Omer I am sorry that you have been unhappy with the level of service extended to you by our company. However I did want to respond personally as I have looked further into this matter and provide below responses to some of your comments so as to place a more balanced view on this matter. The deposit monies you refer to are held so as to ensure the property is returned in the same condition when you vacated as it was upon moving in, allowing of course for general wear and tear. Unfortunately on this occasion this transpired not to be the case and there were a number of items that required attention. We attempted to negotiate a mutually acceptable compromise between what the Landlord believed should be retained from the deposit to cover necessary repairs and what you felt was reasonable. After numerous conversations with both parties it was clear that an agreement could not be reached. As the deposit was registered with the Tenancy Dispute Service (TDS) just prior to you moving in, the matter has now been referred to one of their Adjudicators who are completely independent. They will review all relevant documentation including photographic evidence and then make a final decision in terms of who (landlord/tenant) gets from the deposit. This is the normal procedure in such circumstances so I feel it somewhat harsh that you have suggested we are ‘deposit thieves’! We have merely followed a set process in line with the professional standards set by ARLA (Association of Residential Letting Agents). In terms of any cleaning required during a tenancy we use outside contractors and earn no commission on anything they charge. Normally such cleans only become necessary if the tenant has failed to honour their obligations as part of the Tenancy Agreement by not maintaining the property to an acceptable standard whilst in occupation. I hope my explanation provides clarity in terms of our role linked to the deposit and associated repairs and hope this matter gets resolved to your satisfaction following the independent Adjudicators judgement.
