TrustpilotBullying and Harassment
My partner rented from this terrible estate agents over a period of 18 months. He has rented many times previous and is always clean and tidy. At the 6 monthly checks he was always praised for how clean the place was. Upon moving out he was given charges for unreasonable ‘damage’ and general wear and tear. He argued this was wrong and was hounded via email and phone calls on a daily basis. 2 months after moving out he was told of more ‘damage’ which wasn’t shown on his checkout report due to a software problem. He’s still had no proof of this apparent damage, just told there is now an extra charge to him even though new tenants have been living in the property for over a month now. Romans are rip off merchants who think they can bully people into paying unnecessary charges. Avoid.

TrustpilotTerrible estate agency. Thief's (£395 for a 1 bedroom cleaning !!)
Terrible estate agency. Please avoid this agency at any cost. They don't care about any tenant , their only concern is about the landlords that pay them commissions. Specially Mrs KIM SHANKS , responsible for a ''follow up service '' , she didn't care if I stay 3 winter weeks without water , but forced me to accept a 1 bedroom cleaning service for £395 !!!! And even thereat me !!! She keeps keys of the apartment they lent and without permission , they walk in and photograph your personal belongings . AVOID THIS AGENCY..........any is better than this one

TrustpilotAvoid as a landlord
Some good people at branches but really lacks when it comes to property management.Management staff lack common decency of returning calls, reading emails, professional courtsy and worst of all common sense. They fail to understand relatively simple regulations that they should be champions at. Every few montsh there is some or the other catastrophe caused by their negligence - be it the lack of sense in following protocol or compliance team being plain stubborn even when presented with black and white evidence of their mistakes. Have suffered with them for a few years but wouldn't recommend at all.

TrustpilotTerrible estate agents
Terrible estate agents. When we first moved into our rented property there were a number of issues that took them over 3 months to sort out. Most recently in these covid-19 times they sent our landlords gas engineer brother to carry out a gas check without advising how he would be protecting himself and us from potential infection. I have never been so angry. DO NOT RENT OR BUY WITH ROMANS they are completely incompetent and do not care at all.

GoogleAbsolutely HORRIBLE estate agent.
The property we rented from them had paper thin ceilings so we could hear every footstep the neighbour upstairs was making, kid running etc...
The estate agent failed to mention this at check-in even if the estate agent knew about the issue, issue that made out stay there a nightmare.
They claimed a professional cleaning was made at the property before we moved in but found dirty curtains, oily extractor Fan and rubbish under the sofa, absolute disgrace.
Now at check-out, they are claiming almost £300 pounds in cleaning costs, when the property has been returned in a cleaner state than when we found it.
Complete crooks with which I will NEVER deal again.

GoogleI purchased a property through Romans and had the pleasure of dealing with Will Baggs.
The process did drag on but this was due to the solicitors as with any purchase. We did find areas of concern but some how with Wills help in reaching a compromise with the seller everything fell into place.
I would recommend Romans based on the customer service and satisfaction I recieved.
Update: It’s been 6 months now and I thought I would update my review. I was sold this house as completely renovated property inside and out. I feel compelled to re-write this review as I’m at my wits end.
This is my situation, I have a family, a baby and wife.
1) Upon moving into the property there was no gas supply, as the gas meter had been removed. No help from Romans.
2) During the contract negotiations, I noticed damp and a this was meant to be resolved through damp proofing injections which we were told came with a guarantee. When moving in and noticing there was still damp contacted the company that did the works and told us the warranty was void due to owner not listening to advice that the re-plastering needed to be waterproof plaster. No help from Romans.
3) The location of the stop-valve. I needed to cut off the water supply. Owner had tiled over the stop valve and assuming council had paved over the outside but again it could have been this evil sellers’ workers.
4) When viewing the property, we noticed a damp patch on the ceiling and was told by Will that the owner will repair this likely to be a broken tile. What I now realise is they just painted over and no repair work had been done. Which has meant more expenditure which I don’t have.
5) When viewing the property, we noticed carpet cut out in the middle of the lounge with tools on it. When quizzed Fraiser from Romans he said the workers must have left it behind, but he’ll have it removed. When moving in it was still there. When I removed the carpet, I realised why they had left it behind because they were hiding the fact that the flooring was dangerously uneven in the middle of the living room space.
6) Soon after moving in, wife used upstairs bathroom to give baby a bath. I was watching telly and noticed a brown patch. The upstairs bath was leaking into the ceiling. Another cowboy job by the seller. Contacted Romans no help. Another additional cost on a completely renovated inside out property.
7) The boiler was sold as new, but all the other parts connected to the boiler were re-used from the old boiler. When the boiler stopped producing domestic hot water 2 weeks into the move. I contacted the manufacturer as the boiler I was told by Romans was under warranty. It was not, as the gas safe engineer that also installed it did not bother to fill out the warranty card within the correct time frame. Contacted Romans no help. I contacted the installer who was making excuses but agreed to send someone out to repair the boiler, this also so-called gas safe engineer then ignored my calls and texts. He also not licensed, and I couldn’t see at the time of work being carried out that he was licensed to carry out the work. Another expensive bill for repair work.
8) (Bathroom locks), purely display no locking mechanism. Replaced.
9) (Stairwell), the risers are way too high.
10) Flooring needs replacing throughout the property.
I honestly feel I have been severely conned, there seems to be no accountability in the housing market. Complete cowboys.
Please be warned if you come across a house sold by the following Ashwini Kumar Sood (Bristol) run a mile and if you have a boiler and the work has been done by Charan S.Bahra (Slough) run a mile
Complete and utter cowboys and lowlifes.
I can understand people reading this and thinking he is angry, but behind this catastrophe I am feeling suicidal. It has put enormous strain on my marriage and mental health.

Hi Imran, our apologies we haven’t been able to respond to this sooner. We’re really sorry to read of the issues you’ve had since purchasing your property and of the extremely difficult position that you are currently in. We can see from your comments that you left us a really great 5* review back in May after completing on your property mentioning how much help Will had been able to offer and how you’d recommend our customer service moving forward so are disheartened by the fact that we’ve received a low star rating as a result of issues at the property. It can be noted that after receiving your review that Will tried to reach out to you to discuss your concerns but sadly wasn’t able to get hold of you. We would really like to speak with you about this further so we can address this with you directly and would ask that you contact Daniel Collis the Regional Sales Director on 07894726146. GoogleAbsolutely horrible experience!
1) The flat was not professionally cleaned when we moved in, so I had to clean it myself for a week!
2) The agency did not bother passing my contact details to the property management company during a year of tenancy, therefore I have never received any correspondence regarding any change of gate and door codes.
As a result, have been locked out of my own building and flat quite a few times with my little 3 year old child.
3) We have been forced to pay a water bill that did not belong to us, as we have not even lived there at that time.
4) We have been forced to pay a water bill that was not even on our name IMMEDIATELY. The agent came over to the property telling us to pay the bill, which made us feel extremely uncomfortable.
5) They have failed to let us know that the bikes and pushchair storage was being cleared out, and as a result of their in professionalism, we have lost our child’s £1400 pushchair.
Very very very poor service.

TrustpilotWorst estate agent ever to have walked the earth
If I could I would give 0 stars. This is an absolutely terrible estate agent. They are rude, incompetent and constantly threaten you with the legal action even when they have no grounds. On reading the tenancy contract from Romans, there were several unreasonable clauses including stating 'it is the tenants responsibility to ensure no mold is in the property and the tenant must open all windows at least 10 minutes each week to ensure no mold is present' which I asked to be removed or amended to a more reasonable clause. This caused many issues with Romans who claim they cannot change the tenancy agreement as it is a standard agreement that comes from head office. After a lot of back and forth the clauses were amended and the contract signed. On moving in, there were several repairs to be completed as items were not working. This was raised via the repair portal but no response was received for 3 weeks even after constant chasing. It took nearly 5 weeks to get the repairs done. Romans were not interested in completing them and really did not care for the inconvenience caused as they had a years agreement.Just as I thought things were settling down Romans requested an inspection and sent over a form with new conditions (that were not in the original tenancy agreement). I refused to sign this but did allow the inspection. I also pointed out to Romans they could not add further terms to a contact after signing but they state they are legally entitled to do this. Romans sent over a school leaver who had no idea what to do or look for at an inspection, instead he was told to take pictures and load the pictures onto a website which I refused to allow as there were no details of who had access to the website. Romans then contacted me again asking for another inspection the following week, the excuse being I did not allow for pictures to be taken and this was in breach of the tenancy and they would raise a section 21 because of this. I refused to allow another inspection so soon. They continued to pester and threaten me on a daily basis and I had to point them to the clause in the tenancy agreement that states inspections would only happen once every 3 months. Eventually, the landlord got involved and did arrange an inspection after 3 months where she would attend. Unfortunately, no sooner had the landlord completed the inspection on the agreed date, the following day I received another email from Romans asking for another inspection in 2 weeks time. I again refused but they continued to pester me for another inspection and threatening me with a Section 21 because I refused.By this point the tenancy was due to expire (yes I had to deal with constant asking for inspections and threats for not agreeing pretty much the entire tenancy), and at month ten I got a notice from Romans giving me notice of not renewing the AST but the tenancy would continue on a rolling basis - which was fine. As we got to month 12 I got a notice of termination via section 21 notice. I now have a few weeks to go before leaving (and hopefully never having to deal with Romans again) and Romans have sent a list of cleaning requirements including professional cleaning (which they did not do on moving in to the property) effectively requesting for the property to be left in a better condition than what the property started at the beginning of the tenancy which I am sure is against the law.Renting via Romans is the worst renting experience I have ever had and I have been renting for over 20 years with various estate agents and landlords directly. I am now counting down the days until I no longer have to deal with Romans ever again. Avoid Romans like the plague...they will make your life a misery for as long as they are managing the property.P.S. the reasons there are so many good reviews of Romans is the sales person that sells/rents the property to you gets a commission if they get a review on google or trust pilot hence they are named in each review.

She makes me feel that I don't have to worry about my property at all. She is fantastic and I have not yet come across a Property Manager so good at her job after so many years of being a landlord.
