Just purchased a small block of 8 units…

Just purchased a small block of 8 units in central Cardiff. There were many things the previous owners have failed to keep up with and as a result managerially it was a bit of a mess. So I was very relieved to have Chelsea from CPS to help sort out a myriad of issues that were necessary to resolve and finally get it over the line. Thanks for the help.

CPS review

CPS, in particular Chelsea Staunton was a big help with providing information on the property we were enquiring about and helping us in securing the property. We heard back within the day and we found that it was a very friendly service and we were very satisfied with it. We've had such difficulty finding the property that we felt was right for us, and found that with other letting agencies they weren't as helpful as CPS, so thank you to the team and Chelsea again!

Jordan has been pleasing to work with and providing me with ideas for when I wish to put my property on the market. Untrustworthy letting agent; potential tenants should avoid

I tried to rent an apartment in Cardiff through this company in April 2022. The company uses a tenancy agreement template, which is unfair against tenants. Although I clearly pointed out how unfair their template was, their staff only repeated again and again that the terms could not be amended. They only said I would run the risk of my holding deposit being forfeited. Moreover, their staff failed to draw to my attention any restrictive use of the property and I had to find it out by reading their template. So, potential tenants should avoid this company.After my first review, CPS Homes claimed that their tenancy agreement had been checked and verified by Rent Smart Wales. I then made enquiry with Rent Smart Wales and RSW's reply is that it is not their responsibility to review a lettings agent's agreement and they will not do so. So, RSW's reply clearly shows that CPS Homes' claim is wrong and they have credibility problem.Based on my above said experience, I lodged a complaint with The Property Ombudsman ("TPO"). At the end of TPO's investigation, CPS Homes was found to be on the wrong and they have return my deposit to me at last. But they did not offer me an apology for unlawfully retaining my deposit for nearly half a year. So, anyone does not want to have spend time dealing with this kind of deceitful and unprofessional agent, please avoid CPS Homes.

It has been checked and verified by Rent Smart Wales, so we can assure you and other prospective tenants that it is not unfair against tenants, else this would have been flagged and amended accordingly.The agreement is freely available on our website should prospective tenants wish to view it before committing to paying a holding deposit. So we are currently looking to purchase and have had 3 viewings. 2 within Nathan and 1 with Tiffany. Today we viewed at short notice and I can honestly say the team go above and beyond. Very happy seller!

As a first time seller, I had 5 agents come to evaluate my property. I was lucky enough to meet Nathan. From the get go, he was professional and very likeable. He offered me a competitive deal and I gladly accepted as I knew he would come across very well to potential buyers. I felt Nathan was honest with me and his communication was great, offering well-needed advice! One thing I would like to mention is the fact that Nathan took Covid regulations seriously. As a buyer, having now viewed a number of properties myself, I’ve experienced agents who haven’t played by the rules. I feel for sellers who have had strangers view their properties, not having removed their shoes/worn a mask/sanatised their hands, whereas Nathan insisted on the above- something I really appreciated and I believe it says a lot about his profesionalism.Since finding a buyer, I have had communication via Chelsea, who again, is very helpful and replies quickly. Believe me, I am one to grumble at poor service but credit where credit is due, my experience with CPS has been very positive and stress free- I would definitely use this agency again. Thank you, CPS!

Review of CPS Homes - The Power Family.

We returned to the UK from overseas at the start of the lockdown period, CPS homes were great in assisting us with getting somewhere to base ourselves. Once our household belongings were delivered we moved into a larger house and informed CPS Homes that we would be ending the tenancy period eraly. Nikki Hamer was our contact for the closing of our account and she was excellent in finding a new tenant so that we could get some of the advance rent we paid reimbursed. Nikki managed the whole end of tenancy well and we have had no problems in getting this finalised - something remarkable in this present situation.

In the end, found a great place and am now in the process of signing everything. Seems straightforward and they answer any questions I have. Would use again!

I’d always thought of CPS as letting…

I’d always thought of CPS as letting agents, but seeing their for sale signs around, I thought I’d invite them to appraise my property along with a few others. They stood out from the start. Nathan came and gave me lots of good advice about what I needed to do to get the best price. When they said they had people interested in properties in my area, for once here was an agent who meant it! My ad went live on the Friday, and by the Monday we had loads of appointments booked in for viewings. They decided to do a block booking, but at 15min intervals. It was so well organised and the whole afternoon ran like clockwork. Chelsey was the agent that conducted the viewings, and I have never been so impressed. She was so professional. I wanted to be there in case anyone had any questions, but I wasn’t needed, she really had done her homework. Her negotiating skills were superb and she achieved a sale price considerably more than I was expecting, and over £30,000 more than other agents had told me I could hope to get. All in all, a first class service.

This agent was recommended to us by someone who had had an excellent service. They promptly valued and marketed our property, organising an open day within two weeks. Within four weeks of the property being listed, we had sold subject to contract. Unfortunately due to Covid, things were out on hold. I am pleased to say that as soon as was possible after closure, our purchasers were contacted and exchange went ahead a d completion is at the end of this week. Thank you Nathan and your staff in the Wellfield Rd Cardiff branch for such great service.

Jacob needs replacing

Jacob needs replacing. We viewed a house with him today and he was nothing but rude. No eye contact, walking away from us, no helpful responses, no engaging in conversation. I had lots of questions about the house and he seemed to not care for providing responses or even my being there. Terrible service from someone who is meant to want to let the homes. Nothing wrong with the house we viewed except that he didn’t seem to know any answers to our questions. We were super excited to view the house but our experience was tainted by the customer service and we left insulted. Will not deal with cps again if it means dealing with Jacob.

Would absolutely recommend

CPS have been absolutely fantastic throughout my recent experience in purchasing my first home. Chelsea was exceptional in literally everything that she did, and moved mountains to make sure the purchase was as easy as it could have been. Rhys and his team at CPS Cardiff,managed to rent my house out last year within 1 week. The tenants are excellent.CPS recently gave out a link to landlords to fill in and send out to their tenants as this is a requirement in Wales. Again CPS were meticulously ans thorougher and clearly spent a lot of time.Highly recommended experience

Appalling guarantor agreement - read carefully and run!

If you are planning on being a guarantor for one of their tenancies, you should be aware that your liability is unlimited, and they may claim against your own home.This is what they had to say when asked "There isn’t a maximum amount listed in regards to damages however any structural/environment would be down to the landlord whether they have home insurance or not as this isn’t a legal requirement however if it is tenant negligence for damage or caused on purpose to the property then we would look to the tenants/guarantors."

We're a little unsure of your concerns surrounding the guarantor agreement, so will attempt to allay them, or at least explain the position, in this reply.We should first point out that the guarantor agreement you've been asked to sign is signed by more than 4,000 guarantors every year.Whilst it is not a legal requirement for property owners to have building insurance, the vast majority, if not all, mortgage lenders will require it, particularly for buy-to-let properties, so it would be very rare for a landlord not to have building insurance. Additionally, our terms of business with every landlord dictate that building insurance is a must.Landlords can't insure tenants' belongings, so it's highly recommended that tenants take out their own contents' insurance policy.A guarantor agrees to meet the terms of the occupation contract where the person they are guaranteeing fails to do so. Although failure to comply with the terms of the contract is rare, where it does happen, it's most commonly for non-payment of rent or minor damages. The liability for rent is limited to the total rent owed. We have never seen a limit imposed for obligations that aren't rent payment-related, as they are impossible to quantify in advance. Not used the for years. They had a person in their accounts department that withheld my rent and only paid when l chased them Also, they did a repair than after paying, they charged for matetials. As they were managing my property at the time they deducted the money. Also the person they used for the repair has a relationship, possibly brother or brother in law of one of the senior persons working there.

Without you providing us with your name and/or the property we managed on your behalf (you're welcome to provide this to feedback@cpshomes.co.uk), we're unable to respond with detail, but what we will say for the public record is: - We pass the rent we collect from contract-holders onto landlords within the specified and agreed period of time, which is always within a few working days, so we don't recognise your experience in this regard. We only get paid when we deduct our pre-agreed management fee from the rent received and pass on the remainder, so it wouldn't be within our interests to withhold it as we wouldn't then earn an income. - We don't carry out repairs ourselves. We use trusted, reliable, third-party contractors who subsequently produce an invoice for their labour and materials, as is the industry standard, so it would be normal for you to be charged for the materials they purchased in order to carry out the job. The total cost of each job carried out by the contractors we use is always pre-agreed with each landlord. - Many letting agents are family-run businesses where issuing work to relatives or known acquaintances is commonplace. There is no law or guidance that prevents this. Providing the persons or companies instructed meet the landlord/letting agent's standards, are capable of completing the job asked of them and charge fairly for their time, there is no reason why such work should not be passed their way. In the same respect, some private landlords are builders, plumbers, carpenters etc by trade, or know somebody who is, so will carry out their own work on properties they own or pass it onto known acquaintances. Only just got deposit back today…

Only just got deposit back today (rented during last academic year) after having to file a complaint with the DPS. I moved out in July. Main recoccuring problem was that they let themselves into the property for viewings unannounced and without prior warning (if we were lucky a text 5 minutes before from a blocked number), they also gave out keys to workmen without letting us know. Happened multiple times. Once I was alone in the property in my pyjamas and a man let himself into the place (workman who thought CPS had let us know he was coming to take measurements) this was very intimidating. This seemed to just be how they operate. Feel as though I spent the whole year ringing and complaining and being mucked around. House was not in a nice condition and CPS attempted to charge us obsenely overpriced charges for tiny preexisiting scratches etc. The bedroom doors and toilet doors never locked and this was not fixed. Once a flatmate got locked into his room. Anticipate mold and potentially rats (they wont help).Tips if youŕe unfortunate enough to deal with them: - Remember names because they will not remember this is your 6th time calling about the same issue etc. (Keep going eventually theyĺl get the message).- Refuse entry everytime they let themselves in. Ring straight after to complain and email a follow up. - Take photos of absolutely everything when you move in and be prepared to spend your summer chasing them up and sending off appeals when they threaten you with outrageous charges.
