TrustpilotAVOID AT ALL (VERY HIGH) COSTS
AVOID AT ALL (VERY HIGH) COSTS! I honestly can’t stress enough how incompetent 98% of the staff are that work for this company. They are ignorant, don’t follow through on anything and very rude. We put our house up for sale in May after been told not to use William H Brown (should have listened to the majority) I spoke in depth about what we had heard and was assured that it was all lies and just competition for business and not true. So silly old me trusted them and put our house up for sale. That’s where the lies and incompetence started. Firstly they marketed our house wrong and then lied about how many people they had interest from. Even tho we said we wanted the viewings done by them it never happened I had to do all my viewings myself as they only have someone available to do the viewings on a Tuesdays during working hours! Who views a house at these times????? NO ONE! Evenings and weekends are when most people want to view. Then came the horrendous solicitor recommendations and I refused to use them and stressed that I wouldn’t use them and they are shocking and hold everything up so what did they do. Put our first time buyers with them who didn’t know what to expect from a competent solicitor. Knowing that I stressed I wouldn’t have any dealings with them why would they put my buyers on to them? Oh I know why as they would get commission. That’s all they care about getting the money and getting you out the door. We had so many calls back and forth with the agents and never once did any of them get followed up until I spoke with the branch manager. The branch manager then went on holiday and we was back at square one. Only when I threatened to pull out of the sale was anything done and followed through. We had a dedicated (read the word dedicated loosely) sales progresser who was meant to be the point of call between the solicitors and the buyer. Yeah when she was in. Any conversation with her was like you was inconveniencing her to do her job. You pay a lot of money for this service so expect some kind of service and sadly the service we got was a very bad service. I’d have been better off putting a sign up on my gate and selling it myself least I’d not have been constantly stressed!

TrustpilotWorst Estate Agents Ever !!!
I recently bought a property through William H Brown, Adam Leadley, who was my first port of contact started off okay but then showed his true colours and just how lazy he really is. He did not return any of the many emails I sent him or return any calls or messages left and just basically ignored me. Absolutely disgusting and disgraceful behaviour. An associate of Adam contacted me to pick up the keys even though I left a message requesting Adam to call me back as it was urgent. I would never use this Estate Agents ever again and would strongly recommend that you look elsewhere.

TrustpilotI've been a "customer" of William H…
I've been a "customer" of William H Brown now for almost 10 years. During which time I've purchased a house with them, attempted to sell one (unsuccessfully I would add) and remortgaged a couple of times. However, my latest endeavour with them will be my last. Apparently when a company waives a "lifetime" fee in 2013 and makes no mention of this during transactions in 2015 and 2021, they reserve the right to charge it in 2022. In short, I guess times are tough and making a commission from the mortgage provider and an admin fee isn't enough? So instead, despite our 10 year relationship clearly holding little worth (I'd have gone back to them in the future for remortgages and hopefully next year a house move), we will part ways and I'll have to consider it a lesson learnt.Update: complaint was upheld, fees refunded plus compensation of £200.

TrustpilotA severe lack of communication ability
I now know why this estate agent has such a poor reputation. As a result of living a good distance from her, we have been searching for a retirement property near our daughter for some time and chanced upon one in a very good location. We e-mailed the office that advertised the property with a few pertinent questions as we would find a return journey on the off chance of being able to get the answers and to gain a viewing almost impossible in a reasonable timeframe. It would appear that others who have had dealings with this company are totally correct as the request has been totally ignored without even an apparent willingness to acknowledge receipt let alone be a little proactive.I would advise any pensioner considering using this Estate Agent to seriously consider whether they would be able to elicit any response let alone information from them.Extremely poor service for both the seller and any prospectve buyer.

TrustpilotAbsolutely diabolical
Absolutely diabolical. Not very good property management what so ever. The store to the property management is really bad communication. Does not reply to emails. Constant ignorance and even when a complaint was raised with enough evidence to prove they were not managing my property and ignoring my emails, the complaints team were even very rude. They changed my tenancy contract from fully managed to rent collect without consent. Didn’t keep up with inspections on the house during my short time on fully managed. Took weeks to get replies for issues with my tenants and faults. Didn’t chase up when the tenant was breaking the tenancy agreement. I don’t know what they did when managing my property but it wasn’t what my new estate agents does which on paper is suppose to be the same thing. They charge for all sorts of fees that no other lettings agency does! Would not recommend at all! The only good experience I had was with the deposits department and accounts departments. Very friendly and helpful! I’m now with a different lettings agency and they work above and beyond for their landlords and tenants!

TrustpilotTenant Find - Went above and beyond!
I've been dealing with Ethan Smith in order to find tenants for one of my properties. From start to finish, he was energetic and tenacious. Appropriate tenants were sourced quickly and he "pulled out all the stops" in order to sort out a last minute emergency that I encountered, despite it not being of his making. I've not used WH Brown before, but if this experience is anything to go by, I will in the future.

TrustpilotDisgusting customer service
Disgusting customer service, all talk no action, took advantage if an 80 year old couple to tie them into a contract, now to be told another 28 days notice on top of that is required!!!! Will NEVER ever recommend this agent to any body! This is the Ware branch! Forever breaching their contract! Have got in touch with solicitors and now have an amazing court case against them! They’ve destroyed my grandparents future because of this contract!

If you want to be talked down to, called a liar, have the phone put down on you, and have the rudest treatment given to you, then WH Brown in Morley is the estate agent for you, ask for Karly 🤨

TrustpilotMade on offer on a house they had
Made on offer on a house they had. 4 days later finally got a letter confirmation. Didn’t hear nothing back for another 4 days asking if we would increase it. Offered 5k more. 2 days later he apparently rejected our offer and is going with another seller. From what we was told on the phone they have another offer but their house isn’t sold. But had now sold. I’m guessing this agent was delaying us as much as possible so they could sell that house and make double commission. We’ve made another higher offer and shock they are ignoring us and not forwarding our offer

TrustpilotTerrible experience
W.H. Brown. Dovercourt Branch. Terrible experience. Signed up for 20 weeks. I had my doubts prior to signing as no contact from them. I phoned and asked if they really wanted to sell my house as poor customer care. They said yes. I had doubts again as once signed i then waited 3 weeks for photos to be taken and go online. I asked why it took that long and they said 'No Idea'. Had one phone call from WH in 16 weeks. No feedback from any calls. Nothing. Never replied to emails for days. Luckily im in no rush to move. All i wanted was to be kept updated and i got nothing. I have taken my property off the market now and once contract ends will think hard about where I will go.Ive totally wasted 20 weeks as they were not bothered in selling my property and guess its because its over a certain higher price.Never would recommend.

We are landlords with a tenant that refuses to leave, they totally refuse to help, saying there is nothing that can do, we were given notice , and needed to move into a bungalow we were renting, but they refused to help, even though we have a 3 month old baby, effectively making us homeless, saying well your tenant has rights, what about ours, all they want is your money, and you as a person is not important, avoid, avoid , avoid.

TrustpilotUnprofessional
Had a viewing with this company for 1pm. Arrived at 1.03 -thanks to working as an NHS nurse and of course it being busy. Tried calling them en route (6 times, no answer to any of them) and then got to property and EA was gone. Tried calling again, still no reply. Just called (after they did not respond to my voicemail, I contacted them, though they told me they were aware id called repeatedly - why didnt they call me back then?) and spoke to a very aggressive person who basically said they are too busy to answer the phone and that the website isn't up to date. Really unimpressed - I appreciate i was 3 minutes late but they could have at least given me 5 minutes or answered their phone. As a community NHS nurse, petrol is really valuable to me and this was a complete waste of time after a busy and stressful morning. This was further compounded by the rude person who answered the phone. Absolutely would not use this EA again and do not recommend at all.

TrustpilotDreadful, beyond belief and blatantly lie!
Dreadful! I would not want anyone to go through the same experience that I have had with this company!Tried to cover up what they had done by deleting part of an email which they thought was evidence! Caught them out and reported them.I was waiting for a response from them with regards to a new build property that I had paid a deposit on and instead of getting back to me after being strung along with lies for months they placed the property back on the market (Found on Rightmove without informing me ) whilst their client still had my deposit. They then lied on numerous occasions saying they had asked their client to refund the deposit but it was proven that they hadn't requested and were just lying despite emailing me confirmation! Do not use this company even if it is for your dream home! just hope that another agent has the property up which is quite often the case.

TrustpilotHard to get your deposit back
I rented a house with them. The deposit they took off me still haven't been returned after over a month now. They, along with the landlord, try all they can to reduce the amount of it flagging things that needs to be sorted that had already been there when I moved in. You won't get your deposit back, at least not in full. I Do NOT recomend them. They're quite dishonest.

TrustpilotUtter Morons
Utter Morons. William H Brown St.Albans branch think that putting up spurious boards here there and everywhere is how to be a good estate agent. They appear next to signs saying 'no estate agents boards' and outside properties where they know it is against the terms of the lease to do so #UrbanVandalism. Having spoken to a couple of local (reputable) agents they confirm the St.Albans branch is well-known for this moronic behaviour.

Inquired about a property before it was listed on the website and was told by the agent they need to contact the landlord to find out when the house will be available, even though the house is empty. Checked the next day and made an enquiry to view the property I was told there is no slots available. William H Brown Headingley staff is the worst and don't speak the truth.

TrustpilotA shambles
Never have I experienced such a shambolic hand over of keys after completion on my property. WhB had no record of my keys nor did they know where they were. After 4 hours of waiting I finally got them (one was a neighbour's key) after a locksmith had to change the locks so that we could get into the property.Whilst the staff were polite and friendly I'm afraid it did not reflect well on the business.

Absolutely shocking experience for my elderly parents dealing with the skegness branch .Total incompetence from the lazy staff who have put them through 6 months of being messed about after they had accepted an offer for the sale of their bungalow .W H Brown strung the thing out that long and stressed my parents so much they felt they needed to finally say enough is enough and take the house back off the market .

Very unprofessional people. Will not recommend to anybody. Arranged a virtual viewing for one of the properties to rent. They never called. Next day they said they made a video and will send on whatsapp. Never sent it. 2 days later after the weekend i drove 2 hours to look at that property on their phone. By then the property was given to someone else.Worst agency ever.
