After an initial rocky start, Seddon have come good on their promise to sort out our garden, which had significant issues. We're just waiting on one staircase snagging issue now to be sorted and then we are done 😊. House is good quality.

We've been in our home for the last 8 months. We dealt with Andy and Vicky who were very friendly, approachable and helpful throughout our house buying process. Time was taken to show us our home during the building process as well as answer any questions we had at the time. We received regular updates and were provided with support and guidance in personalising our house with the options we went for. Since moving in, we have continued to be supported by the two amazing site managers - Jamie and Harshal. The site managers ensured to check in and to speedily resolve any queries / small snags we had. We are very happy in our new home and find that the building and finish are done to a very good standard.

We were originally very interested in Plot 1 when we saw the map, so we decided to visit the site. Andy, the salesman, showed us the boundary lines, and everything seemed fine at first, so we paid the reservation fee.
We're sorry you felt the need to post this given the house boundaries were already in place when you reserved so you had seen for yourself first hand. There was also a deed plan you signed which was clearly marked as to the boundaries. The reason for the cancellation we recollect differently however we wish you all the very best in your search for a new home

Our experience with Seddon Homes as been fantastic from start to finish. Emma, our Sales Advisor couldn’t do enough for us and was always around to answer any queries and provide suggestions. Like any new build home, we had some snagging issues but these were quickly resolved by Vic; again Vic is a great member of the Seddon Team. Do not buy a house with this company. 15 months after buying my house we still have major outstanding snags. They cant fix anything first time, iys usuwlly between the third to fifth attempt they manage to sort something which speaks for the capability of the tradesmen they hire. When they are fixing something they often break something else in the process. The communication is shocking, you can send email after email about your outstanding issues and dont get a reply. I raised a formal complaint with them, that 6 months on nobody has even addressed.Avoid at all costs, if i could gove 0 stars i would. They completely ruined our first time buyers experience.

Beware of Seddon Homes developments with estate management charges, or any other property with an association to Trinity Estates. They have shown a scary level of incompetence as managing agent at the housing estate on which I live. The estate is served by a foul pumping station with 2 pumps in the chamber, unbeknown to the residents one of these pumps has been out of action since at least mid 2021 which Trinity either failed to recognise or chose to ignore. This led to a real problem in the autumn of 2022 when the 2nd pump went down, it took Trinity 7 days to arrange for attendance to the pump by which time foul effluent was overflowing across the estate footways. The pumping was belatedly done at exorbitant emergency call out rates. Trinity continue to insist that the residents are liable for the costs incurred rather than acknowledging that their negligence and incompetence is the root cause.

From first to last, our experience in choosing and moving to a new-build in Roman Heights has been extremely positive. It was the third or fourth new-build estate we looked at, but for us it was the only one that had the right house at the right price in the right location.

Our family is super excited to move in to Zodiac next month. Although delayed for 2 months, it's definitely worth the wait for such a nice house and great location in Warrington! We are very satisfied with the service and support during the process, and the team deserves a shout out. Naomi and Laura are excellent in helping us on making the reservation and upgrade options, keeping us informed about the progress every two weeks, arranging the home visit and demonstration, as well as finalizing the completion and handover process. Both Naomi and Laura are so cheerful and helpful which made our journey so pleasant.Matt is also super efficient and patient in following up on the snags, including doing a quick fix within days, going an extra mile to fix some areas that we don't notice, and coordinating with the customer service for further follow up. It is understood that every new house must have snags but we are glad that all the snags we found could be fixed immediately and there are no major issues in our house so far! Looking forward to our new life in our dream home!

We had a great buying experience from start to finish with Seddon Homes. Emma from the sales team was excellent from us reserving our home to completing in December 2021. As this was our first home we weren’t aware of the whole buying process but Emma was very helpful throughout.Vic and Wayne have also been great throughout the process and always been around to help if we have any questions or queries.Overall Emma, Vic and Wayne are a credit to have to the Seddon Homes Team.Zac and Sadie

Our experience with Seddon has been brilliant. Sue, Wayne, Scott and all the team at Ashway park have made the experience of buying our first house so much less stressful than we anticipated and we are loving our new home. Some small snags as expected but these were all dealt with within 2 weeks and perfectly done. Thank you to all the team!

Sharon the sales assistant was great, better than Barrett Homes in Kew southport, it was like they didn't want your business 😅whereas Sharon she was approachable and friendly and she of course she wants the sale but there was no pushing or anything, she reassured us as much as she could had a hiccup on the key pickup day but other than that couldn't fault her.As for our home, y'know what, great house love the design. Just wish they took more care and time when they actually do the finishing touches. That way there wouldn't be that many snags. We still have snags left but we only moved in in April so hopefully will be all done soon 🤷🏽♂️. The garden..... well we have had it flagged properly now so that's a start but the raised bit at the back, I wish I could upload a picture! There is actually a gap under the fence at the back also which a dog could easily escape through, good job we don't have one yet but hope this can be sorted! Also the pointing in the brick work isn't up to standard, i just hope it doesn't allow damp to creap in!New site manager now on site as the other manager, his days were numbered on here, all due respect he did get things done, just got so defensive over certain situations and came up with excuses, questioning your intelligence. And his communication, well there wasn't any. Hopefully the new one keeps me in the loop and finishes off the jobs.Let's see how we get on in the next few months!

We have had great support and help from Heather during the buying process and Johnny, the site manager, for managing the handover and rapid completion of snagging list.

So we was looking for our first home to buy, we viewed many other developments but in the end we decided to go with seddon homes. Right from the start we was dealing with Andy at weavers way he was honest and polite, he explained everything in detail as we was new to the housing market, Any question wasn’t too much trouble. He let us view the show home we we fell in love with, it was well presented with only light fittings and blinds up at the windows this gave you a real perspective of what the house was really like, unlike some developers fill there show homes with unrealistic furniture to make you buy the dream. So the sales process continued and we came into contact with our solicitor and financial advisor all provided by seddons it all went so smooth we literally ready for ex changing contracts within a month of viewing, after this there was a few knock backs for completion but only a few weeks it was all worth the wait. We received the keys towards the end of January and are now settling in with only a few snags on the list but nothing you wouldn’t expect from a new build Up to now we have been very pleased with seddons and just a special thank you to Andy for everything he has done.

Be careful with what you cannot see with a Seddon Homes house. Broken drains cannot be seen. We've had rats in the walls. As no one was aware of the hole within the first 2 years they don't want to know. Disabled child with rats in her bedroom walls. We got a 1 line email back saying basically they don't care as it wasn't spotted it (underground, under a concrete floor) within 2 years. How can you see your drains under a concrete floor? Avoid.As you can see from Seddons reply they take no responsibility for the issues you encounter once you get passed 24 months of being in there. Think on if you are wanting to commit to a family home. The idea you'd need to survey the drainage of a 6 year old house, as they suggest, tells you all you need to know about the quality provided. Not one shred of responsibility for their product causing misery. So very poor. As you can see from their reply no denial the drains are broken and have led to us having rats. Think on.
Hello Andy we're sorry you felt compelled to post this review. We didn't say we didn't care we said we can't investigate an issue that has only arisen some 8 years after the property was built and the original owners (you purchased the property from the original purchaser 6 years after the property was finished and assume your surveyor during the purchase didn't raise any issues with the property?) never brought this to our attention during the initial 2 year warranty period. We did advise you that there is still an NHBC warranty on the property and we advised you to contact them to see what they advise? Andy in response to your reply - you were not in the property 2 years from it being built - it was year 6 you moved in and we have suggested you make contact with the NHBC directly thank you

Congleton Falcon Rise: thanks Christine and Danny! The house is amazing we love it, we still can't believe it's ours, you really went out of your way to help us, you were patient with us when we were struggling with our chain. We were initially attracted to the design of the houses which stood out compared to the other builders in Congleton, The Kerridge design is beautiful and very practical for our family. There are still some snags but nothing major and I can see you are getting through the list. I don’t know about the other sites but we are really happy about the Falcon Rise team and whole process. I would definitely recommend!

Some people are wary of buying a new build property. Our experience is that, with Seddon Homes, the entire process has been a pleasure. Zodiac is a fantastic development where we agreed to buy our house in the early stages of the build. We have been incredibly lucky that everyone on site is so friendly, and committed to excellence in build quality and customer care. Nothing has been too much trouble, from the plot reservation, through options selection, build update, and handover, to post-completion sign off. Even after completion, we are still made to feel welcome and appreciated each day. The end result is a wonderful new home, delivered by a great team of people, who Seddon Homes should be very proud of. Particular thanks and praise are due to: Laura, Naomi, John and Ollie. Guys, you are superstars.

Writing this review is a must for us, not because we had to but because we were compelled to do so by the kindness and care shown to us by Sharon. From the beginning, when we were just browsing, not looking to buy a property for a few months, to this very day ( 3 days after having moved in) she has been and still is a delight to work with. I work in sales myself, so seen as i know the tricks of the trade we have come across many people who are dishonest and just care about scoring a sale, and to us the most important thing was not to have a perfect journey but go on this journey with honest, trustworthy, reliable and hardworking people. Sharon has by far exceeded the expectations, fighting our corner when the waiting game was long and taking care of everything needed. We have loved getting to know her and working with her to see one of our biggest dreams come true. Kindness is what we value and your kindness has really blessed us. We couldn’t recommend her enough! We initially had a good relationship with Seddon Homes, although their sales assistant was very pushy and needed us to sell our house before they would accept a reservation, of which we complied with. We finally moved into our house after a slight delay and there was the usual snagging issues that were rectified. There was an issue with the kitchen hob that was initially on our snagging list, that they refused to fix, blaming other companies - basically the kitchen fitters didn't do a good job and Seddon signed off on it!We had no surface on our road for well over a year after Seddon left the development, we felt like they had just left us with an unfinished street - still 18 months after the last house was finished, the road is not complete. Now the final nail in the coffin arrived, a bill from Greenbelt Group for maintenance fee's. This was mentioned briefly at sale, but having done some research it seems like Greenbelt and Seddon have been in bed negotiating contracts to extort customers - just search this website for Greenbelt Group!I'm really frustrated that we are now locked into a contract with Greenbelt Group for the life of the property! There are motions going in court at the moment with these so called "fleecehold" uncapped tactics so hopefully there will be some legislation soon to stop the likes of Seddon Homes putting these hidden things in the deeds of other developments. I have gone over our TP1 (deeds) and 3/4 is full of restrictions by Greenbelt, the worst is that we need a certificate from them to sell our own house! Totally locked into this money scam.
