Arranged a viewing but when we arrived no estate agent turned up. Phoned the estate agent who said they had spoke with my husband (which never happened) and also said that we had booked in for the day before which also wasn’t correct because it was a day that we could not make and I wrote the appointment in my diary while on the telephone. Will not make any arrangements through this estate agents again. How do they expect to sell hours when they can’t even get the viewings right

Our recent experience of the Heald Green branch was professional and courteous, right up until you sign and then when actions are not delivered and you need to highlight it, the service unraveled. From that point on it was downhill. We experienced ad hoc updates (with the exceptions of the automated ones) a selection of deviations to the truth, an overestimation of the price we could achieve, 'non authentic' (invented??) prospects and in the end I couldn't trust the branch manager unless it was in writing. Something I have never had to resort to. Ultimately we had no choice but to go to head office to explain (in writing) and wait for their investigation outcome.*Special note to the one proactive person who did anything for us was Leah. It was Leah that got viewers to the property, followed up with all parties and was truely motivated to sell our lovely home. The complaints team who after (15 working days plus the xmas and new year period) finally came back to me and permitted us out of our fixed term contract, from that moment (within an hour) the property was withdrawn - proving they can act fast if they want to!Now found a local independent agent, who knows the market and the meaning of service. Use at your peril!

Would never go near these guys again. Disaster when property check was competed at start and end of tenancy (pretty much non exsistent) and trying to get the deposit back (after 3 months) was a nightmare. Sandi the end of lease consultant sent 3 emails asking for bank account details and received 3 responses giving the details of two account numbers and advising that we have seperated so need seperate payments. The super helpful Sandi Williams then emailed 9 days after processing the payment (10 weeks after vacating the property) to say the money had been released. After 3 emails she refused to disclose the account / accounts the funds had been transferred to and only over the phone could she confirm that the funds were not transferred to my account ... the same one in the 3 emails she had been sent. Not sure what it is with the arrogant level of customer service provided by estate agents in this country but it is amazingly pathetic.

TrustpilotAbsolute rip off merchants avoid at all costs
Moving from Birmingham to Preston I found this lovely two bedroom flat which I decided to go for through read rains. I was very sceptical about the extortionate fee of £240 that they were charging but I was told that they went the extra mile and this is why the fee was more than what other state agents charged. In addition to this there would also be a fee of £120 a year. I was told that a tenency check would be performed which included a credit check and Work reference. When asked would I get my money back if the checks failed for what ever reason, I was told yes if the landlord decided to pull out but failing the credit check all that would be required is a guarantor. I told them that I work to the medical Locum and they were quite happy with this. A few days later I get a phone call from reed rains telling me that my credit check had failed due to an anomaly on my credit file which wasn’t even in my name. I was also told my work reference had failed due to working as a medical Locum despite me having already told them of this. I was given the option of putting down the guarantor which I agreed to. Two days later I get an email from them telling me the landlord had decided to put the property on the market and that it wasn’t available to me any more. They refused to give me my £240 back even though I was given the option of putting down a guarantor in the event credit check failed. I will now pursue legal proceedings against these pirates through the Small Claims Court. I highly recommend anyone looking to move to Preston not to use read rains. They are thieves and the service is absolutely appalling. They mislead you and tell lies so stay well away.

GoogleMy experience with the Durham branch was faultless, I was obviously very anxious as this was my first purchase but I would go as far to say that Gemma, Claire, Lauren x2, Jen and the Julie literally held my hand throughout the whole process. My mortgage was sorted in branch as well with Christine the mortgage advisor, I received emails from this lady at 10 o clock at night!! A fantastic lady and incredible at her job, thank you for my new home and thank you team for a first class service.

We had our house up for sale with Reeds Rains who over valued it to get our business. A few weeks later they persuaded us that they could manage our property and it would be hassle free. They claimed they had people lined up for vacant properties and they could get us £700 a month. This was a myth and we eventually found a tenant ourselves and allowed RR to manage her. First off we were presented with a bill for selling as we had voluntarily taken the house off the market. The bill was the full sales cost. Then they proceeded to hit both us and the tenant with with surprise charges all throughout the tenancy. My partner was often distressed as they helped themselves to big chunks of the rental income and we rarely saw the full months rent. We could not make a profit and have had to put the house on the market once our tenant left because the government made changes to buy to let mortgages and council tax exemptions. Going with RR was a massive error and we felt we could never trust them.

Absolutely avoid at all costs! They will try to rinse you for every penny! They were our agents when we rented a property for nearly 4 years, throughout the tenancy they were shocking, didn't carry out inspections on time, sometimes didn't even show up, never dealt with issues we raised with them. Good job that we actually new our landlord to sort things for us that was the agents job! And nearly 3 weeks since we left the property and we have still not received our deposit! I'm not holding my breath, but constantly chasing for this everyday. Will not be recommending this agent and shall definitely not be using them again.

AVOID AT ALL COSTS. I had an offer accepted on the proviso that the house was off the market. Spent the week organising solicitors and final mortgage and was to go in on Friday with ID. They continued to show it the following week (didnt inform me of this) and as I was about to go in with ID told me they had another offer. Played offers off against one a other to increase the price then sold it to other buyer. When I asked for an explanation they said other offer was from someone who viewed it before me. Found out this was a lie. The explanation then changed to 'property does not come off the market until ID check'. I was never told this. If I had been told when offer accepted would have been there Monday morning. Convenient that this information was 'miscoumunicated' and they ended up with a higher price. Buying/selling your house is stressful enough without dealing with people like this.

Incompetent and ignorant. I have been waiting 3.5 weeks for an update regarding the return of my deposit, I have had to chase for updates, despite the agents being very communicative in the first instance. I moved out 3.5 weeks ago and I have not heard anything. The lady that carried out my check out was posting videos and images on her own personal social media account of my apartment, the height of unprofessional. I asked for a call from a manager 3 weeks ago regarding this and have not heard anything! I also raised concerns about a suspected leak half way through my tenancy, but never heard anything back so I'm presuming the landlord was never told. As a landlord, take your business elsewhere if you want to ensure your property is looked after and cared for by the acting agents.

Dissapointing and tedious. I bought a property through RR. The process was slow and mediocre but in an industry where it's predominantly poor I was patient and can say it was 'ok'. I gave my new investment to RR to then let out and manage. Again the lettings process was alright, ongoing management was a little slow but a few of their people have a good service. After the second year, my tenancy was coming to an end and no one seemed to care. Myself nor my tenants heard from RR despite chasing until after the end date of the tenancy. By that time I had contacted my tenant myself (obviously) and made our own arrangements. Once RR eventually realised they'd dropped a ball, rather than apologise and look to win my business back, they proceeded to pursue me for a termination of service fee. I will not be using their business for any future transactions or management of my portfolio. And should I come across a property I wish to buy advertised by them I will go out of my way to locate the owner and deal directly with them. Not good enough.

When moving in the house was damp and dirty, stains and dirt over most surfaces dispute being told it would be fixed.Repeated complaints of damp were made and ignored. Only when environmental health and citizens advice were contacted did reeds bother to do anything. The only thing they did was harass the tenant. Not make any repairs.On leaving, reeds rains continued to harass the tenant and demanded payment for cleaning, despite cleaning being done by the tenant and the dirty state it was leased in.You will not get a straight answer out of them.I could not recommend them less.
