I am writing this review to provide feedback about Fixflo. It is most unsuitable for communication with a managing agent concerning work to be done. As a client you need to be able to communicate with your agent in confidence, discuss options and provide private and confidential feedback, not communication that is available to other parties. As it is, links to the communication often do not work. You frequently need to re-access communications when planning a job and much later when doing accounts or preparing tax returns but you need new authorisation, a new link, to access a Fixflo communication. There is generally difficulty getting that, if it happens at all. In general this program is an unwieldy, unreliable gimmick that is very awkward to use and is not fit for purpose. I have been a very satisfied customer of KFH for 15 years. I am very happy with the support I get from my managing agent and other kfh staff but this system is unfortunately something that makes me reconsider my custom. I have put a date on this review because the website requires it but it is not date specific. It is an ongoing problem

Avoid property management service!

KFH’s sales team was good, but the property management was extremely poor. All of the frequently changing property managers seemed to do only the bare minimum coordination and failed to identify obvious issues with work carried out by the tradespeople they arranged, leaving both the tenants and me, as the landlord, to pick up the slack. I rented the property out for 2.5 years expecting peace of mind and a well-maintained home, but instead I came back to a long list of problems, a great deal of work, and unnecessary distress. The result was the opposite of what I had paid for. Even now, 5 months after the end of the agreement, I am still chasing outstanding money and unresolved issues. There was no client-centred approach whatsoever, and I would not trust them again for property management.

From the very beginning, our experience with KFH was outstanding. Susan’s strategic advice on how to bring the property to market, pricing, and handling multiple offers was exceptional. Her expertise gave us complete confidence that we were making the right decisions throughout the process. Melissa was simply amazing. She combined professionalism with genuine warmth and empathy, making what was an emotional time so much easier. She was always personable, considerate, and caring, and nothing ever felt like too much trouble. One of the things that really stood out was how proactive Melissa was in keeping everything moving. I had several valuable meetings in the office where Melissa connected me with the buyers to agree completion dates and work through the final details together, which made the whole process feel collaborative and helped avoid unnecessary delays. Melissa also arranged for us to meet the buyers on completion day so we could hand over the keys personally, show them around the house, and share the history and character that had made it such a special home for us. It was a thoughtful touch that meant a great deal to us and to the buyers. The entire KFH team combined outstanding professionalism with genuine care and personal service. We always felt informed, supported, and in very capable hands. We couldn’t have asked for a better experience and would wholeheartedly recommend KFH to anyone looking to buy or sell a home. This was my first time dealing with KHF…

This was my first time dealing with KHF and it was the worst experience ever. Abbie Rogers was extremely unprofessional and rude. You can tell when someone is experienced in their job and when they are young. We kept stressing to her we need an update on whats going on with the tenenacy agreement as we needed to vacate the existing flat too (bearing in mind we had given the holding deposit more than a month before out move in date and also accepted the offer- and we had 2 young children) she was very dismissive and rude kept saying stop emailing and that she will update when there is one. HIGHLY RECOMMEND STAYING AWAY FROM ABBIE ROGERS!

Appalling property management, zero support, and complete ghosting, stay away from KFH

I rarely leave negative reviews, but my experience with Kinleigh Folkard & Hayward (KFH) left me no choice. I started renting through them in September 2023. Initially, the agent was helpful, and I had high hopes for their property management. Unfortunately, those hopes were short-lived. Property managers were swapped out constantly, and most were incapable of communicating basic maintenance issues to the landlord. When I faced severe issues, including ongoing serious neighbor disturbances involving the local council (RBKC) and the police, management showed complete apathy. My repeated requests to break the tenancy were ignored for months. Now that I am finally leaving, they have failed to even acknowledge my termination notice or outline the next steps. I am expecting a full refund of my final two months' rent payments, and I am fully prepared to escalate this legally if my funds are not handled properly. Avoid this agency at all costs.

We rented the 41A property and discovered that the landlords parents lived beneath us. They opened a number of our packages and mail and have a camera which films the road and one which films the door in and out of 41A so that they can watch you.We complained a number of times and were ignored by the landlord and the estate agent. It took us over 5 months to secure our deposit, the landlord tried to claim £2177.790 for 'damages' caused by a roof leak that was their responsibility. After going through TDS they only took £130 for 'professional cleaning' which was not on the contract.

If I could give 0 stars, I would

I work for a charity that lets a house through KFH. KFH are bureaucratic, inefficient, and obstructive. Still waiting for a new tenancy agreement (which included a rent rise) five months after one of the old tenants moved out. On top of exorbitant letting fees, they charge for every small task. Convert your tenancy under the Renters' Rights Act? That will be £25 + VAT. Organise an EICR? That will be £35 + VAT admin charge, on top of the cost of the actual EICR. But be warned... once KFH have put tenants in place for you, no other letting agent will touch the property until all of those tenants have left, so you will be stuck in the KFH nightmare with no recourse but to write awful reviews about them while you dream of better letting agents (I use a good letting agent for another charity, so I know they exist).
