Hi Kay, we are really sorry to hear of the negative experience that you have had with us but thank you for taking the time to leave us your feedback. Check-out reports are undertaken at the end of a tenancies which are then compared with inventories from the start of them to establish whether there have been any dilapidations or damages to the property, if dilapidations are noted then deductions may be put forward. When attempting to negotiate the release of the deposit between parties we do offer advice and guidance to Landlords, if we felt that any proposed deductions put forward suggested that the Landlord was seeking betterment from the deposit then we would of course advise them why any deductions could be deemed to be betterment and suggest they not be put forward for this reason; while we are able to provide such feedback ultimately when dealing with the deposit we are contracted to act under the Landlords instruction. We can only offer our apologies for any disappointment that’s arisen during the deposit release process but hope the above helps provide some clarity.
