We first appointed Penny and Sinclair as agents to sell my mother in law’s property and based on the positive experience we went back to them when we came to sell our house. Our Sales Manager Joe Worsell was highly personable as well as extremely professional, efficient and knowledgeable, especially when the chain below us collapsed and our original buyer had to pull out. He immediately re-marketed the property and turned the whole situation around so quickly.If we are buying and selling property in future, we’ll certainly be talking to Joe and the team at Penny and Sinclair.

Despite being a loyal client of Penny & Sinclair their lettings service / property management has become untrustworthy - wrong dates on tenancy agreements (they indicate their landlord clients should correct errors - surely there shouldn’t be errors in the first instance? not least dates of tenancy!) reduced frequency of property inspections (their terms of business (professional obligations) stipulate inspection frequency which has not been adhered to), shortfall on tenancy deposit (the tenancy deposit does not represent 5 weeks of rent which landlords should be protected with) leaving landlors exposed if there is property damage that could potentially be at least partly protected (stating it’s “not their policy” to check the tenancy deposit amount), prolonged response times that need chasing, trying to excuse it all with a “heavy workload”! Over £1k in property management fees for a year and all I received as a landlord was two property inspections which I even had to ask to take place. Landlords look elsewhere if you want reliable service and accurate tenancy deposit protection.

We are sorry to see your review and understand the issues raised are now being handled by Director of the business.Whilst we acknowledge and apologise that the amount of property visits was lower than expected, your review suggests we did not meet our professional and legal obligations, which is not the case. It is not standard practice to re-reference a tenant at the point of renewal. In this case the tenant had been paying on time for the last three years. It is not legal requirement to increase the deposit in line with rent increases, A deposit of 5 weeks deposit is already held for the tenancy and based on the property visits carried out, there was no expectation that deposit deductions at the end of the tenancy would exceed the amount of deposit already registered. Draft contracts are always sent to landlords to approve before they are sent to the tenants, which gives the opportunity for any errors to be rectified, this happened on this occasion and the tenant received a correct document. We take all feedback seriously and our Director of Lettings will be in touch to discuss all of these points in more detail with you. We wish you well with any future tenancies”
