Lockdown house and baby!

In 2020 me and my partner bought our dream home at Aviation Gardens. I was 7 months pregnant and it was so exciting to be planning our family home albeit not the best timing! I loved choosing our flooring, tiles, kitchen design and treating ourselves to some of the fabulous optional extras! Debra at the site office was great and really flexible even staying late one night to help us choose things when I couldn’t make my mind up. There were so many I liked! The whole buying process was easy and we were guided through it all with the help of the sales department.On the day of our home demonstration the Sales Manager Chantolle genuinely seemed so happy for us and proud of the house she was showing us which was really lovely. Shortly after we moved in the first covid lockdown came into effect and within 2 weeks of that our baby. This made for a really stressful time. We found snagging issues in the house that needed fixing, which wasn’t the best but it was mainly paint jobs and to be fair having bought a new build home before this was minor compared to previous. What was really good though was Mandale seemed really on top of the situation, communication was great, the offer of delaying workmen in our house was offered due to a newborn and covid but so was the option of them working around us and doing whatever was needed. It was this helpful attitude that just made that period of time more bearable. All in all I love our Mandale Home, the layout, the standard and it’s location which is just as well since we’ve spent so much time in it over the last 18 months.

Helped create our dream home!

We moved in to our property at Crathorne in November last year, and couldn’t be happier with it! The entire process was made as easy and stress free as possible by Mandale, whilst still being extremely attentive to our vision of creating our dream home. Helen and the sales team were fab throughout, especially Chantolle who made us feel completely at ease, keeping us up to date on the progress of the build, and offering help/advice, it created a real feeling of trust in them. Of course with any new builds there are snags, but all were minor and fixed within the first couple of weeks of being reported. Have no intention of moving from such a beautiful development but if we did I wouldn’t hesitate to purchase from Mandale again

Refreshingly easy

We purchased a property December 2020 from mandale and have waited a while to give feedback to give a fair review. Overall our experience has been fantastic, the flexibility of the contractors was very refreshing and we were kept in the loop every step of the way. Helen and the sales team involved us a lot of the descion making and it really made our house feel like a home. Since moving in we have had some small issues with bi fold doors and roof tiles, the after care team were fab especially Megan who chases the snagging team and all issues have been resolved within a week of us bringing them up! I can’t fault the service we have received so far and would be a repeat customer! Lovely location built to a high standard and great after care! Thanks mandale!

We cannot fault Mandale, amazing service throughout

We are due to complete with Mandale in a couple of days at their Hawkshead grange site in Old Glossop. Our house buying process from the get go has been stress free with a massive thank you to Carole and Chantolle. We were extremely impressed with the amount of different choices which came as a standard for our property: far more than most other new build companies. Any queries we have had they tried to address as soon as possible, we are first time buyers so have had many questions! Their attention to detail is impeccable! We really cannot thank Mandale enough and are extremely excited for our first home. Thank you!

Astral Park Development

Saviour Sandra has been on our journey with us throughout, from initial enquiry, to disappointing change of build plan, back to assisted move and now we are happily resident in our ideal home and location in Astral Park. Sandra’s friendly and personal approach is second to none; she certainly knows her job and does it very well, always with a smile, patience and understanding, even in the face of adversity. Having experienced a few snagging issues, in particular flooring, we are pleased to report that all jobs are now finalised. We agree with other reviews in that the conduct of certain after sales staff could be better, with a more ‘customer friendly’ approach being adopted. Covid has had obvious setbacks to the timeliness of snags being resolved, however, we fully appreciate this has been out of everyone’s control. The satisfaction we now experience from living in our new home far outweighs the challenges we have endured along the way. Not that we plan to move again any time soon, but we would certainly consider another Mandale home.

Astral Park - Brilliant

I have been involved with Mandale for over two years now, having bought a show home from them when the build initially started. I moved into the house myself in October 2020 and it is nothing short of my Dream Home. The build is great and you can tell the difference in what you get as standard here when you compare to other developers. Sandra is absolutely fantastic and an asset to Mandale, she has become my neighbour in the sales office and you can tell how brilliant and highly regarded she is from the amount of previous purchasers that pop by to say Hi to her! I have been so well looked after by Mandale, namely Sandra, Megan and Chantolle. Considering how stressful buying a house can be, they have made the process as easy and stress free as it can be. Of course there have been a few snags, its a new build! The team dealing with that have been great, given the lockdown we are in it must be a nightmare to co-ordinate the site specialists, they have done everything they can for me, and kept me up to date with fixtures. I am very happy with my gorgeous home, and would highly recommend Mandale, its a close knit, family run company, and you can tell why they have won so many awards!

Good and bad!!

We can not thank Sandra enough for her advice and support in the purchase of our house on Astral park. It's a lovely house in a lovely location. We had a failed house sale a year ago which was a difficult time, she had been very supportive then so when we found another buyer we checked out Astral park again and fortunately there were a few houses left. Sandra has been professional and helpful with advice and a friendly ear. Mandale honoured the £500 deposit from our previous near sale which was a great gesture.We have definitely had a MUCH bigger snagging list than we would have liked. We have exchanged dozens of emails so far. A few things have been resolved but there are quite a lot unresolved . Some are minor niggles but some are serious that should not have happened. We can only put the problems down to bad workmanship. Perhaps quality control should be monitored better.

Great modern home designs & good customer service

Purchased our first home in October 2019 and the house was built and ready to move into in February 2020 (little did we know just in time for lockdown!). Mandale were very communicative throughout and the house has been built to a high standard. We did have some plumbing issues however these were promptly sorted. There was less opportunity than we would have liked to customise the house during the building process. Overall we are very happy with our home and the customer service provided.

Buying my first house

Buying my first house was a bit daunting but Sandra at Astral Park made it so simple and easy. She helped me every step of the way, she’s a credit to Mandale Homes. I’m very happy with the build quality of my home, I had very little to add to my snagging list. However the couple of minor things I did have on my snagging list took a long time to get fixed, and the people I spoke to on the after sales team had a bad attitude. Despite this, my experience has been great and thank you Sandra for being so helpful!

Happy and high praise for Jayne

We bought a mandale home in Ripon and we are very happy, it’s a small development and the houses are stone like brick which is lovely and rustic, thoughtfully planned inside but I would have to say the Sales person Jayne was absolutely brilliant, she was very helpful but not pushy, she went above and beyond to get the best deal for us and to get all of those little extras that wouldn’t usually get included. We did have a little setback on mandales part on completion day but Jayne was there to support us all the way and done everything in her power to get the blip sorted. As with all new builds there are a few snags and little problems but these were soon sorted. Again Jayne was onsite everyday to point us in the right direction.

From the get go Mandale Homes have been fantastic! Buying our first home was daunting but Diane at the site office quickly made this nothing but exciting for us. The level of support from the team from buying, completing and even now with their customer care is just 5 stars and beyond. Very very bad builder. Avoid at any cost

Bought a flat in Machester from them. Absolutely awful builder - in terms of quality, post-sale support, etc. On top of it, they agree really bad terms with Freeholders and make buyers life further miserable. Shame I wasn't aware that the feedback from previous buyers, and even from local Councils is very bad on Mandale. Just never buy from them.. Very very bad builder

Buyers beware….initially happy with our…

Buyers beware….initially happy with our new home then when came to sell 4 years later , discovered that the whole development has still not been signed off for planning permissions, compliance! They will not correspond due to cost implications & accountability to resolve the issues . Do not use their recommended solicitors / conveyancers as they will not identify these problems to you … a ‘cowboy builders’ outfit with glossy advertising is the only way I can describe them !

First time of buying new house direct…

First time of buying new house direct from developer. Found it to be a relatively stress free experience, mainly due to Debra and Jayne who were helpful and welcoming. It’s accepted that there will probably be issues with a new build as it settles down, and any problems I’ve had have been dealt with expediently by the after sales team, in particular Megan. On the whole, it’s been a positive experience.

Avoid at all costs

2019-ongoing (April 2024)Avoid at all costs! It is not possible to give zero stars or I would have. Almost 5 years on and still having major issues at Swanside development Shipley, West Yorkshire. Thankfully NHBC is a 10 year warranty which will cover mine and other properties for sub standard building work by Mandale Homes. At least 2 properties have a successful claim going through as Mandale did not put the correct size support above a 4 metre span of bifold doors, in turn causing building movement. Some residents are having to have major scaffold/rebuilding work undertaken to rectify this after purchasing the houses in 2019. Not a word from Mandale who were invited to attend by the NHBC. No apology to the residents involved. 5 years on and the whole street is currently like a building site as all the kerbs, footpaths and Roads require replacing before the council will adopt the road. This is causing at least 10 weeks of chaos to residents, who at times are unable to park on their own drives or the road outside. No compensation to residents for this. The work is due to Mandale Homes not completing the work correctly or up to standard in the first place. If there is a cheap way to do something then it seems Mandale Homes take this option with the hope they don’t get caught out. They sold off land which was on plans as communal land without residents being made aware until the sale had completed. At least 12 properties including mine have had issues with the drainage as recent as last year. I understand in most new builds there are snagging issues, however having the back of your house re built and roads and paths replaced 5 years on from the purchase are far more than snagging issues. Communication is appalling, constant blame to others, won’t take responsibility. Having no point of contact for after sales. I would approach buying a house from this company with extreme caution unless you want years of stress. UPDATE 27/05/24We are approaching the end of May and we still have a building site. Pavements and kerbs. (Mandale please note this is how you spell it!) not completed and as yet they have not even started on the roads. Again time scales not met but none of the residents are surprised by this. Residents again having drain issues, the drainage company Mandale sent out last year said the drains were appalling were like a rollercoaster and we all know what’s heavier than water that goes down the toilets, hence the blockages. They also stated there were no baby wipes. The baby wipes were a previous drainage issue on a different part of the development. Although the drainage is on maintenance with the water authority Mandale are still responsible for another year until they are fully adopted. I’ve seen on other reviews that at previous developments built by Mandale the residents have gone to the local papers in order for action to be taken. No response I see on the fact they sold communal land to a resident in secret. 3 weeks building work due to start soon at our properties to rectify sub standard work by Mandale who built the house.

Diane at the Hebblebrook site has been the ultimate professional, yet at the same time, friendly, caring and incredibly helpful. She is always available to answer your questions or concerns, even when she is supposed to be taking time off! Diane has helped our purchased go smoothly, reassuring us when we were worried with the surveyor who looked at our old home who was incredibly unprofessional.
