moving in.
Before moving out we also took it upon ourselves to paint the whole houses walls back to its original white because all were left marked, ugly and damaged from constant builders, plumbers and repair men and despite our endless notifications on property file, nobody came back to fix the marks and scrapes left from the ladders up to the attic/roof or the still visible replastering of the damp walls once the initial problems had been sorted.
We moved out earlier than expected because we couldn’t bare to stay an extra month in this house and although we tried multiple attempts to contact habodel to bring forward the final check out, we were told we had to come back on the 28th October to hand in the keys and have our checkout, which we did.
Finally despite us keeping on top of damages, detailed cleaning and providing lots of proof of this (as well as Habodel having viewings within this time frame and finding new tenants because we left the place pretty amazingly ready to let) they are still trying to keep a large portion of our deposit from us.
Habodel are no more than slum landlords and greedy thieves and I advise even the most desperate for accommodation- there are better options. Do not do it!!

GoogleAbsolutley terrible landlord. They left me and my neighbour in disrepair for months. I had no hot water for 5 weeks and they knowingly did nothing. Stay away from these money grabbers absolute sham of a company, all they want is rent money and refuse to do repairs. Andrea shenton and trudy glew are a disgrace. I contacted housing standards about this and now the landlord has served a section 21 eviction notice. I will be taking legal action against them. I AM ADDING TO THIS REVIEW BECAUSE SINCE I LAST WROTE IT I HAVE BEEN PHYSICALLY ASSAULTED BY ONE OF THEIR HOUSING OFFICERS. THIS IS TOTALLY UNACCEPTABLE AND THE POLICE ARE INVOLVED

When we purchased your property in December, there was no gas or central heating, the gas supply had been not only stopped but cut before we purchased because these homes were due to be demolished, this was totally out of our hands.
We never refused to do repairs, we did have a contractor and supply issue due to COVID-19, but we spent a lot of time chasing contractors and trying to get in touch with you to keep you in the loop, again this is out of our hands.
Andrea & Trudi have received plenty of glowing reviews to prove that isn’t true.
As we have explained previously, we served section 21, because your house is in such disrepair when we purchased the property, it’s unfit for purpose, meaning it requires a full regeneration throughout, which can’t be completed when the property is tenanted. Works will be starting in the coming weeks on the vacant properties at your estate and we hope to have the available in the coming months, if you would like one of these, then we are more than happy to discuss this.

Garden Wall ready to collapse, told them about it nearly a year ago and still nothing. No running hot water upstairs, told maintenance when we moved in but once again nothing been sorted. Contractors just turn up and expect someone to be in, Really do not recommend.

GooglePlace falls to pieces, landlords some are very rude and Inconsiderate, allow builders to enter your property without consent. I would advise people to save your money and get a beautiful decent home rather then one of there flats. Bugs all over the windows when there is a hot day.
Sharon very rude, as for the rest of the staff they were brilliant and very understanding.
Shouldn't be taking money of people the state they end up in.
£575 was the top floor number 10, they have upto the rent to £595.

We’re leading the regeneration of UK homes to rent, not homes that ‘falls to pieces’, we have an approved contractor list that operates nationwide to provide maintenance for our properties in as short time as possible, this is to make sure our homes meet our habodel standard. In your apartment block, there was a leak that caused the ceiling to collapse in a communal area, which was totally out of our hands and can happen in any property. We got a contractor out as soon as possible due to the urgent nature.
We don’t allow contractors access to properties without consent unless it’s a genuine emergency.
We’re pleased to hear that many of our staff have been brilliant, however, Sharan has had many reviews to prove those comments aren’t true. Looking at the timeline of events, we can see how rude you were towards her, including abusive language and swearing at her, which we don’t condone.
Like many landlords, we complete a fair rent check whenever a property becomes vacant before it goes on the market again, our pricing team produce a factual investigation that affects the price we put a property on the market for, sometimes this means there is an increase of rent. In its nature a fair rent check means that sometimes we reduce the rent if that’s what’s fair in the market at that time.

GoogleIt can be assumed that it's just about the glamorous new kitchen and bathroom renovations and how the obvious things look with Habodel, however the inside details are sometimes neglected and surely missed with this reputable company.
For example, I have been moved in for 2 weeks, in that two weeks:
- Our boiler didn't work the first day we moved in, because seemingly no one had tried to turn it on, if they did, they'd have seen the boiler was broken. So no hot water or heating.
- Because no one had turned the heating on, they had painted the walls in the house, cold. Twice. As a contractor was actually repainting when we went for our viewing the first time and explained the issue. So now they have flaking. Now even a bad decorator knows to turn the heating on when painting. So again, if someone had perhaps checked the boiler...
- The water pressure in the house was none existent, easily picked up if someone had attempted to turn on the tap for any checks? A plumber informed that it was so bad, because the whole house relied upon gravity, so this wasn't a recent mishap. Wouldn't have been missed by the team.
- Bathroom shower upstairs in the renovated bathroom, didn't work, no water no nothing, Plumber reported it wasn't actually plumbed in properly. Can't understand how someone would renovate a bathroom and then not check to even see if the showers work?
- Our bath leaked through the downstairs ceiling the first time we managed to used it
- We asked for the fence outside to be fixed before our move due to having a dog, this was promised and then wasn't brought to fruition. The pictures show how we had tried to fix it.
- Every wardrobe and cupboard was covered in sawdust and dirt upon moving in, hadn't been cleaned at all, surely someone from onboarding would've looked in a cupboard or wardrobe and noticed everything was dirty?
- The tops of one of our wardrobes has black mould and flaking disgusting wallpaper, again, this is easily noticeable upon inspection. where's the high standards seen in the renovated rooms, it's just seemingly unimportant when it comes to the other rooms?
And that's all in two weeks.
It's worth mentioning that several of these issues have now been rectified, not all, but the majority, and my gratitude goes to the maintenance team. However I have to ask how they came to be such issues in the first place for such a usually reputable company?

GoogleMy daughter currently rents from this company & I can honestly say there’s been nothing but aggro with the house. The house itself was painted & carpeted before she moved in. However there was no cleaning whatsoever done. A lot of the dirt was painted over.
She’s had ongoing problems with interior doors not shutting, leaking roof & low hot water pressure. The house has an old back boiler that does need replacing but company won’t do it. The windows are single glazed in 90% of the house,
The amount of times that contractors have been out to do maintenance is ridiculous. Rather than pay out that little bit extra money to do the repair properly they basically stick a plaster on. The problem soon arises again.
These problems have been ongoing for almost 4yrs. Last week she finally got a contractor out that managed to sort the interior doors out. I’m pleased to say her doors now close properly!
