GoogleNeil was absolutely great with the sale of my Grandad's house. His quote was accurate with regards to what we sold the housse for, and he helped us secure a buyer within two weeks. He also kept us in the loop with progress from the buyer's side throughout the process and just generally answered any and all questions I had. I would definitely use him again!

Almost completed a rental with Pemberton branch, due to sign contracts and collect keys to our new home this coming Friday! The help, support and advice from the staff has been phenomenal! We have rented with three Estate Agents over the past 13years, and to say that Reeds Rains have done a Great job thus far is understating their efforts. All the Staff are friendly, approachable, kind and respectful. Which is Lovely, especially when it comes to filling forms in online when you're not a confident computer user of a certain age! We have been being looked after by Kayleigh and Jessica, mostly, they have been exceptional. Thank you, So Much, to All at the Pemberton Branch, Kayleigh, Jessica and Lewis, we can't wait to finalise on Friday, and pick the keys up to our new home. TrustpilotSlumlord! No valid GSR for over 2 months!
Poor property management and lack of experience and/or under qualified staff across the agency. Slum landlord or ‘slumlord’ of current property who neglects and breaks every clause he’s bound by in the tenancy agreement. Left me and my family with young children without valid gas safety certificate for over 2 months, considerably a major breach of his and the agents legal duties. Reported to the HSE, to which the agent finally got in touch to arrange this to be carried out. To little too late in my opinion as this could have disastrous consequences. Gas safety certificate flagged a repair that needs to be carried out on the boiler, does not stop the boiler from working but the landlord immediately stated ‘if the tenant wants this repaired he needs to get this done at his own expense’ to which I stated that I was not paying for any part of the boiler to be repaired if this is required as it is simply not my fault or responsibility it is down to poor maintenance on the landlords behalf, landlord then stated that any repair to the boiler would be taken from my deposit. A void and ridiculous statement to make as anything to do with the boiler is his responsibility as per the tenancy agreement. Landlord is a tyrant and the agent supports his ludicrous comments and dictator behaviour.

GoogleReed rains in Coventry has helped me to sell my house. Neil,Mandy and Cheryl were always very helpful. Chased the potential buyers for updates and helped negotiate the final offer. They were also staying on top of progress with buyer as well as their and mine solicitor. Emails were responded to very quickly, usually within the same day. Couldn't find any faults during the whole process and would definitely use them again in the future. Patricia

Completely useless!! Extremely frustrated with the Chapel House, Newcastle branch ..Reed Rains have let our property allegedly to 2 adults & 1 child but there are (many) more people in the house than stated. I consider this a breach of contract. Reed Rains have thrown it back to ourselves claiming they’ve completed their side of the agreement, REALLY!! What they mean is we’ve got our money so we aren’t interested in the slightest about your property. I wouldn’t neither use nor recommend Reed Rains to anyone. The worst customer service I have ever experienced. Run don’t walk to another estate agents A little advice and assistance would of been greatly appreciated!

GoogleI was going to use this Esate Agents they was helpful until I told them we not putting the house on the market until February. They said they will not come to my house until February as he didn't want to waste his time.After that commit I will not call them in February as I don't want to waste his time. Reeds rains you have lost a sale. I will book a different Esate agent.

I understand you contacted my office on the 23rd September and I have tried to contact you multiple times since then to arrange a time for a valuation meeting. We finally managed to have a telephone conversation on the 9th October and you explained that your plans may have now changed, and you were not planning on marketing your property until the spring of 2026. I believe I explained that my diary Is normally pre booked 2/3 weeks in advance and that this was not a problem and I could book you in for a future date of your choice. In view of your desire to market next Spring and my current workload I believed you were quite happy with my response. I understood you were going to check availability with your partner and come back to me for a late October /Early November booking. I am very sorry if any of our conversation lead you to think I was not interested in your future business as this was certainly not my intention. Had I known either during our conversation or thereafter(until the point of reading this review today ) that you were unhappy with the information provided, I would have been only too happy to of further clarified. As we offer a No Sale No Charge fee structure and as the free of charge valuation meetings generally take around an hour, I am afraid we do work on a first come first served basis with valuation meetings but ultimately my diary does become very busy at times. The York branch Rains Reeds have gone above and beyond for our move. The whole process was smooth, they kept us updated every step of the way and looked after us moving into our first new home. My partner and I moved from Kent into York, and due to other issues we were unable to collect the keys on time. The team, Sophie, Tom & Emma, made sure we got into our lovely new home, and especially a big thank you to Tom for all the help! These guys deserve so much more than just a thank you. We use Reeds Rains to manage our properties and they are dreadful. Had a major issue with one of the properties as it was allegedly inspected and was in a filthy state with flooring ripped up & no bath panels but was deemed in a good condition. There were at least 60 bin liners thrown in the garden and has cost us a fortune removing it all. We have been paying a management fee for non management . They are very good at over charging for small jobs doing and pass the buck if they’re is a problem. The problem is with head office in Southampton and no reflection on the local office & staff

One of the most useless companies I have ever had the displeasure of dealing with. Almost every single member of staff we have spoken to about various issues have been so dismissive and dim witted that their answer to us not having a functioning washing machine for 3 weeks, was “well can’t you use a dry cleaners?” In an area where the closest one is over 15 miles away and closes before we can finish work meaning we could only do washing between their slim to nine weekend hours.We got that little “hiccup” out the way and thought thank god we don’t have to deal with them again… until a mass leak in the building has ruined most of the bathrooms, ours included and wouldn’t you know it. Ours is the only one AFTER 2+ YEARS. To still not be done. There is damp. Mould. The floor is literally soft and rotting. There are silverfish now taking up residence in the soaked flooring and the bathroom smells like damp. (Oh and we know now thanks to the builders showing us the upstairs bathroom they done, that there is no water proofing what so ever in the bathroom so it will keep getting worse until we fall through the sodding floor. We have told red rains about this on what must be over 12 times so far and they have done 0 about it :) once again I could imagine their response would be along the lines of “well there’s a seaside 30 miles away, why don’t you just use that”. Again. Words cannot describe how useless they have been and at this point in time we are considering just taking legal action thanks to the 4 visits we have had all saying “oh that’s bad, I’ll inform my manager” 😂 like that will do anything. Useless.

Reeds rain.. cowboy company that cannot be trusted. Very quick to make things happen when it suits them yet takes incredible amount of time getting through and dealing with issues. One thing after another.. blame landlord or blame letting agency for being slow? Boiler been out several months, once it was ‘fixed’ after returning 3 times to resolve the issue it then turned into a fire hazard and the best they can do is constantly delay it and avoid the matter. Everyday since I have moved into this apartment has caused me nothing but problems, problems they should’ve dealt with prior to moving in.. forcing me to deal with it and go out my way costing me my time, job and peace. Would not recommend. Lucky I still have a roof over my head for 2 stars.

I hold Lasting Power of Attorney and even though I produced documentation evidence, my request to halt the sale, due to my own ill health was ignored. I'd been handling ALL matters in relation to the sale of my Father's property. I was told by the above named 'we'll complete paperwork for your father'. These are LEGAL DOCUMENT. My father is in his eighties and cannot read and understand the written word on such documentation without a full explanation and understanding of what he is signing - which I was providing for him.

During the viewing stage their communication was excellent. Not just an auto email but regular calls to discuss progress and feedback. I'm delighted that my property has now sold, STC, and again, David the Manager called and his exact words "it's my job to help and support you through the sale now, i'll do everything I can to help". I am writing this review from the vantage point of two separate house sales - our own home and assisting my parents house sale.All was good in the early stages of both sales until it came to sorting out a moving date and on both occasions (different estate offices) the clear priority was to only help the buyers and not give much (if any) help to the seller (the reeds rain customer who actually pays!). On both occasions we were bullied to meet the demands of the buyers, regardless of how ridiculous the time frames were being asked.During the day of our move we were constantly nattered by phone and text (7 calls) to see if we had left the property as the buyers were wanting to get in.If you are selling a home I would not recommend reeds rains one bit, in my experience they just added to the stress.

GoogleI can honestly say that Neil and his team at Reeds Rains have been fantastic with regards to how they have handled my house sale and purchase. They have always been informative, supportive and professional. They have given great advice and nothing was a problem for them. I have found they are very approachable and friendly. Having a local estate agent deal with your property sale/purchase may be a little more expensive than using one of the on line agents, however, being able to speak to somebody within a few rings, and be given sound strong advice, I felt has been invaluable and well worth the extra few quid. I would definitely recommend Reeds Rains Coventry A+++++
