What an appalling company. They informed my energy company that I had left when in fact I wasnt due to move out for another month. This has resulted in weeks of trying to sort out my energy bills that have had me close to tears. They denied doing this which was rubbish as the energy company actually gave me their name. For over 5 weeks I have been trying to get my deposit back despite no issues with the land lord and he confirmed it was OK to release my deposit. They lie routinely on the phone saying the deposit has been released when it hasnt. They also ignore emails. My landlord issued me with a section 21 and gave me 2 months to get out. A lovely lady from the council told RR to not take any legal action as I was activley looking for a new place. They ignored this and advised the landlord to persue legal action. The council lady spoke directly to the landlord and it was agreed to give me an extra month. They dont care about anyone and just pass on to other useless colleagues. AVOID at all costs

I used dress rains Burnley to rent out my property. The number of hidden charges was astronomical so I received almost no rent for four months. The tenant decided the to leave early and break the contract. There was no effort on behalf of reeds rains to sort the situation out. Suddenly there were lots of strings attached to the guaranteed rent scheme they were charging me for. Extremely complacent and absolute daylight robbery as a landlord. Every single invoice had some dreamt up hidden charge.

Awful service. Moved around and been renting for the past 7 years and I have never had an experience like this. I've never had an application process thats taken more than a couple of weeks max. With Reeds Rains, it has been 4 weeks and still not sorted. References were an issue due to them using the incompetent service that is Experian. Everytime you contact the office, you get fobbed off and you can never get through to the person dealing with your application unless they happen to answer the phone by chance. Looking to BUY a property soon and I will not be interested in any property advertised by Reeds Rains! First and last!

Absolutely disgusting treatment from the agents and landlord. I don’t think the box is quite big enough to fit all of the problems we have encountered in the last year. The lack of communication is atrocious, and the inexperienced staff is embarrassing. Don’t think they know that my partner worked for an estate agents and knows all the legalities of certain procedures which they clearly don’t know. Avoid at all cost.

We are renting a house managed by Reeds Rains. Our landlord is wonderful, but our experience with Reeds Rains' poor management has caused serious issues and made us feel insecure in our tenancy, leading to unnecessary stress. In the last six months, we have:1) been forced to live without hot water/heating (in February) for two weeks as the Reeds Rains' maintenance department did not pass on information about the issue to our landlord. We made a formal complaint to Reeds Rains who reluctantly (after weeks of calls and emails) agreed to compensate us. They did not take responsibility, despite their agent acknowledging that he had neglected to pass the information on for over a week. 2) Despite going on to a rolling monthly contact (SPT), Reeds Rains are now attempting to force us to sign up to a 12 month tenancy, at the cost of £120. We did not have to do this last year and they are not answering our questions appropriately, and their poor communication has given us the impression that we have no choice but to sign up to the tenancy. Their emails have implied that we sign a 12 month tenancy renewal or our notice will be served. We are not in the position to sign up for a 12 month tenancy as, after two years in the property, our circumstances are changing. There has been no acknowledgement of this or any sense of understanding by their renewals team.3) We are often called for marketing purposes by Reeds Rains local branch who seemingly call to thank us for looking after the property so well and then attempt to sell us products which we do not need, and they will ask questions like 'do you know what you'd do if you couldn't pay the rent?' 4) Our experience when when signing up to the initial contract was comical as their representative was unable to deal with paperwork, frequently lost documents and wasted hours of our time in the branch office during our working days all for a sign up process which should be simple.5) Their fees are extortionate and we will have to pay £120 to leave the contract. Overall, our experience has been fraught with difficulties. The company have little understanding of the situation renters are in, and they attempt exploit our position for their financial gain. We would not recommend any landlords to use Reeds Rains to manage their property, and we could advise renters to use a different lettings agent.

Horrendous customer service from start to finish, i will never deal with Reeds Rains again due to complete lack of professionalism and arrogance received from the Rothwell branch. I would advise anybody looking for a property to use another branch on the high street. You pay extortionate fees for a service that is absolutely disgraceful, they are quick to take your money but its painful to get back what is yours. When asking questions regarding the property and fees, they give you an indirect answer and beat around the bush, not to mention fees that are not clearly stated. Completely dishonest, incompetent and rude. If I could give 0 stars they would certainly be getting this. The worst person from the Rothwell branch for customer service was Joanne Woodhouse, who in my eyes is completely unemployable, due to her attitude and inability to be professional, she should not be working in a business that is anything to do with customer relations, but it wasn't just one person, this seemed to be the case from managerial level down. Jorden Harrigan was another employee ("Property manager") whose customer service was appalling, he seemed to get a kick out of making things as difficult as possible and thrived off sending arrogant emails, seemingly with the intent to wind you up. I cannot reiterate enough to stay away from Reeds Rains!

update..still not removed it well there time and money they are wasting.update.i supplied the info they wanted, no answer, a month ago I rang them and asked if my property was removed from there records, they said yes they were, so I was surprised to go on a property sales site and my property was still there, so don't believe a word they say, BLACKPOOL2nd update told them I don't want there services yet I see my property is still up for sale, wonder why,Update...it was the Blackpool branch.I would give them -5 if I could, useless, I contacted them to sell my property for twice as much as other companies of £1700, and on putting my property online they got the address directions wrong, four times I contacted them to change it with no luck, I rang the online property service my self they told me it was up to the sales people to change it which was contradicting what I was told by reeds rains, I said if I am paying so much to sell the property I should be able to say what does and doesn't go in the description of what people would see, I got no answer and didn't like the attitude of there so called help on the phone where you leave a message with no call back so I told them in an e mail I don't want there services anymore an cease advertising my property, then three working days later I get a message from Diane at reeds rains somewhere to ring her to talk about what I want going forward with the property, she asked me to ring back on a phone number with only the dial code and three numbers, which obviously does not exist,

Rented our home for years with no rent review, with mortgage rates and bills increasing, in May 2022 we asked for a price review and it was agreed that it could be increased by £50, tennant also agreed. After having everything agreed the rent didn’t change, I chased it up and was told it would be September (from asking in May!) 4 months, what a joke! They said they needed time to inform tennant, but the tennant knew about it as we spoke to tennant direct! Anyway September comes, and guess what the rent still hasn’t been changed. I’ve chased and chased and got zero response! Happy to chase me if they need something from me though. Absolutely furious. I have all the emails to show our conversations with Briony Runham who is now ignoring me!

Currently in an awful situation with Reeds Rains. No inventory provided at beginning of lease, were lied to about the property having been professionally cleaned. They refuse to do any upkeep work, despite fully managing on behalf of the landlord. They claim "landlord must consent" prior to confirming any repair. It is a scam. Landlord is probably paying them to enjoy his/her own life, and they're squeezing us out of money with extortionate fees. We moved into the place and trash had been left in the front and back yard, food remnants in kitchen cupboards...stay away while you can! UNPROFESSIONAL PROFESSIONAL LIARS.

At first I thought yeah very good, Alison was amazing in helping get sorted. But throughout things I told them about maintenance that needed doing didn't get done or even acknowledged apart from 1 thing so had a freezing cold flat most of the time! I've now moved out early although still under contract and the communication is horrendous especially the snotty 'Andy' through email. All I asked for is dates of when the tenant was moving in and about the inventory being done but again no real answer until today when he all of a sudden gave me an exact date surprise surprise! And emailed the moving out/ maintenance team who are useless and told me nothing apart from that there was 'outstanding work' even though I've emailed issues I've had with them and issues that arose because they didn't maintain the property correctly. Still no reply from them too. Stay clear of reeds rains

Have been a tenant via Marple Reeds Rain since Sept 2017. Dealt completely by an amazing lady called Carolyne Weston who has really looked after ourselves as Tenant throughout the tenancy. Carolyne is pleasant, approachable and always returns your calls and communicates effectively with you when you have a query. Carolyne has visited the property and always leaves a little bit of feedback so we know all is okay which is a good thing for ongoing management of the tenancy. Carolyne chases any concerns we had about repairs outside of reeds rains control and is definitely a doing sort of person. to be honest the tenancy has been fine but we will miss Carolyne especially and her colleagues at Marple Branch

Not had a great experience with this estate agents, i understand that they are not allowed to tell you that the house is a repossession but the house i purchased had a garage that the estate agent didnt tell me about even though there were garage keys on the bunch of keys they had, that then cost double the amount of solicitors fees. After i put an offer in on the house and i had got a mortgage for it i got a sales memorandum through with all the information on stating that it had 28 days to complete which i was never previously told, buying a house is a huge process and not being told certain things and left in the dark about things is really not professional or great for the buyer so i wouldn't recommend Reeds Rains to anyone or use them again myself.
