Poor Customer Service and Slow Response
The customer service and also the speed of response is pitiful. I've had to constantly chase for snags to be attended to. We had a leak to our roof which was not attended to for a number of months.It feels like an endless battle to get Mandale to rectify any of the issues that they are responsible for. We've also been told lies about work that had been completed when it hadn't.Our expectations of a 'family run business' have not been met, but they sure as hell 'sell' that to you during the buying process.Would not recommend over any other housebuilder. They know people need houses so they do what they want and customers are left to pick up the pieces and fight to get an acceptable home.

Vestry Court Eccles Change of Floor Plan without Notification Resulting in Living and Bedroom Lights Totally Blocked
My friend and I bought into Vestry Court developed by Mandale Homes and the apartment was taken over on 1 September 2022. The following serious faults were discovered while the responses of Mandale Homes are the issues we trust needed to be brought to the public’s awareness, especially for those who intend to buy into any projects of this company. The apartment we bought is on ground floor. The big ceiling-to-floor window of the living area is completely blocked by a tall wall constructed right outside of the window, which prevents light entering into the apartment. This is contrary to the original sales information in which the safety construction outside of the window is metallic railing instead of a tall concrete wall. Mandale Homes’s reply was that, though the original plan was metallic railing, the City Council required it to be a concrete wall. However, the very issue is, should this be the case, Mandale Homes bears the responsibility to inform us about this significant change once this alteration occurred. But Mandale Homes chose to avoid informing us this alteration during the buying process, thereby misleading us to continue and complete the purchase of the apartment. In the original floor plan, the bedroom had a window. However, upon the take-over of the apartment, it was found that the bedroom is a completely dark bedroom without any window. When this matter was brought up to Mandale Homes, their first response was, the floor plan was presented to buyers by a sub-agent of one of their sales agents. Later on, their second response was, window for the bedroom could not be identified from the floor plan. However, the very issue is, floor plans are factual evidence and whether or not a window can be found in the bedroom from the floor plan is a fact and cannot be denied; also, regardless the sales information was used by the sales agents or sub-agents of Mandale Homes towards buyers, Mandale Homes is responsible for the accuracy of the sales information. At this stage where our complaints are being severely launched, Mandale Homes tried to offer a settlement by taking back this faulty 1-bed apartment at original price while we are to buy from them another 2-bed apartment at a more expensive price. However, the issue is, we are the innocent suffered party who should be compensated based on the original sale contract, which means either the 1-bed apartment we have bought is rectified into its original form and shape per the original sales information, or another 1-bed apartment of the same specification and price in the same building is offered as replacement. By Mandale Homes making us to buy a more expensive apartment of theirs as a ‘solution’, it actually creates a situation in which a buyer is misrepresented into buying a product but turns out that product is at fault, no similar product is offered as an alternative, but the buyer is now left with either no way out or buying something else which is more expensive and is not what he wants. The name of this situation is deception. We have through our lawyer asked Mandale Homes to re-consider their solution. Depending on their further response, we will decide our next steps.

Brilliant home
From the brilliant sales team to the fantastic customer service received throughout, I cannot fault any element of the Mandale buying experience. Our home has been finished to a high standard and I couldnt recommend them enough.

Mandale - lovely new home in Glossop
We've just moved into a brand new Mandale Home in Glossop. Despite the problems of delays caused by Covid and other factors everything was ready on the agreed date. Of course there are snags but Diane and their amazing Site Manager, Rob, are doing everything to resolve even the smallest issue.

The first question what went wrong
The first question what went wrong? I would say it would be more appropriate to ask what went right?
We are disappointed to read your review but would like to add some context to what has been said and also explain some points. There has never been a planned nature reserve on this development. There was a SuDS pond for drainage to be put in but plans for this changed during the construction phase and all works were conducted with full approval from the local authority. Land Sale to Neighbour: The land sale to a neighbouring resident was a legitimate transaction and not at all backhanded. The resident expressed interest in purchasing the land, and the sale proceeded accordingly. This private transaction between the resident and Mandale adheres to data protection laws, preventing further disclosure to unrelated parties. Works to Rear of Property: We cannot comment on the works being carried out behind the property, as these are being organized by NHBC following a Part 3 claim (submitted after the developer's initial 2-year responsibility period). Drainage System: The foul drainage system on the development is currently undergoing the adoption process. Inspected and approved as fit for purpose by the water authority, it entered maintenance in August 2023 and will be fully adopted in January 2025. This standard procedure does not indicate defective drains. The issue lies within the private foul drains, which homeowners are responsible for maintaining. In October, we addressed a reported drainage issue, organising a clean-up at Mandale's expense as we still present doing ongoing site works related to road, footpath, and storm drain adoption. The private drains have been in place for 4-5 years. Given that the issue arose 3-4 years post-installation, it likely resulted from private works on the properties, not from any actions by Mandale. Gravel in Drains: At no point has anyone been accused of deliberately putting gravel in the drains. An inspection in October 2023 found no gravel. If gravel is now present, it was introduced after this inspection. Mandale has not conducted any works that would result in gravel in the drainage system. Pictures sent to us show decorative stones in the system, which Mandale do not use. Such stones could only have entered the system following landscaping work by residents. Roads and Highways: The adoption of highways by local authorities is a lengthy process, often several years post-development. Any damage occurring in this interim period must be repaired by the developer before adoption. This does not imply initial faulty installation but ensures the highways are in good condition for the local authority on handover. We acknowledge the disruption caused by these repairs but emphasize their necessity for the long-term benefit of residents.

We started the process the end of July…
We started the process the end of July 2020 and were in our new home the beginning of November 2020. The buying experience from the developer side was smooth and easy. Sandra and Chantolle could not do more to help with the process. They went above and beyond. Very happy customer here!

New Build
We are more than happy with our new home built by Mandale the quality and the overall finish is very good-our sales advisor Jayne Gibson guided us through the buying process giving very good advice and any problems we have had she was always there to help and sort out.

I had a very good experience with…
I had a very good experience with buying their new built property in Ripon. We moved into the new home in February, 2021. Pre sale service was prompt and good and so do post sale customer service. All the snagging issues are being addressed promptly.
