Professional Support Provided by Strata Homes
Jeff came to visit to attend to some woodwork snags, filling and sanding. Punctual, extremely polite and respectful of our home throughout his visit. Jeff is extremely skilled at his trade and carried out the works to the highest of standards. I would also like to mention Jeff is extremely friendly and a really lovely person. While we have a few issues yet to be completed, we have been supported by others at Strata - Simon, Selina, Maggie, Carl, Malc and a site decorator John all of which have been very supportive with assistance with our remaining snags. We would recommend Strata to others. Strata are very busy but they do their very best and do support and rectify snags. I am on a group for new builds and some builders clearly are not at good as Strata Homes. Whilst my review is for Jeff, it is also an overview of our experience with Strata customer care over the past few months.

Take note - There’s a reason Strata lost their 5 star rating
There is a reason Strata has lost its 5 star home builder rating. The homes are built to a poor standard, customer care either speak to you appallingly, or don’t respond. When workmen do turn up, they’ve got the wrong jobs or an inadequate amount of time which requires follow up visits, which isn’t the workmen’s fault. Actually, the only reason strata have 3.5 stars on here are because the workmen are nice guys and ask for reviews. A great tactic by Strata to bump up the review rating. But please take time to read through the reviews as this will make you think twice. Persimmon are always in the news for the poor quality of homes… they were rated higher than Strata. This speaks volumes. Strata - listen to what your customers are telling you, don’t cast them off as soon as you have their money and keep throwing homes up that mean you rush and deliver a poor standard, using cheap tradesmen to keep costs down. There is no way work done in our house was by a qualified tiler, joiner, painter etc! If you also want a true reflection of what the lovely external “street scene” will look like, visit Elegance or Kudos! I also don’t want a “sorry to hear about your experience, please email us” replies strata. It’s all lip service for the review with no actual action taken!!

David Innes is a credit to Strata. He went above and beyond to resolve an issue I had to the best of his ability, despite only planning/ expecting to paint a small area. This is an issue that was caused by his colleagues not finishing the job to a reasonable standard. Jeff has been to our property a couple of time, his workmanship, attention to detail and over coming problems has been great. He’s let us know the process of what he’s doing finding the best solution and leasing with strata for the next steps that needs to be carried out. Jeff has a great can do attitude towards his work and takes pride in making sure the job is done correctly. We are all quick to moan when someone has done something wrong, and for us we have had some poor workmanship done in our home. but Jeff really is a credit to strata from start to finish he’s been such a help and finally we feel we can see things coming together. His positive attitude and customer service has been great. So we’d just like to say a big thank you for the work Jeff has carried out on our home.

Kitchen nice looking but not functional
We have been happy to buy home from Strata at start. We have been told a lot of good stories about customer care. All was fine until we have moved in. We can not complain about minor issues to be resolved (after while) but we continue have an issue with our kitchen hob extractor. Which for me not fully working kitchen is major issue.The way how kitchen has been designed is not effective enough to get all steam from cooking out. The result of this not effective design is after one year of living here is minor swelling of cupboards above hob, turning hob while cooking due dripping water back down from cupboards and in long term potential mould development and further damage of kitchen. Obviously more homes has same issue speaking to people even on other sites but we are constantly told no one else does.Feel like I don’t have any support from builders and leaving me with malfunctioning kitchen. Complain department resolution is to open window and use lids while cooking. Which this decision to get out from Strata was taking 1 year. Well I should not need to open window while cooking when I have good extraction, and all the time I can not use the lids unfortunately. Even Neff engineer came in and said it is obvious it’s not effective as this kind of high condensation is happening. The additional extraction fitted next to door from kitchen is not taking steam out as it’s too far away. Kitchen needs extraction out directly. I feel hopeless and I know I will not get anywhere with this company. It will mean for me save additional money and buy more effective extraction or pay someone to do me extraction to outside. It’s just warning for another buyers to be aware kitchen looking good but it’s absolutely useless for people cooking a lot like in my house. And it’s a shame all as we otherwise love our house. But all this made it all bitter at the end. it was even verbally confirmed by Ali, site costumer care person, as she has seen it while cooking on her visit and she said this dripping water is not normal! I have used my life savings to buy house from you guys so you actually should care more about your houses and costumers on every level. Not to make us feel like we don’t know what we talk about when obviously we do.One year later and kitchen in same situation, nobody ever got back to me. And from conversation with another homeowner on site everyone has same issue with kitchen extraction. Despite an engineer from Neff confirmed it’s not suitable for our kitchens they not doing anything to resolve this problem.

The managing director should resign
The managing director Sara Costello should resign. She is heading a very poorly run company that are totally incapable of delivering any sort of customer service, shows total lack of empathy and is quite frankly useless. She is a disgrace. Read all the damming and factual truthful reviews below rated 1 star. These aren’t just blips and some mediocre frustrations. Elegance in Ackworth is STILL no where near finished !! They are moving goal posts constantly and have a main spine road into the estate full of pot holes, crumbling curbs and tarmac , raised iron works. It is far more suited to 4x4 vehicles. Don’t believe anything they say. Action speaks louder than words and sadly strata are masters of inaction and shoddy communication. They should be taken through the justice system for their breaches in contracts and deadlines. Please can someone take over this company and turn it around to finally deliver results that result in satisfaction and happy customers and places where communities can be proud to live. If you are contemplating purchasing a house on an estate under development by this cowboy company do your self a favour a look elsewhere.

Bad customer journey
Well , where do I start ? Firstly I’ve got better things to do than have to resort coming on here (again ) this time it’s my bathroom fan & front door ! To cut a long story short , South Electrical have been twice to my extractor fan . It turns out on their first visit the fan wasn’t even connected to the air duct hence all the steam ! They re-connected it but had to return & the electrician advised I’d need a new fan and I didn’t have to do anything he would return 2 weeks later and replace . After waiting in all day he never returned . That was 6 weeks ago . I complained to Strata and Sarah Jayne was looking into this . She seemed very good and said don’t worry if you don’t hear from me I will sort it . Eventually I did email again and got an automated response , she’s left ! I contacted the general email again not very happy no one has thought to pick her cases up and contact customers , and a lady called Mags emailed . I told her everything and she has read my email and a subsequent one but hasn’t bothered to respond . I’m quite staggered at the lack of service and attitude and no one seems accountable when things go wrong , it’s almost like we as customers post sales do not exist ! Then my front door that Sarah Jayne was looking into , my hall is so cold the door has a gap and has dropped .All I want is good customer service nothing more , I would like an appointment for the fan & door please . I get the feeling your waiting for my warranty to expire which is soon but I will not let this pass , it’s been ongoing for some time ! Don’t get me wrong I have had good experiences , but the bad ones like this leave a terrible customer experience , I await your response ! Thankyou

Promise
The whole process of buying our Venice at Strata Promise has been brilliant. Sarah in the sales office has been on hand throughout to answer any queries we had and made sure everything ran smoothly. The progression team and recommend solicitors ensured a seamless sale on both our purchasing plot and our house we were selling. Once moved in, the site managers Darren and Ryan have been incredibly helpful and told us many times to contact them if we have any issue at all.We do have a list of snags but there is a 12 week window in which to identify these and then have them rectified.We are extremely happy with our experience so far!

Minor Snags
Strata have been incredibly helpful throughout the snagging process.As with any new build property, there are going to be snags. All ours snags have been minor and once raised, brilliantly sorted by Nikki and team.Special mentions to Jeff and Malc who have both been excellent in their customer service, knowledge and skills. They've been out today to sort a threshold bar and replace a kitchen door; they were friendly, efficient, and just generally lovely! The follow-up service they provide is second-to-none

Ackworth deserves to be finished correctly
When even the local MP is concerned about the state of the unfinished project by Strata it's time to question when the work is going to be finished. For months Strata have suggested they are doing something but the tumbleweed is moving faster along their bumpy road than the workmen. The main road into the Strata estate in Ackworth is a mess. It's so far from the curb in one area they have made a ramp out of tarmac which is difficult to pass with a car on each side of the road. The community centre was built a while ago and seems finished but Strata continue to hold up allowing this to open. What good is an empty building? The area around the centre is full of weeds not grass and even though it's supposed to be an 'elegant' estate it looks displeasing. The road is also a hazard to cars, bikes and pedestrians. Come on Strata do your job and stop giving your company a bad name. #cowboybuilder #enoughonthefalsepromises #finishwhatyoustarted

Find another home builder
We have lived on the Ackworth site for 3 and a half years. From the day we got our keys Strata have been useless. We have cracked brickwork that happened one month after we moved in. We had to seek independent advice for the structural integrity of our house because strata couldn’t care less. Along with all the other “snagging” issues which were a constant battle to get rectified.We were in one of the last phases of the development and were told the roads would be finished as soon as the building work was complete. There has been no heavy machinery on site for months. We’ve now been told the playing field that was planned to be built next to the community centre is going to be a “wildflower meadow”. The residents have to pay an additional annual fee to maintain the public open spaces, only to find out the usable and accessible space is half the size it was planned to be and mostly made up of builders rubble, stones, broken fence posts and holes.Do better strata!

Terrible, uncaring and uncommitted
I can absolutely agree with all the previous 1 star reviews over the shocking state they have left the Elegance estate in Ackworth. Nothing elegant here! We moved in June 21 and had concerns from the searches about the roads not yet being adopted and the terrible road surfaces especially Turnberry Avenue which is the main road in and out of the estate for hundreds of people. We too were assured that once the estate was finished including community centre that the road would be completed. And green extended and landscaped for all to enjoy. This has not happened. I have been back and forth with complaints and trying to get some helpful commitment from them but all they say is “we are trying our hardest”. No they are not. I have no idea what they are doing. They have failed in so many ways. Wakefield council are aware and will not adopt. There are drain issues which need sorting first. Suspension, tyre , steering alignment damage… doubt they will care to compensate for this. The landscaped community centre area is full of rocks and holes which is totally hazardous. And still fenced off with temp metal fences. Such an eyesore. The pavements near green lane are hazardous. The curbs are crumbling. I’m so angry I can’t convey it well here. No one seems to be accountable. I regret moving onto this estate. It has the potential to be lovely if they just completed it and showed more care. As for garden drainage, we’ll more of a swamp. Strata are crap. Encouraged to see even the local MP Jon Trickett has bought this issue to Parliament even naming Strata and the Ackworth estate as a prime example of shoddy developers and ethics.**UPDATE - . I CAN’T BELIEVE THIS SHODDY RESPONSE HAS TAKEN ALL DAY! LAUGHABLE HOW ONLY NOW YOU FEEL ITS IMPORTANT TO COMMUNICATE CLEARLY ABOUT GOINGS ON ! NO SUBSTANCE OR TRANSPARENCY. GEMMA SMITH SHOULD RESIGN. COME HERE YOURSELF AND LETS USE THIS AS THE OPENING CEREMONY FOR THE COMMUNITY CENTRE. MEDIA TOO! Absolute rubbish.

Worst developers by far
What to say...The entire experience has been horrific from the start due to Strata themselves not listening to anyone. Looking from the outside in it's all above board, but I can say, it's far from in. I wouldn't even grace this business with the term below average. 7 years on the Ackworth estate and it looks like we all got a 50% discount with the standard of houses and the development in general. Every house on this estate is a fine example of what happens when you rush a build and don't have standards / don't care. The deeper you look at these builds, the worse it gets, everything is bodged and it's been left to the residents to sort. You truly have been caught out lying when you advertise your approach as "Our houses are built to last. We take care of every detail, to ensure the legacy we leave behind leaves a lasting impression. We take care of every detail because we love to feel proud of what we do, and we know these things will matter for a long time to come." All I can say is you most certainly have left a lasting impression, one that is appalling to put it nicely. To list a few issues so people know how "good your attention to every detail" is....Silicone - There's silicone everywhere, apart from where it should be. Outside trim attached with it, fan covers stuck to walls with it, guttering secured with it, roof plastics stuck on with it & showers / baths not sealed with it. clearly the builders were sniffing it.Insulation - insulation panels used where it should be solid wood, from under shower and bath support legs to under the kitchen cabinets, even under the gravel so not to use as much material, its just an absolute joke. Cracks - Oh the cracks, they still haven't stopped after 7 years appearing. I would complain (again) but you can only take being told so many times that the house is "drying out", its not 50% water. Unfortunately I stopped trusting you years ago and decided that investigating and repairing myself was the only way the job would get done and get done properly. So with that, lets tell people why the cracks keep coming.... short cuts, again, common theme here isn't there. You're really not supposed to leave a 3 inch gap between plasterboard panels and try to fill in with plaster and foam! I'm not even getting into the 1mm thickness of said plaster meaning you can see the plasterboard screws.Drainage - there isn't any, toilets create vacuums due to the poor design and either suck from the sink plugs or just fail to flush, the smell from the drainage systems are horrific. You built a development and then got greedy, so greedy that you have over used the initial drainage infrastructure and what it would handle. As most this was complained about and was met by a response that individual properties would be contacted that were to be effected by a small issue with the drainage.... brushed off without even a investigation when you're being told the property has a problem. ROADS! - The cost of the house and we drive on 3rd world standard roads, but it's fine you don't have to pay for new shock absorbers that cost thousands because magnetic adaptable shocks. You didn't advise every resident would need a 4X4 to navigate to their property every day. Some vehicles have had bumpers scraped simply going down the estate, its just not acceptable in the slightest. Community centre - what centre? you've "built" (I use that term very loosely) a brick shed, then left! Aesthetics of the estate - it's the newest development in Ackworth and it's the oldest and worst looking one, no attention to detail. There's nothing to be proud of on this estate from your point of view, rubble where is can be hidden, exposed ironworks, furniture and greenery just thrown in.To bring this to a close because I don't have all day. You have rushed this development, you have bodged this development and you don't care about this development and its residents. To the point where we're all fighting back. You were supposed to supply a development that would give this community a place to come together through pride. What you have given us is a development that the community has come together through disgust and anger. DON'T TRUST, DON'T BUY, DON'T BOTHER - GO BUY A BARRET INSTEAD!

Stay clear
Absolute disgrace that our strata site in Ackworth has been left! Unfinished roads, unusable fenced off green, unusable community centre, and this is after 10 years. We are not talking a couple of months. You have taken money off every home owner and moved on. The council will not adapt our roads for the state you have left them. Our cars are being damaged. Do you care? No! Well maybe when your star rating starts dropping from the rubbish you leave behind you may take some action and give the residents on this estate what they actually paid for and signed up to. The next step will be a consolidated legal suit! Get your act together strata.

Deplorable lack of commitment from an unscrupulous organistion
I like my home very much (as in literally the house itself) but everything else about Strata's Elegance Estate in Ackworth is an absolute shambles, for which the company have seemingly shunned responsibility.We've lived here over two years, in a house that was completed in 2016. External to our property we have:, NO surfaced road with multiple pot holes *, DANGEROUS raised iron works *, NO level access where dropped kerb is propped up by tarmac dumps for driveways, wheelchair users and prams *, UNFINISHED pavement and curb stones, BLOCKED road drains *, UNCLEARED RUBBLE across a new grass verge on the green *, BADLY PLANTED trees that have been stuck in wonky and unwatered during a heat wave, UNFINISHED community centre, A 'wild flower' area (literally wild, not seeded) with a fenced-off drop that is dangerousOn my property I have, NO DRAINAGE in my garden whatsoever *, A MOAT at the back of my garden *, NO DECENT TOP SOIL, I have less than the mandatory depth of sub soil and top soil, my garden has at most 18cm of sub-standard soil directly on top of rubble, with surface soil containing a huge amount of pebble *Everything marked with an asterisk has been raised with Strata and dismissed by their team. We have been repeatedly fobbed off with excuses and lack of information regarding the road, community centre and surrounding issues. Our garden drainage has been fobbed off as an NHBC issue for which they dissolve responsibility and have offered no assistance. Twice promised visits from a site manager never materialised.Strata, your current strapline of "Homes that make that heart beat faster" could not be more apt. The combined anger on this estate right now has raised more than our blood pressure. Through your lack of action, you have become an appalling demonstration of a new-build company amongst a market place of already shockingly behaved companies. You are wasting exorbitant hours of time and money from residents, parish councillors, city councillors, and now even government.I call for the immediate resignation of your managing director and sincerely recommend your board consider their positions. Sort this out. NOW. Your time is up. For our individual house, SEVEN years is more than enough; most have waited much longer.Write to us all, every single plot and address. Tell us what is going on. Give us a decent plan. You have had our money. You owe us some respect. Redeem yourselves and put this right.

I live on Turnberry Avenue in Ackworth. When we moved onto the estate in March 2021 there was still building work going on at the back of the estate, this was Strata’s ‘excuse’ as to why they hadn’t finished the road - this was understandable. This work has now been completed a while and the state of the road on Turnberry Avenue is nothing short of discussing. We have to ‘give way’ to curbs, AKA mountains of tar at the sides of the roads. Drains stick up from the floors making us scrape the bottoms of our cars. Strat la have apparently finished the work in Ackworth so though this was a reasonable state to leave the estate in. If I’m been honest, I regret our move to the Strata estate and wish we had bought elsewhere. Do not move onto a developing Strata estate !!!!!!!!!!!!
We know that the roads and community centre at Elegance have taken longer than anticipated and we fully understand and appreciate your frustration. This is not a reflection of the experience we aim to create at Strata . Whilst you might not see physical presence currently on site, we want to assure you that we are working hard in the background to ensure that all the roads are completed to an adoptable standard.We feel it’s really important to clearly communicate the scope of works which are outstanding and the timescales for completion. Therefore, we will be sending a letter over the next two of days confirming outstanding works on the development, which will be followed by a programme that will confirm our expected timescales to complete the work. 2nd visit from Strata’s staff today.
Today we have had another visit from Jeff, and this time it was for our floor boards. Another good service, combined with professionalism, and an outstanding finish. House all sorted now! My wife and I definitely recommend Jeff’s expertise to any home owners!

Unfinished work by strata
We bought a house built by strata 20 months ago . There was outstanding work to be completed.. one job still outstanding is rectifying the lawn. This work has been pending for eighteen months. We were promised it would be completed.!despite endless broken promises lack of communication by Stratas landscapers, a lack of interest by strata in finishing work weHave paid for when weBought our house.! Today again the landscapers promised strata and us they would to come to come to finish the lawn. Of course they didn’t making An excuse it was the wrong weather for sewing grass seed.! This of course was rubbish the weather was beautiful all day, Theground was Perfect for sewing seed. Strata are gate keeping the landscapers we can’t access them ourselves even though we have for asked for direct contact to communicate with the landscapers to assist the process but strata won’t allow this.! It’s tiring having to fight strata for what is ours by right.! We are pensioners my partner has a heart problems the stress of this is terrible. All day long we have been trying all ways to get our garden done .It’s probably only a two hour job at the most!
