Avoidx100! William H Brown & Sequence Home

The entire business management is managed so poorly that I am amazed how they are still in operation. I am a landlord and used William H Brown (Sequence Home) as a lettings agency to fully manage my property. Whilst the front looks professional, but once onboarded with them, the full management services are sub-standard. They are slow in responding but when they needed the money off you - it is on time. Custom them if you want to be scammed with false promises. Even as it stands, they are withholding £200 of my money, and when I queried it, they said that it was for an unpaid inventory checkout service of £162: (i) I'd paid it with receipt as proof, and (ii) £200 vs £162 - clearly they need to pay a trip to specsavers. This has been dragging since Nov 2022 - and I don't believe I'll have the £200 back.

Do Not Use Bannercross William H Brown.I wish I’d looked at all the other reviews before going with them because the negative ones are spot on about this company.They lock you in a 20 week contract. (which is way longer than other estate agents), they do this as they aren’t the best at their job.Kate will be all nice and positive to get you to sign the contract but as soon as you do you’re in for a shock. She’s rude, she ignores emails, gets the staff to say she’s not in the office, she’s a full on liar.They will get you a few viewings and after that they will basically leave you hanging as they know you are stuck for 20 weeks.My partner rang for a way to move forward with selling my house, she was welcomed by a sarcastic, patronising Kate. My partner is 28 weeks pregnant and this upset her.Keep well away from this company if you want to sell your house, I promise you now you will regret it.I will go to the ombudsman over this and the regional manager of William h brown to get out of this contract.

Complete and utter incompetence

Complete and utter incompetence. From the start, there were inconsistencies - constant misspelling of names, mistaking the house numbers, 34 instead of 43 despite constant corrections on our end, so important letters were sent to the wrong house. They didn't double check names or our addresses despite how we had to constantly give them our payslips and bank statements which would have shown them that they had input the wrong information. If they'd so much as looked at all the information they had at hand, they could've so easily phoned us to correct the mistake that they made. But they didn't, as they were blind, foolish and terrible at their jobs.We were given 3 months of radio silence, and during that time we were under the impression that they were doing their jobs, but alas, they were not. When we finally emailed them as we were scared they'd forgotten about us, it turned out that yes, they had. They tried to blame us by saying we did not email them back some confirmation, but we did email them twice, and they completely disregarded our emails.Every three months they asked us for more proof of work, such as our bank statements and our payslips, as they were working so slowly they needed constant proof that we were still employed.We were transferred from our initial correspondent to another, who was new and still learning. From my end, it appears that the first man handed us over to another person so that the blame would be shifted to him if things were to go wrong - which they still did.Our solicitors, separate from William H Brown, commented on their slow uptake, surprised at how long they were taking. We knew it had to be a terrible experience if our own solicitors commented that William H Brown was doing such a bad job.They kept telling us and our solicitors that we were being sent letters, however those letters didn't exist until we pushed for them to exist and asked what the contents of these letters were.We had confirmation that the seller accepted our offer in May of 2022, and we were finally moved in by late January, early February 2023. We were given promises that we would've been in by Christmas, but that was not the case. We did not have our hopes up, as we'd also been told we would've been in and settled by September 2022, and were disappointed.When we gave them the deposit, they took days to confirm that they'd received the deposit, and we had to phone and email and push them to confirm it for us, as with no confirmation, we feared that the worst had happened, and the deposit had been lost. Thankfully, it wasn't, but the lack of communication was terrifying.When we were finally allowed to have the keys, and we went into the office to get them, we found out that William H Brown didn't have the keys, and the seller still had them. They broke confidentiality by letting us contact the seller ourselves to get the keys from her personally. However, she agreed to see us and hand us the keys over, as she also didn't trust them to keep the keys safe.With all these bad, terrible and frankly easily avoidable mistakes, we have had the worst experience buying a house from these people. If I could go back in time, I would beg for us to get a house from anyone else but William H Brown. I have never come across such incompetent, foolish and frankly stupid people in my life. I urge everyone else to not go to them, they are terrible at their jobs, terrible at communication, and terrible at the simplest of tasks.

Absolutely awful company

Think they’re above you, snobby, rude, arrogant. Never had worse dealings with a company in my life. Had numerous valuations, these came in most expensive. Girl from the office called me to see if I wanted to view a property, that I know has been on the market for months as it’s a friend of mine, she told me it had just gone up last week so another lie. Do not use this company, far better and more friendly local estate agents who are more personable than a big company who think you’re beneath them

Do not bother. Use your time with truthful agencies!

I took into consideration that they are a legit company, duely registered, and ignored the reviews. If only I had taken the reviews seriously, I would have saved my time and the money I spend with travelling to see the property they showed. They really don't bother with communication. Hopeless. Not a signal of a follow up even though they took a copy of my ID and I signed an EOI. Now if I see they are the ones advertising I just pass.

No care, no communication.

Zero communication and less than zero attempt to resolve any issues. Since moving into a flat supposedly under the care of William H Brown 6 months ago not a single problem that I have reported through their portal, in person and over the phone has been sorted. The balcony door is ratchet strapped shut in mid winter because the mechanism was broken between viewing the flat and me moving in, this was also not mentioned conveniently in the itinerary, Dish washer broken, cooker hood broken, skylights leaking, sinks broken, balcony rotted and dangerous. To top all this off, ive now been without water for 12(!) days as the pump has broken with no urgency to fix the issue or provide me with anyway to drink, shower or use the toilet. I'm not sure this is even legal at this point. Ive had some bad landlords but William H Brown are the worst.

Best off not using this firm

This company is all sorts of wrong. Not only do they tell you phone calls recorded they later confirm they are not when you get to head office complaint stage. Clever sods lied to me clear as day on phone and never put any of what they told me in emails.. I'm now being accused by them of being the liar, which I now can't prove apart from half statements in email which are inconclusive at best.... I would avoid this company again, I do not recommend anyone use this useless, dishonest company. It is now looking like a small claims court case if the TPO can't get me the money they owe me. Not a huge amount £500 but when you paid them £2500 for services its a sizeable amount.

AVOID AVOID AVOID!!!!!!! ABSOLUTE SCAMMERS!!!!!!!Absolute joke of a company!! Me and my partner were told to pay a deposit and secure our home and that it would be ours. Only to have a phone call the next day telling us the place has gone ? I thought it was secure? No!! They then tried to make us pay more deposits for another place then for again to tell us it’s not available AND THEN THE SAME HAPPENED OVER AND OVER AGAIN!!! I asked for my deposits back as I was sick to death of being messed around !!! The young untrained women that had absolutely no knowledge of the company she works for at William h Brown promised me 3-5 working days and the money would be back! To then constantly having to Email about my money to then be responded to telling me my money has been taken for ‘costs’ what costs? They messed me around I didn’t even complete applications for ANY PROPERTY! They didn’t have any information for credit checks etc!!!! Livid

Awful customer service from property management

Myself and my husband are currently renting a property from William H Brown and the service we have recieved so far has been appauling. We only moved in about 3 months ago and there have been countless issues with the property. The main issue has been the lack of care and communication from the property management department from Ailesh Lawlor who has been completely inconsiderate of our situation. I am currently almost 8 months pregnant and there is some work being carried out in our place and everytime I have called Ailesh she has responded in a careless tone. She has shown no care whatsoever everytime I have reported an issue for example, the leak in the wall, no hot water or heating, faulty extractor fan, leaks from the sink and many more issues. She has continuously responded with " i will give you a call back" or "I will get back to you with more information" however we have barely received anything from her. We reported the leak in the ceiling a week after we moved in and were told that it was a priority to sort it out due to the weather condition. However, it has taken them almost 3 months to solve this issue! The overall customer service has been extremely poor from the property management department and I don't believed anyone should have to go through this, especially someone who is so heavily pregnant.

Avoid WHB dodge the bullet.

My partner has recently moved out from zero deposit property, which was cleaned few times, we have moved out three weeks ago, they have done their inspection stating that a property is not clean and wants to go through TDS to charge us 400£ for it to be cleaned. Things like dust and limescale around the toilets they are the worst avoid at all costs.

I called the agent today morning about the property enquiry., I checked the property consists of electric stove or gas stove? He said electric and I said unfortunately not interested with electric. As soon as agent came to know about my disinterest he disconnects the call in between the call. So rude, very very rude agent in lettings team. Need professional training

When we purchased our home the local branch were pro active, quick to respond couldn't fault them. So 16 months later with Covid restrictions eased meant we could look in the areas we really wanted to be , so we put it back in their hands. New Branch manager and team were Usless, took two weeks to get our property details done in such a way that wasn't the generic information they were attaching to properties. We visited the office several times over the first month only to find our property wasn't in the window. They promised it would be done and we walked passed daily and it wasn't. When approached by this it was done Infront of us with just a sorry. 8 of the twelve viewings they arranged were cancelled, two viewings weren't even what the potential buyer was looking for. Calls wouldn't be returned, notes weren't attached to their file for our property. Would not recommend them even if they were doing it for free I would recommend you use someone else.

Incompetence

Incompetence. Calling us up constantly regarding a rental agreement for a property that we SOLD through the same branch, FOUR YEARS AGO. This was a straight house sale, with no mention of rent, house owner to house owner. This is inspite of being told we don't own the property anymore and to take us off their database! Wouldn't have bothered leaving a bad review, but they've just woken me up after a night shift, which they wouldn't have done if they'd done their job right the first time!!!!

Great service with a huge seriousness!

It's a situation where you don't find yourself in very often and you have nowhere to learn even if you try to find information from friends beforehand.This is where beautiful people come in and are willing to help you even if they are paid to do so. The difference here at William H Brown is that you are greeted with same seriousness and professionalism every single time.I say this because more than once I got bogged down in the details and I kept insisting on the phone about this and I was met with the same interest and calmness from Rachel.I highly recommend the professionalism of Rachel, Jonah and Jack at William H Brown, Stevenage Branch.

We contacted William H Brown Hoddesdon to value our house. Their agent Matthew arrived on the dot & on entering our house, automatically took his shoes off (despite tiled flooring), w/o the need of having to be asked.After assessing the house, Matthew produced printouts of similar properties in the area, to include properties that had been recently sold or SSTC.We were very happy with Matthew's valuation on our property, as we understood how he arrived at this figure.Although, it is recommended to get 3 valuations, we feel that this will not be necessary, as we were more than happy with Matthew's professional approach, knowledge & guidance.

AVOID AT ALL (VERY HIGH) COSTS! I honestly can’t stress enough how incompetent 98% of the staff are that work for this company. They are ignorant, don’t follow through on anything and very rude. We put our house up for sale in May after been told not to use William H Brown (should have listened to the majority) I spoke in depth about what we had heard and was assured that it was all lies and just competition for business and not true. So silly old me trusted them and put our house up for sale. That’s where the lies and incompetence started. Firstly they marketed our house wrong and then lied about how many people they had interest from. Even tho we said we wanted the viewings done by them it never happened I had to do all my viewings myself as they only have someone available to do the viewings on a Tuesdays during working hours! Who views a house at these times????? NO ONE! Evenings and weekends are when most people want to view. Then came the horrendous solicitor recommendations and I refused to use them and stressed that I wouldn’t use them and they are shocking and hold everything up so what did they do. Put our first time buyers with them who didn’t know what to expect from a competent solicitor. Knowing that I stressed I wouldn’t have any dealings with them why would they put my buyers on to them? Oh I know why as they would get commission. That’s all they care about getting the money and getting you out the door. We had so many calls back and forth with the agents and never once did any of them get followed up until I spoke with the branch manager. The branch manager then went on holiday and we was back at square one. Only when I threatened to pull out of the sale was anything done and followed through. We had a dedicated (read the word dedicated loosely) sales progresser who was meant to be the point of call between the solicitors and the buyer. Yeah when she was in. Any conversation with her was like you was inconveniencing her to do her job. You pay a lot of money for this service so expect some kind of service and sadly the service we got was a very bad service. I’d have been better off putting a sign up on my gate and selling it myself least I’d not have been constantly stressed!

Worst Estate Agents Ever !!!

I recently bought a property through William H Brown, Adam Leadley, who was my first port of contact started off okay but then showed his true colours and just how lazy he really is. He did not return any of the many emails I sent him or return any calls or messages left and just basically ignored me. Absolutely disgusting and disgraceful behaviour. An associate of Adam contacted me to pick up the keys even though I left a message requesting Adam to call me back as it was urgent. I would never use this Estate Agents ever again and would strongly recommend that you look elsewhere.

I've been a "customer" of William H…

I've been a "customer" of William H Brown now for almost 10 years. During which time I've purchased a house with them, attempted to sell one (unsuccessfully I would add) and remortgaged a couple of times. However, my latest endeavour with them will be my last. Apparently when a company waives a "lifetime" fee in 2013 and makes no mention of this during transactions in 2015 and 2021, they reserve the right to charge it in 2022. In short, I guess times are tough and making a commission from the mortgage provider and an admin fee isn't enough? So instead, despite our 10 year relationship clearly holding little worth (I'd have gone back to them in the future for remortgages and hopefully next year a house move), we will part ways and I'll have to consider it a lesson learnt.Update: complaint was upheld, fees refunded plus compensation of £200.
