Shambles

This company is a shambles not only are their fees expensive,when ever you ring no one answers the phone , they do not return your phone calls and it takes them 3 weeks to answer emails They also deal with cowboy firms who issue certificates before remidial work has take place. When you tell them you want to leave and go with another letting agency they try to sting you with a fee equel to 6 weeks rent plus vat. The tenent informs me it takes forever to get to speak to someone and now contacts me direct when anything needs sorting

If you're not a cash buyer or a landlord with a portfolio, don't bother.

Expressed interest in a flat for sale. So many questions about "was I an investor" and "was I aware how many investors were interested in this property?", asked for them to get back to me regarding service charges and leasehold etc. That was 4 days ago and I'm still waiting. So learnings are, unless you're planning on buying a fairly expensive property with this lot, or you're a cash buyer or a landlord with a portfolio, forget it . They don't want to know.

Would not touch again if last estate agent in the world

I have used BJB for several transactions, I bought a piece of land via auction conditions, that had lapsed planning, i then got planning although nothing like what was originally advertised, this was obviously muddled through with many untruths about the land, and locations of mineshafts etc, it became apparent that this was not what i had bargained for so with new planning, I placed it with them to dispose of, a valuation was done, and was informed that i should set a guide price at £190k with a reserve of £210k. Although i thought this was generous, i accepted the professional advice.6 days prior to 1st Auction advised that no interest, so to reduce to £170k / £190 Reserve, no bids received.went to auction again for a 2nd time with a reserve of £170k, 2nd auction started, and start price went from £170 to £150k, at this point the auction appeared to attract bids, and went up to £166k, still below reserve, but hammer went down and i immediately text to say accept the bid. Only to receive a message that no bids were received.Time went along and although some offers were made outside of auctions, i finally settled on a sale of £130k, i expected the agent fees to reflect this sale price, i then got the invoice and it stated that the original reserve fee was the outset for this, it was only £500.00 difference, and the agent told me what a superb job he had managed to do to sell it for £130k, despite his first valuation being £210k, being a long term customer i thought (Mistakenly) that they would see reason and actually understand that although the property sold for £130k, they had massively failed in first instance with original valuation of £210k.So overall greed has lost them a customer on this occasion, but please question valuations that they give regarding auction properties, as it suits them to give a high valuation and then get you to reduce it, as there fee is now set at this price despite how poor they perform. to me they did not do magnificently in disposing of the property but did a shambles of a job in the first valuation despite me telling them that i though they had overvalued.

If I could give a 0 I would!

If I could give a 0 I would!I would absolutely not go through this company again far too many wrong doings to list them all, however myself and my landlord both decided to leave Butters John Bee and go elsewhere (one reason being that Butters were holding the land lords money even though it was paid by ourselves) You just get messed about and passed from pillar to post when wanting answers or something done they really couldn’t care less! Molly Farrelly is a complete waste of time and so is everyone else to be completely honest!I certainly would never recommend this company to anyone and I know a couple other people who have had extremely bad experiences with them also. AVOID! I’m now with Bellwood Lettings and they are 1000000x better!

I've dealt with Butters John Bee…

I've dealt with Butters John Bee Sandbach on 4 occasions now with buying and selling properties. The service has been brilliant. Cant fault them, from start to completion they have always kept me informed and most importantly have always completed the sales and purchases swiftly. Taking advantage of lockdown to mislead charities

TWOCO needed a property that would meet the needs of the vulnerable women who use their services, namely asylum seekers and refugees, and survivors of domestic and sexual abuse. Because of the lockdown restrictions, Deborah was unable to view the property beforehand, though having explained the situation to the letting agent and seen photos she felt comfortable in trusting that the property would meet the charity's needs. The charity urgently needed a premises to continue its work and so she signed the contract and paid the rent.The photos turned out to be misleading and Deborah’s trust was taken advantage of. The property turned out to be in a complete state, piles and bags of rubbish strewn all over, a lack of standard safety equipment like fire escapes and there was not even a boiler in a property that she had been told would be suitable to look after vulnerable women. In addition, on meeting the landlord at the property Deborah was upset by the dismissive attitude of the landlord who told her he ‘would be back to clean up the rubbish sometime’. Nearly a month later it is still there. Deborah said that the whole experience has left her ‘Really depressed honestly, really depressed. We are supposed to be helping the vulnerable but we encounter these barriers put up for no good reason other than to stop us’.It is easy to see this as a wilful attempt on behalf of the landlord, in collaboration with the letting agent, to extract money from some of the most vulnerable members of our community. Not on our watch! As a union we stand with our members and will back Deborah all the way. As such we are demanding that they rescind the contract, return all rent money, and issue an apology and donation to TWOCO.

For clarity, we would like to highlight that this is connected to the letting of a commercial retail premises, rather than a domestic dwelling; our Newcastle under Lyme branch are in no way connected to this transaction. We regret that the tenant doesn’t feel the property is fit for purpose. We are working with the tenant and the landlord to come to a solution but as the contract is signed the decision rests with the landlord. Unfortunately, due to Government imposed restrictions, we were unable to offer an in-person viewing and sent the tenant a short video of the property which was recorded prior to lockdown. The tenant ultimately made the decision to sign the lease, having had the time and opportunity to have this reviewed, and paid the rent for the first year in its entirety in advance; this was not a requisite of the letting but rather a decision made by the tenant. It's an unfortunate situation and we’ll continue to work with both sides in an attempt to come to a satisfactory outcome.bjb Commercial team.

I am giving 5 stars to Andy Pass. There's been a few bumps along the way whilst renting our property out with yourselves. Anytime I've been passed over to Andy it's been dealt with very quickly. I email Andy direct now, and he's always happy to help, and gets the situation sorted. I feel confident staying with this company knowing Andy is just on the other end of the phone/email to help with any concerns/paperwork etc I may need. Been trying to get a house in telford…

Been trying to get a house in telford to rent, and was honest to the best of our ability and knowledge. We was rejected for the house and was told there keeping the holding deposit for misleading information, we have evidence to to prove we had no knowledge of the issue via emails and family members as verbal witnesses. I'd like to point out that this should be made illegal and they shouldn't be able to do this. Not now we have a pandemic and money is tight for everyone. We are now out of pocket for for £138. That they will keep for themselves. We was told we had to pay unordered to continue with with application. Why would we pay that then lie? Who is that silly? We want our money back!

During the pandemic of covid 19

During a pandemic of the covid 19 virus and myself being a key worker I am so greatful to the staff at Butters John Bee in the Crewe branch specifically Corrie for making the application and move in to my and my sons future home a success. There was never any question to small an issue to big. Your constant reassurance and positive attitude made all of this possible. Even though we could not meet face to face the time and effort you put in speaking and explaining things to me via phone and email was amazing. I just can not thank you enough! You gave me and my son a home in which I can watch him grow....I am forever grateful to you Corrie and the team. I look forward to any contact we may have.

Great letting agents. Their communication is A+

I've recently purchased a BTL property in Wolverhampton and contacted various letting agents to see who I'd like to manage the property. After speaking to Elisha at BJB, I was very impressed with her professional and friendly advice. Her communication is great and always returns my calls, unlike other letting agents I've worked with. When Elisha wasn't available, Luke was always happy to help. BJB was quick at marketing my property and are doing all they can to let it in these uncertain times during the U.K lockdown. I have recently used Butters John Bee’s letting agency

I have recently used Butters John Bee’s letting agency after being with another agency for nearly 4 months without them getting me a tenant. After 3 days with Butters John Bee they have found me a tenant! Charlotte Foden has been dealing with my property and I can’t praise her enough. She has kept me informed of all viewings and provided feedback after each viewing. She has also answered any questions I have and even though the office is shut due to the COvID-19 lockdown, Charlotte is still working hard on getting the let completed whilst working from home. I am very impressed and can’t recommend BJB and Charlotte enough!

We recently marketed a property with Butters John Bee in Winsford and found the team, particularly Lauren and Kathy who we dealt with in the main, to be extremely helpful. As we didn't live at the property, and worked full time, not only did they fit all necessary appointments around us but also took care of all the viewings, ensured all necessary information was to hand for the interested parties, and gave great feedback on all viewings. Great advice From Michael at Butters

Been speaking to Michael at Butters in Crewe as interested in buying an investment property in the area, as a novice to this I have needed some good advice on types of property to buy and the best areas to get the best rental amounts, he has always given me plenty of his time to discuss the best options and I have never been made to feel like I was pestering him with all the questions and queries I have had, I have really appreciated his help and would recommend all novices to speak to him if needing any advice on buying rental properties in the Crewe area.. Great Property Manager!

Many thanks to Danielle Thompson BJB property Manager! As I am a Landlord not living in the UK I rely on a joined up service which is what I got last week when we had a leak that ruined the dining room laminate floor. Danielle helped me to coordinate the investigation into the leak and then sent a great contractor round to replace the floor - all in the space of a week. Danielle also made sure that we had feedback from the tenants who were thrilled with the service too! Peace of mind is what I need, and I got it!

Absolute waste of time

Absolute waste of time. Extremely rude staff that try to talk over you and belittle you. Have no control over their own tenants and don't want to know unless your a paying customer. Which were the actual words used by one jumped up member of staff that I had the misfortune of talking to. Do not go near them or you will seriously regret it. I am now off to report them to watchdog. Well done Butters John Bee. Another unsatisfied customer!
