Truly awful customer service
The house and development look visual very nice, we love the house design, style and plot. However, their sales tactics and customer service is beyond awful. 15 months on from moving in we are still awaiting fixes to our property. We have had no ensuite flooring due to this waiting and not even a gesture of goodwill to apologise. You have to constantly email/call/carrier pigeon to get any kind of response and they make no apology for this. In fact they treat you as a annoyance, not a customer who has spent hundreds of thousands of pounds with them.The positives are they do include some good features such as a lovely fireplace and decent cooker. However, they clearly cut corners to save money and the flooring issue we have could have been solved prior to us moving in.Overall, nice looking house and lovely development however the attention to detail, finishing touches and quality could be much better. Customer service is some of the worst i have ever experienced. They simply do not care. Given you expect to have some issues with a new build and they do all they can to avoid rectifying these issues, i would avoid them.

Can't complain but
I have had no real problems so far with Hopkins, we have had plenty of help in guiding us through the process with them, we found a lovely plot on one of their development and were told about incentives they offer e.g. carpeting, turfing, integrated appliances which we know people who have purchased through them and were offered these included (and other things). When we went in, we were told no incentives to be offered for these due 'changing market' so in short, they don't have to offer them as people are buying houses. The pricing offered by them for the carpeting/extras such as integrated appliances are ridiculous. I appreciate that Covid has had a significant effect on a lot of industries however, it's disappointing that this is the excuse that has been used.

Don't buy a rendered hopkins home
We bought a hopkins home almost 5 years ago as our dream home but after all this time we still have huge issues outstanding which they have been aware about for over three years but still done nothing to resolve them. Upon moving in the floors were over an inch out of level, to be fair at this point they done everything they could to put them right, this still delayed us from moving in for almost a week however, good job we weren't under pressure to move on the day. We then moved on to all the internal snagging ( the smaller jobs ) which after nagging them a couple of times they came and done. It's the bigger jobs they don't really want to get done, our house is rendered and painted black around the bottom. On 4 occasions the black paint has badly blown and blistered, this was touched up every time only for a different contractor to on the 4th time to peel all the paint work off, he said it had been painted too early, not allowing for the internals to dry out, all the mortar had crumbled away from the brickwork which he had to retouch before finally resolving. Whilst all this was ongoing the render had become white and blotchy all over the front of the house, a little like chicken pox, for over 3 years we have been told this will need re-rendering, at this point however we are still waiting for a date for this work to be done. All of the windows need repainting and the window company have said they were badly done by hopkins in the first instance so it will be redone but not until the render is done as this could damage the windows. Therefore after 4 years and 6 months our dream home looks like its sat there with no care for 30+ years with blotchy render ( which has now spread round the house ) and with chinks of paint peeling off the wooden windows. Note many of the better reviews are from people who have bought recently, not peole who have lived in them for a few years.

Disappointing
It is very disappointing to see a company like Hopkins Homes take advantage of the current market conditions rather than support someone that is spending a substantial amount of money on a new home with them. They have been most unhelpful with assisting with flooring, no offer of turf or integrated appliances despite these options being offered on other properties and sites by Hopkins... and rather cheekily suggested we were receiving a discount on our property when in fact they had hiked the price to take advantage of the stamp duty holiday and market conditions and the price rise had not made it through to the sales office. This is the second purchase through Hopkins and had we not have missed out on some second hand homes to best and final offers we would not still be going through with the purchase. So far, no update on the outstanding questions we have on the property we have reserved either so all in all very disappointing and I would not recommend the company. The house is one we've wanted for a while and can see ourselves being happy there for a long time and to clarify, we are buying the house in spite of Hopkins rather than because of them. Love the house, not the customer service... to date.

Disappointed and feel let down
Disappointed and feel let down. We reserved a help to buy property in February and paid our deposit. Since lockdown has eased, we have received correspondence Hopkins are no longer able to go through with the purchase with us due to the property not being ready by the end of 2020 even though the current help to buy scheme does not end until 31st March 2020. No real explanation given for this and official guidance from the government has not been released. The goal post on completion date changed numerous tones adding insult. The sales rep having sent an email to the company following our upsetting visit to discuss this, did not receive a response from the company and felt uncomfortable following this up. There solution was to to borrow from family or go into a property £50,000 more expensive. Would not recommend Hopkins. Not everyone has family to step in or can afford an even more expensive property. It seems a new sales director has started in the company and wants rid of the old wood - all the houses on help to buy to start afresh. No loyalty to there customers

Excellent build quality and customer care.
Excellent build quality and customer care. I never thought I would buy a new build but the quality won me over, absolutely love my new house at Chitts Hill! The whole buying experience was managed so professionally, such a helpful sales consultant and customer care too. Although building is still going on the building team are all so helpful and friendly, it makes a big difference. Would highly recommend.

Help, Hopkins homes
Hi just wondering peoples experiences with Hopkins. We have reserved a house for £1000, and told in 4 weeks time we exchange contracts and pay 10% deposit which is 30,000. The house isn’t built and not ready until end of March if not later due to corona. Is it reasonable to ask to exchange contracts maybe 3/4 months before completion and then pay the deposit as the risk is less. 9 months is a long way away. And anything could happen in that time. Thanks

AVOID AVOID AVOID
Horrendous company to deal with, awful aftercare service. Managed to speak with the acting managing director Mr Barnard but even he hasn’t got the issues resolved and now simply doesn’t respond to emails.2 years on and the customer code are still chasing Hopkins home to fix our 7 day repair list from 2020.Cracked shower tray, painted over.Chipped tiles, shave the edges off.Outside light missing.Driveway has now sunk for the 7th time …..

I can't wait to move into my new Hopkins & Moore home.
The information online and in the brochure was attractive and helpful. The site sales person, Melody, was very informative and helpful, which made choosing my ideal house and my preferred extras and options an enjoyable experience. It was so good that, when viewing a house from another developer, I decided to call Melody and reserve my Hopkins & Moore house. Since reservation, Melody's attention and support has continued through the process towards exchange of contracts.

BEWARE !! IF YOU BUY A LEASEHOLD COACH HOUSE , I BOUGHT ONE AT MULBERRY GROVE DEVELOPMENT NORTH WALSHAM ONLY TO FIND WHEN I'VE TRIED TO SELL IT, MY BUYERS SOLICITOR HAS FOUND THINGS WRONG WITH IT, WHICH ONLY HOPKINS SOLICITOR (BIRKETTS) CAN ONLY AMEND , THEY ARE EXTREMELY SLOW TO DO SO WHICH IS A UNDERSTATEMENT . SO PLEASE CHECK YOUR LEASE DOCUMENTS WELL BEFORE YOU INTEND TO SELL - EG 6 MONTHS I HOPE ALL FIND THIS HELPFULL

Sharp sales practices, avoid
Salesman told my mum 73years old and dad 83years old, they couldn't have wood floors but needed carpets as the floors needed to dry out. Mum and dad searched for specialist carpets but mum suffers from hypersensitivity from the chemicals which can result in anaphylaxis. Unbeknown to them it has since transpired Hopkins were trying to rush the sale through, and would have had to refit the skirting boards to accommodate fitting wooden floors. This has been confirmed by the PA to the Sales and Marketing Director. After canceling their purchase they have lost half their deposit, in total £500. This was in addition to them being told by the sales agent they didn't need a survey, and being presented with maintenance charges for a play area the same sales agent informed them didn't exist. Shameful behaviour HH.

Purchased my house in August 2019
Purchased my house in August 2019, nice area, nice house in fact I was sold the dream. Normal snagging paint marks or missed, biggest problem the back doors would not shut unless you was outside pushing against them like in a rugby strum!! This took 3 months and several emails to get sorted. Late November I noticed a crack in a kitchen floor tile so I reported this to Hopkins no reply. Early December a second tile cracked next to the first one, emailed and two phone calls no response. Now February 2020 3 tiles in a line all cracked and getting wider and guess what I finally get an email back saying this is outside of stage B and they would not be doing anything about it. JUST BEWARE IF YOU BUY THE DREAM FROM HOPKINS YOU WILL BE ON YOUR OWN! Lets hope mine is not subsidence. Also the owner has just pulled most of the profit out of the business as a dividend normally a sign there is trouble ahead. (Reported in the Sunday times 16/02/2020)

Absolutely appalled at the lack of…
Absolutely appalled at the lack of Customer Service from Hopkins Homes once in the property.Mulberry Grove in North Walsham are shoddily built with ongoing issues that most properties have experienced and fobbed off.I would like to make new owners aware of the problems we have incurred:paint peeling from outside doors (apparentley the wrong paint was used)different colour side panels to the kitchen unitskitchen handles fall off in your hand as fitted with the wrong screwsbathroom air flues not connected in loft to flow outsideradiators leaking brown gunk from top of radsno child safety catches on upstairs windows drainage poor on in gardens causing waterlogged grassHopkins are not intrested once you are passed the 2 year date ecen though these issues were reported beforehand. They ignore you until the date in order to get out of any repairs, Now reported to the NHBC who are very interested in taking the issues up wth HH. All accusasions can be proven by emails. (as per HH guidelines)Good luck with any issues you may have.

Thermal problems
Whilst I write this, we are sitting in our beautiful bedroom with 2 x sash windows, freezing cold with the blinds swaying to and fro ! Whilst the house looks very pretty from the outside, the rooms cannot keep the heat in.... all sash windows to the front seem poorly fitted and we can even hear all activity outside the front including someone’s conversation Word for word. Double glazing ?. Sound proof? Not at all, not sure what window company they use but these are not what are expected.I had a warmer house in my 300 year old cottage. We last reported some defects end of November which are getting fixed but no news about our very poor carpets that were fitted by them (karpet Kingdom) we seem to have lost most of the pile. I am not sure there is even any underlay fitted either.All in all we were taken in by the location, plot and kerb appeal of the house but feel it offers a low spec and low quality for the money.

Avoid at all cost
Avoid at all cost. We purchased our " dream home" in 2016 and nearly 3 years on have been left in this never ending nightmare of an unfinished house. Half finished repairs of our carport and no answer from customer service as to whje they will be coming to finish it. Major issues with all doors on the property, 2 of which have been replaced but still have issues and have not been corrected, and one door we have waited 2 and half years for and still no sign of it, even though w ehave emails and correspondence saying it has been ordered. Radio silence from customer service via email or calling and managing director Michael has no time for any complaints. 3 years in and we still have a unfinished house. Please do not but a Hopkins home, unless you want to spend your time chasing and stressing trying to get your house finished. Totally feel we were missold this place. The non existent play park (we were sold that a play park would be installed and it's a few rocks and a mound of grass no swings slide etc) , the access roads to the woods behind the estate not secure, the drainage is horrendous for the whole estate and had to be pumped out leaving us a drain smell for weeks in the summer, horrendous drainage in our garden where the grass will not grow, it took 2 years for the path to be finished outside our house and the access road was left in such a state until a few weeks ago. Such Narrow roads around the estate not enough visitor parking so cars blocking the roads, we struggle every night to get on and of our drive 😞 the driveways are a horrendous finish with too small gravel that is all over the roads and in the drains. If we had of known how badly we would be looked after after buying our house, we would have never of brought here.

Hopkins homes faliure again
Hopkins has failed again, Since moving into our property in 2017, the doors have been repaired 3 times, customer services at Hopkins is like the "Black pearl", only interested in your money. Our neighbours also who have bought from Hopkins have expressed their dismay at the service provided, windows, doors and general finishing is poor standard. I am still waiting on my back door to be fixed, 4 weeks on and still no engineer, I have a chronic ill daughter who cannot access through this door which is a huge problem.

Check your wood burning stove installation.
We have just moved into a five year old house built by this builder and would describe the work inside as shoddy with rather cheap, low spec, fittings considering the high cost of the house. The worst thing however, is discovering the wood burning stove had been installed in breach of regulations with insufficient gap between the oak lintel and the flue. This is of course a fire risk which currently would not be met by insurance. We are having it rectified (as it will now be too late to go through NHBC). Our advice is to check very carefully if you have bought a similar house recently. The regulations date from 2001.

Excellent customer service and a quality home.
From start to finish, we have recieved excellent customer service from Hopkins (Ely). As first time buyers we were well supported from reservation, to sale, to move. All our queries were responded to very quickly and with all the detail we needed. The aftercare team dealt with a list of superficial fixes very quickly and still now, 7 months on, if we spot something that needs tweaking, they are friendly and helpful. We are grateful for the incentives we were offered and although we didn't go for the added extras (mark-up is high), we found that our budget was catered for well.The house itself is built well and has a more distinguished look than a lot of other new builds.Thank you Hopkins for our beautiful home.

If your thinking of purchasing a home…
If your thinking of purchasing a home from Hopkins Homes, please be aware the after care you receive is extremely poor.Unfortunately I have been in my property for over two years and still have outstanding issues.I have been lied to on two occasions by the aftercare team which has been confirmed by our convenience of having cctv outside the property.Avoided when called to ask when the issues in my home will be rectified.Build so far been fine workmanship horrendous!Hugely disappointed. As long as you don’t mind never getting a reasonable response to your problems after you move in, and want your house still unfit after two years, go ahead !

I have very much enjoyed living in my…
I have very much enjoyed living in my Hopkins home, I did have a few issues with my boiler which has resulted in hopkins being prompt to come out and make necessary repairs. The house itself has been amazing and I feel so lucky to have such a beautiful home as my new house. I do feel Hopkins could take some more time in their customer care to directly contact each house owner as currently, you have to contact them more than once before you get a response, and response time can be slow. I would recommend buying a Hopkins home and I would consider purchasing another Hopkins home.

Very bad customer care!!
Very bad customer care, buyer beware!Poor service, poor communication, and a lack of clarity and a flexibility from their so called “customer charter”, not worth the paper it is written on. Following purchasing a £300K Hopkins homes house, my mother had various health problems which caused her to be hospitalised during the first 2 years, and was affected in mental and physical health. Rather than honour the long snagging list, the so called customer care head manager refused to make good on the repairs as the email could not be located, due to the lack of company continuity due to the various customer care advisors who do not stay long, due to the many and constant customer complaints!!
