Unfair referencing process and holding deposit not refunded. We had a very frustrating experience with Beresfords Colchester, mainly due to their use of FCC Paragon for referencing. Our application was declined based on what appears to be non-standard and undisclosed criteria. We provided extensive and legitimate documentation, including HMRC self-assessment records, payslips, bank statements, and employer contact details. However, the reference was rejected simply because the employer did not have a company domain email address, which is unreasonable and not something clearly communicated beforehand. We also had a minor issue with our current estate agent due to an Easter holiday system delay, which was later resolved. We requested Beresfords to recheck, but this was not followed through. Additionally, we even offered a guarantor to support our application, which was declined without proper consideration. Despite acting in good faith and providing full transparency (including open banking access), our holding deposit has not been refunded. This process feels unfair and heavily one-sided. I recommend that future applicants carefully review the referencing requirements before proceeding.

I have been with Beresfords for 5 years renting as a tenant and always had prompt support from them as they managed the property. Recently I have had serious medical issues and on discharge from hospital I was informed that the landlord was no longer going to rent out the property due to their own personal reasons, this for me could not have come at a worse time. Debbie Barnes from Beresfords was nothing short of amazing as she reassured me that they would find another suitable property in the timescale given she displayed empathy and genuine understanding for my situation. She then seeked out a landlord with a property in my complex and made a move possible. Not only was the property and upgrade of my current one it was far more suitable for my personal needs. Then Christine Sorrell took over and managed all the paperwork, what was great about this experience was the level of communication from Christine, she followed up with emails so I was constantly aware of how the proccess was going, this left me with zero anxiety and reassured. From start to finish I was in a new property within 6 weeks of being informed my current tenancy was going to end. I cannot thank Debbie and Christine enough as they really helped me through a challenging period of my life, finding a suitable property, updates throughout. The reassurance given when leaving my previous property has been managed effortlessly also. If I have to move in the future I will only use Beresfords Lettings from now on, no other company is this good!

Great Experience - Rental

Really good and consistent communication from Eleanor and the team at Beresford. It was very easy to arrange a viewing and Rylie kindly showed us around 4 different properties on the day and took time to even show us some places twice. The whole experience went very smoothly and although we didn’t go for a property to due a change in our own circumstances this time, we will hopefully be back in touch and look forward to working with them again in the future.
