My property in Brighton has been with Brighton Homes for 15 years. Steve and his team have been very helpful, extremely knowledgeable and very proactive. I would recommend Brighton Homes without hesitation if you are wanting to rent out your property.

Brighton homes took £1200 deposit from my son, when my son moved on they only gave back half of deposit. The excuses they used were absolute pathetic, even down to a cobweb. Josh was rude on phone and even put the phone down, the land lord himself re fused to speak to me. BEWARE THEY WILL TAKE YOUR MONEY AND TRY ANY EXCUSE TO HOLD IT BACK. The flat was left in a good condition, much the same as when first rented. Me and my wife and son cleaned the flat and nothing was damaged .

I recently sold my flat and had rented it out through Brighton Homes for the past 12 years and would recommend them. Steven and the team and very pragmatic and solution orientated. Whilst we had some professional disagreements in the beginning, i believe this helped to cement our long-term relationship and looking back, we were very happy to have instructed them.

Property is awful, the agents are useless and lie, now scamming us out of our rightful deposit by overcharging us for things which have always been broken since move in day. Even sent proof from their own report last year that things were broken to begin with and they simply spin a web of nonsensical paragraphs to deny knowledge or blame. And when backed into a corner with their lies, they resort to insulting us for our age as students. Waste of time and money, avoid this scam.

G C thanks very much for your review. however is reading this review, please note, the case was referred to the government deposit scheme by the tenants and the judge has seen the evidence and felt he should awarded the claim to the landlords. In our opinion, now that the case was heard by a adjudicator who is independent, who only went by evidence submitted in the forms of inventory, check in and check out documents, proves the alleged comment about scamming the tenants and over charging are untrue. Due to data protection we can't publish the entire document which lists everything, but here is a summary Dispute Reference Number: xxxx The decision of my|deposits ADR is that you should receive £1,120.00 from the disputed deposit amount. The reasons for the allocation of the deposit are given in the adjudication Payment will be made to you within the next 5 days, via the preferred method of payment you indicated at the start of the process. You should be aware that the decision is binding and the payments made are in full and final settlement of this matter. We regret we cannot enter into any dialogue or correspondence regarding any aspect of the decision.

Brighton Homes have managed our property in Hollingdean, Brighton for a year now and I have been particularly impressed with their overall quality of service. To be perfectly honest, I was initially quite wary about employing another agency to manage our property (we had a full management contract from 2003 to 2008 with one of the big, well know estate agents) and this experience soured my appetite for management agencies. I even had to deal with many of the issues directly with my tenant due to the lack of communication from the agency to the tenant. The agency had 4 changes of contacts during this period of time which could suggest a high staff turnover. From 2008 until 2016 with a change of tenant, we did not use an agency and I managed everything myself directly with our new tenant who I personally knew prior to renting the property. We were charging a very reasonable rent but of course, I would have to deal with any problems that arose. Nigel said that we would not hear from them except for a notification that the money had been paid in or if there were any major issues that needed attention (over 250 pounds, I think). I love the fact that they efficiently deal with everything. There was no hard sell, just initial suggestions that paying for professional cleaning, garden attention and a proper inventory would be a good idea and make life easier further down the line if there were a change of tenant (however, there were all optional extras and part of their potential service should I choose to accept them). I even sent a reminder to Brighton Homes about a fully comprehensive gas, electricity, plumbing landlord policy that I pay for every month and that includes the free annual obligatory gas safety certificate inspection and Steve wrote back within an hour saying that they had already been on the case to contact my tenant to arrange a visit. Impressive stuff. Long may I hope it continues!

Please don't go for this place they massively played us over, we were curious as to why the reference fee was a bit higher then most other places and they told us the referencing company said they shouldn't have to explain themselves. Having that as an answer immediately cant help us but think there is something dodgy, but there might not be. After my friend simply asking a few questions because she wanted to know what she was investing her money in, they told us the property was gone. However we got a friend to call and ask to book a viewing for the same property and they told us yeah its still available for a viewing. When we went for our initial viewing of the property they told us all their other properties were gone too, so they do tend to pressure you to making decisions without being able to making questions.

Dear Ms Thomas. As we explained to you, that we use an external referencing company to carry out all our tenant referencing, we contacted them and they were reluctant to talk to you as they feel they entered into an agreement with us and not you and they didn't want to have to speak to people who are not their customers. The property was let soon after, but we do carry on with viewings until the tenants pass referencing, as we work for the landlord and we need to protect their investment. Not sure if all your allegations are fair.

Absolutely terrible service. When trying to get your deposit back, they will lie, take pictures of things that were already broken when you moved in, tell you they don’t have the time for your emails, and make fun of the fact you may have been late to pay rent. I will never be using this company again. I would actually rather be homeless than have to deal with their terrible service, rude employees and lies.

Hello. As you haven't contacted directly or put your name on this review, we are unable to assist you. All our properties have an independent inventory, check in and check outs. we have no reason to lie, The independent inventory company who creates the report( they don't just take pictures and would never lie, they have no reason) Should there been any deductions from the deposit you would have had a bills from the professional company. If the property was left in the same condition that you took up possession then there would have been noting picked up on the check out report and there would have been no deductions. All else fails you can raise a dispute directly via the tenancy deposit Judicatory. No one would make fun of a tenant who has paid the rent late, its a serious matter. Please do get in touch with us directly and we can investigate your late rent payments, rude and Lies accusation.

One member of their team is particularly rude. As tenants we were not told of the date for the check out which breaches their terms of the contract. We then had part of our deposit withheld for ridiculous things like leaf drop in the garden, one of three cheap plastic hooks that had broken. No consideration given to fair wear and tear so we are now in the middle of a dispute.

We've now had the decision from the independent adjudicator from the government backed deposit scheme. Its in the landlord's favor. Dispute Reference Number: 55317 The decision of my|deposits ADR is that you should receive £144.00 from the disputed deposit amount. I started renting a property through Brighton homes in July 2020 during Covid times and as a single women anxious through these times and needing to find a place to rent quickly they were very understanding and responsive. Not having rented for some time I had loads of questions to ask and it was never a problem to them, the team were always happy to help and responded very quickly. During the one year I had a few items to report that needed fixing and again they were speedy to respond and always made sure I was about to let any workman in. If I was not, they always offered to have someone from their office be on site to let them in which was great. I always felt happy to contact them if I needed to and would most definitely be happy to rent through them again and recommend them to a friend/family member. When it came to ending the tenancy they were very responsive, helpful and again answered any questions I had. They made it so easy and I got my deposit back the day after the tenancy ended along with the readings so was really helpful. Dear Ms Sayer, we have checked our records, all the way back to 2009 & you are NOT a tenant of ours EVER. No communication at all from anyone with this name. There is a government tenancy deposit scheme where all tenancy deposits are registered & they will appoint a judicator to review deductions, should a tenant be not happy. furthermore independent inventories are carried out to protect tenants. Lastly using the word Notorious, is NOT correct, unless you have spoken to most of our previous tenants & they have had issues with Brighton Homes, regarding deposit deductions. Please note we have over 200 properties that we handle at present. We pride ourselves to provide good service & be fair to all parties, we are a small independent agent, putting false reviews like this, is not right & it affects our entire staffs lively hood.
