GoogleThe worst Estate agents in Cambridge. After staying in a property for 4 years and 9 months (only because the location was convenient for my work) they charged me £130 for general painting and decorating. The reason provided was that the walls were not left in the condition when I first moved in. At every stage of my tenancy ,they have provided nothing but flimsy excuses for their failures to carry out any basic or maintenance. For e.g. (My blinds in the bathroom were never fixed neither the toilet roll holder). After many phone calls I gave up on it. They will find the most innovative and most inflated rates to charge their tenants and the quality of work done by them is absolute cowboy style. Our kitchen was refitted but the dishwasher door won't completely open because of the panel stuck between the floor, and they never take the time to check on the quality of the workmanship. Avoid them at any cost and if you can't, be prepared for any petty annoyances during your tenancy and loss of some of your money to be taken off your deposit.NegativeResponsiveness, Quality, Professionalism, Value

Sorry that you are unhappy with the deduction from your deposit.
Unfortunately the condition you left the room was poor & would not be acceptable for the next tenant. We have sent you the pictures, showing the damages.
Any work carried out by contractors is always checked before we settle their invoice. It doesn't look like the issue of the dishwasher door was ever reported to us but we will be sure to have this looked at straight away.
As you are aware with the tenant fee ban in place, we do not charge any fees to tenants.

GoogleWould not recommend to others. As a renter it is clear that the company's priority is to maximise profit for themselves and landlords, and they certainly do not care about the service they provide for renting customers. The attitude of many staff is at best unhelpful, at worst rude and patronising. Some behave as though they are doing you a huge favour by addressing problems with locks, damp or leaks, when in fact they are doing their job. I have also heard one member of staff tell blatant lies to prospective tenants about the number of ensuite bathrooms in a property. Will avoid in future.

GoogleWorst Agency ever. My gf and some friends had to live with RATS crawling and chewing on their food, leaks going through the floor, and overall poor maintenance and care from the agency. They have no consideration for their tenants health and safety and when confronted by the phone "forget" about previously mentioned issues... They mounted a firedoor spring in the living room without taking measures which ended up piercing the wall separating it from the stairs and making a huge hole. The rat problem was a recurrent problem, their excuse? There are people in living there so we cant fix it. Yet letting them live with rats for two years seemed like a better option. In the end they left the house in a better condition than given to and the agency charged a total of 900+ pounds in checkout fees plus cleaning fees for some skirtings , a total scam.

Hopefully I can help clear up the issues you have raised.
A pest controller visited your girlfriends property on several occasions as soon as you raised the issue of rats being spotted in the kitchen. After consultation with the pest control company the main reason was the living conditions within the kitchen area, which I am sure you will understand, we have no control over.
At the end of the tenancy, the inventory clerk visited & we provided your girlfriend a full check out with pictures. I would strongly recommend viewing these so you can see the condition the property was left in at the end of the tenancy, this will hopefully explain the reasons for the agreed deductions from the deposit.
With regards to the check out fee, the fee was £300. We would have originally placed information about this on the property adverts before your girlfriend moved in. It would then be highlighted in the tenancy agreement & we then have a separate sheet to sign which highlights the fee again. We do our upmost to make it as clear as possible so people fully understand the agreement they are signing.

GoogleWould give 0 stars if possible. Been with them for 2 years. Our shower was leaking through the floor for over a year. They kept sending people to fix the problem but all they did was delay it. The house had a rat problem we were not warned about. To try and fix that they sent pest control and all they did was set up traps and collect the bodies. We had to catch over 5 rats by ourselves because they didn't want to take the kitchen apart and fix the problem. We had to live for over a month with the smell of dead rats in the kitchen because they didn't want to fix it while we were there.
Before leaving the house we cleaned it thoroughly, rented a carpet cleaning vacuum, painted the walls, etc. They still managed to deduct over 500 pounds in cleaning and painting.
Avoid at any cost. Money grabbing scheme.

Thank you for taking the time to write a review. We are sad to hear you were unhappy with your tenancy.
As you know during your tenancy, a new shower cubicle was installed to rectify the leak issue.
Unfortunately leaks can happen from time to time but I can see.from our records this was done very quickly after the issue was raised.
A pest controller visited on several occasions as soon as you raised the issue of rats being spotted in the kitchen. After consultation with the pest control company the main reason was the living conditions within the kitchen area.
Following our check out, it was noted by the inventory clerk that you had painted patches on nearly all the walls & doors of the house with a different colour paint.
You will know from the pictures that were sent to you at the end of the tenancy, that several of the carpets had not be hoovered, let alone cleaned & that some rooms had not been cleaned at all.
I am sure you will understand that we would not be able to give the property in that condition to a new tenant & this meant we had to deduct an agreed amount from the deposit to have these issues rectified.

GoogleTerrible agency. Very unprofessional and rude staff. Reluctant to resolve problems such as ant and fly infestations in the conservatory after being raised several times by tenants. Charge excessive “checkout” fees in excess of £100. Any cleaning costs deducted from deposits are clearly not used for cleaning purposes. When I arrived in the room I let through Alexander Greens, the carpet had not been cleaned, the windows were dirty, and two light bulbs weren’t working. £15 was deducted from my deposit for a little dust on a skirting board and one light bulb not working. This light bulb was working when I left the property, but they did not do my room inspection straight away. Avoid this agency in Cambridge. There are far better and more professional letting agencies.

Sorry you were unhappy with your tenancy.
I can see from our records that the fly infestation was due to food being left out & also the bins being left full. We arrange a weekly cleaner for the house but ultimately we do require the tenants to keep the property clean too.
We try to make our fee's as clear as possible. We initially have the fees stated on our advert. We then highlight them in the tenancy agreement & then again ask you to sign a things you should know documents which highlights it again. They are also stated on our website at all times.
Regarding the room, unfortunately it was left in a poorer state then at the start of the tenancy. We agreed the deduction with you before returning the deposit & the amount was used to have the room ready for the next tenant.

GoogleIncompetent service! I wanted to rent a room but I even couldn’t check those ones where this company advertised! Because they asking the same questions all the time until the room is taken. When I already knew those questions I answered them in my FIRST message at another room, but they sent me the same questions again like they didn’t read my first one! Then finally I gave up because they just wasted my time. But they sent me a message about the room is taken. 🙄
Since then, wherever I see them, I don't even apply for those rooms, because they are completely useless! Obviously the staff can't read or write and they only send their basic messages. They shouldn’t work in customer service!

They refunded full deposit within a day which was impressive. Just need to clean the property l, as you found it when you mover in and make sure there are no damages :)

Thank you for your google review. It is very unfortunate that the complaint you raised had to be aired in such a manner, but hopefully the contents will prove useful for other tenants and landlords finding themselves in a similar predicament.
We try very hard to please both landlords and tenants and often find ourselves in the firing line when things do not go the way people would like.
You have been a tenant in the same shared house for over 5 years and due to the landlord expressing that all personal belongings are removed from communal areas feel under valued.
Firstly the build up of past and present tenants personal belongings encroaching the communal area leaves items that cost landlords money to dispose of and also limit the space useable.
The handyman is employed directly by your landlord who has multiple HMOs in the area and has been deemed a satisfactory workman he is happy with.
Any outstanding works that need to be complete are in hand.

I was very disappointed with the poor customer service I received. The agent made no effort to be helpful or accommodate my inquiry in any way. Just 10 minutes later, I called back and reached a different agent - highly questionable if it was truly a phone issue.
Based on this negative experience, I would not recommend using
Alexander Greens Property Services. The staff seems very unprofessional and unwilling to assist potential customers. Being hung up on when simply trying to get more information about setting up a property viewing is completely unacceptable. I suggest looking into other more customer-service oriented real estate agencies in the area if you want an agent who will take the time to address your needs and questions.

I rented a property through Alexander Greens and can say they are the worst agent I have ever dealt with.
When I moved into the property there was a serious leak from the roof that I was told would be resolved promptly.
Until it was repaired I was asked to pay a reduced rent but after 18 months without any improvements despite my continuous efforts to assist in resolving the issue, I was given two rent increases in short succession.
I paid this but disputed it as the leak was still ongoing. I was then served a section 21 no fault eviction due to my complaint and asked to leave the property on New Year’s Day.
My deposit was then withheld under false claims that I hadn’t paid my rent as agreed and it took me disputing the deposit with mydeposits and months of waiting before I received my deposit back in full.
Fortunately I have worked for 3 letting agencies in the past so was able to identify that Alexander Greens had uploaded false evidence in their deposit claim and the evidence I provided was thorough enough to ensure I was awarded the deposit.
I am very happy that I received my deposit back and it shows cowboys like AG can’t get away with such shocking property management.
The staff are rude, aggressive and frankly so incompetent that it borders on the comical.
The property was also filthy when I moved in and the landlady hassled me continuously with calls and texts saying that she couldn’t pay her bills.
Presumably why I received rent increases without resolving the agent and landlady’s legal obligations as per the tenancy agreement.
Do yourselves a favour and use a different agent and save the hassle you will definitely experience renting through Alexander Greens.

TBH They really should go back to training how to deal with people a lot better and learn some people skills.. I would not recommend them at all..
