GoogleI would strongly advise against renting from this company. Our experience was riddled with issues, beginning with a broken oven upon move-in. Its replacement, delivered two weeks later, was carelessly left obstructing a fire exit, and to add insult to injury, my new trainers were damaged in the process. We also discovered the absence of a carbon monoxide alarm, which was only installed a month after it should have been. The pervasive mould led to health issues for all of us where it was everywhere from the showroom to our bedrooms. Also a faulty back door left us feeling unsafe. The hazardous state of the stair carpet, with exposed staples, was ignored despite our complaints. To top it off, after replacing a stained mattress upon our arrival, they then attempted to charge us for it. G4 needs to seriously improve its service.

GoogleSuper sarcastic and disrespectful customer service in the manner of refusing to accept responsibility for overtly loud student tenants. I've lodged complaints a few times and the usual response is there's not much they can do. Today's exchange said that a facet of living in Brighton is that we all have to accept disruption from students. No, no I don't. I'll keep pursuing this until you set guidelines in advance or the council manages it. Disgraceful.

GoogleDespicable company, best avoided. They ignore tenants requests to resolve their issues yet will jump straight on their backs as soon as money comes into question. Below are some of the issues we experienced:
When we moved into the house the previous tenants rubbish was still on site, blocking our basement access. An extremely rude older male employee of the company cajoled some of us into helping him remove the rubbish.
When the tiles in our shower room began to fall off (of their own accord) we contacted the agents to report the issue...which was left unresolved for the remained of our tenancy. On an occasion where the owner of the property came round with a couple of prospective buyers, they noted the tiles and 'informed' us that we should report the issue to G4 Lets immediately - we of course explained that we had done but that we had heard nothing from them in response.
The oven was not clean on our arrival and remained that way for over a month until we'd pestered them enough to send around some cleaners.
There was no chair for me to sit on in my bedroom for the first few weeks, and one wasn't provided until a slightly more helpful employee came round to make the inventory list, noted I didn't have one and got it sorted as a matter of impotence.
A couple of bar stools in the kitchen were broken upon our arrival, as well as two bedroom windows and the shower curtain in the bathroom. There was also a leak in the upstairs bathroom which was leaching through the floor into the utility room below, causing the paint to flake and mold to form. I think the company may have replaced one of the stools for us but none of the other problems were resolved before the end of my tenancy.
Given that I was paying almost £400 a month for a tiny box room, and that there was 7 of us in the house, I expected some level of service from the company. It soon dawned on us however that the company were very quick in trying to contact you to take payments or threaten you with charges should payments not be made, yet if you needed an issue resolved it would take many (and I do mean many) repeat calls, and the response time to these calls was shocking (if anyone was sent or assigned to resolve a problem at all).
On one occasion I actually plucked up the courage to threaten to sue them for breach of contact and claim a refund for part of my rent from the company (hoping this may cajole them into actually fulfilling their responsibilities). Later I received a call from one of their employees threatening me not to make such claims - quite disgusting customer service to say the least.
Naturally the company withheld varying fractions of everyone's deposits - myself due to white blue tac marks on one white wall, which were only partially visible from the window in direct sunlight. The list goes on but I've run out of space. Look elsewhere.

Thank you for taking the time to leave us feedback, and I'm sorry to hear that you've had a negative experience with your tenancy. I'm struggling to find your tenancy records in our system - would you please be able to send us an email with your details and I can look in to this further for you.

GoogleQuick to accuse students living in the property of damage and then taking a chunk of your deposit away. All they care about is money and it makes you wonder what they do with the money as the houses look like garbage.
Rosie is possibly the only redeeming factor of the whole agency, as she's actually really nice and helpful. As for the other staff they are just rude and unhelpful.
The houses are terrible and smell of mold things would break constantly and you'd be sending emails to the agency about 9 times a week. The houses are just ridiculous for the amount of money you pay monthly. The house I lived in had mice from the start of the tenancy last September and I believe this is the same case now.
Possibly the worst agency I have ever had to deal with, the lack of communication between the staff who work there is just hilarious It's almost like no one talks to each other.
I saw these reviews when I first put my deposit down to stay in the house and initially thought they were all unfair and the houses couldn't be that bad? But I was desperate for a place to live and I was so wrong. I strongly advise that if you have put a deposit down to get out of it asap and look for somewhere else to live. Please do not make the same mistake as I and many other have.

I am sorry to hear that you are unhappy with the deposit return. Less than £40 was deducted to pay for cleaning which, clearly from the photos, needed to be done. I can see there was a problem with mice, which is very common in the Brighton area but, on checking our records, we were prevented from dealing with it immediately by the tenants. It is a shame you feel this way but I can assure you that the majority of our tenants are very happy with the properties and many stay with us for the duration of their 3-4 year courses.

GoogleAvoid G4 Lets:
1) G4 Lets entered the property illegally numerous times without 24 hours notice
2) Personal data was leaked by G4 Lets due to a data breach, this was down to reckless staff data security practices.
3) House was uncleaned on arrival. Carpets were not fitted properly leading to moth infestation. On inspection, the landlord and G4 representative tried to get me to pay for the exterminator before pushback (they were aware that they were liable for the cost, however, were seeing what they could get away with).

GoogleThere was an inspection in the student accommodation I am renting on the 13th of January. Following this inspection I found that there was an item missing from my bedroom, as my room was locked prior to the inspection and no one other than myself and G4 Let’s have access to my room, I can only assume that this item went missing as a result of the inspection. G4 have investigated this and deny my claims.

GoogleDo not judge a book by its cover. When looking for a house viewing, my first impressions were that they were very sweet, and nice. It's as if they want to make sure their first interaction with you special, making you want to pick them. However, as soon as you rent a house with these guys.
Expect phone calls to be dim, not saying names, but the woman in the Sales/Accounting team has an attitude when calling, being that we lived at a place where they leased the place for, however, I did not want to complain while I as living with G4 Lets. Everyone in my house has said the same thing, most of them saying the attitudes we get from phone calls by G4 Lets. Don't let your eyes play you, and look at the reviews before considering these lot, apologies to those landlords working with G4 Lets.

GoogleI've just written 500 words 2,832 characters of really rinsing out G4 for their morally dead service. Instead, I'll just copy and paste this excerpt that is useful for students, just like me:
To the students that are desperately trying to find an accommodation: there are better options than G4, no matter how desperate things are. If you are really struggling to find a suitable place to live, contact your University/Site and explain to them your current predicament. First year students of Brighton should be given the opportunity to live in halls (which is cheaper, safer, and very likely more convenient for you). BIMM/Sussex, I recommend attempting to contact your lecturers and have them signpost you to the correct people to talk to.

G4 lets are a joke of a company, after taking nearly a month of waiting to hear anything back about the deposit return after chasing G4 multiple times to send it over , they charged for a professional clean of the property dispite it being cleaner then when it was handed over prime example when the heating was turned on in the winter behind the radiators were filled with trash and letters from pervious tenants as well as a parcel shelf from a car and multiple items of clothing which is a fire hazard or at the very least just an extremely bad "professional standard of cleaning"
Aswell as saying the property didn't need carpets cleaning then charging for that anyway.
Very many maintenance issues went half fixed or not at all it took them months to fix the mouse infestation that was present before the property was moved into.
aswell as instead of fixing the broken ignititor in the gas oven that the nice chewed threw were just given a lighter and told to light it with that
also charged for cleaning of said oven even though it was cleaner then when the property was handed over and broken so why would you pay to have a over clean If it would be replaced anyway?
Exposed wires left hanging out the walls and sinks which is beyond INSANE.
Mould present in bathrooms when moving in aswell as rusty radiators a health hazard for sure tetaaus anyone?
charged to clean and microwave that is rusty and gross that was never used so bought a microwave to use instead along with a broken dishwasher that was never used that was also added on the inventory as dirty
The decking in the back garden was rotten and frankly a death trap they put a plywood board over it and said they'd have it fixed ASAP and not to use the garden till then this was the first week of tenancy the decking still wasn't fixed by the time the property was vacated
They also have charged for marks and cleaning issues that were in the original inventory, the property was handed over from them in a "professionally cleaned" state when there was dust everywhere and a mouse infestation if that is professionally cleaned then the clean that was done before the property was vacated must have been "savant level cleaning"
This company is morally bankrupt scamming students out of thier money whilst also having staff memebers and contractors write reviews which is very illegal aside from that they'd routinely turn up unannounced or inside of 24 hours notice period and booked back to back viewing two months after the property was moved into to the point where they had to be told to limit this as it was very intrusive and disruptive whilst attending uni full time.
Run for the hills from this company and it's borderline illegal business practices along side it's rude and unhelpful and downright condescending staff worst lettings company in Brighton hands down.

GoogleWas in a student house with them for a year. They refused to clean the property for years because students kept staying on so there was broken glass furniture everywhere. There was black mould already on the walls but when more mould started to appear they tried to charge us 500 pounds to remove it claiming we hadnt heated the property properly, despite me emailing them for months during winter for them to repair mine. Disgusting people who claim no responsibility for anything and have been in multiple lawsuits for similar problems. Theres a reason why everyone keeps sharing their name on student pages as the one to avoid at all costs.NegativeResponsiveness, Quality, Professionalism, Value

GoogleI would strongly advise considering the reviews that this agency gets and think twice before getting into a contract with them. I wish I would have done the same. I found an advert on Sparerooms and moved into the room. Later on I discovered that it was a tenant subletting the room and suggested that I don't let the agency know that I'm there because it will cost more for them and for me as well. There were numerous checks when the agency saw me at the property bus asked nothing. Later I had to sign a contract because the previous tenant didn't want to pay council tax. I moved out early and I locked my room but my flatmates asked me to send them the key so they can take the meter readings from the boiler that was in my room(?). Later when I went there to help clean the house before we give back the key I discovered that someone sublet their room and that they also let one of their friends in mine. I contacted the agency but they said they allow people to sleep over and that it would be hard to prove that its subletting. Basically I couldn't clean my room because this guy and his stuff was in there. When we got the deposit back half of it was missing and I had to pay for things like my flat mates losing their key, taking the kettle from the house, leaving their TV on the wall so it has to be removed. I guess what I want to say is if you are a landlord and want to go with them, beware that they don't care about subletting and if you are a tenant, be prepared to not get your full deposit back because they will give all walls a fresh paint even if they don't need one and you will pay for it.

GoogleGiven the lack of good reviews for G4 I thought i’d share my experience. I’ve lived in one of their student houses since July and can’t say a bad word about them so far. Eleanor from the repairs team has been incredible: she’s dealt with all our repairs issues swiftly and is super friendly! Compared to other student agents we’ve used previously, G4 are miles better :)

GoogleAbsolutely disgusting service. I lived in a property that was let by G4 last year. When it came to getting our deposits back they took nearly everything after deep cleaning the property ourselves. I was also in a house share and one member of the household decided she didn't want to pay rent anymore so instead of actually taking this from her guarantor it was taken from the rest of our deposits. They did not try to help us with anything involving COVID. We were not living in the property between March and August but still had to pay full rent even when we were all unable to work due to the virus. This then left me in financial difficulty which was only made worse by not receiving my full deposit back. I would personally avoid at all costs!!!!!
