GoogleVery disappointed with the way things progressed. (constantly chasing around to get the sale progressed). Sellars solicitors and estate agents.
Really annoyed to find out after we exchanged and moved into the property, the boiler was broken and cost us over £400 to get it fix. Although we were informed via paperwork (sellers reports) that the boiler was in good working order. We also found that the drains were blocked, again at our own expense we had to get them unblocked.
Don't trust sellers reports, and inspect the property day before completion.

GoogleOne of the worst estate agents to deal with when it comes to renting.
To say they are con artists is an understatement.
Everything will appear fine at the start of the tenancy and during, however, beware the end of tenancy. Our first tenancy they attempted to take all of our deposit, only after saying we had spoken to lawyers regarding the matter did they suddenly change their tune and accept that they and the landlord was in the wrong and returned the full deposit.
At the end of our second tenancy, they refused the reply to emails and made a substantial claim without speaking to us at all. We left the second tenancy in a significantly better condition than when we first moved in, and they still made an absurd claim.
So glad to have washed our hands of this horrific estate agency and moved to an area they don't cover.

To clarify, deposit deductions can be proposed for several reasons, including damage beyond fair wear and tear, cleaning required beyond a reasonable standard, or unpaid rent. Where deductions relate to the condition of the property, this is assessed by comparing the check-in inventory, which records the property's condition at the start of the tenancy, with the check-out inventory, which documents its condition at the end. This comparison helps determine whether the property has been returned in the same condition, allowing for fair wear and tear. Any claims are supported by these reports and, where necessary, contractor quotes or invoices.
We always aim to communicate with tenants to explain any proposed deductions and to reach a fair and transparent resolution. If this isn’t possible, the Deposit Protection Scheme (DPS) provides an impartial dispute resolution service available to both tenants and landlords.
While we understand your frustration, we have a responsibility to ensure properties are well maintained - not just for current tenants, but for future ones too. We remain committed to acting professionally, fairly, and in line with all relevant legislation.
