GoogleCan't recommend Ward's enough they have been fantastic during the sale of my Father's property and Billy just went above and beyond to help even though he didn't need to which is truly appreciated. It made the sale process less stressful! They have great team over at Broadstairs I'm not sure how I would have coped without them! Thank you Billy!!

Wards made selling my house an incredibly smooth transition. In particular, Honi and Maria were exceptional, warm, engaging, and truly understanding of my situation. They were always available for both big and small questions, and I genuinely valued their support throughout. I couldn’t have done it without their calm, caring approach. Thank you both you kept me sane!!

GoogleWould highly recommend using Wards Broadstairs if you're looking to buy or sell in the area. Keryn Hitchcock, the Senior Sales Advisor at the office, has been completely brilliant throughout the purchase process for me. I'm not new to buying or selling property, but I've been really impressed by her professionalism and dedication to working conscietiously to get the best results. Keryn clearly enjoys her work and has the right skillset to get the best results for her clients. She's made what can be quite a fraught process easy...😊

TrustpilotAsk for Lucy
I cannot recommend Lucy enough! From the moment I enlisted her help, she went above and beyond to ensure a seamless experience, even while I was away. Lucy not only put my mind at ease but also took the initiative to organise multiple contractors for me, making the entire process stress-free. Her dedication was evident when she sold my home in less than two weeks, before it even officially hit the market! She found multiple buyers, demonstrating her exceptional skills and proactive approach. Throughout, Lucy was polite, respectful, and always brought a great sense of humour to the table, which made working with her an absolute pleasure. She expertly guided me through the entire process, keeping me informed at every step. Lucy’s professionalism, warmth, and commitment to her clients set her apart, and I couldn’t be more grateful for her help. If you’re looking for an estate agent who delivers outstanding results while making the process easy and enjoyable, Lucy is the one to choose!

GoogleI recently attempted to market my flat with Wards, and the experience was extremely troubling. During this process, I discovered that the branch manager, Mrs Ashleigh Martin, was simultaneously marketing her own flat in the same block through Wards. In itself, this wouldn’t normally be an issue, estate agents often market multiple properties in the same building. However, what followed raised serious concerns for me.
Based on what I experienced, I believe that Mrs Martin used her position in a way that unfairly affected my ability to market my property. Several actions taken within the branch gave me the clear impression that staff were discouraged from progressing my sale, and I felt strongly that my listing was being sidelined. I have evidence supporting my concerns, and I made this known to Arun Estates, the parent company.
Despite offering to provide that evidence, my concerns were dismissed. The response I received, a brief written apology from Mrs Martin referring to the situation as a “misunderstanding”, did nothing to address what I believe to be a misuse of position or the claim by Wards that a ‘conflict of interest’ existed. Mrs Martin remains in her role, which only adds to my concerns about how seriously the company treats complaints of this nature.
In my personal experience, the lack of transparency, accountability, and fairness was unacceptable. I would strongly advise potential clients to be cautious when considering Wards, particularly regarding the handling of properties where internal conflicts of interest may exist.

TrustpilotStaff at the Tenterden Office of Ward’s Estate Agents
The staff at the Tenterden office of Ward’s Estate Agents, especially Becky & Alex, couldn’t have been more helpful & professional in selling our property. The sale’s brochure was excellent, all staff were always extremely friendly and polite, and went out of their way to not only make themselves fully conversant with every detail of our property, but also all the benefits of its location. As a consequence they weren’t just able to sell the house quickly, but also to the right purchaser for us, a family with no property to sell and no chain. In particular we can’t praise Becky highly enough for the exceptional service she provided in persuading the purchaser to view our house when they were more Interested in another area. Incidentally she made such a good job of the sale, that the new owners are highly delighted with their purchase.

TrustpilotI recently had a bad experience with…
I recently had a bad experience with Wards estate agents in Broadstairs.
A member of staff was active in stopping me market my flat for sale as they were selling their flat which is in the same block.
A complaint was made to Wards but this was not dealt with professionally and they referred me to the Property Ombudsman, hoping I would not pursue the matter.
I made a complaint to the Property Ombudsman and this was upheld stating that both the staff member and the estate agents had acted inappropriately awarding compensation against the company.
The whole experience has been very frustrating and I would highly recommend potential vendors and buyers think twice before they instruct this unprofessional company.

TrustpilotAlex and Tina did a fantastic job…
Alex and Tina did a fantastic job selling my property. The property was on for only a week with dozens of viewers lined and and an offer around the week mark. Alex and Tina were priceless in managing the soft elements of the legalities of the sale. As our buyers were first time buyers they were not sure what to do or what to expect; frankly their solicitor wasn’t much help and it was Alex and Tina guiding them on what they had to do and what to instruct their solicitor to do. Without them I’m sure we’ll still be on the market.

TrustpilotNervous first timer for house purchase
As a first timer for house purchase I was nervous and unsure what to expect. Maisie M-J at Wards was assigned to me. Cant say a bad word about her, She was friendly yet professional, nothing was too much trouble for her. She answered all my queries, several times and if she didn't know the answer outright she found it out. Maisie talked me through the process of making an offer and subsequent actions, information on surveyors, stamp duty and such. Unfortunately the sale did not go through but Maisie kept in touch to offer further help and support. She put me at ease of the whole situation.

TrustpilotDiabolically bad service.
Diabolically bad service.Made several promises about how soon I could move in that went unfulfilled. Then when I did move in the flat was a mess, they hadn't cleaned the bath room and even left the shower filter covered in the previous tents crusty old hair in the bathroom for me to clean. I still have no milky after living here for three months and chasing them up constantly. There was no move in guide with the basics on things such as bins electricity etc. They are no help at all with anything.

Dear Mr YoungThank you for your feedback. We understand how disappointing it must have been to find out that your move in date was delayed due to works required at the property. We are sorry to learn that the property was not cleaned to the required standard by the previous occupant and could have rectified this for you if it was reported when you moved in. We can see that our branch staff are chasing the management company to help you resolve the issue with your mailbox key and regret that only they can organise this. Please be assured that the branch staff will continue to assist you with any additional queries you have.Kind regards Wards

TrustpilotDisgruntled Customer
I did a viewing with Abigail and I was treated very unfairly, 1. I was not even shown where to park my car ended up parking on the road just on the drive way. 2. She made the appointment but upon arrival she asked for my name so what was the point of the booking? If one has an appointment booked I assume both parties know who they are meeting at that particular time. 3. I asked if it was ok where I had parked and her response was ‘you have to view and make it quick’ how do I make it quick yet I am here to view and to make proper decisions???4. I wrote her an email after view and she never acknowledged. 5. Her body language and character showed that I was just wasting her time and I knew I was not going to get the place to rent and yes she did send an unfortunate you did not make it this time.I am not sure if there is discrimination or it was just my unlucky day. Viewing was in Downwood Grampian Way Kent with Abigail Cantrell

TrustpilotEffective, efficient, professional and fun!
For the last two months we have been dealing/communicating with estate agents - the majority have been quite irritating to be honest! Then I made a call to the New Romney WARDS ESTATE AGENTS office and spoke with a Michelle Carroll. From the get go she was fabulous. Informative, patient, listened to every word I said and gave me confidence that we were going to receive an effective and efficient service. She immediately tapped into the type of property we were looking for and arranged viewings on eight properties. Some of which she had chosen for us from her own recommendations. All our communications were excellent whether it was via emails or phone calls. On the viewing day we met Michelle at the first property - she greeted us with a big smile, a firm handshake, a friendly warm demeanour and wearing a really smart suit. All the viewings were timed brilliantly so we flowed from one property to another without any rushing. I felt that Michelle was honest, professional but she also gave her genuine personal opinion when I asked her for it. The process of viewing properties and deciding where you want to live is such an emotional journey but Michelle made it fun and we had such a laugh along the way. We hope to find our forever home soon. Thank you Michelle, keep doing what you’re doing, you are a great Ambassador for WARDS.

TrustpilotA grotesque experience
Update:Kenny George decided to call me today to rant at me about leaving a negative review and accused me of being 'triggered'. He implied I was "hiding behind emails" and said he was talking to me "like a man". He criticised me for having done my own research on the housing market and questioning his view on the survey we commissioned, which stated that the property had rising damp. Mr George lectured me about his feelings of being insulted by my emails but could not identify what I had done wrong. He referred to his Caribbean heritage repeatedly for some reason. He was unconcerned when I indicated to him that I am on the autism spectrum by way of reasonable explanation for doing my own research and coming to my own views on the property market. Apparently, Mr George is a human too and therefore entitled to harangue and argue with me or make his feelings known whenever he wishes, despite me being a customer (or, rather, not a customer anymore... even when ditching Wards, they seem to feel entitled to call up their ex-customers to give them a piece of their minds.)***In our experience, Wards of Walderslade was dreadful from start to finish, with a mixture of bullying, rude, and incompetent behaviour. It seems lost on the agents that a buyer is a customer, not an employee to be insulted or pushed into doing things against their interests. We pulled out of the purchase after one too many rude interactions with Wards staff.
