As proud tenants of our home we were…

As proud tenants of our home we were sick to our stomachs when we received a termination email leaving us with 2 months to leave and find somewhere else to live! We were sent this email out of the blue and our landlady had no idea of this. Worrying and trying to think of how we and our children would live without a home and where we would go. Our hearts broke instantly and we were in panic and distress. we personally reached out to our landlady and we have great communication with her. She was also shocked. We phoned reeds raines with absoulte heart ache to try and understand why we would be loose our home where we have a very small baby. For them to rudely laugh down the phone to us telling us it had been sent in error. it was very unprofessionally delt with and there was no compasion or empathy to the trauma of thinking we were loosing our home. Landlords, landlady's, property sellers and tenants. Use a different property agency.

Do not use this company

This company have illegally retained money that does not belong to them, they are unproessional and untrained, with holding deposits and rent payments to landlords. I have had to contact them persistantly to be told to google what is required to return a deceased deposit as they are not sure, to be told it hasnt been picked up because a member of staff was on holiday for 2 weeks, so noone picks up other staffs work, to be told over 3 weeks ago they now have all they require and still no return of funds. Do not use this company they take 2 weeks to pay landlord rents even though they already have the funds, they have broken the law by not returning the funds in the required time frame even though the landlord has requsted this to be done, we have now instructed a solicitor as this is effecting a grieving family who need to close a deceased estate

Disgraceful... I've rented for 12 years with other agents and never known problems like the ones face with ReedsRains

I think my last email to them should sum it up, although it only scratches the surface.... please note that this has been sent to our local MP, the Secretary of State for Housing, Communities and Local Government, and the local Council's Rogue Landlord Team:Hi *********,It's good to hear from you again; I hope you've been well.We have considered your advice and have been thinking about it for a long time - as you pointed out, the initial email was sent in May, and we are now in August, and in that time up until now, we have paid the full rent; so I'm assuming the landlord has used the surplus of these rent payments (after their mortgage has been paid etc) to "have some of the funds go towards getting the maintenance sorted". How much do they need to get the hazardous items listed rectified? It's all very well saying that you've washed your hands of it and handed over to the landlord, but they also pay you to manage the property and you should at least be checking that they are in fact dealing with the problems raised surely? There's a plug socket in THE BATHROOM with no extraction fan and it's hanging off the wall with the wires exposed, just a metre away from the shower and even closer to the sink for God's sake! Any idiot knows that's goes against building regulations and is considered a health hazard, yet your agents have thought 'it's fine how it is, let's get the property rented and start milking money from people again'. The contractor you sent around to us couldn't believe the state of the house and the number of issues. It's not fair and it's not ethical. We have had to spend a significant amount of money to rectify some of these issues ourselves, so not only have we lost out by paying a ludicrous amount on rent for a property that isn't worth it, we have now forked out more to be able to live there in half-decent state. we have Zero use of the garden, we can't bring back people to the house as it's embarrassing and we have no quality of life associated with the property, not to mention how dangerous it is.It's a poor show on R&R's behalf; you guys have deemed the property acceptable to put on to the lettings market in its current state, while it has the glaringly obvious hazardous issues (such as the one just mentioned above and the trip hazard at the very top of the stairs among many others). R&R have been managing the property on the landlord's behalf for, what I understand is, a significant amount of time, and have allowed the property to fall in to it's current condition. And even if you tried to blame it on the last tenants, they moved out on 10th January 2018 - why wasn't this all done between that date and the date that we moved in on 23rd March; and if it was down to them why wasn't it all done using their deposit? Why had your agents not ensured that the landlord had met basic building regulations? Why was an inventory not done and provided to us?I have tried to get someone to come and meet with us about the property a number of times - you probably recall me asking you to come to visit us which you were unable to fulfill - but again, this always has to be on R&Rs terms. I have said I can make myself available any evening or weekend to meet with someone, but your Catford office has told me that's not possible and that it must be a weekday. It's funny that they will do viewings on a weekend at properties when they are trying to get the tenants signed up and paying money to them, but anything to do with the welfare of tenants or maintenance of the property these times cannot be accommodated. Well I'm sorry if it seems like I'm being difficult, but we have been inconvenienced more than enough, and we have been paying over £2,200 every month until now for the privilege, and we are unwilling to take any more time off of work in relation to this property, so R&R need to inconvenience themselves for once and meet with us at a time that's suitable for us if they wish to discuss this further. Everything so far seems to be on your terms, and given that the situation we are in now as largely down to your organisation, it would seem like a good engagement and service strategy to maybe just put yourselves out a little bit and maybe consider the idea of meeting We have been completely transparent from the start, from raising the issues, informing you that we would be involving the council's rogue landlord team, and to now being explicitly clear that we are withholding rent and why we are doing so. We have tried to meet with R&R, and have also tried to meet with the landlord, who has also expressed their deep dissatisfaction with your organisation. The only people who have been losing out so far is us, to the tune of £2,225.00 a month, so now it's someone else's turn to be inconvenienced. The fact that your passive-aggressive comments about future referencing have been included in your response shows the level of disdain you have for your tenants. The reason you and the landlord are in the situation you are in now with tenants refusing to pay rent is down to your own actions (or lack of); you have had plenty of opportunities to put this right or take the hit and let us go. You had the property empty and held the keys for over two months between the last tenants and us to get works done. You had been managing the property while the last tenants were in and carrying out 4 inspections a year so had the opportunity in those visits to flag these issues as they arose and get them fixed. you have had a lengthy email from me in May detailing the level of disrepair. You've had three months to at least START to work through the list of issues. All of this down to you, and you have the audacity to threaten us with a bad reference in the future. Shocking behavior. Absolutely shocking. The next stage will be to contact your MD Oliver Blake directly as I feel that this is not being treated seriously enough; I know we are only 'mere' renters - your Catford office does a great job of trying to remind us that we are just renters and probably are a lot more courteous to (potential) homeowners - but we are still paying rent and expect to have issues responded to appropriately, especially where they include breaches of legal regulations. We can make this as difficult as you want to make it.As previously stated,if you want us to complete the full term of the tenancy and pay the rent, the list of issues will need to be addressed and sorted - i don't think this is an unfair request, and given that we have lived here for nearly 5 months with no use of a garden and a house that's in poor condition, I'm sure you can understand our reasoning. Failing that for everyone's ease we can between us come to a mutually agreeable date to surrender the tenancy, giving you and the landlord time to find new tenants while we carry on paying the rent until that date and we will expect none of the issues listed to be rectified for us to do so. This way the landlord is still going to be receiving their rent and has the benefit of time to try and get tenants in without a break in rental income. This may also work out cheaper for them in the long run, and given that the landlord has supported this option previously, it seems like the best for all; we haven't even been able to unpack all our belongings yet as we were lead to believe that we would be able to leave shortly. So in answer to your 'advice' about future referencing, we will just have to take that risk and hope that the landlords, like in any other business, use the revenue generated from the rent payments to invest some of that back in to their business. Although they have just got back from a three week holiday abroad...Kind regards,JamesOn Mon, Aug 6, 2018 at 10:19 AM, *************** (ReedRains) wrote:Good morning,Thank you for your follow up email below.I apologise that these issues have not been addressed. In response to your email with the issues, sent 16th May 2018, I arranged for ********************* to attend the property and provide your landlord with a quote for these works. Your landlord advised me that they will not be proceeding with any quote we offer her and that she would address all issues by her own means.I shall be in contact with her again and enquire as to how she will be addressing them. With regards to rent, I would advise against withholding. As pointed out by Yolanda, the money may well be needed for maintenance. This would also reflect negatively for any referencing companies in the future.Kind Regards ******************Property ManagerReeds Rains Letting Centre

I want to say thank you. I had Robert come to do a valuation of my late Mothers house. Whilst we will be selling in the future, he was sensitive to the fact that we need time to handle all of her affairs before we take the step of selling her home. He was professional, sensitive and wasn't pushy at all. Thank you Robert. When we do come to sell, I hope you will represent us.

Deserves Less Than One Star!

Deserves Less Than One Star!Useless is an understatement. Totally inept until they want £120.00 to resign the same contract with a "slight" rent increase every year.Incredibly inefficient, slow and unable to organise anything. When we first started the contract it took over 3 months to fix broken appliances to a sub standard quality. Even now trying to organise things to get fixed is a sluggish nightmare. Not looking forward to the deposit lynching we will get when we leave the property.

Reeds Rains re-listed the property that…

Reeds Rains re-listed the property that we were purchasing without telling us because they 'assumed we were withdrawing' after our vendors pulled out of their onward purchase. We had already instructed solicitors and incurred legal fees by this point. We phoned Reeds Rains to challenge why this had happened as we were in total shock. The agent we spoke to got very defensive and hung up on us. We have been left completely in the dark although we can see that the property we were due to complete on at the end of this month is still listed on Rightmove and their website. I would be very, very cautious if you are considering buying a property through this agency.

SELL SELL SELL

We were actually purchasing a property through Reeds Rains (Dartford) Sue Bunce being the agent. As a buyer I initially found Sue a bit frustrating , always on my case , chasing me every five minutes , I’m sure I’ve lost more hair BUT .... these are signs of an experienced , knowledgeable, hard working with no messing attitude which I would certainly be looking for in an Estate Agent IF I was indeed selling my property. So in short if your looking to sell your property I would certainly not hesitate in booking Sue at Reeds Rains (Dartford ) if your buying ... Look out Sue Bunce is about Thanks for all your assistance Sue it’s definitely been worth it , best regards Kev & Jo

Would like to say a big thank you to Jordan Milne (Reid’s Rains) Blyth branch. Jordan managed to let our house with in 48 hours and provided an excellent service from start to finish The photographer who came was very professional and we were delighted when we saw the pictures as they really showed the full potential of our house. We were kept in the picture through out the process of letting our property and everything was explained fully and clearly thus ensuring a smooth problem free result. We found Jordan to be not only very professional but also extremely pleasant and helpfull he is a real asset to Reid’s Rains and we will definitely be using his services again in the near future. GreatService

We have had poor experiences with a number of estate agents over the years but David Gardner and his team in Grimsby have delivered is a first class service. He has been there to help at every turn, chased people when required and assisted with the despatch of documents. I cannot speak highly enough about the service we have received and would use them again and recommend them to anyone else seeking a move.

Amazing service!

Sue was absolutely amazing for us buying a house! I'm a first time buyer and she was super supportive in the process and helped to push our solicitors! Everyone was great when I called and would make sure to help me out with any issues straight away! They are 100% by the book and make sure that you are informed of every step of the way. We also brokered through them with mike and our mortgage was accepted in less than 24 hours! Can't recommend them enough- if I ever need to sell I would use them without hesistation! Thanks so much! They have no respect for people and their time. 2 hours wasted and money wasted! Very unprofessional stay away!!

Reeds Rains Chester le Street offer an exceptional service which I would recommend to anyone. From the initial telephone call to the Chester le Street branch to enquire about viewing a property we have received a first class service. From viewing the house to receiving the keys was no longer than 4 weeks. The service we received from the staff at the branch was professional, efficient and stress free, especially from Susan Spokes who managed our move. Since being tenants with Reeds Rains we have had some minor repairs needed to the property which have been dealt with and fixed on the same day as reporting it. This is definitely a service that you need especially when you are a busy working family with children. Our experience with Reeds Rains Chester le Street has been exceptional and I would look no further than this company for our future.

Hi Christopher,We are sorry to read your review and naturally disappointed that you have received a poor service at Reeds Rains Coventry. We understand that when you visited the Coventry office that both of the individuals were on the phones with other calls waiting to be answered as the telephones were ringing . We understand that when the lady identified that your query had no connection to any of our properties or indeed our company and that she suggested that you contact your own Estate Agent that you already had a business relation ship with. We understand that the gentleman also suggested the same to you as he was waiting to transfer an urgent call to the lady in question and of course we apologise if he seemed in any way rude as that was not his intension. We hope the advise we gave was useful and wish you every success with your onward property transaction with the other Estate Agents.Kind Regards,Reeds Rains

Do not go through this company

Honestly the worst agency you could ever come across. They haven’t logged our rent payments in 8 months leading to a ruined credit score and inability to rent anywhere else, served an illegal retaliatory eviction notice, have not fixed any of the structural damages including breaking environmental codes, are very reluctant to help and continually act clueless despite multiple emails regarding issues, do not update their systems with emails, phone calls and complaints lodged and add break clauses in contracts to evade laws that protect tenants.

Left in the dark

After our offer on a property was accepted 6 months ago Reeds Rains have been less than helpful. 3 months after the process started they advised us to begin the mortgage application process in earnest which then caused issue with the seller as they were not ready to move yet; this led to them informing our mortgage company that the property was no longer for sale. Once this was sorted out we called weekly for updates to find out what was happening with the sale, only to be told no change. This continued for another month and a half before the agent drip fed us more information that our mortgage company had continued to attempt to arrange a survey and that the owners felt they were being harassed. After another month of weekly updates of "no change" they agents drip fed further information that the top of the chain had accepted the offer on their property 11 months prior and were showing no signs of moving. We were open and honest with the agents at all stages, informing them when our circumstances changed and our need to move forward with the sale became increasingly urgent. Not only did the agents fail to advise us or make any movements to progress the sale, they also failed to contact us at agreed times, avoided our calls and just generally blanked us. Two weeks after the initial date we were given for the finalising the sale, the estate agents held an important meeting with the top 3 members of the chain and, despite promising to contact us with the outcome and next steps, again went radio silent. We're now 6+months down the line and having to start our search again while effectively about to be homeless. One thing I can guarantee is that we will not be looking at properties with Reeds Rains.

So if your on universal credit you have to provide a guarentor like thats some easy thing. So wasted my time and disappointed me. Recently sold my property with Reeds Rains Penwortham. I know I am a high maintenance customer and put pressure on them to sell my house quickly as I had found one I wanted to buy. Rachel and her team really pulled out all the stops, there were 4 properties for sale at the same time on my street all with different agents and I felt the professional photos really made a difference, they carried out an open house which subsequently sold the property for asking price. Once the sale was agreed they kept me informed every couple of days. I couldn't recommend Rachel and her team enough.

I used the Dartford branch of Reeds Rains when I found a property that I was really interested in renting. I phoned up and got a viewing with the landlord that same day and the place was totally perfect. Went back to the branch and from there on Tony took up my application and he explained everything, the fees are very reasonable and Tony was fantastic with his communication informing me about everything every step of the way. Between him and Lea they went out of their way to pull out all of the stops and finally I managed to secure the home of my dreams. They are the nicest,Most helpful people I have ever met. I highly recommend them and if you want to let or buy a property in the Dartford area then Reeds Rains in Dartford should be your first port of call! So incompetent. So unprofessional. So rude.

So we had a viewing booked in on a property in west ayton Scarborough with the view of possibly buying for our family home. We currently live in derby and drove the 3 hour drive with our two children, Once in Scarborough we tried checking the property online again but was no longer showing?? We then rang the company to be told oh no it's still booked in at 3 pm for you as agreed. We then spent four hours killing time until the appointment. On arrival at the propery there was other people with Reedsrains and then we were told oh your viewing was cancelled as it's sold!!!!!!! immediately calling the office to view my opinion of such incompetence I was then told well we called you and left you a message???? Where is that message??? Oh yes you left it on a completely wrong number to mine after making sure twice that they took my number correctly. As if that wasnt enough they then argued the point and said I got the message???? Why the hell would I drive for 3 hours if I had a message and they have just told me a different number to mine. When I said I will leave a review about this I got the reply back of, "oh lovely" I take this as been so rude and you know it. Didn't get one apology!!!!! All in all what I would say about this company is that it seems to be be run by young incompetent people for doing simple work. Baffles me how a company like this trades. You only have to see the other reviews to know it's a naff company.

10/10 at being utterly useless.

Honestly every interaction I have had with this company has been a massive let down. The staff can barely tell you the day of the week let alone tell the left hand what the right hand is doing...Just so you don't think I'm being a tad dramatic the following is a shortened version of what happened because the full story would have me writing a novel with the amount of vexing conversations we had with the brainless Muppet dealing with our tenancy. Our washing machine broke down after 1 year and it got to the point where after over a month of ringing, we rang head office and was put through to a "senior manager" only to be told the 18 year old child with no capacity to understand how much of an inconvenience this could be to someone because he still thinks the washing fairy cleans clothes. would ring our landlord once (and only when we called to ask him what was happening) and when he couldn't get through he closed the case so nothing would happen until we called again... lovely. This went on for another 2 weeks and in total we was without something we consider pretty essential for around 1 and a half months? before we just rang the landlord and asked them to do it themselves and to our surprise reed rains hadn't spoken to them at all :) cracking! Now our bathroom has been ruined by the flat above leaking. the leak upstairs has been repaired by the flats owner (not reed rains or our landlord) and we have reported this over 10 times we have had multiple flat inspections and been told "oh that's really bad, i'm so sorry i'll get someone to look at it" and still over a year after ringing them we have still not had someone come and repair the damage :) 10/10 would not recommend, must be run by some of the most brainless people to exist. you call them for something simple enough and it turns into a battle to get them to even reply let alone action anything. Avoid these useless people at all costs...
