GoogleThey are only out to take your money. Do not use them. Will charge for everything no matter how much you clean or prepare for move out. Try to leave huge problems out of inventory check list so to charge you at the end, be careful, while also try to charge for things which are on the inventory list noted as damaged. 1 star for trying to rip off people who struggle to afford to live in an expensive city

GooglePARENTS be warned, this student letting agency is not "fit for purpose". They represent landlords with houses that are dirty, mice infected, mould ridden, damp and barely fit for human habitation. They will do little or nothing to rectify these problems and will ultimately hold back some of your deposit at the end of the year entirely without justification. I have 2 children in Brighton now using other agencies, they're not perfect but a 100% better than this dreadful outfit, YOU HAVE BEEN WARNED!

GoogleAwful letting agency to work with with countless times where they tried to scam us out of our money and didn't care about our comfort in the home. For example my flat mate had a leak in his roof that was making his room damp and his bed wet, he tried to talk to the letting agency about it but they said it was the fault of the neighbours and nothing they could do. It was not until he contacted the landlord directly did anything happen. The landlord was furious the agency hadn't told him about this and said of course he'd fix a leaky roof!

GoogleAvoid at all costs. This company has stole half of my sons deposit for a many untruths. The guy who inspected the house said he couldn't talk to me,but did say in front of three of us it's the cleanest one he has seen. However that never stopped G4 taking hundreds in cleaning bills.The inspector guy looked like a student himself! I had the original infantry and photos too and it was a spotless as that house could be when we left it. Quick to accuse tenants of damage and claim a big portion of your deposit. G4 Lets is a no go! Have a "they're only students" attitude! Read their reviews and try to stay away from this company,if not in the end you will lose plenty of money, this company has no morals whatsoever!!

GoogleAs a landlord I am delighted with G4 Lets. I have found them to be very efficient as well as being fair to the tenants. If there is a problem with the property I am made aware of this immediately and steps are taken to rectify any faults as quickly as possible. I have been with G4 Lets for 10 years and have seen that, as specialists in student lettings, they give the tenants as much assistance as they can when renting a property for the first time.

GoogleG4Lets have been by far the most competent and responsive letting agent I have rented from during my time as a student. The transition from moving out of home to renting your own place can be quite daunting but G4lets have treated me as an adult and have dealt with any queries efficiently and provided clear instructions on how to rectify maintenance concerns myself in order to avoid costs. I think they are a fair and honest letting agency with diligent staff who are very understanding and make the letting process simple and stress free. I would highly recommend!

GoogleI've been renting with G4 Lets since September 2017, and from the start they were very helpful by being able to accommodate for my and my housemates moving in needs. Although the house is far from perfect, the agency has been very responsive to whenever we enquire about an issue - the issues I've brought up about the house were dealt with within a reasonable amount of time. It's so nice to have an agency that is so easy to get in touch with for any queries!

GoogleMe and my housemates are renewing a second year with G4 Lets because we feel they are a good and trustworthy company to be with. We haven't had any issues with them in the past. Whenever we email them about a maintenance or general household problem, they have emailed back straightaway and got someone in to fix the problem. In fact, just last week we needed a new freezer and they replaced it within a few days. Very impressed. They obviousley take care of their properties.

GoogleWithout doubt the worst agency in Brighton, if not the country. They will wrongly try to charge you for damp, maintenance and just about anything besides email correspondance. They won't answer their emergency line (we had a room flooding with water for a whole weekend thanks to them not answering). They will pass the blame for everything and once it comes to returning your deposit they will attempt to rinse every penny of it from you. AVOID THEM AT ALL COSTS.

GoogleWhen compared to our current agency, G4 lets shines. Comunication with the agency was always prompt and friendly and they always treated us as adults, rather than taking advantage of us being students. The agency came to fix maintenance issues within a few working days, if not on the actual day the email was sent. Despite a portion of our deposit being taken away, I could honestly not recommend the agency more. In hindsight, it was a pleasure to be a tennant of G4 Lets.

GoogleDo not be fooled by their 'friendly service'. They're happy to show you around properties at the start, however this is all an act to get you signed into a contract you'll learn to regret. Maintenance issues are responded to extremely slowly (if at all). I experienced many issues with them taking payment, issues that they tried to fine me for despite my accounts having the funds available. It was very much a DIY agency, despite the fees you pay. No one came at the start of the tenancy to go over what you should include as defects. At the end of the tenancy, again no body came to point out what needed rectifying. Lastly, forget getting much of your deposit back. If you're currently with them, I’d frankly withhold your last months rent. Despite my 6 housemates and I perpetually cleaning and painting for 5 days, we still acquired a ridiculous bill of around £300 each (£2100 in total). The house was in far better condition than to when we arrived. Do not fall into the trap we fell into. This should be a student agency, helping students out and advising them to avoid such charges than may be found through private landlords, instead of robbing them blind.

GoogleI have been at G4 Lets for a year & a half and felt like part of the team from day one! I absolutely love working for an agency with such high standards. I couldn't wish to be working alongside a better team of people, everyone is friendly, helpful & hard working, always striving to deliver 100%. Having seen the quality of the accommodation that G4 Lets offer first hand in comparison to other agents I would definitely opt for a G4 house if I was a uni student and of course for the fact that G4 offer one of the lowest agency fee's in Brighton!

GoogleI would advise all new students looking for properties in Brighton to use another letting agent. I lived in a house with G4 for 2 years with 5 other very tidy girls. We should have known from our first experience of them where within our first week of moving in we had been accused of having parties and trashing the house before we had keys or access to the property that things were not going to go well! we finally moved in 3 weeks after the start of our tenancy, the property was in dire condition we had no hot water for 2 weeks, the property had not been cleaned before moving in and the general upkeep of the house was in terrible condition. over the period of our tenancy we had a leak in our roof that remained unfixed despite repeated complaints for over a year! After all this we still maintained to be good reliable tenants, however after doing thorough and rigorous cleaning and removing all personal contents from the property we have received under half of our overpriced deposit back. To say I would never again use G4 Lets is an understatement! I would advise all students in Brighton that if G4 lets is their only option to ensure all communication with them is in writing, get hard copies (you'll need them to prove your cases) and take pictures of all rooms before you move in. If you can though i'd advise anyone to steer well clear of G4 lets!

GoogleDo not go with this agency. Slow to respond when needed maintenance work, and had to constantly chase them up. They take ridiculous amounts from your deposit for unjustifiable reasons, and it is a battle to try and get any back. Worst agency I've ever dealt with.

GoogleStarted renovations before we moved out of the property and reduced the deposit unfairly for what was mentioned.... £40 for dust on skirting boards, built in cupboard, 'sockets and switches' which were not broken... what is the charge for? All round joke of a company, avoid, their reviews would be averaging 1/2 *'s if they wasnt a bunch of 5 * reviews left by ominous accounts that ave not reviewed anything else on google lol

GoogleIf I could give them 0 stars I would. DONT LET WITH THEM D: you will regret it. One of our housemates was charged about £400 to repaint a room to remove blue tac marks that were already there when we moved in...they will try and take all of your money. Oh and I would say the rudest, arsiest people I have ever had to deal with, very unhelpful and unprofessional. Not a single good word to say.

GoogleI've dealt with G4 for over 10 years now, and from my experience, they are friendly and always helpful. They offer a very high standard of property to rent. We have found the staff to be most helpful and caring. We deal with a number of letting agencies, and G4 is always at the top of the list when we are asked for recommendations.
