After meeting with different agencies, I chose Stirling Ackroyd's team Billy and Leila (56, Borough high street, London) to take care of my place. It was a very short notice, as I was on the eve of a travel abroad. Still, it all went swiftly and smoothly: once they let my place, they helped me with gettting it ready for the tenant, swiftly and smoothly. Now, with a consistent and strong agency, I can focus on my next projects

We viewed a rental property in Whitechapel, London and received confirmation from the agent that 1) the property has a bike store, and 2) we will receive a bike store key. Up until signing the contract, we received further confirmation that we would receive a key to the bike store. However, the day before moving, and after we had signed the contract and transferred initial monies, we received a call from a different agent to inform us that there is no bike store and of course we will not receive a key to it. As we are now locked into a contract, of which we committed to on the pre-tense the property had the facilities we required, we are stuck between a rock and a hard place whilst the estate agent receives their commission. We received written confirmation from the agent about access to the bike store and will be using this evidence to pursue a formal complaint via The Property Ombudsman.

Do not use this agency. Awful and slow communication. We reported a major plumbing issue and after 9 months it was still not dealt with. Took 4 months to get someone out to see it, and then they were happy to let the Landlord just sit on the quote and not do anything about it. Moving out process was awful, we were asked if we wanted to stay 5 months prior to our tenancy ending only for us to here under 2 months to go the Landlord would be selling. Getting our deposit back has been a nightmare. All in all an awful experience and we will avoid any future properties that use this agency.

TrustpilotI Feel Sorry For My Landlord
I was a tenant for under a year at a Stirling Ackroyd managed property. We enacted our break clause, in large part, down to the poor service offered by the Stirling Ackroyd team.This poor service included:- Poor condition of the property on check-in (a hole in the front door, a cupboard in the kitchen left unattached to the cabinets for example).- Not fixing problems for months (in fact, two of three issues with the property remained even when we left).- Dreadful response times to emails. We'd often go a week or two, with chasing, before hearing back from our lettings manager regarding issues.Our poor landlord was charged a fee for a "service" that essentially pushed us away as rent-payers. I estimate from their website they charged our landlord £4k in management fees. That £4k was charged to deal with 3 problems, only one of which was actually fixed with (over 3 months and several emails of chasing later). Add to that the fact the property was left vacant for at least a month after we enacted our break clause, and that adds up to £6.5k that the landlord was left out of pocket. I'm actually angry thinking Stirling Ackroyd earned £4k a service that any landlord could easily manage to better alongside a full-time job!Landlords, take this from a tenant that's actually experienced their service: This is the worst property management company I have ever dealt with by a distance. I will never be renting another Stirling Ackroyd property again, no matter how nice the property is. With their abysmal Trustpilot score showing I'm not alone, it will only be a matter of time until you're scratching your head wondering why your tenant hasn't renewed their rental period again....

All fine until I moved out and required my deposit back. 5 weeks since I left my flat, in the exact condition I received it in. Clean, tidy and fully paid up but am chasing and chasing with no success.

We wanted to look for a new flat in the beautiful city of London, then we made the mistake of choosing Stirling Ackroyd: after visiting the flat, we make sure we fill in the referencing as soon as possible. Our agent made a mistake on the total amount of referencing, and didn't answer us for a week as he was on holiday. We went abroad waiting to arrive for move-in day. Result: the referencing is not good (wrong sum announced, no answer during one week), we are asked to pay from the day planned, but we are not allowed to enter the flat until everything is validated. We decide to stop immediately with the agency, which tells us that the owner is very disappointed, and that the Hold deposit will be taken. We are stuck abroad, paying for plane tickets and hotel nights, and you don't think we are disappointed ????In conclusion: thieves, not professional, who are only there for your money. To be avoided, despite their interesting flat catalogue.
