Amazing Service

We recently sold our Flat and bought a new one and had a fantastic experience with Acorn. The process was smooth from start to finish, and I couldn’t be more satisfied. A special thanks to Lamar and Katie, who were absolutely amazing, professional, responsive, and genuinely helpful every step of the way. Highly recommended!

Strood Office

We previously had negative experience with another agent and lost time trying to sell the house through them.As soon as we realized that the sale was going nowhere we change the agent to Acorn (Strood) who remarketed the house for us.From the moment Acorn representative Scott visited us and took the pictures the whole process right to the exchange and completion was absolutely pain and stress free.We personally have delt with Jon and Jamie who are not only professional, friendly and just pleasant guys to deal with, but are also very handsome 😁😁( hello Jon and Jamie and thanks for everything you have done!!).If we were to sell the house again there would be no other option to choose from - we would go with Acorn again!Once again we want to thank Acorn and everyone in the company for their hard work and whish them all the very best in their personal life and the business.Thank you!Karina and Natasha.

Great experience with Blake

We will shortly be moving into our new rented property, which has been organised through Blake. We have used many of the big agents in the past, and this has been our most positive experience by far - after seeing the flat on Rightmove, Blake arranged a viewing for us within a few hours and by the next day had secured the flat for us. He has been extremely responsive whenever we have had questions, and generally everything has progressed very smoothly and quickly. We've also dealt with Sian who has also been very professional. From a tenants perspective I highly recommend.

Acorn at Blackfen are wonderful - 10/10!

Acorn at Blackfen are wonderful! Don’t be put off by their fees, there is always room for negotiation, but bear in mind, you do get what you pay for and I think Acorn are worth every penny. From the moment we were introduced, and we discussed the terms and conditions, I went away and compared them to other local estate agents who we had around. Despite coming out as the dearest in commission, I felt a confidence with Kevin (our sales rep) that he meant every word he said and I trusted him to sell our house.Once signed up, Kevin and the team worked together. Kevin was always calling to keep me updated with house viewings, progress etc. If I called Kevin and he wasn’t available one of his team (namely Poppy) would be available to chat. Likewise, when it came to viewings, if Kevin wasn’t able to make the date/time arranged, Poppy would step in. There was even an occasion when the receptionist Tegan stepped in to drop off some keys as Kevin and Poppy were unavailable. Great teamwork! When it came to exchange and completion Kevin was always in contact with our solicitor and also kept us in the loop at all times. If there were any questions that needed answering from our buyers, Kevin would immediately inform us, so that we could get these answered straight away to avoid any hold ups.I would happily (and do) recommend Acorn! 10/10!

Best service a landlord can get

I am an overseas landlord. Acorn team especially Lilia Ghenim and her back office team has been so helpful in coordinating the move with old tenants to new tenants. She made sure me being so far away is not a concern for anyone. Communication has been crystal clear, service provided is professional and moreover hassle free which is very important for an overseas landlord. Thank you Lilia and team for all the support.

FABULOUS FIRST CLASS SERVICE

Ok I recently purchased my new house through Dan in the Dartford branch. I can say that he was down to earth and very helpful in every aspect. He was continuously contacting me and updating me every step of the way. Sorting out numerous problems that unfortunately unfolded through the covid 19 with my purchase. I would thoroughly recommend them if you want your sale pushed through with no messing about. Dan was available on his personal mobile at all hours. He is very knowledgeable about all the criteria that I needed advice on and very personable. His professional attitude was second to none.... Acorn are Lucky to have such a driven member of there team. So was I. 😊

Asked if it would be OK to breach lockdown guidance

Our experience with Acorn has been an endlessly shambolic mire of incompetence and disregard. At numerous points, our multiple property managers (6 at last count) have outright flouted the guidance for letting agents and most recently asked if we could breach the Tier 4 lockdown in London before Christmas 2020 as we were moving out by asking if the landlord's son could visit (we have written correspondence to show the ombudsman should they try to reject this). All of this was done whilst witholding a fee they claim they are due, despite guidance saying otherwise. We've had to submit at least 3 formal complaints in the last 2 years and that doesn't count the constant battle to get anything done when something breaks. In the last 3 years they have:1. Refused to provide rental agreement after payment was provided.2. Left us almost 2 months without a working front door & over a week without heating.3. Sent an email saying our rent wasn't paid despite our bank statement saying otherwise. When they realised the error, they simply recalled the email and never even sent a courtesy apology.4. Asked if the landlord's son could visit December 23rd as we were moving out, despite Tier 4 restrictions in London. We have written correspondence confirming all of the above should they feel the need to argue.Avoid these guys at all cost.

Agent replied · 12 June 2024

Dear Mark..I am sorry to hear about these issues. I have spoken to the Property Manager who is working with you on these and understand that some progress has been made with regards to the heating. Unfortunately, with major issues such as this, we of course have to obtain consent from the landlord before going ahead with the works and I can see there has been a delay in obtaining this. With regards to the administrative errors, I can only apologise for these, primarily caused by a change in Property Manager at the time, but accept that you should have not been affected by these changes. if I can help further, please feel free to contact me directly. Acorn Kennington

Acorn, and in particular Adam Gould and Godefroy Herissay from their Kennington branch, come highly recommended. They were honest, professional, responsive and good-humoured throughout the entire process and were instrumental in getting the deal over the line. Not sure why buying/selling a property is as hard as it is, but the value of a good agent was made clear to us. If you are in Kennington and, like we were, overwhelmed with the number of property agents (every second shop seems to be one), would highly recommend dropping in to see Adam.

We receive several quotes for each piece of work, advising, seeing them through and always on top of things, advising what items are legal obligations and which are optional. A person called Vincent as an agent…

A person called Vincent as an agent from Acron Crystal Palace was extremely rude, was not wearing a mask during covid, wanted to compare my earnings against me. Contacted the office to complain about this person they hang up on me then I called again and spoken to a manager and still waiting for his call. Based on Vincent conversation he records all voice calls without any disclaimer, I told him it was out of law he did not care and wanted to argue showing he was better off them me. my and my friend was just stating that the flat looks different from the picture but he still argues and disrespects me ... I assumed customer service was number 1 but thought wrong ... I am still waiting on the Manager call. ... Contacted Yousef Branch Manager but seem for Him i am the wrong person as Vincent is never nasty ... I and my colleague are the victim here but seem they just want the sell of an apartment and let Vincent not to apologies for his behaviour. GREAT CUSTOMER SERVICE.

Really great experience… Not!

We've had a really great experience finding and putting in a rental offer with The Acorn Group. In particular, Vincent Bui helped us through every step of the process and was always on hand if we had any questions or concerns. Thank you so much Vincent and the rest of the staff at the Catford branch!Edit:I've had to come back and edit this to reflect the continued service my partner and I have received, which has sadly been incredibly poor. Once we were passed on from Vincent to other members of the team (Connor & Ryan) our service has declined massively. We were promised a complete repaint and clean of the unfurnished property when we put the offer in (2 months before moving!). When arriving on the move-in day we found that not only had the flat not been repainted, it was full of the previous tenant's furniture and discarded personal items! Also the en-suite bathroom (despite apparently being professionally cleaned) was full of black mould - which was majorly concerning as I suffer from asthma due to our previous flat's black mould infestation. Because of this we'd emphasised the importance of having a mould free flat to Acorn multiple times and they'd been really sympathetic, so to arrive and find this was really upsetting. It was clear that no one from Acorn had been round to inspect the property since the previous tenants had moved out. Thankfully Acorn did arrange for the old furniture to be removed, but this took incessant emails, phonecalls and even marching down to the Catford branch to speak to them in person for this to be sorted, which was not what we needed on an already stressful moving day. We never got a further response on the mouldy bathroom other than 'well it was professionally cleaned', despite the fact that the inventory description and photos also show it being mouldy. As of this point, nearly 2 weeks after we moved in, we are seemingly no closer to getting the paintwork completed despite also regularly pushing for it and enquiring about it. Overall a real letdown from a company that (at first glance) seemed quite good.

Unfortunately I have experienced very poor responsiveness and consideration to tenants issues from Acorn for the 3 years I have lived at the property . Simply put, if you have a problem with the facility, serious (health and Safety) or otherwise (minor complaints / requests) you are unlikely to be helped or have your issue addressed in a reasonable timeframe or at all in the case of the ever malfunctioning lifts at Perigon heights. The building has deteriorated significantly under their facilities/ estate management, quite a shame as it’s a beautiful building in a great location for commuters.

My poor review is because of issues with maintenance of the facilities (mainly lifts) and communication between Acorn and tenants. This all has been escalated during last year. Lifts are currently not working (whole Christmas without lifts). In emergency situations like we have now with lifts, sharing info for the coming maintenance seems to be impossible. We tenants need to dig the information through emergency telephone support. After these latest experiences I have realised that Acorn does not care about the wellbeing of their tenants.

They love wasting everyone’s time

They love wasting everyone’s time. Just rented a flat though them and they are extremely slow, we had to chaise them over 100 times to give us any updates on the status of the flat. After i have signed the contract and made the payment they wouldn’t relieve the key until I go to their office with my passport ( which was never a discussion before I made the payment) also I don’t understand why they couldn’t meet me at the property I won’t recommend them! Jayne was extremely unprofessional and slow replying to my emails!

Florica · 22 October 2020

Agent replied · 12 June 2024

Dear Florica. I am of course sorry to read your review and happy to look into the issue for you. Service levels should not have slipped noticeably during the covid pandemic but in some cases it may take a little longer to reply to emails. With regards to the passport, we do ask all tenants in our "welcome email" to attend our office with their passports. I believe an exception was made with your co-tenants, for one of them to bring in the passports, but they didn't bring yours. Again, sorry that you were not completely satisfied with the service you received. Thanks. Andrew Roberts - Customer Relations Manager

Great experience with Acorn Dulwich

Great experience with Acorn Dulwich. My flat was sold quickly following good marketing. The buyers solicitors dragged the sales process out but George was really on top of it - chasing them and prompting me when there were things we could try from sellers side to help move things along, drawing on experience and providing good advice. Would definitely use Acorn again!

I was very sad to learn that Acorn will no longer be managing the building where I currently live in Basildon. I moved here recently from London, alone, but from day one when I viewed the flat with a delightful Acorn representative named Katie, I have received extremely professional assistance but with a very caring and personal quality. There were a few teething problems with the property initially but all queries/concerns from me to Acorn were met with kindness and efficiency. Conor Mcilgrew and his team are a credit to the company and I am so sorry that they will no longer be my point of contact. Everyone I have dealt with at Acorn from the start have been so helpful and kind as well as professional and efficient at expediting solutions to my issues. Outstanding customer service

Massive thanks to Louis from Acorn FH for helping out with quick enquiry. He managed to find me a great property, on request came to see me before others to view it. I was treated very politely and professionally. Louis went above and beyond to take the property in a matter of days as i was in trouble and needed to move out quickly. He negotiated the price and got it down for me, and took care of paperwork which made it very smooth. I would highly recommend seeing this guy, as well he helped me with advice to sort out a bad agency problem. Thank you very much.

THE SIX FAILS OF ACORN - NOT TO BE CONFUSED WITH THE TWELVE DAYS OF CHRISTMAS

The only good thing I can say about Acorn is that we are no longer letting our flat through them. FAIL ONE: Their very aggressive letting agent offered to discount our first month set-up fee from £360 to £199 but they charged us £360 regardless. The letting office denied all knowledge of the discount and it was a battle to get it reinstated. FAIL TWO: We rapidly discovered that almost all our calls and emails to Acorn went unanswered and it was virtually impossible to communicate with them. FAIL THREE: They charged us £180 for a PAT electrical appliance test, and we received no response when we queried it, or when we queried their lack of response. We subsequently discovered the PAT test was not a legal requirement, and that they had not even performed it. They then denied charging us for the test, and we had to prove that they had. FAIL FOUR: They also charged us £210 to apply for a Croydon landlord licence fee on our behalf and then left the application incomplete, whereupon we received a threatening email from Croydon Council demanding immediate payment. FAIL FIVE: They charged us £96 for a plumber’s visit in which the plumber did nothing except suggest spending over £400 on replacement bathroom taps, when we knew that the originals had cost £64.75. When we tried to follow up direct with the plumber he dropped all communication with us. FAIL SIX: Finally the tenant abandoned the flat without notice, leaving it in a filthy state and full of junk, with bathroom fittings pulled out the wall. We notified Acorn by phone and email with photographs of the mess. The tenant then advised both Acorn and ourselves by email that she could not afford to clean it and that we would have to pick up the cleaning tab ourselves. We had it professionally cleaned at our own expense and emailed Acorn on 22.05.2020: “Please advise where we may pick up our keys on 28.05.2020” which was the date the tenancy legally ended. Predictably there was no reply and their local office was closed on 28.05.2020. However, on 29.05.2020, the day after the tenancy ended - they sent in a check out team who left lights on, drawers and cupboards open, items on the kitchen counter, the toilet seat up and the new throw and mattress cover pulled off the newly cleaned bed, the day before our new agents were due to show it. For this unauthorised incursion, they charged us £159. When we challenged this, they insisted that we were contractually obligated to pay for a checkout. We responded: “What part of “Please advise where we may pick up our keys on 28.05.2020” do you not understand?” I received the response: “I cannot see that you received a response from us to confirm key collection.” Yes, dear readers, you read that right. They didn't have to return our keys on the grounds that they ignored our email requesting the return of our keys! Best of all, Acorn gave the tenant a copy of the check out report as well as a reference, allowing her to pass on the abuse the next landlord.
