Tried to purchase a property in January 2022 and were told that the owners were willing to move into rented. We were told this by an agent and also by the vendors. I double checked this before putting in an offer and was confirmed they were willing to go to rented. When it came to it they wouldn’t and wanted the entire chain to wait 6months for their new build to be ready. This was already after 3 months of waiting for them. Then they demanded extra money to move out a little earlier (4 weeks only) and wanted exchange circa 3 months before they could complete. We weren’t willing to do that so the vendors pulled out. For sure if Arden had been more up front about the time waster vendors we wouldn’t have wasted so much time and money. They were serial house listers clearly out to maximise profit and didn’t care who they messed around. Arden somewhat have a monopoly in the area we wanted to purchase in so we did find another property listed with them. But to be honest we got way more updates from the agents we sold with and our agents did a lot more chasing. Arden’s are a bit of a wait and see what everyone else is doing. Quite a few times it seemed that Arden didn’t have a clue what was happening in the chain and more frequently we had updates from our own agents that Arden didn’t seem to know anything about. We did eventually move but after the below chain having to threaten to pull out due to yet more time wasters in the above chain. Thankfully the people we bought from seemed ok and left us a clean property with helpful info about the house quirks etc. the whole process was incredibly stressful and we won’t be moving again any time soon but I do wonder if it could’ve been less stressful if we’d have been messed around less. All staff perfectly friendly but Arden is so big that they just rely on volume and I feel that they didn’t really care too much if a sale fell through.
