Had fantastic service from the lady who showed us around flat options. We arrived slightly early for are appointment but ended up leaving the office right on time as she was so quick so serve us which was lovely. There was no rush at all around the flats allowing us time to look at everything. After are showings we returned swiftly after deciding which flat we would choose upon. We had only a short wait before another lovely women served us swiftly helping us through all the paperwork. Fantastic service while also offering flats at very affordable rates will definitely be recommending to are friends.

My friends and I have recently been looking for a 6 bed house to rent for our final year in Cardiff. Late this afternoon we visited the CPS Homes branch on Woodville Road. Our property advisor, Gareth Coleman, showed great customer service this afternoon and I feel his good work should be credited. On the house viewings, Gareth was very chatty and interested in our honest thoughts of the properties. When returning to the Woodville branch after, Gareth was understanding of the fact we were unable to purchase today and was willing to help organise second viewings (as not all 6 members could attend today). We were concerned that we may be pressured into making sudden decisions, but instead found the whole process stress free. I would like to congratulate CPS for their great customer service. My house mates and I plan to continue working with your services for our final year.

I have worked with CPS twice now, both experiences have been positive.1) Years ago I was a tenant with CPS and although some mistakes were made at the beginning of the tenancy, they took full responsibility and made up for the errors. Maintenance was always carried out on time, and they were the first agents not to make deductions from my deposit for normal wear and tear on a property. Our deposit was returned straight away with no fuss.2) We have just bought our first house with CPS and Sian has been amazing throughout the whole process. Very impressed with the service we've received.

I have used CPS for some time to find tenants and manage my property and I am happy with the services I have received.The management of the property was good. The team are always available to sort out any problems or issues with tenants. Services to the property is done very quickly. All contracts and documentations are hassle free.In terms or finding tenants, they were also quite efficient. The rental value achieved for my property was one of the main positive aspects of CPS. Tenants were found within a very short period of advertising which puts the landlord mind at rest from very early on.The only drawback comment is that I found it to be slightly pricey compared to managing the property myself (not including the agency fees). The charges for services are higher and in average, more services were carried out compared to self management. Perhaps this is the cost of having peace of mind when renting a property?Overall, I am satisfied with the service I received and I would recommend CPS as letting agency.

I was really nervous putting my home onto the market because it was the first time I had ever sold a property, but I can honestly say it was 100% the best decision I could have made by giving it to CPS to sell. They sold it within just 2 days of it going onto the market and for £14,000 above the asking price!! To say I that I am delighted is an understatement! I don’t think there is a single positive thing that I can say about my experience with CPS. From leaking toilets, sewage smells, bath leakage, mould, no light downstairs for a week - this house was full of it. Yet, CPS failed to fix these urgent matters in a time any functional human being would call acceptable. Over the summer three of our household were in residence at various times. During this time builders let themselves into the house without prior warning, knocking or announcing themselves; a concerning incident when the house was only occupied by one young female who was in bed when they arrived. They proceeded to leave lights on after they left - this induced panic into one resident when they returned from work one evening assuming burglars were inside. Furthermore, these builders left paint stains on our own furniture and had the nerve to leave the toilet un-flushed and the lid up. When CPS were contacted for an explanation about this breach of our contract, they feigned ignorance of this activity and we were again left with no explanation.Then our appliances began to give up on us, the washing machine broke multiple times, without a sufficient response from CPS we were forced to fix the issues ourselves which eventually led to a sulphur filled flood through our kitchen. CPS’s response time, if they respond at all, is appalling. In the space of two months we emailed many times about a broken chair, but the issue similarly remained unresolved - no response and no chair. Upon arriving at the house in July, we discovered our toilet was loose as it wasn’t bolted to the floor. An incident CPS decided needed roofers to solve. A confusing decision for both contractor and tenants. This issue led to leaking through to the kitchen which in turn, led to the development of mould across the ceiling and walls forcing our household to rearrange possessions once certain cupboards became damp and unusable. This disgusting event brought a sombre effect upon the household, making the kitchen an unpleasant room to be in - it was finally tackled (to a marginally satisfactory standard) after a month. The bathroom leaks didn’t stop there. After a bath leak filled the below flooring with water; a tenant walked into the kitchen to find the entire floor covered in dirty discoloured water which continued to pour from the ceiling light. A little while later the light became too heavy and fell, dangling by a few wires, still leaking. An incredibly dangerous situation that resulted in the power needing to be turned off. Phoning the “emergency plumber” would seem like a sensible solution, BUT NO. The number supplied on CPS’s contact list was answered by a company no longer working for CPS. Thanks. Now we’re left with a light dangling from our kitchen ceiling filled with water, and no way to fix it until Monday. This forced our ground floor housemate, in mid November, to live in darkness for a week. If CPS consider the information they send out to be important then it would make logical sense for all tenants to receive it. However, CPS decided to make their own decision of who should know what - most of the time only half of the household got emails or texts, sometimes only one person would receive them, leading to a disarray of knowledge within the house. Texts of impending arrival for inspections or viewings were either incorrect or sent too late, we were never given 24 hours notice. In the end only once was a visit preceded by a text - it was a 15 minute notice, early in the morning when the entire household were still asleep without prior warning. Which is completely unacceptable. Every email sent to the maintenance staff would take too long for a response to occur, even longer for repairs to take place. It was just ridiculous when essential items such as the oven or toilet were left in their broken state forcing us as tenants to adapt our lives around these faulty items. When CPS finally decided to employ a contractor to fix issues, they would not convey the correct information or the extent of the entire problem. Many times contractors left almost as soon as they arrived due to this lack of information - extending the time we were left with faulty appliances. Soon enough our household were fed up with this communication mishap and left our own notes for electricians explaining the problems in case they also had no idea. We were constantly left in the dark about repair works, and then on checkout day the CPS staff member informed us our landlord would be charging us for the broken chair (which, I might add, was close to breaking to begin with and all that happened was it was used for its actual purpose. Sitting. It just fell apart). We had reported the chair two months prior to moving out and to be only told about this charge on our last day is just appalling. After all of the turmoil this company have put us through, CPS have the balls to write cleaning charges on the form after checkout was completed and it was signed by our lead tenant. Therefore when we requested a copy we were shocked to find issues we had not been told about when the checkout inspection took place - the staff member carrying this out ran through everything she’d written down and bathrooms had not been noted. When the digital copy was begrudgingly sent, suddenly a note about bathrooms had appeared!Similarly, charges were claimed for “dusty skirting boards” in a bedroom that had been vacuumed that very morning, and in another behind the bed yet when we moved into the property the previous year, it had been left in a subpar standard. A week after our household have moved out and we are still dealing with problems from this poor excuse of a company, facing a wait of three months to receive our deposit back; if we get it back at all, seeing as CPS seem determined to find any excuse to take money from us.Credit where credit is due, our experience with CPS has taught us to stand up against condescending, money grabbing companies who take advantage of students treating them with - over the last year we have learnt from the turmoil of the appalling situations, renting a house can cause therefore we would never recommend using CPS to anyone. I feel sorry for the tenants moving into the property we just left - although, they can be happy knowing that they are moving into a well cleaned property, BY US.

My experience with CPS Homes, is unfortunately not a positive one. The staff are unprofessional and incredibly rude, especially Gareth. They do not take responsibility for anything and instead blame landlords, cleaners and tenants for any discrepancies. They do not clean properties between tenants. The staff are young and arrogant, do not listen and always think they are right. They have no people skills whatsoever and do not know how to talk to people. The only response to any of these negative reviews is to a disgruntled landlord which clearly shows that they care more about their landlords and money than they do about their tenants.

This company was great and very friendly to start with. Our problems started with their "Deep clean" of my daughter's flat. Basically, it did not happen. When we arrived at the flat to find it in a disgusting state (photos were taken) I phoned the office and spoke to Gareth telling him that we were promised over the phone that the bedsit would be deep cleaned before my daughter moved in. He basically called me a liar and said that it had been cleaned. I had to send photos and contact the cleaning company before they would take notice. Gareth is the rudest member of staff I have ever had to deal with in any company, he ended up putting the phone down on me and when my son and I went in to The Woodville Road Branch to continue to try to resolve the problem we were called threatening. I later found out that the Manager Nikki Lewis was present in the office this day but did not get up at any time to help resolve the issue (even though his staff member felt threatened by a 50 year old woman). The cleaning company were called out the following morning and attempted a deep clean (three of them) with my daughter, son and myself in the bedsit. You can imagine the fumes. We helped them and it took six of us a good couple of hours to clean the bedsit thoroughly. We asked the cleaning company if they had been contacted to clean the flat before my daughter moved in and they said no. So, someone, somewhere is lying. To this day CPS say that the cleaning was carried out, just not to our satisfaction. My daughter has had various maintenance issues, blinds breaking, broken fridge, broken extractor in bathroom, broken freezer (when all her freezer food defrosted) broken cupboards and drawers, broken shower head. The latest issue is her washing machine handle broke leaving her clothes stuck in the washing machine, they are checking liability before they will help her with this. Once maintenance issues are reported they do respond quite quickly but there have just been so many. At the moment my daughter is freezing as the heating system is so old even the maintenance man admitted he did not know how to use it. They provided her with no manual, just like the staff did not know about parking procedures for the flat, the code to enter the back door, etc. My daughter had to ask other tenants. To make matters worse, a few weeks back my daughter had the maintenance man in while she was at work. There are two locks on her door, CPS only gave her a key for one, yet gave the maintenance man both keys. Yes, you guessed it, he locked her out at 10.30pm at night, he was devastated and very worried about where she would go. Obviously so were we but we were two hours away and buses to where we live had stopped running. She was basically homeless for the night and stuck in Cardiff, none of her friends were in, they had all gone home. CPS showed no concern over a 20 year old girl having no where to sleep that night and thank God her neighbours came in at 11.00pm and let her sleep on their kitchen floor. CPS blamed the maintenance man and told us if we contacted the police to break her in her own flat we would be charged. I have asked for them to simply apologise and admit some fault with regards to any of our complaints and look at how they treat their customers in the future, with a great deal of them being young students. The Manager Nikki Lewis has taken no responsibility at all but blamed myself, the cleaners and maintenance team. I am now looking to take further action against this company.

Upon first encounter with CPS we were quite rudely sent away from the office by Gareth as we were not sure as to whether we would have a group of 5 or 6 tenants. He gave us little to no information, just that he didn't "want to waste his time".We rescheduled for two days later, and were shown around properties with Tom who was faultless - very warm and friendly, was able to answer all our questions about each property, and made it a very fun and enjoyable experience.When we returned to the CPS office and decided we wanted to take a property off.the market, we were all more than surprised by the £105 agency fee , which does nothing to secure the property as ours, it simply takes it off the market. CPS will have taken a total of £630 off a group of 6 tenants just to process the paperwork, and we were not pre-warned anywhere when we asked initial questions before viewing any properties with CPS that this would be involved in the process. Quite ridiculous if you ask me, but I imagine that this is something that can be found happening in many estate agents. Many thanks to Tom who was able to talk us through the entire process, and remain cheery at our incessant question asking.

They also act as a middleman to inform landlords of tenants actions when they are only managing sales and not actually managing a property!
