The staff at CPS are always helpful and more recently I have had a tenancy come to an end and they have already found new tenants for the property. They seem to be very proactive and I have always had rent transferred on time with clear statements explaining any deductions. I find them very professional in my dealings with them. Highly recommend them.

TrustpilotCardiff's most nefarious gangsters
I have had several years experience with CPS Homes, although I am currently not renting through them (which I am incredibly grateful for), they have:-Attempted to overrule our statutory right to privacy by enforcing a policy of 30 minutes warning for 30+ hours a week for house viewings.-Attempted to put our rent up far beyond RPI, without consulting our landlord who promptly prevented them-Attempted to over charge us for fees for damages we were not responsible for, without offering any proofI have proof of all of the above via email paper trails, and when challenged they rolled over every time. This is their strategy - they try and get away with everything, with every one. They obstruct and intimidate anyone who challenges them before eventually relenting after exhausting everyone's energy and time. Most do not have the capacity to challenge them, and end up paying through the nose. When I started renting with them they bribed us with a discount on our fees to write them a five star review before we'd even signed on. Does that sound like the kind of thing a company with confidence in their own conduct would do? Currently they are attempting to charge my partner an illegal fee (we have consulted our renter's union and Shelter Cymru who are in agreement that they are in extremely dubious legal territory) and have resorted to threats again. Gangsters who have shaken down many generations of students, young people, and working class renters who are not fully aware of their rights. They will attempt to shift the blame for all of this on to the landlord and the tenant, but we all know that their function is to milk the tenant for all they are worth, providing value to the landlord without having to subject them to the discomfort of their immorality and the aggression with which they treat tenants (who technically pay their wages). Don't listen to them. What kind of letting agent requires you to front up six months of rent, provide a guarantor, and show proof of employment, while renewing a contract at a house for which you've already paid rent for a year without missing a payment. Obstructive, extractive, exploitative. For further information on their corruption look up 'Joe Lycett's on your side, CPS', it's well documented. They use shell companies run by relatives to fabricate cleaning charges.

Hi Eben,We’re sorry that your experience with CPS Homes was a less than positive one. We’ve reached out to you via Trustpilot’s private messaging platform to establish when and where you rented a property managed by CPS Homes, so we can look at the specifics of your comments. Responding more broadly:- Following feedback from contract-holders, we reviewed and updated our policies and procedures within the viewings process some two years ago, with further enhancements made more recently following the introduction of software that automatically issues notice to current contract-holders. The feedback we receive now is that our notice procedure is both timely and informative, though we’re sorry if it wasn’t when you rented through us.- It’s not for us to decide how much rent contract-holders must pay as occupation contracts are between just two parties: the contract-holder(s) and the landlord. Rents cannot be reviewed or increased within the fixed-term period of a contract, though they are reviewed in line with current market conditions when a fixed-term comes to an end. If contract-holders indicate that they wish to extend their stay beyond the end of their fixed-term, we use our knowledge of the market to advise the landlord what rental income the property would be expected to achieve in the current market, though we always point out that we believe there’s something to be said for having contract-holders they know and trust, so they should be open to renewing contract-holders paying less than what the property would be advertised at for new contract-holders. It’s then the landlord’s decision on how they wish to proceed. If your landlord chose to keep your rent more-or-less the same following our advice, that’s great.- As contracts are between landlord and contract-holder(s), if there are ever any proposed deposit deductions to claim for, it is the landlord who has chosen to submit this claim. We would much prefer not have to make a claim from a deposit. We don't profit in any way from said deductions, and it's far quicker and easier to return a deposit in full. Our contract with the landlord stipulates we will document the condition of the property at the end of the tenancy (as we also do at the beginning of each tenancy), then provide this report to them for their assessment, as, again, being the owner of the property, they are the decision maker. Within the report, we highlight items that we believe are a result of wear and tear, therefore the responsibility of the landlord to make good before any new contract-holders arrive. We also highlight any items we believe to be over and beyond fair wear and tear, which, if substantially different to the condition at the start of the tenancy, he/she may wish to claim from the deposit for.We feel it's important to point out that it's not uncommon for there to be a dispute at the end of a tenancy. Rightly, contract-holders are keen to receive as much of their deposit back as possible, whereas landlords would like to be compensated for any dilapidation they believe is not a result of wear and tear. So, by virtue of their own standpoints, deposit claims are a contentious matter. Thankfully, the vast majority of potential deposit disputes are settled before they become protracted. As with any deposit return, if a contract-holder feels a landlord's claim is not justified and a mutual agreement cannot be reached, the deposit scheme that protects the deposit can appoint an unbiased, impartial adjudicator to consider all evidence and make a ruling. We're pleased to say that the vast majority of deposits CPS Homes returns are done so with mutual agreement between landlord and contract-holder, meaning only a small minority require independent adjudication. Finally, all contract-holder-related charges are laid out in the terms of the occupation contract from the outset and we are satisfied that they are legally permissible. All the best,The CPS Homes Team.

TrustpilotThoroughly impressed with the service
Having had issues with a previous agent I decided to contact CPS Homes to manage the sale of my property and I’m so happy I did. Sian dealt with my sale and was efficient, friendly, and kept me constantly updated. I really felt that my property was in great hands and the viewings and ultimate sale was managed smoothly and with no fuss (even during a pandemic!) CPS found a buyer very quickly and took on more than I was expecting in terms of contacting solicitors/collecting keys from another agent etc and keeping everything moving. I would highly recommend Sian and the team and would not hesitate to use them again.

GoogleI have been renting with CPS for a few years now. When I first started to rent with them 4/5 years ago, the team was lovely but the service was not up to expected standards. However, I am really happy with the service received this year, especially with regards to one of the employees, Zara Lawes. She has always been polite, professional and happy to help. Moreover, she has dealt with our queries and maintenance issues very effectively.

TrustpilotCPS Homes sold our property
We can't speak highly enough of CPS Homes. They certainly went over and above the level of service we expected to receive from an estate agent.Problems can unexpectedly occur in any legal process, but CPS Homes remained on the ball at all times and if they had not been so pro-active in keeping our sale on-track we undoubtedly would still be 'on the market'. Sometimes buyers and sellers alike find it difficult to get an accurate picture from the 'other side's' solicitors, however, Chels (as we came to know her) became our go-between, and we came to rely on her as the person who will roll her sleeves up and 'get things moving'! A special thanks to Nathan too, who we feel deserves praise for his professionalism, knowledge and understanding. If ever Nathan or Chelsea were not available personally when we needed them, messages taken by other members of staff were promptly passed on and we were always called back. In our opinion, CPS Homes is a very well run professional company, with staff who are really conscientious and care about giving the best possible service. With grateful thanks from another satisfied client.

We signed a house with Florence. We were lucky enough to sort the house quickly due to her quick communication between us and the landlord. She was lush to speak to and made sure we understood everything before signing/ paying for anything! I would like to also mention her team were quick to answer the calls and give any help they could when Florence was not in the office!

TrustpilotVery very fast, professional and polite company
The last 2/3 weeks I’ve dealt with so many estate agents, some laughed at me some were rude and some just didn’t care to bother, but CPS have been incredible. They were polite on the phone which is rare, they are supporting and very very professional. Straight to the point and so so fast. You send an email and you get a response with no hassle or rudeness attached. Me personally dealt with Nadine Higgins and she’s polite, fast and professional.

So I was very relieved to have Chelsea from CPS to help sort out a myriad of issues that were necessary to resolve and finally get it over the line. Thanks for the help.

TrustpilotCPS review
CPS, in particular Chelsea Staunton was a big help with providing information on the property we were enquiring about and helping us in securing the property. We heard back within the day and we found that it was a very friendly service and we were very satisfied with it. We've had such difficulty finding the property that we felt was right for us, and found that with other letting agencies they weren't as helpful as CPS, so thank you to the team and Chelsea again!

TrustpilotUntrustworthy letting agent; potential tenants should avoid
I tried to rent an apartment in Cardiff through this company in April 2022. The company uses a tenancy agreement template, which is unfair against tenants. Although I clearly pointed out how unfair their template was, their staff only repeated again and again that the terms could not be amended. They only said I would run the risk of my holding deposit being forfeited. Moreover, their staff failed to draw to my attention any restrictive use of the property and I had to find it out by reading their template. So, potential tenants should avoid this company. After my first review, CPS Homes claimed that their tenancy agreement had been checked and verified by Rent Smart Wales. I then made enquiry with Rent Smart Wales and RSW's reply is that it is not their responsibility to review a lettings agent's agreement and they will not do so. So, RSW's reply clearly shows that CPS Homes' claim is wrong and they have credibility problem.Based on my above said experience, I lodged a complaint with The Property Ombudsman ("TPO"). At the end of TPO's investigation, CPS Homes was found to be on the wrong and they have return my deposit to me at last. But they did not offer me an apology for unlawfully retaining my deposit for nearly half a year. So, anyone does not want to have spend time dealing with this kind of deceitful and unprofessional agent, please avoid CPS Homes.

Dear Louis,Thank you for your review. Naturally, we're disappointed to learn of your comments. As you point out, our tenancy agreement is taken from a standard template that is used up and down the country by many agents. It has been checked and verified by Rent Smart Wales, so we can assure you and other prospective tenants that it is not unfair against tenants, else this would have been flagged and amended accordingly. The agreement is freely available on our website should prospective tenants wish to view it before committing to paying a holding deposit. We always encourage this as we wouldn't anybody entering into an agreement - housing-related or otherwise - without first understanding what they are signing up to.Kind regards,The CPS Homes Team.

TrustpilotVery happy seller!
As a first time seller, I had 5 agents come to evaluate my property. I was lucky enough to meet Nathan. From the get go, he was professional and very likeable. He offered me a competitive deal and I gladly accepted as I knew he would come across very well to potential buyers. I felt Nathan was honest with me and his communication was great, offering well-needed advice! One thing I would like to mention is the fact that Nathan took Covid regulations seriously. As a buyer, having now viewed a number of properties myself, I’ve experienced agents who haven’t played by the rules. I feel for sellers who have had strangers view their properties, not having removed their shoes/worn a mask/sanatised their hands, whereas Nathan insisted on the above- something I really appreciated and I believe it says a lot about his profesionalism.Since finding a buyer, I have had communication via Chelsea, who again, is very helpful and replies quickly. Believe me, I am one to grumble at poor service but credit where credit is due, my experience with CPS has been very positive and stress free- I would definitely use this agency again. Thank you, CPS!

TrustpilotReview of CPS Homes - The Power Family.
We returned to the UK from overseas at the start of the lockdown period, CPS homes were great in assisting us with getting somewhere to base ourselves. Once our household belongings were delivered we moved into a larger house and informed CPS Homes that we would be ending the tenancy period eraly. Nikki Hamer was our contact for the closing of our account and she was excellent in finding a new tenant so that we could get some of the advance rent we paid reimbursed. Nikki managed the whole end of tenancy well and we have had no problems in getting this finalised - something remarkable in this present situation.

I’d always thought of CPS as letting agents, but seeing their for sale signs around, I thought I’d invite them to appraise my property along with a few others. They stood out from the start. Nathan came and gave me lots of good advice about what I needed to do to get the best price. When they said they had people interested in properties in my area, for once here was an agent who meant it! My ad went live on the Friday, and by the Monday we had loads of appointments booked in for viewings. They decided to do a block booking, but at 15min intervals. It was so well organised and the whole afternoon ran like clockwork. Chelsey was the agent that conducted the viewings, and I have never been so impressed. She was so professional. I wanted to be there in case anyone had any questions, but I wasn’t needed, she really had done her homework. Her negotiating skills were superb and she achieved a sale price considerably more than I was expecting, and over £30,000 more than other agents had told me I could hope to get. All in all, a first class service.

Within four weeks of the property being listed, we had sold subject to contract. Unfortunately due to Covid, things were out on hold. I am pleased to say that as soon as was possible after closure, our purchasers were contacted and exchange went ahead a d completion is at the end of this week. TrustpilotJacob needs replacing
Jacob needs replacing. We viewed a house with him today and he was nothing but rude. No eye contact, walking away from us, no helpful responses, no engaging in conversation. I had lots of questions about the house and he seemed to not care for providing responses or even my being there. Terrible service from someone who is meant to want to let the homes. Nothing wrong with the house we viewed except that he didn’t seem to know any answers to our questions. We were super excited to view the house but our experience was tainted by the customer service and we left insulted. Will not deal with cps again if it means dealing with Jacob.

GoogleCPS is a fascinating company, I am not sure how they do it but they do an incredible job at alluring you into signing up with them. They initially appear to be incredibly friendly, professional and honestly despite knowing that almost every student shouts at you to never sign up with them, I was initially very impressed.
That was until, we moved into the house - where their fake facade slips off. Unprofessional messages, lies and a complete lack of respect for their tennants is what you quickly find out. It's almost comical. Especially when you get to the end of the year and you want to try and get your deposit back - I have honestly never met such an unprofessional and deceptive company.
I am not sure if they are magically really good for non-student tennants because there are somehow some positive reviews. But to anybody who is a student - please avoid this company like the plague, I have never met a single person who has had a positive experience with them.
