My tenant paid rent of over £11000 to Philip Holland from the Croydon branch, and up till now he has not transferred my money. He has collected his fees but depriving me from my funds.He has asked me for ID check as the LL. This is not something that he told me about when I first asked him to evaluate the property and it is not something in the Terms of Business. I do not know where he got that from. If it is not laid down in the Terms of Business he should not be asking me for ID check. So, please can someone ask Philip Holland to return my money asap. it is not his money it is my money and I need it.It is not fair. He is depriving me of my money and I am missing out on interest that could have been earned.I will not recommend anyone to Stirling Ackroyd and this will be the last time I use their services.I need my money.

They promise one thing on the phone but do another via email, leading to confusion. The agents are rude and arrogant, showing no respect. They also use manipulative tactics to push buyers into overpaying. Save yourself the trouble and avoid Stirling Ackroyd!!!

Am very sad that trust pilot doesn’t allow me to put 0 stars. 1 is far far too generous, and frankly it’s offensive to businesses who have worked hard to earn their 1 star out of 5. In any case, DO NOT TRUST THE 5 STAR REVIEWS - THEY ARE ALL FAKE.I wrote another review a while ago that they tried to have taken down (and somehow it’s miraculously disappeared now). They fill these pages with fake reviews and petition to get all the bad ones taken down. Maybe if they spent less time combatting people’s genuine anger and disgust with their service and more time actually doing their jobs this complete and utter shitshow of a company wouldn’t be receiving reviews like this one.I’ve lived in my property for 9 months now. On Day 1 check-in we noticed the kitchen tap was broken. It’s 9 months later, the tap still doesn’t work. How is it even possible to be that incompetent and to have that little regard for your customers? Stirling Ackroyd you should hang your collective heads in shame. If you want this review to be taken down, fix my goddamn tap!!

As a tenant I would recommend staying away from this company for the following reasons:1- they completely ignored my requests for maintenance of the flat, even in serious issues such as toilet and water damage. My downstairs neighbor had to bug them after her flat flooded to get them to send an engineer to my flat2- they tried to charge us cleaning fees after we hired professional cleaners for end of tenancy cleaning - we were returned our deposit through the mydeposits alternative dispute resolution which I highly recommend3- the agents were extremely rude to me and took over 2 weeks to even respond to my deposits inquiry. Guildford branch agent started shouting at me on the phone.It’s just not worth the time and effort to argue with their agents to do their job, do not let from them. I would also stay clear of them to manage my property because they drive good tenants away.

I would note that we are dependent on a homeowners approval before instructing any works to a property and we also need a Landlords agreement before we release a Tenants deposit. Your feedback suggests we did not have agreement from your Landlord to release your deposit and so you were able to use the adjudication service available to you via the deposit protection scheme.
