We've just completed on a house purchase in Cardiff and CPS Homes were brilliant from start to finish, from viewing to final steps. Chelsea in particular was great during the process, guiding us through every stage and dealing with the vendor and both sets of solicitors (who were both pretty useless!). Would definitely use again!

100% Recommend

Me and my flatmate had nothing but a positive experience with CPS Homes and Jordan Parry in particular. All the staff at CPS Homes were always very friendly and we always felt welcome. We were helped and shown around the properties by Jordan Parry, His help was invaluable, his knowledge of the properties alongside his willingness to help allowed us to ask any questions we had and they were all answered perfectly! As well as this, his pleasant and friendly personality made us feel comfortable and made him a joy to be around. Would 100% recommend CPS Homes and Jordan in particular.

The most diabolical and unbelievable…

The most diabolical and unbelievable mismanagement of my property possible. This company cost me at least 4 months lost rent from their inability to communicate with each other and with ME! Some muppet decided to stop marketing my property without actually telling me or discussing it with me.And the person who did the last check out failed to identify some fundamental missing items and that the heating and hot water was left on (so it ended up being on for nearly 2 months!)God knows what I paid these people for! They seemed to have done absolutely nothing in nearly three years. And I didn't even get an apology for their failings

Wood · 12 December 2019

Agent replied · 12 June 2024

Dear Ms Wood, Thank you for taking time to review your experience, but we feel as though your comments are unfair and not an accurate representation of events. The tenants of two years issued their notice to leave, meaning the property would be available again from January. Our Lettings Team got in touch with you many weeks prior to this and sought to get the property on the market for you. We managed the property, so it was not in our interests (or yours) to have it fall empty. However, you informed us that you were looking to sell the property, and as such, our sales team got in touch to discuss this option. We advised you that if we were going down a sales path, we would not re-let the property, as it was likely an owner-occupier would wish to buy it.At the end of March, the sales team informed you that the prospect of finding a buyer was unlikely as, in its current condition, the property required a significant level of work, including damp-proofing. Damp is caused by structural defects, not mismanagement.Following this, our Lettings Team got in touch with you again to reconsider renting the property post-work being done. Lettings spoke with you in early April to discuss when the work would be complete, but you were unable to give us a timeframe. We could not market the property without a deadline on the work because we could not have had tenants moving into a property that was not habitable. You eventually told us the property would be ready by the end of May, but when we attended to get new photos of the property then, they were still incomplete. We continued to seek an update on the works in the month following, but this was to no avail. Whilst we were working hard to get this property on the market for you, we could not do so due to the reasons raised above, so it did have to sit empty over these months, something we gave our best efforts to overcome. Finally, tenants were charged accordingly for any issues raised within their checkout. If you have any further comments, please contact us directly to discuss.CPS Homes.

Had a call on 28th Aug to say our current tenant wouldn't be resigning so will be vacating on 4th Oct. Received an email on 6th Sept advising us the flat has been relet at £750 from 9/10/24, really pleased as this is also an increase in the rent. We try to deal with Charlotte Rhiannon, Kelsey or Cameron as they deal with our issues really effectively.

Dreadful- had mushroom grow in rooms and black mould. Endless amount of damp. Poor communication skills. Constantly breaching the contract- wouldn’t give 24 hours notice before entering the property.

Juliette · 21 December 2024

Agent replied · 28 December 2024

Hi Juliette, Thank you for leaving a review. We’re sorry that your experience with CPS Homes hasn’t been a positive one. We can see that you chose to rent two properties from us over a total of 24 months. For the purpose of this reply, we’ve assumed that you’re referring to the most recent property you lived in. Landlords and occupiers both share responsibilities in preventing condensation, which leads to mould. The landlord must provide the necessary ‘tools’ and maintain them. It’s then for the occupier(s) to use these ‘tools’ and live in such a way that does not create the conditions for condensation to turn into mould. The ‘tools’ a landlord should look to provide where possible are a fully working heating system with adequately placed and sized radiators, extractor fans in kitchens and bathrooms, vents in the windows, a washing line and a tumble dryer. We ask occupiers to confirm the presence of these items and if they’re working as they should be. If any of these answers are “no”, we will have a conversation with the landlord about making some changes. On top of this, we issue contract-holders with detailed, written advice, produced in conjunction with Cardiff Council, on how to reduce mould caused by condensation. It’s typically caused by not using the heating enough (common in today’s “energy prices are expensive” world), turning mechanical extraction off, not opening windows when showering or cooking, drying clothes indoors (sometimes even when a dryer is provided, again for fear of electricity costs), not using lids on pans when cooking, storing damp clothes or shoes in drawers/wardrobes, not opening trickle vents, failing to wipe down damp/wet surfaces and placing furniture too tight to a wall. Damp is something completely different as it's caused by a structural issue with the property, e.g. a leak coming in from the roof due to a broken tile or a part of the external rendering is missing and letting rainwater in. You’ll see a visible tidemark or wet patch on the wall/ceiling, which looks very different to mould. Rectifying damp is wholly a landlord's responsibility. We can see that your landlord promptly saw to the one damp issue you had. It should be pointed out that a damp issue cropping up isn’t uncommon, especially in older houses. We apologise for any communication-related issues. We provide at least 24 hours’ notice of any viewings or inspections, though if a maintenance issue is reported and we can have a contractor attend sooner than 24 hours’ time, we will always aim to do so as we assume that occupiers would prefer to have the issue rectified sooner rather than later. Contractors often get last-minute slots available in their diaries, so we try to fill them as it can sometimes be days until they get another slot. However, if an occupier indicates that they’d prefer to wait at least 24 hours for a contractor to attend, we will of course follow their instruction on that. Kind regards, The CPS Homes Team.

If I could give 0 stars I definitely would. Signed for a “furnished” flat with CPS earlier this year. Got to the flat and no chairs nor tables were provided to sit and eat on. Messaged CPS to ask if they could provide me the basics of a furnished house and they came back with “maybe you can buy it yourself”. Beware that you may have to eat on the floor in a CPS house. Absolute joke.

Alban · 13 August 2020

Agent replied · 12 June 2024

Hi Alban,Thank you for leaving us a review.Furnished properties don't always come with a table and chairs, I'm afraid, and there is no set definition for what is 'furnished'. This isn't just the case for properties let by CPS Homes, but for agents up and down the country, as different landlords provide different items according to their budget and the space available in the property. The most common reason for not supplying a table and chairs is a lack of space.Following your request, our team would have asked the landlord if he was willing and able to provide the items requested, to which the answer was 'no', unfortunately. Our advice was therefore that you may wish to supply these yourself. To our knowledge, you were never promised that a table and chairs would be provided during the letting process.Kind regards,The CPS Homes Team.

I have had a very bad experience with cps, very hard to speak to anyone from the deposit return team, not even able to obtain a number to phone anyone about issues. My daughter ended her contract in June and still awaiting correspondence regarding deposit. Her room was very poorly ventilated and apparently have to pay £300 pounds to paint room which will not fix the problem as the room was dark and had poor heating.

Natalie · 6 November 2020

Agent replied · 12 June 2024

Dear Natalie, Thank you for your comments. We're sorry to hear that you haven't had a positive experience with us. We hope we can shed some light on the issues you have been experiencing. As we're not the decision makers in the process, we have asked that all deposit-related communication be in writing so that we can pass it onto the landlord for approval.Following our check-out inspection, we approached the landlord with our photographic findings, like we do in all cases. Whilst we will indicate whether we think something falls within fair wear and tear or should be attributed to the tenants, it is ultimately their decision if they wish to make a claim against the deposit or not and, if so, how much they seek for each issue. In this case, the landlord has decided which items he wishes to claim for and has given us an itemised breakdown of the claim. The tenants are, of course, welcome to dispute any claim and we can facilitate this, but we can’t remove or alter any claims without the landlord's say-so as we have to act on their instructions. We can see that we have recently received an e-mail breaking down the tenants' reasons for dispute, which has been passed to the landlord to comment on. We’ll allow them an opportunity to make any representations and make a counter-offer. If an agreement can’t be reached, we will refer the case to the DPS’ adjudication service as a last resort. With regards to your comments about the room suffering from poor ventilation and heating, we have no history of the tenant raising any problems with us during the course of the tenancy, nor have the current tenants raised any faults with the radiator or window not working. The tenants can expect to hear from us soon, however if you have any further queries, please direct these to deposits@cpshomes.co.uk. Kind regards,The CPS Homes Team.
