If you have called to view a property that is under offer, it would still show as available but we wouldn’t take anymore viewings as the vendor has accepted an offer. If it is still available and not under offer, I can’t imagine you would have been turned down a viewing.

GoogleI viewed a property that should of had an updated EPC before being listed for sale. I was informed by the agent that the certificate is valid for ten years and therefore the property didn't need one. However, if major building works have been carried out on a property the EPC should be updated before being put on the market. The said property had had the following works carried out-
The chimney stack totally removed and steels (as per building regulations) installed on two floor levels.
New double glazed windows and doors.
Complete rewire.
New boiler and plumbing.
With respect, after over 25 years of working in the construction industry if the above are not major works, I'm baffled as to what is.
Also, the property is listed as being a three bedroom. But, it is actually two bedrooms with an attic room that is incomplete, with the potential to become a third bedroom. The attic requires a considerable amount of money spending to be classed as a third bedroom and therefore bringing it to a respectable standard. This in my opinion is misleading

GoogleHad a property offer accepted and received a letter saying offer had been accepted. Apparently we failed ID checks giving them passports and driving licenses. So they were trying to find out why and started asking us for bank statements from 2 years ago which was weird. We paid for solicitors and mortgage advisor and then we was informed that viewing went ahead and some else purchased the house that was a cash buyer and we wasn't informed until next day. The process of buying and selling has been quite a stressful one for us and has gone less than smoothly but Dales & Peaks have been brilliant throughout the process. From the first point of contact to the stunning photos they took of our house through to the friendly and relatable staff who work quickly and efficiently.
We sold our house in a matter of days and we believe this is all down to the marketing that Dales & Peaks did to showcase it!
The staff are fantastic, really responsive and nothing is ever too much trouble. Thank you for making a really difficult and stressful process as easy as possible! We would highly reccomend and wold 100% use them again when we are ready for our next move!
