We had to use the Big Estate agent in Shotton while we rented out a unit on Shotton high street. Unfortunately, we had nothing but problems with them from the start and still are months after ending the agreement. I would not recommend using them in any way in regards to letting, whether being a landlord or being tenants. I can only comment on the letting side of things and want to note I have no experience or opinion on their sales part of the business. I can’t go into personal details for legal reasons, but however over the course of seven months we had to deal with: A lot of small annoying problems from the start due to no inspection being undertaken, including smashed windows, water leaks, wrong plumbing being installed, leaking windows, exposed pipes, exposed electrical system. A massive amount of rubbish being left inside and outside the property. We had to buy plaster boards to cover up holes in the walls, replace all the skirting boards as they were a complete mix of different off cuts all put together. We had to get all these things sorted before we could even start getting the shop ready. Asbestos which was never addressed to this day. Raw sewage leaking on the property leading to shop having to be closed while this was sorted out, This took two weeks to sort this out no concern or urgency in the slightest. A roofer was purposely sent to fix a sewage drain. Needless to say, he was very confused why he had been sent. Main shop doors mechanisms breaking leaving the shop door stuck open. (Land lord came out off his own back to sort this same day, instead of having a shop door wide open for a few weeks if left to the big estate agents. We had quite a few more issues that I can’t list because by this point, we were going directly to the land lord to fix as we had lost all faith in the big estate agent, who in all honesty just didn’t care. The poor landlord who still had to pay the big estate agent to look after his property when he was the one who had to do everything himself while working nights at his fulltime job. The final insult was again by a set member of staff Delyth Kinnair who was our main contact and main problem throughout the whole process. Who purposely ignored contact over the last few days of the contract, so that we could not collect our last belongings totalling £1000. And then who directly accused us of breaking into our property as something had gone missing. Delyth Kinnair was extremely rude, unapologetic and was generally uncaring towards us throughout the whole process. And still is in regards to collecting final payments. The last thing to mention is I sent the director Paul Pedder a formal complaint on the 23rd of May, I still have not received anything regarding my complaint and really don’t expect to in all honesty. From our experiences and after speaking to other people with similar experiences, I would really think long and hard before letting a property by Big Estate Agents or using them to manage your property.

It wasn’t an easy journey with our first sale falling through late into the process but it was dealt with extremely professionally and was resold very quickly. After using a previous popular estate agents twice in the Hawarden area, we not only struggled to sell but also had an awful experience regarding the valuation, time to sale and sales process. The previous estate agent wanted to relinquish all responsibility of managing the sale of our property. This resulted in us taking our house off the market and disheartened. Then Paul and his team came along, 3rd time lucky. Paul was really knowledgeable regarding the housing market and had previously just sold another property on our street. He offered a no obligation valuation and we went from there, due to his kind nature we knew the big estate agency were the estate agents for us. Paul, Del and team made the selling process simple, easy and enjoyable. They were extremely friendly and helpful. It was such a joy to deal with truly lovely people. If we were to move again, without a doubt we would use the big estate agency again. We would 1000% recommend them to anyone. Very unprofessional agency we left an offer for house to and nobody contact with to tell us that offer has been declined,we understood that house is sold from Rightmove after 3 days and when I call to the agengy they said"O sorry your offer has been declined" absolutely shame will never looking to buy a house or rent a house from agency. I have a property which I rent out through the Big Estate Agency. As I have never rented a property before, I have often called the office just to ask the smallest of questions which would put my mind at ease. I have had phonecalls with Paul, Deleth, Kate and Nicola and all were equally willing to help me with the queries I had. They have always ensured I have felt happy before finishing the call. Obviously with rental properties there is a transition from old tenants leaving and new tentants arriving. Paul and the team were particularly helpful during the process of finding a new tenant for my rental property. The vetting process was excellent as it helped me feel really confident before choosing which tenant I would like. It was also a really quick process meaning I didn't need to pay any of the rent for the property as the new tenant had already moved before the next months rent was due. Just before Christmas, I had a few small issues with the property e.g the hot water was not working in certain rooms of the house. Due to Covid it has become more difficult to find electricians, however Paul and Deleth went out of their way to ensure this problem was sorted right before Christmas. I was really happy to have it sorted before Christmas as I didn't want this issue to carry on into the new year. Really great set up at Big Let estate agency, I rented a property with them for over 12months, any issues were dealt with promptly and professionally. A massive thanks to the Big Estate Agency team, in particular Paul and Kate who helped us through the sale of our house. I cannot recommend The Big Estate Agency enough! We did not have the easiest process in selling our house but none of it was at fault of the big estate and I literally couldn’t have gone through the journey without their support. Paul is the main reason we chose to sell with the agency in the first place. He is very pleasant, highly professional and completely transparent with what to expect. Purposely deceptive and highly unprofessional business. Viewed a property advertised in 'excess of' - offered far over and was told that actually the vendor would ONLY accept £14,999 above what they are advertising it as. Have been advised they have broken the Consumer Protection Act and am now referring to the Property Ombudsman. Lack of communication, after the first offer I didn't even receive a phonecall to tell me it had been rejected - all done on email. Highly unprofessional. Later received apology at least for the lack of call. No apology received for wasting time and purposely deceiving prospective buyers. Update from response: You have missed the whole point - this does not address the fact you have falsely advertised the price of the property to deceive people purposely. If the vendors wish for a MINIMUM of £315,000 (which is what Ross told me and you've confirmed on here) then it should be advertised at £315,000 (or in excess of). Instead you have advertised as £300,000 (in excess of) knowing that they have no intention of accepting anything less then £315,000 - therefore you are manipulating people to get them through the door which is not just deceitful but, from what I've been told - also unlawful. As I have already communicated I am not interested in this any further - I do not trust yourself as an estate agency or the vendors. I don't trust people that purposely deceive and will ensure that this is referred to both the Ombudsman and Trading Standards. The behaviour shown says a great deal about you as a business and the vendors (and the kind of vendors you work with).

Professional from start to finish. I dealt with Kate mostly and she was extremely helpful and polite as were all of the team. Everything I asked for they dealt with straight away and communication was great throughout. Being a Landlord I’ve dealt with many estate agents and find a lot are just after getting as much money as possible without always fulfilling the needs of the landlord/tenant but the Big Estate Agency are not like this.
