Just used Reed Rains to re let flat in Acomb

Just used Reed Rains to re let a property in Acomb and the service was Brilliant. In particular Alex Simpson ensured that not only did we find good tenants but also had an effortless transition from previous letting agents. He was extremely prompt, courteous, professional and made sure that both we and the tenants were happy. Felt like we were in safe hands. Cannot recommend Reed Rains Acomb enough.

Excellent and friendly estate agent

From the very start I knew that I was in good hands with Reeds Rains and the sale of my house, nothing was too much trouble for the manager and lovely staff at the Morley branch.The photographer, production of the brochure, online advertising, viewings through to the sale of my property all happened quickly and competently, I was kept informed every step of the way. I would not hesitate to recommend Reeds Rains to handle any person's sale of their property

Discriminates against people on…

Discriminates against people on benefits in the form of requesting people on benefits to provide a guarentor which they would not ask someone in employment. I only found this out the night before my viewing as i took it upon myself to double check information i had already provided in my initial enquiry. Sloppy, and could have wasted a whole day of my time which they obviously dont care about and no apology after all this. In a nut shell vile.

Hi JoshuaReeds Rains does not discriminate against people in receipt of benefits. The principle of requesting a guarantor can apply to any prospective tenant, irrespective of their employment status. It is not unusual for Letting Agents request a guarantor and Reeds Rains is no exception, but ultimately it is down to the discretion of the Landlord. REEDS RAINS PUT MY FAMILY IN DANGER…

I am reviewing this on behalf on my niece, a tenant of Reeds Rains Hebburn office. She is a tenant who has recently terminated her tenancy agreement with them. She is unaware of the legal rights and obligations the tenancy agreement affords her until I had a conversation with her 2 nights ago. In a nutshell she was asked by the Hebburn office if she would agree to showing prospective tenants around her flat - doubtlessly saving the agents a job. She agreed to do this in order to find a new tenant as quickly as possible (she had to move out asap due to losing her job) When I found out about this I was immediately concerned - an agent was prepared to let unaccompanied people look around a single females home? Alarm bells rang so I messaged via Twitter and got a very nice reply from their social media team offering to look into it. This they did and within 24 hours I had a response - copy of an email from the branch manager Carole. As regards the safety issues I had raised she stated "the viewings were all made at the convenience of "E" and we are strict on security and so not send anyone to any property without first knowing exactly who they are" E also received an email from the branch but surprisingly no mention of safety aspects were mentioned in that, purely financial matters I have spoken to my niece tonight. She told me one viewing was a single unaccompanied male, who told her he wasn't wanting to move into the flat himself but was looking at it on behalf of a friend who is living in Turkey.There was no follow up from the Reeds Rains office, no phone call to my niece to see make sure she was ok immediately after their arranged viewing, she could have been attacked in her home and they couldn't have given a flying f***. Luckily she is ok and now aware she didnt need to do this in 1st place but shamefull because she wasn't aware of her legal rights under the tenancy agreement and felt obliged to agree to the agents request. the tragic case of Suzy Lamplugh resulted in stringent safety measures for estate agents/lettings agents being implemented for agent employees. Shameful that Reeds Rains cant apply even basic safeguards to tenants who do their jobs for them. E was lucky, but certainly the lack of regard by the manager of this branch is breathtaking. On this basis I would definitely definitely not recommend using this particular branch of the agency.

Inept & Incompetent

Inept, Incompetent, Pathetic.Reeds Rains Huddersfield, Branch Manager Liam Doran. Booked a viewing for a house, turned up at agreed time, waited, waited, no sign of agent. Turns out the property had been sold earlier in the week and Reeds Rains neglected to tell people that came to view the property.Poor managed by branch manager Liam Doran who clearly couldn't manage a p*ss up in a brewery yet alone rub an estate agents. Missing in action and unable to get hold of him on Saturday to see just what the hell had gone on. Clearly the staff at this branch don't give a flying Fk and are happy to treat prospective buyers as something on the bottom of their shoes.Avoid this unprofessional bunch of incompetents.

APPALLINGBoth at branch and Head Office levelParents were landlords with ReedsRains. When they passed away, as executors we supplied them with all required death certificates and probate grants in order for their estates to be wound up. They failed to store these documents correctly or file them. They have held on to thousands of pounds of money owed to the estate for 9 months now. After months of trying to resolve this, we were asked for a Land Registry document but nobody explained which one or why for weeks. Having finally found out what they needed, I was able to supply it in twenty minutes. Which I assumed would be the end of the matter.Yesterday, Julie Miller in accounts triumphantly announced she was going to split the funds between the executors and my mother - until I pointed out my mother is dead and ReedsRains have had her death certificate for nearly a year. She wasn't so pleased with herself then. Julie won't pass calls on to her managers Irene or Lisa Smith or the person who is apparently dealing with this (very badly), Iulian. In one breath today, Julie acknowledged how appalling the whole experience has been and in the next she blamed the branch again and put the phone down on me.The branch are appalling too. The manager is apparently never there, has copies of my mother's death certificate and probate grant on her email but didn't pass them to the accounts department and cannot be contacted. Various other people asked for documents but were unable to explain what they were or what they were for.So: my advice would be steer clear. They don't manage or store sensitive information correctly, they don't communicate clearly, they hold on to funds for many months with no legal grounds. It seems in order to fulfill my legal obligation as an executor I will have to take legal action against ReedsRains. I will also be submitting a complaint to the ombudsman. Genuinely shocking. We have our own portfolio of property managed by another company locally and have never experienced anything as dreadful as this.Reeds Rains never bothered to do anything to follow up even though I responded to their message on here. They could not explain why they had asked for half the documents they requested. AVOID

Good staff, but poor external partners

The Reed Rains staff are professional and helpful.They do have a problem with the company they are partnered with to do identity checks, Landmark. From the payment link not working properly, I couldn't view the privacy policy and access the payment screen, to receiving payment reminders every day (six and counting) even after they sent me a receipt for my payment. The Landmark help line didn't reply to my query and Reed Rains staff responded but didn't make a difference.As is often the case good frontline staff are let down by poor IT or partners

As proud tenants of our home we were…

As proud tenants of our home we were sick to our stomachs when we received a termination email leaving us with 2 months to leave and find somewhere else to live! We were sent this email out of the blue and our landlady had no idea of this. Worrying and trying to think of how we and our children would live without a home and where we would go. Our hearts broke instantly and we were in panic and distress. we personally reached out to our landlady and we have great communication with her. She was also shocked. We phoned reeds raines with absoulte heart ache to try and understand why we would be loose our home where we have a very small baby. For them to rudely laugh down the phone to us telling us it had been sent in error. it was very unprofessionally delt with and there was no compasion or empathy to the trauma of thinking we were loosing our home. Landlords,landlady's, property sellers and tenants. Use a different property agency.

Do not use this company

This company have illegally retained money that does not belong to them, they are unproessional and untrained, with holding deposits and rent payments to landlords. I have had to contact them persistantly to be told to google what is required to return a deceased deposit as they are not sure, to be told it hasnt been picked up because a member of staff was on holiday for 2 weeks, so noone picks up other staffs work, to be told over 3 weeks ago they now have all they require and still no return of funds. Do not use this company they take 2 weeks to pay landlord rents even though they already have the funds, they have broken the law by not returning the funds in the required time frame even though the landlord has requsted this to be done, we have now instructed a solicitor as this is effecting a grieving family who need to close a deceased estate

Reeds Rains re-listed the property that…

Reeds Rains re-listed the property that we were purchasing without telling us because they 'assumed we were withdrawing' after our vendors pulled out of their onward purchase. We had already instructed solicitors and incurred legal fees by this point. We phoned Reeds Rains to challenge why this had happened as we were in total shock. The agent we spoke to got very defensive and hung up on us. We have been left completely in the dark although we can see that the property we were due to complete on at the end of this month is still listed on Rightmove and their website. I would be very, very cautious if you are considering buying a property through this agency.

Deserves Less Than One Star!

Deserves Less Than One Star!Useless is an understatement. Totally inept until they want £120.00 to resign the same contract with a "slight" rent increase every year.Incredibly inefficient, slow and unable to organise anything. When we first started the contract it took over 3 months to fix broken appliances to a sub standard quality. Even now trying to organise things to get fixed is a sluggish nightmare.Not looking forward to the deposit lynching we will get when we leave the property.

We were actually purchasing a property through Reeds Rains (Dartford) Sue Bunce being the agent.As a buyer I initially found Sue a bit frustrating , always on my case , chasing me every five minutes , I’m sure I’ve lost more hair BUT .... these are signs of an experienced , knowledgeable, hard working with no messing attitude which I would certainly be looking for in an Estate Agent IF I was indeed selling my property. So in short if your looking to sell your property I would certainly not hesitate in booking Sue at Reeds Rains (Dartford ) if your buying ... Would like to say a big thank you to Jordan Milne (Reid’s Rains) Blyth branch. Jordan managed to let our house with in 48 hours and provided an excellent service from start to finish The photographer who came was very professional and we were delighted when we saw the pictures as they really showed the full potential of our house. We were kept in the picture through out the process of letting our property and everything was explained fully and clearly thus ensuring a smooth problem free result. We found Jordan to be not only very professional but also extremely pleasant and helpfull he is a real asset to Reid’s Rains and we will definitely be using his services again in the near future. Amazing service!

Sue was absolutely amazing for us buying a house! I'm a first time buyer and she was super supportive in the process and helped to push our solicitors! Everyone was great when I called and would make sure to help me out with any issues straight away! They are 100% by the book and make sure that you are informed of every step of the way. We also brokered through them with mike and our mortgage was accepted in less than 24 hours! Can't recommend them enough- if I ever need to sell I would use them without hesistation! Thanks so much! HORRENDOUS SERVICE!

Took time off work and travelled 1 hour to go to a viewing with them. They called me 8min before to cancel! The flat has been let they said. I asked to view the flat anyway in case I can make a better offer and also because I was so close to the place and they refused!! They have no respect for people and their time. 2 hours wasted and money wasted! Very unprofessional stay away!!

NEVER allow Reeds Rains to hold on to your deposit.

I am currently having the most appalling experience dealing with Malkit Singh from Reeds Rains Brookfield Business Park, Cheadle, Cheshire, SK8 2PU and the team leader Katie Nettle who has for over 5 days refused to return my call.Reeds Rains kept my deposit after finding a tenant for my property in 2009. The deposit is registered in ‘My Deposits’. The tenancy has come to an end and the damage caused by the tenants amount to just over £2,000.00. This means that I have to make a claim for the whole amount of the deposit (which falls far short of the amount needed to cover the damage.)The problem is that due to the fact the deposit is registered by Reeds Rains, My Deposits will not discuss the matter with me and insist on Reeds Rains submitting all of the evidence on my behalf. For over 3 months Malkit has refused to accept that Reeds Rains has the responsibility to do this and still feels as if he is doing me a favour in dealing with the matter. Further to this, Malkit’s attitude has become what could best be described as passive aggressive and unhelpful.Reeds Rains knew that the tenants had raised a dispute on the 22nd February 2018 but did not tell me that this was the case until the 14th March 2018. The deadline for submitting information to My Deposits is the 22nd March 2018, leaving only 6 working days for me to provide this information to Reeds Rains and for them to submit via their account to My Deposits.Instead of doing this, Malkit has simply forwarded the emails that I have sent to him onto My Deposits without checking that they have actually been received or that the attachments can be opened and whether the info can be or has been uploaded. He says that it would take too much time for him to actually upload the information himself.According to an email response from My Deposits “It is your responsibility to check your online account to ensure that all your evidence has been uploaded to the deposit dispute.” And since I am not the account holder I can not do this. It must be done by Reeds Rains.Never under any circumstances should you ever allow Reeds Rains to hold onto your deposit if you are a landlord. I will never make this mistake again.

York Branch Lettings Service - Superb!!

I cannot fault the great service and assistance I received from Karen and the team at the York branch of Reeds Rains when relocating from Essex to York recently. The Lettings team professionalism and efficiency was bar none. Everything went smoothly with the letting and the team were great at communicating and putting through all the documentation and referencing went speedily, and I was able to sort my move out within 3 weeks. Can't thank Karen and the team enough for all their help and assistance, and would definitely recommend them with regards to their Letting service for tenants!!

Do not take the full managment service

Whatever you do, DO NOT TAKE THE FULLY MANAGEMENT or RENT COLLECTION option. It is a totally useless service. The customer service is not helpful and your money basically stays in their account for up to 10 days. And if you ever want to leave you have to pay one month's rent plus VAT. This is something that the agent never explained to us, when we asked, "Can we leave at any time?" he said "yes", and obviously failed to explain "there is a big charge". They then put a lengthy agreement in front of you to sign , I signed it in the office whilst their staff sat in front of me not making me feel comfortable to read through. Yes my mistake for not reading the contract conditions, but you'd think the staff explain to you something as important as the exit fee. I didn't mind if the service was good, but we had issues since day 1 with them not setting up the direct debit correctly; therefore our rent was delayed. With no one to contact me to explain this is what happened, again no one explained that it would take up to 10 days for the money to reach your account! 10 days ?? So the money could sit in their account for up to 10 days, whilst they are making a profit off your money! I contacted the branch to ask why the money is not in my account, the Cleckheaton branch, the staff casually explained there has been an error setting up the direct debit and the tenant has made a payment on their card. I was told it'd take up to 5 days for the money to reach your account! I mean if the staff in their own branch don't know how many days it takes for the money to reach your account, how do they expect the clients to know this?? I was then advised to contact the Accounts, where the person on the phone was least helpful and rude, again I was told it'd take up to 5 days for the money to reach my account. I then wrote a complaint and explained my experience with the company has not been the best so far and now I'd like to leave, that's when I found out there is an exit fee. After writing so many complaints, I was offered a refund of the management fee for one month which is 10% of your rent (for being messed around, making so many phone call, being spoken to rudely, having the direct debit set up incorrectly, keeping your money for up to 10 days, basically adding to your stress ) Isn't it supposed to make your life easier? Isn't this the purpose of this "full service"? It gets better as the month after the tenant turns up at the branch to say he is due housing benefit, something that I wasn't aware of, and the rent is going to be delayed. Or it could be delayed! I received an email two days after the payment was due to inform me that the tenant has been to the branch to let them know of this new information. The rent was late again! You can see if you don't take this service at least you deal with the tenant directly and you don't have to wait and wait and wait for Reeds Rains to decide to contact you at their convince and to release the money after so long. They also kept £200 as emergency money, which I asked for it back! I wrote another complaint to Jamie Knights, Area Lettings Director , and after so long he wrote a lengthy email back saying he won't waive off the fee, and although he agrees the customer service has not been great and the branch manager is leaving so he is aware of some issues. I took my complaint further to Customer Relations, where they offered a refund of £120 and asked me to pay £500 something to pay to leave the contract, which I am not happy about. I am now going to take my complaint further to The Property Ombudsman. I just thought it'd be useful for any other landlord who wants to take the full management service to know what to expect since the staff in the branch can't be bothered to explain to you.

Do not go through this company

Honestly the worst agency you could ever come across. They haven’t logged our rent payments in 8 months leading to a ruined credit score and inability to rent anywhere else, served an illegal retaliatory eviction notice, have not fixed any of the structural damages including breaking environmental codes, are very reluctant to help and continually act clueless despite multiple emails regarding issues, do not update their systems with emails, phone calls and complaints lodged and add break clauses in contracts to evade laws that protect tenants.

Left in the dark

After our offer on a property was accepted 6 months ago Reeds Rains have been less than helpful. 3 months after the process started they advised us to begin the mortgage application process in earnest which then caused issue with the seller as they were not ready to move yet; this led to them informing our mortgage company that the property was no longer for sale. Once this was sorted out we called weekly for updates to find out what was happening with the sale, only to be told no change. This continued for another month and a half before the agent drip fed us more information that our mortgage company had continued to attempt to arrange a survey and that the owners felt they were being harassed. After another month of weekly updates of "no change" they agents drip fed further information that the top of the chain had accepted the offer on their property 11 months prior and were showing no signs of moving. We were open and honest with the agents at all stages, informing them when our circumstances changed and our need to move forward with the sale became increasingly urgent. Not only did the agents fail to advise us or make any movements to progress the sale, they also failed to contact us at agreed times, avoided our calls and just generally blanked us. Two weeks after the initial date we were given for the finalising the sale, the estate agents held an important meeting with the top 3 members of the chain and, despite promising to contact us with the outcome and next steps, again went radio silent. We're now 6+months down the line and having to start our search again while effectively about to be homeless. One thing I can guarantee is that we will not be looking at properties with Reeds Rains.

Received a call about an enquiry i made…

Received a call about an enquiry i made about a flat. Lady told me i have to earn 18k not including universal credit to be applicable. If she even had one brain cell she would know that if you earn 18k or more guess what.. You wouldn't be on universal credit. So if your on universal credit you have to provide a guarentor like thats some easy thing. So wasted my time and disappointed me. Its discrimination against people on benefits no matter which way you try and slyly explain it. Your all disgusting

St. Helens - Eleanor was amazing!

I Couldn’t recommend St. Helens reeds rains enough! I was so nervous about buying my first property but they made it such a pleasant experience, taking away most of the stress! The staff were amazing, in particular Eleanor who helped me find my perfect first home. She even managed to beat all other quotes that I was given. Very happy customer indeed!
