Having rented in Brighton for over 10 years, Brighton Homes are by far the worst agents I've had the displeasure of dealing with. If you're reading this as a current tenant, please be aware of your rights around your deposit, and read into mydeposits guidelines and use charities like justicefortenants to help you - Brighton Homes are nasty pieces of work. They unfairly tried to take a large amount of our deposit so we chose to dispute it. During the dispute process, Brighton Homes evidence pack was littered with lies, including a fraudulent email they had composed pretending to be my housemate. Their business ethic stinks, and I found the whole team to be intimidating, unhelpful and rude. Whilst Brighton Homes made the dispute process very difficult, we won our deposit back, so please do not be scared off by them and make sure you read up on your rights!

Great first viewing of the garage, lovely customer service and timely return of deposit after end of contract! Highly recommended

dont even think about hiring them. They will steal your insurance payment first of all, harass you with people knocking on doors and entering the apartment, terrible response time to problems (took them 3 weeks to replace a convector for heating, phone lines were not operational, stuck without a boiler for a week).. typically before you move out they will take pictures and blame you for stuff you did not do to justify charges. they took a picture of litteraly 3 trashbags and presented it as evidence to charge me more. I was a STUDENT there so they made my life difficult, as if I did not have enough things to worry about. The person who replies is extremely rude as you can see and will only try to put you on the wrong. extremely out of place since you are paying a tonne of money to stay there in the first place. Overall they will most certainly create a multitude of problems towards you having a good quality of stay. The worst thing however is their attitude.

Absolutely despicable estate agents! I can only assume the people reviewing 5*'s are friends and family. (Or perhaps the owners of their properties). As a tenant, I have never dealt with such rude, contract-breaching, thieving people. You only have to deal with them once to know what I mean.

Ms Monkcom We take reviews seriously, but after reviewing the records find your comments alarming. You signed a fixed tenancy agreement which means you are legally bound to full fill its obligation, you wanted to leave early, and a suitable tenant was found, you were released with out any financial penalties, your deposit got returned within days of you moving out, minus the check out fee and £50 for marks made to the wall. The inventory, the check in and the check out was carried out by the same independent company . This site doesn't allow us to upload items, otherwise we could have uploaded your fixed term contract that you signed, check in inventory & check out inventory, plus your landlords comments. We also would have liked to upload financial losses to the landlord & to Brighton Homes, which we could have legally recovered from you as part of your tenancy breach, BUT WE DIDN'T. We would also very much liked to have uploaded email correspondences and also telephone recording between us and you, so that people reading this review would get to make their own decision on who is right & who is wrong.I cant see how come we've been accused of contract breaching, thieving when its actually you who breached the fixed contract. We went out of our way to help you and avoid any costs to you and you have repaid us by falsely accusing us.

I have been a tenant of Brighton Homes for the past 3 years. They are very good at managing the property, any repairs or issues were dealt with the same day or within 24 hours. Tenants are not looked after well, but this agency is exceptional. When we left the property, everything was done and tenancy closed to all parties satisfaction. I would like to thank you for your help and support over the last 3 years, I definitely would recommend their services to any tenants looking to rent in Brighton. Very friendly professional team.

Having heard numerous horror stories about letting agents I did extensive research before selecting Brighton Homes to manage a flat I wanted to rent out. Brighton Homes already had good reviews online, so I decided to contact them, and I was not disappointed. From my initial phone call things moved very swiftly and efficiently, and it took only a few days from completion of the purchase, to advertising the property, to tenants moving in (all within the scape of one week). Brighton Homes were very helpful in taking care of various odd jobs that needed doing prior to the tenants moving in, and the charges for these were very reasonable. Nigel and Steve are both professional and courteous and a pleasure to do business with.

Extremely impressed!. I Google and came across a small independent agent called Brighton Homes, when I rang them they were very efficient and polite and offered to come to my house which is 10 miles of out Brighton, picked up a set of keys, had a look at the property, informed me of all positive and negative things and what rent should be achievable, 2 days later I was called to inform that they have a suitable tenant, gave me all the reference and the tenancy started very smoothly. I actually achieved £70 more rent than what my previous agent was trying to get. To summarise, use this company, they go the extra 5 miles and you get a far better service, they are very reasonable in what they charge too. If you are a landlord in Brighton and looking to find a FANTASTIC letting agent in Brighton , please use Brighton homes. You won’t be disappointed.

I have had terrible experiences with Brighton homes and I have heard the same from others. When we first moved in to our house it was an absolute tip and despite contact with both the landlord and estate agent, nothing was done about this. We also had a terrible problem with our deposits. When we moved out Brighton Homes produced an inventory that had been made three years before we even moved in, despite having created a new inventory when we moved in. The entire document was a shambles with spelling errors and glaring inconsistencies. I know people that are currently in a Brighton Homes property and they have had even more issues than us. The most important of which is that they discovered they did not hold a deposit protection scheme. If you are a student I strongly recommend avoiding Brighton Homes. I have used many other agents in the area, and never had this many problems.

I have had a few bad experiences in the past, where I was taken in by the sales pitch but when it came to delivering the goods, they were all bad. As a landlord I was very cautious this time around. As soon as I met Steven from Brighton Homes I quickly felt very confident that this agency could come through for me and they did. The staff members were very professional and explains things very clearly. They kept asking me if I understood everything, as they didn’t want any misunderstanding. I felt that they had time for me and they were very patient with me. The property went on the market on the 11th April and they did the viewings the same day and had a tenant by that evening. What I thought was going to be a hard task which is going to leave a bad taste in my mouth like the 3 previous times with other letting agents, turned out to be a very easy, pleasant and I can say enjoyable. There have been no issues. If you are like me fed of bad letting agents who are just after your money, then call these guys, they are fantastic.

Brighton Homes are the 3rd agent I have used for my rental property and are by far the best. They have managed at least a couple of renewals, that have all gone very smoothly with a minimum of void. I had one instance of a tenant having financial difficulties and they managed through this with no loss of income. The system they operate with their own direct employees dealing with minor maintenance issues is very effective and less expensive than I have experienced with other agencies. I would certainly recommend Brighton Homes

DO NOT USE THIS AGENCY deducted a large sum of our deposit due to "light finger markings on light switches" and "light lint on carpets". We stayed there for two years, didn't ask for anything from them, yet they charged us so many fees at the beginning and end of tenancy. Also very unprofessional when contacted

Great experience so far! I have been renting accommodation managed by Brighton Homes since August 2020 and have had a great experience so far. From managing the viewings and speeding through the application process, to a smooth check in and dealing with any maintenance issues they are always very quick with their responses which are very helpful. Thanks a lot!PositiveResponsiveness, Professionalism

I can't rate Brighton Homes highly enough for their responsiveness, quality of service and also for taking the initiative on things such as proactive/preventative maintenance, legal aspects etc. I'd not used a managing agent before as I used to self-manage which was time-consuming and occasionally stressful. I highly recommend them and I wouldn't consider using any other agency.PositiveResponsiveness, Quality, Professionalism, Value

Brighton Homes have let a property for 10 months all ok so far. I have found them professional and always return my phone calls. Rent and repairs run smoothly and my property is being maintained to high standard.

Mr Stuart, Thanks very much for the kind words. We work very hard to keep all our landlords happy by making sure the right tenant is put into the property, rent paid on time and property maintained and inspected regularly. We are very glad that you are happy with our service, specially when you have used other letting agents before and are able to compare the service levels between Brighton homes & the other letting agents that you have used in past.

We viewed many property's before finding a home to rent through Brighton homes. We found with many estate agents that their main priority was to get as much income as possible from tenants whereas with Brighton homes it was more important to find the right family for the property. They made our big move stress-free and straight forward and have been very attentive throughout our tenancy.

I am the landlord of a two-bedroom maisonette in Brighton and have used Brighton Homes as agents for more than 10 years. During this time I have dealt mostly with Steven Kirupai, whom I have found to be quick and efficient in dealing with maintenance and repairs and statutory matters relating to the landlord's duties and responsibilities.PositiveResponsiveness, Professionalism

Terrible estate agents all year round, came to checkout day and they tried to shaft us on a disproportionately high cleaning bill. Stupid and incompetent service

Alfie · 13 June 2019

Agent replied · 11 June 2024

Hello. As you haven't contacted directly or put your name on this review, we are unable to assist you. All our properties have an independent inventory, check in and check outs. Should there been any deductions from the deposit you would have had a bill from the professional cleaning company that we have used for over 9 years. The property you moved into would have had a clean, this would been carried out by them. All else fails you can raise a dispute directly via the tenancy deposit Judicatory

Brighton Homes are a hassle-free and unobtrusive estate agents. Having lived here for over ten years and rented from many different agencies, Brighton Homes have so far been the most accommodating and friendly, without the common harassment and delays I've experienced with many other agenices.
