GoogleWe used Oliver James to buy a property. The purchase of this property was very stressful and took an extremely long time but this was not due to them. Ella was my point of contact and she was amazing. Without her I don't think the purchase would have completed. Ella was always very positive and went above and beyond to make sure that my queries were answered and was continually chasing the whole chain to ensure this transaction took place. If Ella wasn't available Sally always stepped in and she too was always helpful and ensured that steps were being taken. I can't thank Ella and Sally enough they were professional, helpful and very understanding when things were getting stressful. I would highly recommend Oliver James and if in the future we want to sell our property we will be using them.

I spoken to Ella occasionally who was very polite and helpful but dealt with Sally more who was equally as professional and played an integral part of us completing within just 8/9 weeks. It was also a nice touch being presented with a "new home pack" and a photo of our buying story upon completion. I would definitely recommend using Oliver James. Cheers guys.

Google*update 15/12/24* Oliver I cannot believe how unprofessional you are, you think it appropriate to badmouth an ‘ex employee’ on a public forum. It is a great reflection of your unprofessional character. I am not entirely sure who you are implicating here as I have never mentioned an individual to yourself nor have you specified who this is. If you took the time to review our emails you will note we stated ‘professionals’. This is plural and means more than one. I viewed many homes with a number of different agencies and when talking about my experience some shared they too had heard bad things about your firm from other sellers/buyers they worked with. I cannot believe you are so arrogant to believe my review is solely at the behest of an ‘ex employee’ rather than a true account of my experience for which it is. The ombudsman unfortunately were unable to find fault on paper, you are clearing tactile about what is on paper but this certainly doesn’t mean there was no wrongdoing. It is no coincidence to me that since moving to the area more than one person who I have met, when discussing my journey of buying, have also had negative things to say about your firm (complete strangers to me with no reason to lie). You deny there was any wrongdoing or bad practice but in one email you advised you have discussed ways to educate your staff on the issue. Surely if there was no unethicality/bad practice there would’ve been nothing to change. I have not been ‘used’ by anyone to submit my review. My review is completely fair as an honest account of my dreadful experience with your firm. I truly hope you have educated yourself and your staff to improve your service going forward. Although I doubt this given your unprofessionalism reflected below.
Unfortunately, as buyers we had a very disappointing experience with Oliver James Estates, completing wasting our time and money, as well as the sellers I’m sure. They sold a house to us that doesn’t have building regulation approval for an extension. After waiting a considerable amount of time for the seller’s solicitor to confirm, we raised a complaint with Oliver James, as we believe this was critical information that was omitted from us. Any good agent would have made such simple enquiries before selling a property - either they did, and didn’t disclose this, or didn’t which we find to be poor practice. We found Oliver James’ response to our complaint poor and dismissive, which was disappointing but not surprising. They appeared to try and justify this stating it exceeds the 4 year rule, they failed to acknowledge there is every potential that this does not meet regulations, and more importantly, we were made aware at the point of making an offer nor afterwards. Had we have known, we wouldn’t have made an offer and spent £1k on legal fees so far. I have no doubt Olive James will again respond to this review in dismissive manner and accept no accountability for the inconvenience and poor service we received. Since continuing our home buying journey, we have found there to be much more ethical agents within the local area.

*UPDATE* A complaint was put into the Property Ombudsman, the first time this had ever happened to me in 25 years in Estate Agency. Following this, the property ombudsman cleared us of any wrong doing. Georgia I hope you can now delete the review as its unfair and as i stated to you in one of my responses the 'other agent' who advised you to follow this course of action was an disgruntled ex employee who has done their best to cause as much trouble as they can to me and my staff since leaving, you should now turn back to her and ask why she used you and your partner to help with her toxic agenda. I am pleased to see you have moved into your new home and hope when you do decide to move on it is a very straight forward sale with non of these stresses. I refuse to lower my estate agency standards to resort to the same tactics this other local agent has. Oliver.

Thank you for taking the time to provide your feedback. We sincerely apologise for the disappointment and frustration you experienced during your home buying journey with us. We understand how important it is for buyers to have complete confidence in their purchase, and we regret that we did not meet your expectations in this instance. My intention was not to dismiss your points but answer them truthfully.
Regarding the issue with the extension and building regulation approval, we empathise with your concerns. It is the role of the conveyancing process to uncover such details, as the history of modifications to a property is often not fully known by either the current owners or the estate agents and this was the case with this home. We rely on the conveyancing system to ensure that all necessary checks are carried out to protect both buyers and sellers. This is the problem with the English system where limited information if given up front.
We understand that you feel this information should have been flagged earlier. However, no estate agent in the UK has the capability to uncover undisclosed building regulation issues if the information is not provided by the seller. If the current owners had carried out the extension themselves, we would, of course, have requested the relevant documentation. In cases where the sellers state 'they have no knowledge of when the extension was built', our ability to obtain this information is limited. This is what I tried to explain to you when i emailed a response to your complaint, i cant disclose what i don’t know or what i am unable to find out.
After you withdrew your offer, we sold the property again within days, specifically advertising that it did not have building regulations approval. The new buyer was fully aware of this and placed an indemnity policy to cover any potential issues arising from this situation.
We value all feedback as it helps us improve our services.
We regret the inconvenience and financial costs you incurred and are genuinely sorry that our service did not meet your expectations. We take your feedback seriously and will use it to review our processes and communications to better serve our clients in the future.

FacebookI wanted Oliver James to sell our house as I’d heard fantastic things about the company and having difficult experiences using other local Estate Agents I was certain they were the ones to sell our house.
Sure enough, right from the off when Oliver visited us for our valuation he instilled me with tonnes of confidence and thoroughly explained the ‘journey’ we were about to embark on (and it really was a journey!).
It took 15+ viewings and 3 offers before we found the buyer. Oliver personally showed the buyers around our house and always gave us plenty of notice before hand. They also confirm all appointments via a text (which is great for a Mum like me who’s spinning lots of plates and tends to forget things!). Sally is fantastic to deal with and really diffused a lot of situations when they got tense or difficult. Ella is lovely too.
I really love how hot they are on social media and push your property to help it sell.
All of the other EA’s should be worried.

GoogleWe chose Oliver James for several reasons, mainly as the price appeared cheaper than the competition and the fresh & modern take on selling property using digital marketing. The house was valued and whilst we wanted more for it than the given valuation, Oliver agreed a starting price for us, which was agreed. The house went on the market with a wonderful set of pictures, very well taken, particularly the aerial picture of the house which really makes it stand out. As soon as it went on the market we had 3 imminent viewings and within days the property was sold at a price we were happy with, we were in shock, thinking it may take a couple of months. During this interim period I was shown some stats which showed me that over 7800 people had seen the property on Facebook, which is simply incredible. I must say we had some difficulties with our purchase, through another agent might I add, however this is where the help and assistance of Sally in particular was exceptional. Sally was constantly on the phone and email chasing all parties and really driving the sale through, I cannot thank her enough. Sally even rang a few days later to check we were settling in. I must say Estate Agents sometimes get a bad rap however these guys I would highly recommend. Excellent service, thank you!

We received a phone call from Ella to catch up about our viewings and discuss if they could help further. Then Today we went to view our third house with Oliver and the customer service was just as good. I feel like they have a real understanding of their customers and they offer real, down to earth advice.
