Stirling Ackroyd Guildford deducts money form your rental deposits with no real proof. Once you show them that their calculations is incorrect they just blame their accounting department and never come back to you. They will keep your money for as long as they can. Its been more than 4 months now. I have sent 100s of emails and still nothing.

We have spent a lot of time registering with estate agents to help us find our first property with no luck. Unfortunately the pandemic held us up and a lot changed with our finances due to this, but Stirling Ackroyd helped us get back out and looking thanks to the amazing knowledge and services they offer. I was incredibly impressed by the service I received from Rino in the head office team. He not only advised me very well on the best time to bring my property on the market for lettings, ensuring that I had everything in place but he also kept in regular contact and was very patient with me while I was having to have the property refurbished due to previous tenants from another agency leaving my home in a really awful state. I’ve recommended him to many others over the last year who have been looking to let out property and they have all had the same exceptional service.

I have used Stirling Ackroyd to both buy my flat, then let it and manage the property. Every member of staff I have come across has been superb, bar none. The purchase was made incredibly smooth with some great advice, the renting out was made incredibly easy by a very professional and knowledgeable letting staff, and Clive, in property management has been absolutely superb with any and every query either myself or my tenants have had. I’ve always believed agents are very much the same, but when I was needing to get my parents estate valued for probate, Kieran Hogan really proved me wrong. The other estate agents spent very little time in understanding my situation and my needs, but Kieran discussed the process, offered me assistance with solicitors, and surveyor and also recommended a mortgage brokerage who could help me find a suitable mortgage when I start looking for somewhere to buy for myself. I will definitely be using Sterling Ackroyd when it’s time to sell and buy

I have very successfully let my flat in Borough for more than nine years through Stirling Ackroyd. Property Manager, Clive Martin, has been responsible, throughout most of that time, for dealing very speedily, efficiently and successfully with tenants on all issues arising during tenancies, with nothing being too much trouble in bringing about a successful outcome. Clive almost always manages to achieve the sometimes difficult objective of pleasing both landlord and tenant at the same time. I count myself very fortunate to have benefitted over such a continuous long-term period from the efficient management and sound advice that he has unstintingly provided.

A genuinely Excellent service unlike some of the other agents I’ve used in Shoreditch. Altogether a very professional estate agent and in particular the Lettings Manager Ghiles Larbi-Cherif with whom I deal directly. He has a no-nonsense approach to marketing and he and his team in the City Branch at Great Eastern Street have achieved full asking price for each of our properties in Shoreditch and they have managed to find strong professional tenants who always pay their rent in full and on time each month. Sterling and specifically Ghiles are a true credit to estate agents and are valuable contacts for our family property business.

The service offered by the Guildford branch was far from perfect. They were disorganised and could not keep an accurate track of what was going on with regards to a rental property.I had to escalate the matter to the head office and the Head Of Customer Experience. At this point there was a noted step change with accurate records and information and detailed feedback to the questions raised. The lady resolved the issues completely and listen to our concerns. She then set about putting thins in place to rectify the issues so they do not happen again to others.This whole thing was not the most pleasurable experience whilst renting a property but it was fully resolved to our satisfaction which is all I could ask

First of all this is my first to be in the UK. I'm really glad that I was assigned to Melissa Koleosho. When I moved to the property, I noticed some issue with the kitchen and I didn't know who to call or who to contact. Then Melissa, the property manager, contacted me to check if everything is fine. I told her about the that kitchen issue, she acted immediately and sent out someone to fix it. It turned out that we need the approval of the landlord for some parts replacement. She reached out to the landlord in no time and got the approval. She was very responsive and kept me posted with everything, which what I really wanted.And that's my humble experience.All the best to everyone

Georgia from central team was great help when I finally decided to register as an applicant to find my first property. She made me feel at ease and made sure a first time buyer like myself was well looked after. After previous nervous experiences with other letting agents, Georgia knew exactly how to make you feel comfortable and trust her experience. Georgia did not chase or call several times a week for answer! Instead she gave me time to think about my decisions and set timelines to contact each other. I felt this was vital to not feel pressurised into a big decision. Kudos to Georgia! She is a great asset to the company.

Hands down the best estate agents I have ever used. I had 3 sales fall through in the past 18 months due to poor communication and to put it simply terrible service. That’s until I discovered Stirling Ackroyd. Joel in head office was outstanding, the communication, honesty and reliability I was given was second to none. My property sold within 3 weeks for over asking price. If you want quality service and honesty, Stirling Ackroyd are undoubtedly the best in the business. I have recommended them to family and friends and one of my friends has also received multiple offers within a matter of weeks. I couldn’t recommend anyone else, these agents actually care about what they do.

I was selling my property with another agent with no luck. Rhys from head office at Stirling ackroyd kept in regular contact and gave me good advice on what I should do to get more interest. In the end I was in contact more with rhys than my own agent. Finally we decided to instruct Stirling ackroyd along with our existing agent and they were able to find a buyer within the first 2 weeks. Should have used them in the first place!! Thanks to rhys and local team for their help.

I have a reasonably large portfolio of properties including some of my own and some that I look after for other landlords. In a very competitive market for the letting agent in Woking it is essential to provide a good customer service and any issues that arise, because they will, are dealt with quickly and professionally. My experience has been just that and I feel we are all one team and as a result Stirling Ackroyd, Woking have won a lot of my business. We have dealt with SA twice now to buy and sell the same property. The sales team are professional, they bring in lots of people to view, either from requests or showing as an example. Never pushy, polite and give potential purchasers space. The team went beyond what you could expect on both occasions, really chasing when the situation was just getting mired. They chased managing agents, solicitors, lenders, and suggested many solutions to get things moving again. They are knowledgeable about the area and the market. Always accessible and easy to deal with. Highly recommended.

We have been in continual communication with Feroza at the Streatham branch (formerly Townsend when we first met her) and she has literally been a pillar of knowledge and super supportive which means so much, especially as the housebuying process has not been too easy for us. She listened carefully to what we were looking for and within a week suggested to us the place we offered on. We highly recommend getting in touch with her if you are looking for somewhere to buy!

AWFUL TERRIBLE experience. I suggest to avoid at all costs if you want to have a stress free move/checkout. At the beginning they are all nice... up until you pay them. After they've received money they are gone. NO service what so ever. The tenancy contract means nothing to them. Don't respond to Emails, they are never in the office, the tenancy manager is never available, always on "viewings" whenever I call. It looks like no one knows how to use emails. I would probably get a faster response if i send a 2nd Class mail by post. They kind of service they are providing warrants a complete investigation by whoever has given them a lettings license The office concerned are: Avoid them if you can. This review relates to my experience of the ending of one tenancy and finding a new tenant. The front line staff were very attentive with handling the change of tenants. As one left, arrangements were made promptly to market the apartment and secure a new tenant. Being remote from the property meant signing documents involved e signatures. When a problem with the method of signing the staff understood and arranged a suitable alternative. Throughout the change over, I found William and Amal very pleasant to deal with.

Please... do not put yourself at risk by using these people.They had no idea about the property condition until 5days before moving in date, despite indicating otherwise The "virtual viewing" video they sent to me, was not filmed by them and did not represent the issues with the propertyThey "arranged" an in-person viewing a week in advance... well a week in advance with me, they apparently didn't call the tenant until that day and he understandably blew them off.They wanted me to drop 6months upfront rent because I wasn't moving out of my current property before moving into theirs... something I am very grateful for now.When they finally checked the property, they said it was uninhabitable, that issues had been outstanding for months but they would be sure to "raise the issues with the landlord"... My experience dovetails with Jonny's (below) so well that I might have been the one attempting to move into his place.
