Dishonest company sadly.

Dishonest company sadly.Gardens are waterlogged .Tillia Homes agreed to fix the work and said in emails it had all been signed off by directors and literally waiting for a date for the garden to be fixed .As they had agreed in writing, we then completed the house survey positively .As soon as the survey was complete they've now gone back on their written agreement and said they won't do the work in the garden. So we are getting the work done professionally and will claim the money back through the small claims courts. Not great service at all !Apart from that house is adequate cheap fixtures and fittings and doors, but you get what you pay for i guess .Next time we'll just buy through Barratts .Avoid if you can

Waste of time

Well, 2 1/2 years in and we still have issues that were reported when we moved in.Absolute waste of time.Another day off yesterday for yet another no show, with no phone call or anything. As a self employed gas engineer, I’d be slated for that. I love my home but Tilia don’t seem to care.

Perfect customer service Tilia Homes Exeter branch

I was very pleased with the service of all the team members of Tilia Homes-Alphington-Exeter. Miss Eleanor in particular was very informative and answered all my questions every time I visited. Tilia houses are also very successful and are located in a nice, quiet area. But unfortunately, I couldn't pick up Tilia from their house because my plan changed and I am moving to a different place. If I wasn't moving, it would definitely be my first choice. If there is a change in my situation, I would definitely like to buy from Tilia Homes. Beyhan Kosar

Tillia have taken over from Kier Homes

Tillia have taken over from Kier Homes. They haven't finished any of the landscaping and communal paths are dangerous and unfinished. We have curb edgings broken and block paving unfinished. Until recently there was a huge hole in the pavement that had been left. I had to have a site visit with the then customer services manager to ask for it to be rectified. He has now left and the residents of Riverbank Meadows are being ignored again. Next avenue will have to be media and legal action. They just keep saying they are passing on our concerns to technical and nothing happens. Extremely poor. Wouldn't recommend having any dealings with them.

Fantastic, proactive and friendly service. Absolutely recommend.

We have bought a number of new builds over the years and our experience with Tilia Homes has been by far the best. We purchased a property at the Alston Grange site. From the moment we visited the sales office to the moment we got our keys and beyond, the service has been exceptional. Pauline at the sales office was extremely helpful and considerate. We were always well informed. Once we got our keys, the site managers Danny and Dave have gone above and beyond to ensure the house is how we dreamt it would be. As you’d expect with any property there will always be some snags however, the team have been extremely proactive at remedying them. I had reservations about buying a new build due to past experiences however, I can happily say that our experience with Tilia homes has been fantastic. It’s evident they are a company that really cares. 100% recommend.

PUTTING THE SAFETY OF RESIDENTS AT RISK

PUTTING THE SAFETY OF RESIDENTS AT RISKWe purchased our home from Kier in 2017 - yes 2017. Today July 2022 we still do not have a road!We are a development of 150 houses. Not big. We appreciate there was a pandemic. We are a patient and understanding bunch on the development. Whilst the company were trading as Kier despite all the delays the development was kept in good order and the green spaces were maintained. This year now Tilia have the development to finish it is a different story. We have green open spaces that have not been touched once this year. The grass/weeds are as tall as me in some areas. They are blocking drivers visibility and they have become a FIRE HAZZARD in the dry hot conditions. A number of residents have contacted you to ask you to at a minimum sort out these area's whilst your 3 strong set of workmen replace a dozen curb stones a week. The road situation is hard to tolerate after all this time but the green spaces and the state of them is unacceptable. We live near some country trails. During the school holidays many teenagers come to hang out near the river and pass through the development. We have tried to explain to customer services that each year in dry conditions the grass can either catch fire down here or be set alight on the trails but the grass within the development is in the same state this year. If it goes up we are talking about fires outside our houses. Whilst your head office is miles away from where we live and you do not appreciate the level of concern, it is real for us. We are embarrassed to invite anyone to our homes. I have a friend visiting from Australia soon. She came just before the pandemic. The development is in a worse state than when she visited us 3 years ago. It is just shameful that we have to live like this. Tilia - you are not interested. The development is probably costing you money because you are not selling anything here now but that is not the fault of the residents who bought down here in good faith. I am going to the press with it - we have sent email after email, made phone call after phone call. We are fobbed off constantly. I am not waiting any longer for our development to go up in smoke putting the safety of our residents, children, pets and wildlife at risk. You are the worst company I have ever had to deal with. It is wrong what you are getting away with. Disgraceful.

Do NOT buy with Tilia...please read!!!!!

I have lived in my Tilia home for over 2.5 years and I do not know where to begin with the details to try and detail the horrible experience which this has been. I write this review in the hope that if I can help one person to not make the same terrible decision that I did and buy with Tilia then I will be happy. Firstly, we were delayed by 3 months whilst I had a newborn but we understood the difficult times and agreed to wait until the property was ready. The first day I viewed the house when collecting my keys I cried whilst being showed round. The snags were obvious, and I couldn't believe what I was seeing. I called my solicitor to delay the move until the big issues were resolved but Tilia advised I would lose the sale and I just couldn't do that with the baby so we were forced to move in that day. We have been back and forth with Tilia for over two years, and they have yet to resolve most of the issues. They do not respond unless we nag, and we are at the point where we are exhausted, and my home is a mess. Below are some but honestly not an exhaustive list of outstanding issues.- Tiles throughout ground floor (paid 6k extra for these). Uneven, covered in adhesive which we can't remove. 5 different colours of grout after various attempts at repair. - Wonky walls in hallway. Not one wall is straight and is highlighted by the tiles and missing architraves from other failed repairs. - Bowed garage wall. We accepted a PVC to be fitted instead of knocking it down and rebuilding. Door leaks and not aligned so causing damage to the inside walls and the door itself.- Tiles not straight in both bathrooms, grout missing in floor of main bathroom, bath panel not fixed and blood stains from last failed attempt to repair. - Driveway, tarmac has turning line and deep holes from Tilia skips and a huge line across the bottom. Poor shoddy work. - The main concern is the use of two different bricks on the main build of the house. The last third near the roof is a different colour and texture as they run out of the bricks they were using. We were not consulted at any point or offered anything in return for the loss we will have when we sell. This is just a small example of the issues still outstanding, and I write this today because we have just been given a bill to replace all the thermostats in the house after the heating broke (again). I have tried to contact Tilia to see if they will help with this issue as I believe it is not acceptable after 2.5 years but I have had no response. They are ignoring my calls. I really hope this shows what this build firm is really like and I just don’t want another family to go through what me and my family have and are still going through. We are unable to make this house a home and the stress and anxiety this is causing is not on after all the money spent.

Shambolic 'customer services'

If you have an issue with your home that needs sorting you'd be better off asking a passing dog for help rather than Tilia Homes customer services. I am convinced that they operate a policy of 'if we ignore them, they'll go away'. I contacted them back in November 2021 in relation to permission to build a conservatory at the rear of my house on the Hambleton Chase development. This is part of the 5 year covenant that requires permission from Tilia. It took them months to reply, upon which I was told that I must submit the plans to their technical department, who regardless of whether they would give permission or not, would charge me an admin fee. Meanwhile, just round the corner, on the same estate, two houses have recently added conservatories. I asked the owners if they had received permission from Tilia to which they replied they had been told as long as their work complied with building regs and didn't come under permitted development then it was fine. So I have asked them why I have to submit plans and pay an admin fee. I asked them 4 week ago and have yet to receive a reply. They are also responsible for the upkeep of the green areas around the estate, however they haven't been tended to for months. The area opposite my house now resembles a cornfield, most of the plants and flowers are dead, including the ones directly outside the show home and there are several thistles that are now at waist height. It looks absolutely awful and cannot possibly go unmissed by perspective buyers. The debacle with the sewage system on the estate, and the length of time it took them to sort out the problem is a whole different story. Similarly with the issues surrounding birds nesting in the lofts of several houses. In summary I have genuinely, rarely encountered a company with such poor customer service. I note that the standard response to people who have left poor reviews on here is for Tilia to ask them to email the customer services address. Please don't bother telling me to do the same Tilia, as you never respond anyway.

Badly treated

When we moved in October 2023, we reported that our front door wasn’t fitted properly as it looked like it was out in by a butcher than a carpenter, also when the painter wanted to dry his brushes it was all up our front door which you can’t get off, as we have had 3 companies come round to try and it won’t. We have complained number of times to tilia and they want nothing to do with you, they schedule appointments in for someone to come and look at the door and then no one turns up just leaves you in the dark. Our site was even being run by at the time by a contractor work not a tilia employee, even now they have changed hands so someone is in charge of the site who actually works for tilia, came to see us 6 weeks ago to get this matter sorted and still nothing has happened even the new site manager said how many problems have been left even from 18 months ago , they just fill you with false promises and never get back to you, my patience has run out now!

embarrassment of a company!!

embarrassment of a company!!! have been chasing tilia for months now regarding outstanding snags, no one ever answers you and if they do its just lies and excuses. (most of the issues are they use cheap materials and poor installation) we also have overflowing bins on our estate that Tilia put in and never empty (council won't touch them as not council bins) have emailed Tilia at least a dozen times regarding this and again no action!! would strongly recommend thinking twice about buying a house from these cowboys!

Absolute cowboys

Please take full note of all the bad reviews. Avoid at all costs! Nearly 2 years we have been in my home and the snags aren’t complete. We still have a bathroom with a leaking bath, a non-unusual garden as they can’t lay turf correctly , a unusable kitchen work top… the list goes on! Excuse after excuse. The odd occasion they have turned up it’s shoddy workmanship who makes the job 10x times worse than it was. I would never recommend anyone to go through the pain, upset and constant issues. This company does not give one care about their ‘customers’. They are a money making scheme. Their staff are non existent… infact most I’ve spoken too are off with long term sickness or just don’t respond… that says it all. They hope by ignoring you , you will finally go away! Not a chance!! Absolute shambles of a company. Legal action needs to be taken against these absolute cowboys.

Terrible, use a different new build company

Tilia homes have been nothing but terrible. From the beginning our move in date was delayed by 4 months. They clearly rushed to move us in as the snag list on the new build property was 2 pages long. It took Tilia over a year to get round to these issues, and it wouldn't have been done without us escalating the matter to Director level. In the end, they weren't willing to fix one of the snags which was that the en-suite shower had been fitted incorrectly, instead choosing to pay us off.Trying to sell the property is now nearly impossible because of the boundary issues with the land registry that is a direct fault of Tilia. We're now about to lose our second sale due to Tilia's incompetence with submitting build plans.

I have reserved a property in Steeple…

I have reserved a property in Steeple view in Dec 2021 at the time of reservation sales team promised that completion by end of April or early May 2022. When I reserved the property I specifically requested them to complete it by 1st week of May as my daughter will be appearing for A level exams end of May 2022.we did a pre plastering visit on 14.3.2022 and we have been informed that completion is delayed and it will be completed by end of May 2022. I have been contacting the site on regular basis to get an update so that I can plan my move, time off from work and arrange schooling for my son with special needs. Until 24.4.2022 I have been informed that completion is on 27.5.2022, I have requested access to the property to take measurements of the window and for custom build wardrobes. I got an update today 28.4.2022 that the property is not plastered and completion is further delayed by 4 weeks. Based on the sales update I have started planning for my move and now it's delayed further and I have to change all my plans. It's a frustrating experience, my daughter is stressed and she doesn’t want to move during her A level exams. Not many choices for flooring, only 3-4 tiles available to choose and the cost is very high. I have been told by the sales team If I choose a different tile from Parcelanosa they will be able to tile it, I went to the Parcelanosa showroom selected a tile and paid for it and requested Tilia homes to tile it, they refused it, I didn’t have a choice I have to select one of the amtico floorings, it was far more expensive. Very poor customer service and communication, not listening to customers' requests. I have to just agree with whatever Tilia homes impose on us. My current home I bought from Kier homes, the customer service was excellent, never had any issues and it was a smooth move based on that experience I have chosen Tilia home but my experience is worst, there is no option for me now as contracts are exchanged, I hope Tilia homes stick to the new completion dates and no further delays/excusesMy request to the buyer, please keep yourself away from this developer, not sure about the quality of the build. I have seen a lot of negative reviews on trust pilot.

Avoid at all costs

Poor experience with Tilia. I wouldn’t advise anyone to proceed with this developer at Furlong Heath in Norwich.Reserved a house in December only to have minimal updates on a slow build (last update in Feb!) They could not confirm any completion date and requested exchange within 28 days of reserving (even with a Christmas and New Year in there!) No solicitor can work at that pace and then subsequently pulled the rug and remarketed the property in April. You’re expected to go homeless if you’re selling your own property to move into one of theirs essentially.Too many red flags along the way. All options are non refundable with payment requested prior to exchange of contracts which is madness.Just a heads up for those who are interested in this place. It’s a lovely site with nice houses but the developer leave a lot to be desired for when working with prospective buyers. Avoid at all costs.

More bang for your buck

Recently moved into our new Tilia home and are very pleased. Our move wasn't the smoothest for the most part mainly due to covid and the problems it caused with materials being delayed and building staff having to isolate. But despite this we maintained a good relationship with our rep Maria who did her best to keep us updated and help wherever she could. In the end everything worked out and we love our new home. Since moving in we've been welcomed by the site managers who are more than happy to help with any queries we've had which I'm happy to say aren't many.I recommend that anyone looking to buy a new build property should definitely give Tilia homes a try, we looked at a few different new build companies and decided on Tilia as we felt we were getting more bang for our buck with a friendly service.

total disregard for quality and common sense

In the process of buying a home from Tila (Briarwood in Plymouth) that was supposed to be finished 9 months ago! Despite explicitly asking if the garden was level during the sale (and the sales person consulting plans and telling me it is) I now find that there is a significant slope down to a brick wall. They put the garden in level and then actually dug the slope out so that the wall met the minimum CML height rather than building the wall higher. The garden is not functional and half finished. I have been told by their employees that lies were told about the garden quality in other cases too and yet their attitude is that it is simply tough luck. This would be so easy to remedy and yet the refuse and are preparing to sign the property off. I am disgusted with this corner cutting and total disregard for the buyer.

Terrible from start to finish

From the start the whole process was awful. Tilia are great when they want you to reserve, they even offered us incentives to buy a more expensive house (free turf & upgraded flooring) so we thought why not. During the build process we received little to no information from the sales rep, she'd rather sit in the sales office on her phone all day. 3 weeks before completion we receive an email saying if we don't complete within 7 days then the house will go back on the market. Hours of worrying and making calls to Tilia followed to find out that the email wasn't meant for us.. how does that happen? Almost right after that we are told the upgraded flooring we chose is "no longer part of Tilias options" so that's one incentive gone. Fast forward to completion day, what a mess. First thing we are told when we arrive in site is, "sorry the kitchen isn't finished and you're missing 5 cupboard doors". This was the week before Christmas. So we didn't get the doors until almost the end of January, and even then the Tilia aftersales couldn't even fit them the right way so something as simple as cupboard doors took close to 3 months to be rectified. When we arrived at the house on completion day, believe it or not. No turf. So both incentives to buying the home are gone. Luckily we managed to get the turf sorted fairly shortly after. From here after living in the house we developed a snagging list as long as your arm, which Tilia attempted to sort but probably missed 85% of it, including the dangerous loose bricks on the driveway (still an issue now). The whole experience led us to not recommending Tilia on our new homes survey. WORST MISTAKE EVER. Like a child having its toys taken away, Tilia found out about our review and now actively avoid us. They don't answer our calls or emails. The sales rep who sits on her phone all day has even crossed the road before just to avoid us. Instead of being childish I'd have thought they'd listen to our feedback and learn from their mistakes but no, not Tilia. Buying this home is the worst thing I've ever done and I urge people not to make the same mistake.

Reservation of a house

I went to the Furlong Heath site yesterday and today to look at a house, when we first went there we wasn’t planning on to buy a house but the very kind and helpful lady there showed us a house on site and we fell in love straight away with the house. We’ve been to many housing developments and none of them showed us a house on site that is almost finished so I would like to say thank you for giving her time up. We also went today to sort out all the needed paperwork and reservation fee. The lady was very helpful and made the whole paperwork experience easier and explained everything very nicely in detail. She also took us on site again to have another look at the house. If it wasn’t for her maybe we wouldn’t of known about the house or even reserve it. Overall we had an amazing experience and we are as a family very happy to buy a house at the Furlong Heath development.

Urban Quarter Hengrove

Purchased home in a Urban Quarter in April 21 - quickly realised how poor the finishes were and how the property was not ready to be moved into after huge push for completion. 12 months in absolutely nothing completed on our home. The worst customer service I’ve ever experienced. You are always ignored even when you have opened claims with the NHBC! Biggest unnecessary stress of ours and some much of our time lost with Tilia. Hugely disappointing and despicable customer care.
