After moving into my brand new Hopkins home in Nov 2021 I was initially delighted. Penny and Katie from the sales team were great. However, very soon the rose tinted specs came off and upon having a few reasons to contact customer service, regarding a few 'issues' in the house, it quickly became apparent that there was ZERO customer service aftercare. I am suffering from serious water flooding in my garden. I paid nearly £1200 to Hopkins to lay turf, but it was laid very badly, over the existing rubbish left behind after the build and without any drainage or rotivation of the soil. Unfortunately this has led to the clay soil underneath compacting and water just collecting and pooling on the surface of the lawn, even 6 months later. I planted 40 Laurel trees all 7ft high, 15 of which are now dead all along the rear boundary where drainage was meant to be. Hopkins are not interested even despite admitting that the landowner who sold the sold was liable to install a drain at the rear of my garden which he has not done, and appears to have no interest to do. I am now in the care of Holly, PA to the land director! I am getting nowhere!! In frustration, I am now having to sue Hopkins myself as my garden is constantly flooded and always will be as there needs to be drainage or a soakaway in my garden. Basically they are not interested, and blame the landowner, so I would be aware if you are buying to read reviews and research carefully. The houses look lovely, and inside mine is. However, the estate I live on has like other reviewers mention, 'wildflower areas' that are full of weeds and discarded toys that people have just abandoned there, and a general lack of care that is not reflected in the quite high price we pay for our annual maintenance of the estate grounds. Finally though, the tarmac on the roads is complete. I believe residents have been living through that nightmare for the last 3 years!.

TrustpilotFive years and still waiting for Hopkins to resolve the problem
5 years after moving in to my new build in Framlingham and I am still waiting for them to resolve the exterior render issue. Year One the areas where peeling paintwork was an issue was corrected. It lasted 3 months. Year Two Hopkins Homes subcontracted the work to a 3rd party who managed to seriously damage large areas of render. Year Three - they couldn't correct the exterior issues due to "Covid" - although they did correct some small interior snagging without Covid being a problem. Year Four - In spite of my phoning/emailing at least once a week they used every excuse and blamed the original render Company (who they'd reappointed to do the work) for their failure to attend the property. Year Five - Promised it would be done end of April. Beginning of April I contacted them for a date, and I am still waiting. It is obvious to me the original Contractor they've 'engaged' to do the work, doesn't want to do it. I am in contact with Customer Care on an almost daily basis and we are no further forward than we were at the beginning of April. It is simply repeating the pattern of year four where the work wasn't done. Sadly, whilst the homes look nice, if you have a problem then they simply don't want to know, or are unable to resolve it. Hugely disappointed. I would not recommend them

Trustpilotjust avoid, it's that simple, houses look nice but hide massive issues
I could go in to details about how they don't understand data protection rules or consumer rights, had aspects that even the person that fitted it agreed wasn't fit for purpose or how they took over a year to repair a fault that left concrete falling from the roof of our property and that still 5 years after reporting major faults we are still waiting on a resolution, or how they ignore requests from NHBC to conduct investigations but all I will say is avoid Hopkins homes at all costs.

Not very impressed with the overall experience at Hopkins Homes, firstly, the show home is unique in the whole development, which renders the objective of a providing a show home to prospective buyers pointless. Secondly, the sales person also disappointed, once we mentioned our interest in using Help to Buy, the sales person lost interest in us and tried to push us to deals we already had said no to. From the four properties we were interested in, three had ridiculous prices (just a couple of grand) above the limit for help to buy and no willingness for Hopkins Homes to be reasonable about it. Even for the one we could go with help to buy, we were then told all sorts of excuses for us to drop it, things like "can't guarantee it would be finished within the 6 months timeframe, which is a constrain with help to buy" or that they "couldn't reserve the house for us". To me it just felt Hopkins was unwilling to go through the extra hurdles of help to buy bureaucracy and unwilling to do any compromises or help us buy a property from them. Later when I wrote my two initial reviews, Hopkins asked trustpilot to take them down in some sort of predatory move, while I understand they have to ensure reviews are truthful, seems like they are a bit too aggressive in this regard. This results obviously in a distorted average rating, skewed in Hopkins favour.

We bought a new house from Hopkins and Moore 2 years ago and it has proved to be one of the the most disappointing and stressful experiences one could possibly imagine. The site agent was quite clearly not up to the job as the house had not been properly inspected or cleaned prior to completion. Defects found on day one included faulty electrics, leaking waste pipes, ill fitting doors, loose paving, insecure wind straps and a loose fridge door, to name but a few.Their after sales department, which is ironically call "Customer Care" are simply useless. It has taken more than 25 emails, numerous phone calls and the intervention of the NHBC to get the problems rectified. Most people I speak to have had similar problems. I only hope that company will take action to improve the very low standards which appear endemic throughout the company.Would I recommend a Hopkins and Moore house? What do you think?

Avoid at all costs! We had the same experience as reviewed below, after reserving our house and paying for upgrades, the sale was cancelled under the excuse of delays to contract exchange, one day before exchange, only so they could re-market the property at £25k more. They were still happy to sell to us of course at the higher price. I thought maybe we were unlucky but seems this is more common at Hopkins. Well we ended up buying a house with another developer where all the upgrades were included in the price and they couldn’t have been more helpful. Buy elsewhere.

Avoid at all costs!! May 2021 we paid a deposit to reserve, what We thought was going to be our dream home; Plot 18, a Heacham house on Fieldgate Reach Gillingham in Norfolk. At this point in time it was a concrete slab and due to be completed some point in October. Over the next few months, We watched in excitement as the house was built. We picked our kitchen and tiles bathroom, en-suite and downstairs toilet. We booked temporary accommodation and packed up our home ready for storage. Then out of the blue our dreams were shattered….. Hopkins and Moore sent us an email on a Friday afternoon to say we had not met the deadline for signing of contracts so they were putting the house back on the market which they did the following day for 30k more!!! Obviously we were devastated. After phone calls to solicitors and H&M sales teams on the site we managed to speak to H&M assistant who told us that at their weekly meetings H&M had decided that our chain was too weak!! End of conversation!! H&M are money scamming ******** and should be avoided at all costs. How many more deposits are you going to take from people?!?!Our dream home was reserved again shortly after it was taken from us & since gone back up on the market AGAIN !!!! This time for £525000.Surely there must only be so many times when it can marketed at ‘just launched’ My advice to anyone thinking of purchasing a property from this company is don’t do it!!

AVOID Hopkins Homes at all costs.You will struggle to find good reviews from those who have moved into one of their houses.Their customer care team do not respond and the repairs are not carried out in a timely manner or to a good standard. I have been without a shower for over two weeks with empty promises of when it will be fixed (and it has been leaking for over 6 months, causing a huge amount of damage). I don't have anything good to say about their builds.

I’m a resident on the Melbourn Kingley Grove estate. Moved in 15 months ago. Started off well but the customer care in the last 6x months from Hopkins Homes has been appalling. Broken doors not getting fixed, supposed “wild flower meadows” in the estate left as rubbish filled wastelands, dying lawn areas because they are laid on rubble, rubbish constantly blowing in from the messy site areas - all of which never gets resolved. Beware new buyers!

I feel like the experience has only be ok, not brilliant and not something where I would recommend or rave about. Considering the amount of money that is being spent I would feel that there would be better customer service. We have felt rushed, a little bit of pressure and constantly told the chances of us losing the house. We had a lot of calls with the woman regarding the house and it did feel like the goalposts changed each time. It got to the point where we were going to walk away if they changed it again. I have several friends who have gone through the process of purchasing a new house and they have given better stories. I’m a bit disappointed and hope the rest of the process is better. Everything seems amazing but definitely wouldn’t recommend the customer service.

Shocking customer service, once you have bought the house and the first few weeks have passed they no longer care about you. I have been waiting well over 6 months for by back door to be fixed, the back door has a big crack and does not lock. They initially refused to do anything about this until I had to literally get the warranty certificate and shove it in their face. Now I just receive apology after apology and excuse after excuse over why they havnt been to fix it yet. Claiming there is a shortage, despite their clearly being enough doors for all the new builds going up around me!

The worst customer service I have ever dealt with. We moved into our new £650k ‘dream’ home 6 months ago. The heating didn’t work…and it was the coldest two weeks of the year. The temperature inside the house was just 7.5 degrees. In fact it was so cold that we had to get the ambulance out for my partner who suffered the most severe asthma attack. It took over 3 weeks for Hopkins to come and fix this. No offer of a hotel but instead a complimentary loan fan heater..for a 5 bed house..!! Six months on…we are still waiting for 7 new downstairs doors…as the gap from the bottom of the door to the floor is 30mm. We were promised these months ago..and despite several emails to customer services…not a single update on why they’re not ready. How can you get it so wrong..??And it doesn’t stop there. Our garden was literally a lake whenever it rained. Hopkins just didn’t want to know. After months of ‘fighting’, taking pictures, recording the rain fall, they finally put French drains in. But…I even had to tell them to come back and repair the fence..!! They still haven’t finished the rest of the job either..!! On speaking with the ground workers…they acknowledged when building the house that their diggers kept getting stuck because of the poor drainage. So they were told to remove tons of wet soil and replace with dry soil hoping that we wouldn’t notice. Just shocking..!!But the worse is I had to cancel some garden contractors…as Hopkins simply failed to show up on a date and time agreed to out the drainage in. No phone cancellation call…no apology…nothing..!! It cost me in cancellation fees and Hopkins are not interested in reimbursing me. Without doubt the most unprofessional business I have ever dealt with. In addition, Hopkins are fully aware of my personal battle with cancer, and they are treating me like crap. I should be focusing on my health, and instead I’m continually trying to resolve issues that have been going on for months.What a shocking and disgusting way to run a business. Hopkins you should be ashamed..!! I have repeatedly told Hopkins about these issues…and they just aren’t bothered.I can honestly say that I have never dealt with a company with such a shocking and disgusting customer service operation…and I will now be taking further action. My patience has gone.
