First time buyers

Myself and my boyfriend are first time buyers and didn’t really know much about the process of buying a house . I can’t thank the girls enough, especially Amelia, Maddy and Louisa, who were always so friendly and caring when speaking to me . I never once felt like I was asking a silly question they always made me feel valued and relaxed. It was really nice to know they were routing for us as well. I would highly recommend them to anyone looking at buying or selling. I particularly really appreciated that they made me feel like a human and not just a number like I’ve experienced else where .Thanks so much for everythingBecky and Tom!

A great team involved on my house sale - 100% recommend!

Overall I found the whole process of my house sale with Cubitt and West a straight forward experience (thankfully) with great customer service from all people involved in the branch.I have to say, it was a very stressful process as I was also trying to purchase a new house to move on to, however none of the stress was as a result of anything from anyone at Cubitt and West and in fact they made it easier for me to understand the steps along the way of the process and tried their very best to chase up enquiries for me, to make things move faster.I cannot recommend the team enough (Julie Bramble, Mo Hussain and Zoey), all were very lovely people and very helpful and I would always consider using them again for a house sale (not that I am now planning to move again anytime soon!!) ;)

Awful experience, never again

I would leave less than 1 star if I could.I have rented over 10 properties from a variety of estate agents and I have never had a worse experience than Cubitt & West. When we moved in, the property had not been cleaned since we had a viewing, with 3 dead wasps in the bathroom, dust everywhere. A 'builders clean' had not been carried out.We emailed our property manager a few weeks after moving in and instantly got passed on to his assistant property manager, we never heard from him again.There was an ongoing issue with the bins and bin collection at the start of the tenancy, but Cubitt & West provided no support in contacting the council to address this.The inventory checklist included the wrong meter serial numbers, which lead to an ongoing issue with the energy provider (wasting multiple needless hours on the phone).We had severe issues with our neighbours due to noise and Cubitt & West were unresponsive and unhelpful on the matter, essentially saying they couldn't do anything to help us and it was out of their hands. We provided several evidenced claims that our neighbour was breaching her contract, but we were not able to speak directly with the landlord and Cubitt & West refused us this access. We believe they were not raising the issue properly with the landlord and didn't stress the severity of the matter with the landlord. They provided no advice on how we could address the issue effectively. We spoke to a specialist solicitor for advice who said Cubitt & West failed in their duties to provide us with relevant and helpful advice and he was shocked to hear how they had been reacting to our issues. It was only after we contacted our neighbours estate agents that anything was addressed.

Swindlers. I used the Horley branch

I used the Horley branch. It was 8 months of hell. They set up my sale twice on a wing and a prayer, doomed to fail, causing unnecessary stress and financial loss, they withheld vital information from me until the point of no return on several occasions, breached all codes of practice, had no urgency to facilitate a smooth sale whatsoever, this was left to me. They have a very misleading set up. There is no redress for complaint because they refuse to take any responsibility. They do not belong to any proper governing body, only the Property Ombudsman which is a waste of time because they protect the agent, not the client. Don't go there, never again.

Very disappoined

We chose Cubit & West as they seemed more professional and from the very beginning we were told ' we will be with you every step of the way' They were not there very much at all, no callbacks no follow ups.Basially we were left to our own devices and talked to our buyer directly.The house sold in 2 days so it was almost like take our money and run, in fact the Estate Agent said he had already sold it before our open day??The vitual tour cost us £90 , well they actually they took it twice and were very rude when I asked for £90 to be refunded , we were told 'it takes 10 days' ! nice!So the open day did not happen and the vitual tour was a waste of mour money!We were not very happy all round, we have moved to the IOW and C&Ws partner Co. Pittis were just as bad if not worse, no communication, really bad service.The only saving grace was towards the end ( 5 months) Julie Bramble from C&W was the exception, she was absolutley wonderful and helped us get over the line and kept us updated that last month.Unfortunately we would never recommend or use Cubitt & West or Pittis again.

worst experience of my life

Avoid.Letting agent only interested in you until you sign up & then couldn't care less. Property was overpriced, inventory was deceptive, copied and pasted from another property, deposit calculation was incorrect by several hundred pounds, EPC was from another, different property, T&C's said you were not permitted to have a key meter installed, yet there was one, were told they'd redecorate throughout but only the Lounge had been done, we received bills incurred by previous tenants, C&W insisted they were ours, - for electricity but clearly couldn't have been because of the key meter, Gas boiler wasn't working properly & when an engineer eventually did come out, he condemned it despite there being a gas safety cert dated just before we moved in. No TV aerial, inventory said there was one, 5 yr old Fridge freezer belonged to Landlord & C&W said having it was optional, but when we asked the Landlord to take it away, he told us it had to stay & was part of the rent, so somebody not being truthful, so we had to sell our 1 year old one for buttons instead, we only took the place on the understanding that it was temporary because of work commitments but when we tried to end the tenancy early because we were basically fed up with them we were charged an extortionate 'Early termination fee' which is illegal now, tried explaining that but were told it was for re-advertising and admin costs, we accepted that but when it came time to move out C&W wouldn't provide references or return the deposit 'until the tenancy end date' so had all kinds of problems trying to initiate another tenancy in another part of the country altogether & had to repeatedly travel back & forwards 100s of miles at a time to facilitate 'viewings' by prospective new tenants because C&W wouldn't take custody of the keys after we'd moved out despite having paid the 'Early termination fee'. Ultimately it's up to You, if that's what you want, then go for it, just don't expect anything from them for your money.

The personal care and attention to our wishes were exemplary, every effort was made make to what was a very daunting decision to sell our much loved home so much easier on our mental stress. After a great deal of consideration about what we had as a home we decided to withdrawal our home from sale, Maddison at Cubitt & West was very understanding and showed great empathy in our decision. I can honestly say that my wife and I received true customer care and understanding from Maddison and her colleague (her name escapes me, sorry)
