GoogleAs the father / guarantor of a tenant at one of their properties be prepared for the fact that despite paying c£800 for a professional “deep” clean they will still look to chip away at your deposit, for at best dubious reasons, would not recommend and would avoid in the future”

FacebookI don't like putting negative comments on Social Media as I think it's not the best way forward, however, I think the conduct of this particular business needs to be shared so that others don't fall into the same predicament as me. Unfortunately, my experience has led me to believe that G4 Lets is an incredibly unprofessional and unscrupulous organisation. They have left me out of pocket by in excess of £15K+ due to their failure to collect rent, start the process to evict the tenants when non-payment was an issue, Also, the tenants trashed the house leaving thousands of pounds worth of damage which G4 did not repair - and all this for a fully managed service. In addition, previous tenants have often complained about the lack of service and timely response from G4 Lets. The owner of the business is incredibly unprofessional and lacks accountability for the company's actions. Avoid letting out your property with them.

Googleif I could give 0 stars I would. rented with them all last year. the staff are the rudest people ever and only care about taking students money. they show no remorse and are the kind of company everyone should avoid. the only thing keeping their company open is the high demand for housing which they take advantage of. they ignore emails that they can't be bothered to deal with e.g. damp but as soon as it's an email to do with rent payment etc they will respond in 5 minutes or call you ! says a lot about their mentality! students there are plenty of estate agents out there so use another one!! hope you go bump g4lets!

GoogleRented a student property with them from 2014 - 2015 and within months i couldn't wait for the contract to end. The property itself was in a good condition and had been recently renovated, this however did not play to our advantage. They gave very little of our deposits back; charging ridiculous amounts for "excessive dust on top of cabinet" etc (really??). The company seems to put money over customer relations and care very little for their tenants. They ignored most of our emails and only responded to us after several emails/phone calls. Their responses were dismissive and rude. I also noticed their facebook page does not allow for reviews - I wonder why?? Overall I would not recommend this company, they are greedy and take advantage of students who everyone knows struggle economically.
We are sorry to hear that you felt the deposit return system was not fair. We use an independent company to provide us with a check-out report and we forward the paperwork to all the tenants for their approval before returning the deposits.. You would have had the opportunity to query any bills last August but I can't find any correspondence from you. GoogleNot a fan. I will post a more detailed report depending whether or not they give me my deposit back properly. All i can say is - If you're living as a student in Brighton then get a landlord! These agencies will take you for every loan or grant you got. They will sadly take advantage of unsuspecting students. (If you must contact, do so with stick at arms length.) I tried to avoid them but they magically replaced the other agency i thought i was with, on the week i moved in. Beware of sneaky criminals!

GoogleHonestly the worst letting agent I have ever had to deal with. The maintenance issues were never seen to after sending around 20 emails and after 8 months of us complaining about the house not being fit to live in they finally send builders without telling us right in the middle of exam period. They completely destroyed us on our deposit and took everything they could so please be smart and DO NOT GO TO G4!

GoogleI've been with G4 since November 2021. So far, I have to say that G4 are very kind and accommodating. They are happy to supply items and equipment that is needed by tenants such as dehumidifiers and more, they usually do this in a relatively smooth and timely manner However my issues arise from communication issues between G4 and its associated companies. They employ a cleaning agency that misplaced our Wi-Fi mesh system that had been supplied by G4 themselves showing issues with communication. I currently have a package in the abyss that was delivered during a 10 day hiatus between continued years at the property. This was so they could clean the property. The package still hasn't appeared. Even after I have let G4 know that it was delivered. Cleaning service could have done a slightly better job with the property As external outdoor areas of my property were not cleaned. Overall i am quite happy with the experience and services that G4lets provides. But these hiccups and issues leaves me rather irritated.

GoogleHorrible experience from start of tenancy to end, we moved into the house with there already being mould which we were told wasn’t there (???) and then also didn’t provide us with a carbon monoxide alarm - moved out two months ago and still haven’t received my deposit back despite sending my bank details - avoid at all cost

GoogleHighly recommend G4Lets for any students looking to rent in Brighton! Lovely team who make sure any house/repair issue gets taken care of super quickly and are always very "human" and understanding! Have been with them for two years and happily going into my third :)

GoogleI've been using G4Lets for 16 years to manage my 6 bedroom property in Brighton. All the staff I have dealt with over the years have been very professional, helpful, understanding and considerate. It's a difficult task for them as they have to deal with landlords like myself and then students who would be letting the property. In my opinion they strike a very good balance and when I've visited the property and spoken to the students, they have always been very satisfied with the service and support from G4Lets.PositiveQuality

GoogleUnhelpful agents. Had to move out of a property they were managing as the other tenants were all smoking in the house and I have asthma. Other tenants were also doing a lot of entertaining, even when covid was announced. Consequently one of them tested positive for covid - luckily I had already vacated the room. Because of this I gave notice on my room - I had only been there approx 6 weeks, but tied into a 12 month tenancy. Because of covid nobody wants the room. I have been forced to pay the Full Rent ever since (£585pcm in Vere Road). The letting agent refuses to reduce my payments even though I have not been there and I gave the keys back on the day I cleaned and vacated the property . I have not seen them advertise the room either, even to this day Jan 2021. This agent is all about appeasing the landlord and getting money, no help or regard for students. GoogleA quick Google search told me these guys were going to be bad and how naïve was I to think that was just the internet and it didn't matter. From day one the experience has been hell. We moved into a dirty property with numerous maintenance problems including broken beds, sinks and rubbish in the front garden. Getting these fixed/removed took months and the whole process was slowed by a sluggish and at times unresponsive and quite rude team. We took initiative and cleaned a lot ourselves and left the property in a far better state than we found it, we were rewarded by a £1254 charge. Including £400 for the property to have certain rooms repainted, I should mention that they desperately needed it before our tenancy started! As a Lettings Negotiator myself, I'm appalled, I didn't know such poor services existed. My advice is to find somewhere else, it's not worth wasting your time.

GooglePathetic letting agents. Our house was terribly maintained, to the extent that maintenance and repair calls to them were frequent. For an example, upon arriving at the house we found our washing machine did not work, when we requested a replacement we received a bill, which we then argued, only to receive a curt "this time we'll pay but if you do it again..." response. (It was broken when we got there.) They may appear to have cheap properties, but after numerous extortionate repair bills, an unprovoked attempt to take every bit of your deposit off you on departure and a consistently rude and disorganised attempt at customer service, you'd be better off living somewhere that isn't falling apart.

GoogleOne star is too much. Tenants beware!! This company will rip you off at the end of tenancy. No doubt G4Lets will write a counter reply to this review to try and wriggle out of what can only be described a fix on their part. Watch out for positive reviews, eg some of these have just been written by people who do the 'maintenance' for them ie David Neill. After much arguing we got some money back, but no way what we were owed. Warning - Ensure you are there for the final inventory to be sure of what they are taking pictures of and listing to prove their case. If you are already a tenant, take note. If not, then do not get involved. Awful, dishonest company. AVOID

They house them next to young families and vulnerable elderly people and take no notice of complaints of antisocial behaviour, noise and threatening behaviour from their lettings.

GoogleInconsistent with issues in house, such as (but not limited too) leaking roof directly through fire alarm that was not fixed in 8 months. Multiple questionable claims made in relation to deposits (housemates charged for objects broken upon us moving in). Generally unpleasant. Would avoid unless no other options present themselves.

GoogleDidn't inform us of an infestation of carpet moths in the student house until a week after we moved in. This then caused my family homes carpets to all be ruined and many clothes were damaged. Very poor moral code.NegativeQuality
