Recently sold my property with Reeds …

Recently sold my property with Reeds Rains Penwortham. I know I am a high maintenance customer and put pressure on them to sell my house quickly as I had found one I wanted to buy. Rachel and her team really pulled out all the stops, there were 4 properties for sale at the same time on my street all with different agents and I felt the professional photos really made a difference, they carried out an open house which subsequently sold the property for asking price. Once the sale was agreed they kept me informed every couple of days. I couldn't recommend Rachel and her team enough.

I used the Dartford branch of Reeds

I used the Dartford branch of Reeds Rains when I found a property that I was really interested in renting. I phoned up and got a viewing with the landlord that same day and the place was totally perfect. Went back to the branch and from there on Tony took up my application and he explained everything, the fees are very reasonable and Tony was fantastic with his communication informing me about everything every step of the way. Between him and Lea they went out of their way to pull out all of the stops and finally I managed to secure the home of my dreams. They are the nicest,Most helpful people I have ever met. I highly recommend them and if you want to let or buy a property in the Dartford area then Reeds Rains in Dartford should be your first port of call! Just ask for Tony or Lea and you can’t go wrong!!!!

So incompetent. So unprofessional. So rude.

So we had a viewing booked in on a property in west ayton Scarborough with the view of possibly buying for our family home. We currently live in derby and drove the 3 hour drive with our two children, Once in Scarborough we tried checking the property online again but was no longer showing?? We then rang the company to be told oh no it's still booked in at 3 pm for you as agreed. We then spent four hours killing time until the appointment.On arrival at the propery there was other people with Reedsrains and then we were told oh your viewing was cancelled as it's sold!!!!!!! immediately calling the office to view my opinion of such incompetence I was then told well we called you and left you a message???? Where is that message??? Oh yes you left it on a completely wrong number to mine after making sure twice that they took my number correctly. As if that wasnt enough they then argued the point and said I got the message???? Why the hell would I drive for 3 hours if I had a message and they have just told me a different number to mine. When I said I will leave a review about this I got the reply back of, "oh lovely" I take this as been so rude and you know it. Didn't get one apology!!!!! All in all what I would say about this company is that it seems to be be run by young incompetent people for doing simple work. Baffles me how a company like this trades. You only have to see the other reviews to know it's a naff company.

10/10 at being utterly useless.

Honestly every interaction I have had with this company has been a massive let down. The staff can barely tell you the day of the week let alone tell the left hand what the right hand is doing...Just so you don't think I'm being a tad dramatic the following is a shortened version of what happened because the full story would have me writing a novel with the amount of vexing conversations we had with the brainless Muppet dealing with our tenancy.Our washing machine broke down after 1 year and it got to the point where after over a month of ringing, we rang head office and was put through to a "senior manager" only to be told the 18 year old child with no capacity to understand how much of an inconvenience this could be to someone because he still thinks the washing fairy cleans clothes. would ring our landlord once (and only when we called to ask him what was happening) and when he couldn't get through he closed the case so nothing would happen until we called again... lovely. This went on for another 2 weeks and in total we was without something we consider pretty essential for around 1 and a half months? before we just rang the landlord and asked them to do it themselves and to our surprise reed rains hadn't spoken to them at all :) cracking! Now our bathroom has been ruined by the flat above leaking. the leak upstairs has been repaired by the flats owner (not reed rains or our landlord) and we have reported this over 10 times we have had multiple flat inspections and been told "oh that's really bad, i'm so sorry i'll get someone to look at it" and still over a year after ringing them we have still not had someone come and repair the damage :) 10/10 would not recommend, must be run by some of the most brainless people to exist. you call them for something simple enough and it turns into a battle to get them to even reply let alone action anything. Avoid these useless people at all costs...

Remortgage Reeds Rains Stone

We recently did a remortgage and change of equity share transfer with Reeds Rains Stone Branch . Our mortgage advisor Jordan Powell was outstanding. He gave us fantastic and detailed service guiding us through very step and advising us honestly throughout the entire process, which he made easy. Even when we had a hiccup caused by our lender he fixed it within the hour and even came across to reassure me in person that it had all been sorted. He was there through the entire process with any query we had no matter how small and made a stressful process much easier for us. I couldn't recommend him highly enough to anyone looking for mortgage advice.

A stupid company with poor minded…

A stupid company with poor minded people. Not just that they are some shameless people (their representatives) but they also dared to sustain our family not to have dogs in the rental...i mean some nobodies paid well too much!!! On top of this, after renting a house in a very poor state, with a fully in mold kitchen furniture, when we have requested from them to talk with the landlords about us buying for ourselves a proper different new one, saying that we want to change it, these ones have had the face to come and demand us to live the new furniture that we buy behind....i mean WHAT?!???? WHO are these people daring even to ask such a thing?!??? Some shameless ugly poorly behaved people!!!! Aren't them ashamed?!?? And they decide these things by themselves?!??? Daring to ask from us to leave the furniture bought by us in the rental?!!! I mean we just had very bad experiences with them. I wouldn't allow such a company on a market EVER!!!! Shameless, shameless!!!!

Reeds Rains Hyde

Just rewriting my husbands review that was acknowledged, however after emailing reeds rains at their request, no one bothers to email you back. So now I have got trading standards involved and the local MP so no one seems to give a damn about their customers at this company. If I could give minus stars I would. Reeds rains HYDE , wow , what can I say. Firstly the house they were willing to rent out was an absolute death trap. After completing all the relevant checks and following procedures we were given a move in date for the a rental property. The date (15th June) arrived. We were asked to pay the first month up front which is fair enough. Stupidly I did this over the phone before doing a handover with the agent. After paying the money and the money leaving my account instantly, I was told to go to the shop and will be given the keys. Again no handover was instructed. I took the keys and went to the property, no wonder they didn’t want to do a handover, the place was an absolute death trap. Wires exposed, damp on walls, the bathroom floor felt like it was about to collapse. Yes I should have spotted this on the viewing, but In the rush I had a quick look round a full open house with people wondering around everywhere and failed to spot. I instantly called the agent at the office and informed them that the keys would be returned straight away and sent the pictures and evidence I had gathered. I demanded a refund straight away and asked for an acknowledgment. Not only did I not receive an acknowledgment, the property was relisted 2 hours after I returned the keys and shown the pictures, £50 less than the fee we agreed. Absolutely outrageous, they have the attitude of “oh well we’ll pass onto the next unsuspecting fool thst will take it” I feel sorry for the person who may HAVE to take it out of necessity, this company are exploiting vulnerable people and have no shame in doing so. Needless to say, we’ve still not received our refund after numerous emails. Fobbed off day after day about banking delays , process times, it’s 2022 bank transfers are instant, use faster payment system. Absolute joke. I was going to let the holding deposit go but after reading the other horrendous reviews on here it seems we have been lied to there and that we are well within our rights to claim this back too. I told them more than once that I was happy to settle this amicably but they don’t have the capacity to listen to customers are are just interested in filling inadequate houses with potentially vulnerable individuals who have no choice. I will now be sending all the evidence I have to local authorities, my local MP and a solicitor to help me resolve this issue.

Still not resolved

After leaving a 1star review I received the standard “we take customer complaints very seriously “ email. ABSOLUTE RUBBISH. I am owed money from a deposit from a house i didn’t move into as it was a death trap. I’ve been promised and promised that it’s been processed, ITS NOT it’s taken half a month and still no money. My rent is now due on the property I’m in , never missed a payment in 6 years and reeds rains have my rent money to pay. I’ve emailed and responded to the complaints department who are now ignoring my emails, I’ve emailed the Hyde branch 3 times today with no reply. ABSOLUTELY DISGUSTING. DO NOT GIVE THIS OUTFIT YOUR MONEY.

Nearly a year on from our initial …

Nearly a year on from our initial listing with RR I am still so unimpressed I felt the need for this review. And no I am not a continual whiner, if you look at my other reviews they are predominantly 5 stars.As they were agents for the new homes we were interested in we listed with them without comparison, rather stupidly I told them just that, I will not be so naive again. Initially things seemed OK although a bit more guidance on price may have been helpful, instead I suggested a hopeful figure which, hands up, my fault, was a bit optimistic. There was a pretty poor spelling error on the particulars which I pointed out twice but never got altered, but that isn't going to stop the house selling to be fair. 4 weeks on with no feedback (they do email Web stats but they are meaningless and despite asking for an explanation it was never forthcomming) or viewings I go into the office and drop the price £15k, a big drop but if it was £5k wrong they would have viewed and offered. And lo and behold viewings and a sale. Quickly followed by the chain falling apart. They wanted to leave the sold board up as our buyers were straight back on the market and would sell almost immediately, seemed odd but in hindsight.....we lived facing a very busy road and a sold board with their name on is priceless advertising! 3 weeks later and no communication from RR I took the sold sign down and told them, within 3 days 4 viewings the first of which offered and we accepted. My biggest mistake was to let them cancel the other 3 viewings, my words were "I trust you to act professionally and in my interests", what an idiot. Our 'perfect buyer' turned out to be anything but, we were never kept informed and pushed on with the reservation of a new build home, solicitors and all. 12 weeks later and our third exchange of contracts I call RR to say I trust all is progressing finally to be told "ah, she hasn't even asked her solicitor to do any searches yet"!! Next day I took their sign down went into their office and asked for my keys back, their parting words were priceless, "she really still wants to buy your house", oh really......thereby loosing circa £2500 on the new house purchase. Very poor communication, bordering on being missleading. Oh and one month later we went with another local agent who sold it 3 times in 2 days eventually to a real 'cash buyer' who was turned away by.....RR

Awful company with evil staff

Awful company, quite that simple.On moving in to the property with my family they told me all fixtures and fittings worked correctly but this was not true. The main issue was the shower which it took 3 months for them to fix but still expected full rent? JokeHalf way through my tenancy a new agent took over who then began lying to the landlord about me and my family and accusing us of damaging the property. This was all pre existing and was in their own inventory pictures from before I moved in. LiarsThis agent was determined to get my family including 2 young children thrown out of this house for absolutely no reason, it was an entirely deceptive, dishonest and the most evil thing I have ever seen from an agent and they are a disgrace to the company.I raised a complaint about this but obviously nothing was done and the "agent" I have been stuck dealing with will no doubt be delighted that she ruined someone's life and split up a family for her own entertainment.I hope she has to suffer the way she made us suffer.Edit: I requested to speak to the landlord directly about this problem but they refused to provide any contact details for the landlord which they are not permitted to do.

Hopeless service, disinterested customer service, sharp practice over fees

The irony of this is that I AM an estate agent, albeit from out of the area, so to have been 'had over' so badly by this Company is doubly embarrassing! My only excuse is that I left the dealings to my wife, and it was difficult for her being faced with such an accomplished deception. Usual story with amateurs such as this. Turned up and overvalued the house. - £540k against an eventual value of 450k. Promised the earth to justify his quoted 1% fee before writing it on the agreement at a FIXED FEE, rather than the 1% quoted, and based on the asking price that WE set, having recognised that his assessment was preposterous. My wife questioned him on the fixed fee at the time and he said, 'oh don't worry. If it goes for less we'll drop it then.' Naive perhaps, but my wife is a lovely trusting person, and I wasn't there AND didn't check it after the event. He also sold us the 'professional photography' for £150. Two visits later by the photographer the photos were so bad that we asked for a normal office camera to be used by the manager which, under strict guidance, were much better. Two WEEKS later the details were still not available due to missing information and incorrect room measurements. The 'service' that followed was, frankly, laughable, from start to finish, despite the promises made at the beginning. During the whole process they spoke to my solicitor ONCE, and later claimed that was an acceptable standard of service. It was so bad we resorted to having to deal directly with our buyers. Even at the eleventh hour, the day before we actually exchanged, the Manager told me exchange wouldn't be taking place for another week. It turns out he didn't know it was possible to exchange on a nil deposit. Now, its true that a member of the public might not understand fine detail like that, but it's reasonable to expect the self-proclaimed expert himself to know the fine detail, isn't it? My issue with this, actually, is not that the sale didn't go through, it did. But the lies he's told his 'customer service' department to get out of it are the epitome of why the industry has such a bad name. The customer service was just as bad as the selling experience. The first two letters of complaint I wrote were to the area manager. He didn't even bother to acknowledge them. The 'Customer Service' person then only answered the points she wanted to and ignored the others despite being asked directly for an explanation as to why and a response. Nothing. Then sent some cut and paste whitewash of a response trying to justify the branch behaviour. Shame on you Reeds Rains for supporting this practice and accepting the manager's lies as truth. My advice to EVERYONE either on the market with them or even THINKING about using them is, think again. Or at least be aware what you're getting yourselves into.

Highly recommend!!

Sold my house with Reeds Rains in Chesterfield and used their mortgage advisor Simon too, I would highly recommend both, absolutely lovely staff and extremely helpful! Contacted me regularly on any updates and really helped make the buying and selling process less stressful. Simon was able to get me fantastic rates on my mortgage, life insurance and home insurance. Sue and Jake were particularly wonderful, always there to help and answer my questions. Lovely team would highly recommend!! :)

Salford quays

Been a landlord here for 5 years great quality service provided! Excellent.Also Ive just sold the same property with the company. Initially Todd used his excellent local knowledge and experience and gave me a realistic valuation and marketing advice. After they had found a buyer Averil was brilliant, she keep the chain intact. She chased solicitors and kept in constant communication with all parties throughout. A top quality estate agent!

Unprofessional and incompetent estate agent

We wanted to sell our house and chose a national company of estate agents with many branches all over the country because we thought they would do a good job so we instructed the Poulton-le-Fylde branch of Reeds Rains to put our house on the market. When I first rang the branch I was happy with their telephone manner and so thought they would be trustworthy. But we were wrong and almost straightaway, things started to unravel. The marketing description of our house contained a lot of spelling mistakes, some grammatical errors and some albeit minor inaccuracies and we had to correct all those before we were happy with it. The manager explained that all viewings were to be done by the agents and we were happy with that but it never happened; of the very small number of viewings they arranged, every time we had to drop everything and show the potential buyers round ourselves, sometimes at short notice. There was always an excuse...they were short staffed or on their own in the branch. In one case, a potential buyer knocked on our door and said they could not contact the branch to arrange a viewing. I rang the branch one Saturday afternoon and no one was there even though they should have been open. When I queried this later, the staff member said she was out conducting a viewing in total contradiction of what I was told. The worst aspect was that the manager lost our key. He collected it from us on day one and it simply was not entered into their system. I only found out when I received an email when we were on holiday that there was a potential viewing but the branch manager did not know how to get access to our house. I had had at least 3 separate conversations with him and his staff about us being away but at no time was this missing key mentioned. It was eventually found in a drawer, unmarked. I think this is totally unprofessional behaviour for a commercial organisation. He never even contacted us to apologise, he left it to his junior staff members to sort it all out. We cancelled our contract with them as soon as we could and I would not recommend this branch under any circumstances.

Too under resourced to provide a reasonable service

Process started well but then fell apart with no management engagement around issues. A key factor for us at the outset was the ability of the agent to show people around the property. However after just a few weeks the 3 person office was down to just one (manager on two week holiday and one person had quit). Unsurprisingly the office could not function as an agency should. We were given no advance warning of the resourcing squeeze. Further we had very poor communication and follow up around an expression of interest, which died a death during the resource squeeze.

Absolutely Flawless

Absolutely brilliant every step of the way. The agents dealing with us were extremely patient and incredibly helpful. The process was very smooth, even when my housemate and I had trouble getting all the documents together. Miss Overton was my liaison/tenancy agent and she was simply lovely :) From start to finish was only about 2-3 weeks and now I’m completely settled in my new home. 10/10.

Faultless - St Helens branch

Managed a very long chain well

We chose RR after getting valuations for 4 companies. The sales brochure and metaport videos were excellent. Initially we have plenty of viewings, things quietened over winter so we took if off the market. We re marketed with a price reduction in spring and quickly had an offer.RR helped arrange a conveyancer: perhaps not our best decision.RR were calm in a crisis when completion approached and the very long chain was getting fraught. Completion day was smooth.Overall, very happy.
