A house was advertised & a house was viewed. Full asking price was made & accepted. Woo hoo we thought the house of our dreams at last! As things progressed C&W Leatherhead sent the vendors essential property information form all signed & boxes filled in including one marked NO against 'has the property been underpinned'. So solicitors started doing there expensive & extensive searches & hey presto on the local authority website it clearly shows an underpinning notice on the property, albeit on the garage. Vendors and agents all said they had no idea of this, who knows, but certainly due diligence had been sadly lacking somewhere. The property now had the stigma of underpinning on it and we were unable to find an insurer who was even prepared to give us a quote without a full structural engineer report. We walked away from the purchase and a very expensive lesson was learned.
