Dangerous sharks. Avoid

Booked a valuation with the Colchester branch, assistant manager turned up, insisted on an unescorted viewing, then when he'd given the priced started writing out paperwork and when told we didn't want to sign up immediately kept asking why not, refused to take no for an answer from my elderly mother. Pretty sure had I not been there he would have made mum sign up. I felt the agent was ignoring everything we said and was disrespectful and didn't care about anything except getting a sign up. When he finally left he then continued to call after and when we blocked his number, other offices then tried to call as well to get us to sign up. Avoid this agency at all cost as they are clearly dangerous sharks. Piranha would be less dangerous than this agency.

Unprofessional and rude

Unprofessional and rude. No estate agent turned up for the first property I arranged to view - wasn’t told they wouldn’t be in attendance. I then rang up to arrange a viewing on another property and was told my the estate agent ‘this is cash buyer only sorry’ - how did he know I wasn’t a cash buyer?! Also the ad online didn’t say cash buyers only & It turns out the property wasn’t for cash buyers only! Found this very rude. I kept being offered a mortgage appointment to which I declined on numerous occasions. Even though I declined, I received an email for an appointment that was set up with their mortgage broker and I had to ring back to cancel. Would not recommend!

Mexborough Branch - appalling service, lie to get you to sign on the dotted line

Mexborough Branch - signed up with this branch to sell our house, within a week we realised they were useless. No updates incorrect information all for an extortionate fee. Raised a formal complaint with them direct and also The Property Ombudsmen resulting in a vastly reduced fee, Do not pay for a service you do not get if you have been unlucky enough to sign up with them.

Barnsley branch

Barnsley branch - I have showed interest in a property and wanted to view it with a potential of purchasing it. Staff never came back to me to confirm a viewing. I contacted the branch to speak to the manager to discuss my frustration of not being able to view the property, however the manager never contacted me back. It is obvious that the company are not bothered about selling properties for customers. I feel let down and disappointed in what us do be a fantastic company. Needless to say I will not be buying a property from them. I feel sorry for the customers as they company is not acting in the best interest for their customers.

AVOID

Myself and my partner booked a viewing for a property with the Rotherham branch, straight away they were trying to get us to use their mortgage advisors, despite us telling them we had our own arranged they continued to push. Even just to book the viewing they wanted proof of deposit and a mortgage in principle, which I thought was a bit intrusive just for a viewing. We put an offer in at full asking price and was told they would contact 'everyone involved' when an offer was accepted. We haven't heard anything and seen that the house is sold on Rightmove. I completely understand if the sellers didn't want to accept our offer, but it would have been nice to be updated. We're doubtful that our offer was even put across to the sellers as we didn't want to use their mortgage services (that's not a fact, just our thoughts). If I saw another property that was marketed by them I wouldn't get involved. I don't know what they are like from a sellers point of view but if you are considering selling with them, let me tell you they will drive a lot of potential buyers away, they are in it for themselves and themselves only.

NORWICH + SPROWSTON BRANCH

NORWICH BRANCH - shocking customer service as usual from them. Everyone I know says to AVOID at all costs. They cause unnecessary stress, incompetent, liars and extremely rude. The branch manager is rude and condescending and refused to log a complaint for me when I asked to complain about the multiple issues I had with them. The listing agent made inappropriate comments about my tenant and upset him about his religion and choice of decor in my property. They listed my property without pictures for the full 4 weeks of the contract. They were unable to sell or get ANY viewings and as soon as I listed both my properties with as a joint listing with another agent they sold within days. I have never experienced such awful service when trying to sell and buy properties and I should have listened to the advice of everyone I know.SPROWSTON BRANCH - also shocking service and liars. Incompetent and unable to sell a property. Took pictures ON A MOBILE PHONE to list our property which were shocking and we immediately got calls after the listing went live asking why the pictures were so bad. Unable to sell or get viewings in the 4 weeks contract they had, however other agent managed to sell within days (alongside). They are also shocking when it comes to arranging viewings for properties we wanted to buy. Once they get your details head office harasses you constantly for months after you used them.

Rude and unhelpful

Having had to deal with the Morley branch when helping my daughter to move, I can honestly say Karlie is the rudest most unhelpful person I have ever had the misfortune to talk to

Nightmare

Unfortunately the house I fell in love with was being sold by these cowboys. Between both the Aylsham and Hellesdon branch they nearly managed to lose my purchase and the two onward sales. Their sales tactics are disgusting bordering on illegal, trying to pressurise me into using their conveyancer and mortgage broker multiple times. I was told my offer might not be accepted if I don’t use them. They did nothing to move the sales along and my estate agent ended up having to chase everyone as it got to the point where I could not bare to speak to WHB. After 7 months of complete unnecessary stress I would have been happy for the sales to fall through, WHB can’t continue to treat people like this.

Rude and unprofessional!

Wow, what a rude company.Booked online for a valuation late at night with the Leeds Pudsey branch. Had a phone call the following day around 8am which I missed, obviously being a ridiculous hour! Checked email, they asked for me to call when available, well that went down hill pretty quickly after trying 3 times within the space of 10 minutes, the same man answered each time and hung up on me after telling them Sheridan Ryan had called and wanted me to call them back. Quick google search and others saying the exact same thing, hung up on by the same number, leaves a huge red flag. I emailed Sheridan back, who called me up. She took the house details and apologised and booked and confirmed the appointment I had originally booked online.Only an hour and half later to receive an email to say our appointment had been cancelled. No explanation, nothing! I then emailed Sheridan Ryan asking why, only to be met with silence, no response, ignored. AVOID, very unprofessional company just to blank potential customers trying to sell their house!! Won’t attempt to buy or sell with them in the future. Very incompetent and unreliable, absolute time wasters!!! Avoid

Awful service from mildenhall branch

Awful service from mildenhall branch. Wanted to arrange a viewing on a house we would of liked to of put an offer in on, but was told they were to busy and couldn’t show us the house for another two weeks, it sold quickly. We then wanted to put our house on the market with them, we arranged a day and time to then receive a phone call from them re arranging the time for half an hour later then booked. Received the confirmation text message. Waited at the house, no one came. Received a snotty phone call 37minutes late from an estate agent outside the property who wasn’t happy because we weren’t there. When explaining to them that we had waited and no one came, we were then told ‘WE’ must have got our wires crossed. Going to another estate agents now. Appalling first experience with this company. Would not recommend!

James (Stowmarket) wouldn’t return my calls or show us a house we wanted after I turned down their in-house services

I spoke with James in Stowmarket about arranging a house viewing, and he straight away sent me to their in-house mortgage advisors and said he would arrange a viewing. The next day I phoned him to cancel my appointment with the in-house mortgage advisor as I had arranged to use my own advisor instead. He told me I needed to contact the in-house advisors to cancel it myself (which is ridiculous). I then had to tell Lucy the mortgage advisor that I didn’t want her services several times because she didn’t want to take no for an answer. After this I didn’t hear from James again, regardless of who I left messages with or voicemails (he had always “just popped out” and would call me back). I never got to see the house (it’s been about 2 to 3 weeks), and it is now being sold; I don’t think James even told the sellers I was interested which is breaking the law. His job is to schedule appointments to show the houses first, not filter out interested parties by who will use their services so they can get commission. His avoidance was extremely unprofessional, and has lost us a house we were excited about.

Attempted to buy a house in grays…

Attempted to buy a house in grays branch, estate agent selling the house was named Debbie. Although telling her we already had a mortgage in principle she insisted we go to her broker as she wouldn’t be able to put our offer forward unless we did that. She also told us that if we used her broker this would look better to the seller. After refusing to use her broker. She was not interested in taking any of our details to put the offer forward. I placed a complaint regarding debbies behaviour to their complaint system, took almost 3 weeks to get a reply and their response was they was ‘dissapointed’ that I felt this way. Terrible customer service and as first time buyers was totally manipulated throughout. Embarrassing for a company

Terrible company

Terrible company, never rent a property that's managed by these people. Total incompetence, rudeness and arrogance. They don't reply to emails or return phone calls. They tell you something different each time you speak to them which causes you to pay out for expenses that are potentially unnecessary. Then they have to cheek to tell you that having a giant hole in your living room which is full of sewage and rats is not dangerous or uninhabitable even though children could easily fall down the hole, potentially breaking bones or get an infection / disease from the rats which are coming out of the sewage hole and spreading it around the house and that we are "making a bigger deal out of it than we should be". Even though the contractor who quoted for the repairs said he wouldn't leave a dog in those conditions. Avoid this estate agents.

Dishonest, unethical - don't trust with your keys!

I'm not surprised in the slightest that their scores are so low - they're dishonest and unethical.I recently viewed a property with their Watton branch, I was the first person to view -it had literally been on the market less than a day. Phoned the next day to make an offer at the full asking price. I was contacted to confirm the offer at which the first question I was asked was would I be prepared to offer more as they had a few viewings lined up, to which I said no. I then heard nothing from them and had to chase for a response to the offer 4 days later, to be told that the seller had been waiting for other offers to come in after they'd been taking viewings over the 4 days I'd been waiting and that my offer had been rejected (although no other had been accepted) and would I like to offer more.At that point I retracted the offer, they tried to tell me an offer had been made at the same time as mine - I don't believe them for a second or why wait 4 days to respond? As an aside - if you're thinking about giving these people your keys to show your property - don't. We drove past an empty home they were selling to take a look without an official viewing and found the back gate wide open and the doors unlocked. It was a Saturday and the office was closed when we called to tell them so that property was unlocked over at least the weekend if not longer until I called them again on Monday morning.

Really poor service

I made an offer on a house in Leeds. After not hearing back for 3 days I phoned them and they said that they had tried to contact me and left me voice mails. If they had tried then they must have got my phone number wrong, even though they did have it correctly at one point when they phoned me back to accept the original offer. The vendor had since accepted another offer and refused an increased offer. Their incompetence has cost me getting the house I wanted and they wouldn't even apologise when I asked them to.

Appalling service from their mortgage…

Appalling service from their mortgage service Sequence. Roping in first time buyers to pay for their lifetime broker fee is disgusting. So untrustworthy. Mistake after mistake was made by our mortgage advisor. The only reason the mortgage offer went through in the end was because I spoke to the bank myself and took out my own research into the documentation they needed. I think we'd still be waiting now for him to get his act together if I hadn't done that! 14 weeks we waited in total which is just appalling. And we paid nearly £700 for this! It took so long in the end that we were encouraged to not get a survey done, which is really not fair to encourage first time buyers not to do this. I even heard from the sellers that the mortgage advisor had told them we were holding up the process, even though he was telling us the banks were holding up the process. If you're a first time buyer and you're reading this, please do your own research into mortgage advisors and don't just jump into using the estate agents mortgage service because they've persuaded you to, and it seems easier at the time. Once they're got your money they're not bothered how long your mortgage takes.

Shockingly bad

Absolutely horrible service. Took weeks to book us a viewing, we had to keep calling them as they never called us back. The agent was late to the viewing and after we said we’d take the house we didn’t heard from him again. We had to call them again and they then said there had been a ”mix up in the office” and someone else had gotten the house. Will never have anything to do with this agency again. Please save yourself time and effort and find another company.

No interest in selling houses

Probably the worst estate agent I’ve ever seen in operation. I called the Mildenhall office 4 days ago to view a house, the guy who answered the phone said he can’t arrange viewings and all he can do is take a message, took a message, no one called me back. Chased 4 days later, the property sold the day before. I was willing to offer over asking price. Do NOT sell your house with these cowboys they will not get your the best price and have no interest in arranging viewings for you

AVOID IF FIRST TIME BUYERS!!!

Do not approach this business if you are first time buyers!! We approached WilliamhBrown in Leeds to book a viewing for a property for sale. As soon as the agent learnt were first time buyers her attitude changed completely soar and unbothered to assist us after learning we currently had 5% deposit but we could get it to 10%, if we liked the house we wanted to view but we didn’t get that far when trying to explain this, she continued to speak down to myself & my partner, she clearly had no intention to help us, and after refusing us a viewing she then tried to push us to their mortgage advisor. We will not be returning to the company.(female agent cannot remember her name)

Worst letting agency ever.

Awful. Never renting with this company again, their lack of communication is atrocious. Had to phone them about 10 times for certain issues and each time they’d have no notes of the conversation before. They treat tenants and landlords in a bad way. We received multiple arrears emails in ‘error’ with no formal apology. Had to chase them to renew contracts and when it wasn’t renewed after months and we decided to move out they said we had been living there illegally. I would avoid this company like the plague. The turnover of their staff is awful so the person you were contacting would close their inbox then you’d have to try and contact someone all over again.

Stupidly used these as they were a big company

Stupidly used these as they were a big name company, struggled constantly to get in touch with them, advice was shocking even offering help to buy which wasn’t even available to me, decided to tell me that after taking my money though. Still not completed a mortgage with them and I paid for the service in November 2020. Shocking, I’ve been passed back and forth from broker to trainee to broker each one saying sorry I’ve been moved to a different department I’ll be able to help you again in a few weeks, what helps that, I will probably lose the deposit on the new house and chance to purchase a new family home thanks to these inept “sales people” utterly disappointed

LANDLORDS NEVER USE THIS COMPANY

LANDLORDS NEVER USE THIS COMPANY. At the moment we have myriads of complaints lodged with them. At best all they have ever said after months was a pathetic sorry. We have been lied to and they got us into a situation where the council were on at us. In our minds they are incompetent. They attempted to charge us for things we didn't want. It has cost us time, stress and money. To us it seems it is a case of take your money and then do virtually nothing for a supposedly fully managed service.
