Trustpilotdisappointed experience with Romans
I am really disappointed from the service provided , I have rented house through a Roman’s , When the house handed over to me, I found the house dirty & stains, broken Hop, a lot of bulbs not working , dish washer not working , toilet cover broken , bathtub not properly draining. All this and more on the report & no action at all from Romans , the response I received I will check with Landlord, dispute the fact Roman’s are the property management!!!

Jessica Phillips is a brilliant property manager, she has been managing my property for quite a while now and always shows a high degree of competence, courtesy and efficiency. I highly recommend her, Romans have done themselves a lot of good having her as part of their staff.

TrustpilotWe rented a property through Romans…
We rented a property through Romans last year, and in the first week of moving in, we noticed silver fish in the living area, kitchen, bathrooms, almost everywhere. Sometimes they would disappear, but would suddenly appear from nowhere. We also noticed that few lights were not working, which should have been replaced before we moved in. There were some cupboards in the kitchen whose doors were not properly hinged and for some of them, the doors won't stay when we opened them. We informed about all these findings to them in the first week itself but no proper action was taken, and they were taking very long to reply, plus the contact person for us used to change every few weeks/ months. In fact, they finally sent someone to fix the cupboards, but it was not done completely and nicely, so they are back to where they were initially. We were not informed about how to read the in-home meter display (which is a smart meter apparently) and were just told that they will be submitting the first reading themselves, nor were we informed of the whereabouts of our property meter (we got to know recently that it was just outside our flat). We were in touch with Spark Energy, which was the service provider in the beginning and was recommended by Romans, however the team of Spark Energy (online chat as well as on phone) was not really good at answering our queries regarding in-home meter display, property meter etc. We got a heavy bill in the month of March, although it was hard to believe that we would have used that much power in March, and we never got to know about it, even when we logged onto our online account, until we switched over to Scottish Power, and a final bill was generated for us. All this wouldn't have happened if they had informed us how and where to read the meter, so we could have done it every month. So, to conclude, their customer management is weak, and the company just cares about making money, and not about satisfaction of their client. So if you have time, then search for properties through agents/ landlords, other than the ones through Romans, before finalizing one of theirs. We didn't have much time to do a proper survey of other flats/ houses and had to go with the one we are currently living in.

TrustpilotRented a new home
Rented a new home, although ready to move into, there were no services available, broadband, bin collection etc. Appreciate it is a new build but given the fact I was pushed into completing as the Landlord would not wait, I feel absolutely disgusted with Romans behaviour, hopefully will never use them again. People who rent from them BE CAREFUL!

TrustpilotAbysmal website as unable to contact any branch
I am trying to speak to an agent in my local branch and I cannot speak to them, the page is greyed out. The only think I can do is click on their automated box in the corner. I was planning to ask someone to come and value my property as hubby & I are thinking of downsizing but how can I if I can't get through. It would also mean that any prospective purchaser would be put off too.

We recently had a valuation with Carl from Romans and he was absolutely brilliant. He was knowledgeable regarding the area and came prepared with information specific to our property. TrustpilotWarning to sellers; be aware what Romans is doing
As a seller you may not be aware of some of the practices that Romans are currently employing. I recently make a cash offer on a property; seller accepted. I was then informed by Romans that they wanted me (the buyer) to pay Romans' solicitors a £60 fee on order to check my ID....I refused and said I was not going to start paying the sellers real estate agency fees. They "went back to the seller" and said they had decided to go with a different offer...I strongly suspect that they did not contact the seller and tell them "the buyer doesn't want to pay our £60 fee"....whether they contacted the seller or what they said who knows....but no seller in their right mind is going to change offers because the buyer doesn't want to pay the sellers' own agent some new £60 fee.I don't know what the offer they changed to was, but I'm assuming it was worse or they would have accepted that one in the first place. So Romans have effectively cost the sellers. Clearly they do not have their clients interests at heart. As a buyer be aware that Romans listed properties are going to try to charge you fees for their properties.

TrustpilotRomans in Southampton - full marks.
I have just used Romans in Southampton for a Home Buyer’s Survey. I found their website easy to use to get an intitial quote, which was very reasonable, and followed it up. The staff with whom I dealt were pleasant, efficient and helpful, and a survey was arranged very quickly. I was then phoned by the surveyor very shortly after he finished the survey to give me an outline of what he’d found, and this was followed within 48 hours of a full report. The report was very detailed - far more so than I expected, and I felt confident of going ahead with my purchase. Everything is done on-line or by phone, and it’s very efficient. I would definitely recommend Romans Southampton to anyone needing a good surveyor. Full marks.

TrustpilotVery impressed
I viewed a property yesterday. Although the property didn't meet my needs I was very impressed by the young lady Saffron who showed us around. She was honest about renting even as a person on universal credit. I have not found some other letting agents to be truthful about this. Infact I've been told several times that I cannot rent properties on universal credit, this is actually illegal. Saffron allowed us to have a really good look around without rushing us and answered all our questions. I would be happy to rent with Romans as they seem to know what they are doing.

TrustpilotWARNING will do everything they can not to give back your deposit
Had a very disappointing experience using Romans as a tenant. At the end of your tenancy you are given the option of getting a professional clean or cleaning the property yourself (note that tenancy agreement states that the property only needs to be returned in the same state of cleanliness that it was in when your tenancy began). Myself and my partner decided to clean the property ourselves and spent an entire weekend deep cleaning the house in order to save on cleaning fees, leaving the property in a superior condition to when we moved in (when the washing machine was full of mould, other parts dirty, prior tenant's possessions left in cupboards, etc.). Despite this we were shocked when Romans asked for £400 in cleaning fees for a professional clean (from a cleaning company based in Portsmouth per the invoice hence why I believe this figure was so substantial), which they completely refused to budge on (I would later find out this was because they'd already contracted the cleaners before we'd had a chance to counter their initial offer of £400). We replied in depth, responding to each and every supposed issue with picture evidence from the start/end of the tenancy which was completely ignored, with Romans simply stating that the property hadn't been professionally cleaned and if we wanted to dispute the charge we'd need to go to an arbitrator of their choice at a cost to ourselves of £120 per our contract. My advice to any tenants is to sort your own professional clean and then the liability is with the cleaners if the property is not up to Romans unrealistic conditions. They will also not ask you for an invoice proving a clean has taken place as we were repeatedly rebuffed when we asked for proof of invoice for a professional clean having taken place prior to the start of our tenancy.

TrustpilotI have been renting a house from Romans…
I have been renting a house from Romans for a little over a year. My family and I are very thankful for the accommodations that Romans made for us at the start of the rental but their customer service has been so great, so proficient. We deal mostly with Kimberley Garcia Jones and she is nothing short of amazing, every issue is dealt with, every concern is taken into account. They seem to understand that our life is in these home, our children are in these homes and they care about our family being comfortable and happy in our home. We don't plan to move anytime soon because we love our home and we are very comfortable with the care and attention we receive from Romans.

GoogleAVOID AT ALL COST....
I have rented a property in frimley green from Romans Estate Agents from August 2016 till January 2018.
I had to pay 1 month upfront £2000 plus £4000 for deposit, so £7,411.82 in total, including 1,180.99 of admin fees!!!!!
At the beginning of the tenancy whereas we were moving in, the former tenants warned us. ‘You will be robbed by romans and the landlord as the end of the tenancy as we did. They will do everything in their power to get some more money from you’ they said. They were right !
Moved out 4 weeks ago after caring for the property as if my own and receiving glowing monthly inspection reports during 1 and a half year on the state of the property. The rent was always paid on time and I had inspections every 6 months through the whole time so they were aware the house was always spotless. Now after chasing 4 weeks after moving out, no action had been taken by the agency whatsoever to progress release of deposit.
I’ve had to beg them sending emails every single day.
Charges were recommended to landlord by Romans for deposit retention on checkout for 2 minor points, these are several hundreds of pounds which are disproportionate. The icing on the cake, as recommended by the tenancy, I had a professional cleaning at the end of the tenancy for everything, carpet included with invoice, sent it but they decided it wasn’t good enough.
They also charged us £5 for a ‘crack’ on one of the freezer drawer due to the frost (not us), whereas the fridge delivered at the beginning of the tenancy was ridiculous (small fridge for a 4 bedroom house). The fridge also was broken at the beginning of the tenancy, no one warned us, we lost £250 of food!
Then because we didn’t cut the grass when we moved out (winter and frost, even snow at the end of December) and our lawnmower was electric they charged us £280 for the garden.
My surprise was that Romans also gave me bad references. The letting agency I’m dealing with now asked me for my statements because they spotted something was wrong. How could you live in a property without paying the rent?
During the tenancy my gazebo has also been broken by one of their contractors who cleaned the windows. … The landlord replied with a deduction of £15 for a broken gazebo LOL ! We of course didn’t agree with that!
During the check-out process I mentioned about the gazebo. They replied by threatening me. This is the copy and paste of the email :
I have advised your former landlord that you will only accept the deposit deductions in the event that he compensates you £150 for the damaged gazebo. Your landlord does not agree this, and has advised that if the deductions are not accepted, he will be seeking additional deductions for damage to the walls, to the grass, to a blind in the study and a larger amount for the worktop. He will be advising me of revised figures for the schedule over the weekend. Once I am in receipt of these figures I will amend the draft schedule and forward it to you.
Of course this is not true. And I can prove it! In fact I just discovered that they uploaded new pictures of the house to rent it after the end of our tenancy and the walls actually are spotless….
So please avoid renting this property, avoid renting with Romans, 1star is even too good for them. If there was an option to give 0 stars I would. Even if all is done by the letter, you won’t get your full deposit back! Avoid renting this property you can find another one in the same area cheaper for much more standing.

GoogleI have been looking for a new house and was attracted by Romans policies. I hadcause to deal with 3 staff of the Camberley Branch of whom I must commend Franchesca and Charlotte in particular. I only met Franchesca once but she was ever so nice and patient. With respect to Charlotte, she has been the most helpful and I must commend her. Shhe went out of her way to assist and is a fine example of the high standard customer service offered at that branch. I was particularly impressed by her ability to promptly respond to enquiries and emails in an efficient manner. I can only say thank you for your assistance and efforts. Truly appreciated

GoogleVery terrible and disappointing service.
Sarah was agent I had agreed to meet and spoke with on the phone. I found her attitude quite snobbish and unnecessarily rude.
I had two text messages confirming my appointment. When I arrived at the property, I waited a few minutes before calling the agency. When I spoke to Sarah, she told me she had waited at the property 15 mins before the agreed time, but then she decided to leave. I travelled from the Midlands to view a selection of properties, and this unneeded error on a her part really wasn't required. She never once apologised, her tone of voice very much indicated she couldn't have cared less.
The agency did NOT contact me to inform me the viewing was cancelled. They also do NOT follow the governments guidelines regarding the reasonable charges to a tenant. This is how they can afford not to care about missing the appointments.
