GoogleWould advice that this estate agency be completely avoided, or at least your expectations of anything be lowered to the fullest. Viewed a house which I was told had no one interested in it. Called the agency immediately after the viewing to state my interest. After being told I’d receive an email to proceed with referencing and vetting, I was completely blanked, regardless of whatever efforts I made to contact the agents. Till now no response!! Best of luck to whoever reads this.

GoogleI contacted the agency for a viewing, from the beginning they were awful. They sent agents that didn’t know anything about the property. Then I spent over a week chasing them for the outcome, eventually I received an email with the outcome. The agent said I wasn’t successful as the landlords went with someone else. So I booked another viewing with a different agency, they allowed me to view the property straight away, contacted the landlord with my offer which was accepted within 2 hours. The contract is now in the process of being drawn up and references checked. Talk about different ends of the stick. Worst part was the agent made me feel bad for being on maternity and said I could get rejected because of this, surely that’s discrimination! Never again with steps!

GooglePoor experience with steps. Stay away from them especially derek. He doesn’t know how to deal with customers. I went ahead with the mortgage application as advised by derek and when it was time for evaluation, he didn’t allow evaluation. Now i am stressed. It turns out the property has been sold already. DO NOT USE STEPS.

GoogleAn absolutely shocking experience! It seems Steps accept the offers from a number of bidders at the same time (without you knowing, they are dealing with a few buyers in the background, who are all booking property surveys, for which they are paying at least £200). Apparently, our owner was ‘too sensitive’ to the negotiations to knock a few thousands down after the survey showed the property is worth 20K less. As Richard states he (Richard) was doing everything possible, but magically took the other person’s offer without the final warning call to us saying: ‘Either you are going for your initial bit or the owner is going for another buyer.' Instead he just called and said that another offer was accepted and ours - rejected (in the middle of the process!). I wouldn't be surprised if in the process of finalising the purchase, this agency would call you and say: ‘Sorry, but your property has already been sold to another buyer!' You can only imagine what a waste of 5-6 months and thousands of pounds that would have been! So unprofessional and unreliable!! I would recommend to avoid this agency!

GoogleArranged to see a house that they were advertising, I can't speak for the quality of the agents as sales people as I was shown around by the owners but they did a very good job. I really liked the place and was mindful to make an offer but I had one quick clarification (needed measurements for one of the rooms which haven't been included in the write-up), so-called up Steps and asked for the info, they acted like I had asked them to climb Everest, Kept reminding them about this for a few weeks with continued promises it would be done but no news, Just seen an offer has been accepted on the house without them bothering to contact us so needless to say not very impressed. It also seems this offer is for less than what I was planning to make (subject to the clarifying info I asked for), so fairly high chance their inability to get back to a possible buyer has cost their client a few thousand pounds (based on the reasonable assumption that they would have been most likely to be interested in the highest possible offer).

GoogleI used Jon, Andrea and Charlotte from the Collier Row branch (looks like its closed now) to sell my flat about a year ago. I can't speak for the dagenham branch but as its the same company, i just wanted to say the three of them pushed through an extremely difficult sale, achieved me an offer above asking price, in less than 10days of the flat being on the market and went completely above and beyond for me. I was extremely grateful for them and would not hesitate to recommend, their communication and hard work was 10/10 xPositiveResponsiveness, Professionalism, Value

GoogleSteps have a nice team of very talented people. Nicola initially showed us the property and went out of her way, to even drop us by the train station!. We had not made up the mind to buy the house by then !, they definitely care about their customers. Eventually we had good communication with Richard, he is a nice and friendly guy & did his best to push things forward for us when they were stuck. Overall they have a nice team with expertise in specific areas - I would definitely recommend going with Steps if you wish to Buy/Sell any property.

GoogleAwful experience!!!! Do Not Use!!! I had horrible experience with this company. I was buying property through them. They was playing dirty game and had two buyers on 1 property. I paid my legal fees to lender and been turn down half way through the sale. Stay away from this company!!!!!!
Dear Alex, I am disappointed that you feel let down by our service, as explained to you we are now operating in a very acting market with all properties generating many offers. Your offer was accepted by the seller, you were informed that the property would stay full available until such time as your valuation was booked, but it took over three weeks for you to get your mortgage/valuation arranged, in this time an alternative buyer had the valuation conducted. We informed you of this, so I fail to see how you can say the sale was halfway through, as you had no survey, mortgage offer or contract with your solicitor. As a property investor, I am sure you appreciate that time is very important, it was the seller who wanted things to move along quickly. GooglePLEASE AVOID, this agent is not professional and does not follow legal guide lines. We placed an offer and was informed that an investor has also placed a similar offer and the vendor have accepted their offer they did not give me a chance to counter offer or negotiate. When asked for a reason they stated its not all about the money???? what is it about then???!!!! I am sure the vendor wants the most out of his/her property, utter rubbish excuse. They also said that the investors can move things quickly which again is rubbish as we had our mortgage in principal, proof of deposit and also a conveyancer (solicitor) ready to go. I believe the investor is not a magician and cannot bypass this process unless hand outs have been given under the table! After digging and asking around I have been informed that Steps priorities one investor over anyone else regardless of price this maybe a rumor but according to a few reviews from other customers this maybe true.

GoogleSteps have managed our property for many years. I cannot fault their service and keeping me updated on all matters. I think any landlord also has a duty to keep the property maintained as I have over the years . I would not hesitate to recommend Steps.

GoogleThese guys are terrible, low life scumbags. They broke the law under the table. You put in a offer & they don’t even respond & email communication is terrible. They will attach hidden file’s without even telling their is a attachments. They avoid questions & want it the easy way.
