I viewed a property yesterday with Pamela and wanted to thank her for the excellent service she provided throughout.
Pamela was friendly, professional, and very easy to talk to. She took the time to answer all of my questions honestly and never made me feel rushed or pressured. The viewing was relaxed and informative, and I really appreciated her openness and knowledge of the property.
Ocean were also the letting agents for my previous home, so I was already familiar with the company, and this experience reinforced the positive impression I had of them. Pamela was a great representative of the business and made what can often be a stressful property search feel much more straightforward.
Although I decided not to proceed with the property, I am very grateful for Pamela's help and would happily recommend both her and Ocean to anyone looking to rent in Bristol.

The only nitpick I have is that communication between myself and the Vendor was forwarded between the two via the Estate Agents. Meaning I had access to the vendors email address and full copies of the emails.
I think that this kind of communication regarding a purchase should be summarised and/or interpreted into the Estate Agent's own words, as we might as well have been emailing each other directly.

I rented through Oceans Agency and unfortunately had a series of experiences that left me and my flatmate feeling unsafe, unheard, and now still out of pocket months after moving out.
Unauthorised occupant ignored for months: Another tenant's boyfriend was effectively living at the property, well beyond the 3-week-per-6-months visitor limit in our contract. We complained for months. Eventually we were asked to log every date he stayed, we did, and it added up to 84 days. Only after handing over all of this were we told it "wasn't enough evidence" and that we should have taken photos of his shoes. This should have been communicated when we first raised the issue, not after months of documentation.
Privacy and safety concerns dismissed: Instead of acting on our evidence, the agency contacted the other tenant directly and accepted her word that her partner wasn't around, disregarding what we'd reported. We also raised concerns about intimidation and a missing set of house keys during this period. Nothing was done.
Payment issue mishandled: When one tenant underpaid rent by £50, the agency chased myself and another tenant (and our guarantors) for it, rather than contacting the tenant who actually hadn't paid.
Move-out day confusion: We were told to be out on the 17th but given no specific time. On the day, someone arrived expecting us out in the morning. We had to argue that, without a stated time, we were entitled to stay until end of day. It was only after a manager reviewed the situation and realised no time had been given that we received an apology.
Deposit delayed with no transparency: We moved out on 17 July. It is now 9 September, over seven weeks later, and we still have no confirmation on our deposit. Every time we've asked for evidence of what's outstanding, we get the same recycled responses: "waiting for the landlord," "waiting for the claim," "waiting for the contractors", with no actual proof of contact, claims received, or timelines. For comparison, a previous agency (Balloons) provided full details and receipts within two weeks of us moving out.
Communication throughout was poor. Dealing with Abigail Daly in particular was consistently frustrating, slow responses, no urgency, and little acknowledgment of how serious some of these issues were, including the unauthorised occupant situation, which affected our sense of safety in our own home.
I'll update this review once (if) the deposit is finally returned.
If i could write more in depth i would. However, ive looked at past reposnes and seen little to no accountability with the agency.
I have also remined anonymous for this as i am still waiting for a repsonse about my deposit.

Firstly, we acknowledge your comments regarding the reported occupant concerns. Having reviewed the matter, we accept there may have been opportunities for us to provide clearer guidance on the evidence required at an earlier stage. However, as this related to a tenant-sharing arrangement rather than a straightforward tenancy breach, any investigation relied heavily on information and evidence provided by those involved. While we appreciate the effort you made to document the dates, additional supporting evidence would have been required for us to take further action.
Regarding rent arrears, all tenants named on a tenancy agreement are jointly and severally liable for the tenancy obligations, including rent payments. As a result, our policy is to notify all tenants, and where applicable guarantors, when arrears arise, regardless of which individual may have underpaid.
With regard to the move-out date, our records show that the correspondence confirming the end-of-tenancy arrangements stated a 9:00am check-out time. We apologise if there was any misunderstanding surrounding this.
In relation to your deposit, we appreciate that waiting for the process to conclude can be frustrating. As managing agents, we act on behalf of the landlord, while the tenancy agreement itself is between the tenants and the landlord. We are currently liaising with the landlord to finalise any proposed deductions and obtain the supporting information required.
As the deposit remains protected within the relevant tenancy deposit scheme, we cannot release funds to either party without the appropriate agreement or instructions. Equally, we cannot make deductions on behalf of the landlord without following the correct process. Should an agreement not be reached, the deposit scheme provides a free independent dispute resolution service for all parties.
We understand that this has taken longer than you expected and are continuing to work with the landlord to obtain the final figures as quickly as possible so that the matter can be concluded.

Ocean were great initially and we got a sale quickly. Unfortunately our buyers sale fell through so it all had to start again. They were great keeping us informed at every stage. We got a good price and were happy. The issue came after about three months when things had stalled and we really didn't feel that they were doing all they could to get it moving. Eventually after 6 months from initial sale and 3 months from the second stage, we said we were pulling out if things didn't move and then hey presto! Exchanged 10 days later. Lulu was new and it felt like she really got on it when she started. By then the price wasn't as good as prices keep going up in Bristol of course but they got more than we were suggested by another agent so think think was OK. Overall we would recommend but you ronjave to chase hard when selling a house.

Attempting to rent a property with my partner and the number of checks and forms we have to fill out just to rent a property is ridiculous.
First we have to fill out a form to Ocean Letting, saying names, emails, numbers, jobs, guarantor, salary, pets etc.
Then a Docusign - filling out the exact same information again.
Then they request confidential forms such as your contract of employment to verify your job… but that isn’t enough - they also need your HR name , email address, phone number to contact them to verify it again, ontop of 3 months payslips.
Then you have to go through a third party to do more verification again. This is where it gets good - either Ocean or the third party leak you information to companies so you get spammed with cold calls during the work day, asking if you want help from another 3rd party sorting your bills or if you need a removal van.
Then after all this it still isn’t enough. They want access to your bank statements and get you sign a letter of authority.
Then they need your previous landlords details, once they have sent an email and filled out a form verifying you lived at the address then they also need to contact them via phone and have a phone call.
Not at the end of the process yet so I am sure there is plenty more to do and even more personal information I have to share with them … which I’m sure is being looked after properly and not given to 3rd parties (sarcastic btw).
I understand that they need to complete checks and a lot of this is standard, however, it could have been condensed into 1 , 2 forms maximum. And the use of the third party, the data leak and the constant barrage of calls and emails is so excessive. This has all been on top of a phone call with the actual landlord himself (who seemed like a lovely bloke but it is a shame he has gone with ocean).

We appreciate that the lettings process can feel detailed, however the stages you have outlined are all required to ensure that both applicants and landlords are properly protected, and that we meet our legal and regulatory obligations.
Our initial application form is designed to gather the key information needed to present your offer to the landlord and agree terms in principle. The subsequent documentation and referencing process is then carried out in greater depth by an independent referencing provider, who is responsible for verifying identity, employment, income, credit history, previous tenancy conduct, and (where applicable) Right to Rent.
While this can involve requesting similar information more than once, this is necessary as both parties have separate compliance requirements and cannot rely solely on each other’s data.
In relation to employment and landlord checks, these are standard industry practices. Independent verification through direct contact helps ensure accuracy and protects all parties involved in the tenancy.
Regarding the third-party services mentioned, we do not sell or “leak” applicant data. You may have been contacted in relation to our optional utility setup service (JMI), which is offered as a convenience to tenants. This service is entirely optional and applicants are clearly informed that they can opt out at any stage, including before any details are shared. We do take data protection extremely seriously and handle all personal information in accordance with GDPR requirements.
We understand that the process can feel repetitive, but it is designed to be thorough, transparent, and fair to both tenants and landlords.
Your feedback has been noted, particularly regarding the perceived duplication, and we will continue to review how we communicate each stage to make the process as clear as possible.

Find a better firm!!I used them as recommended by the estate agents and it seemed like it would make things more streamlined and straight forward. The Conveyancers' office was physically located next door to the estate agents, so it should have been. Everything about how they communicated was poor. From answering the phone, where everyone sounded bored and not once gave their name until I asked, to the illiterate sounding emails I received on numerous occasions from my main point of contact. I generally could work out what she meant but it wasn't always clear, particularly when she included abbreviations she assumed I would know. I do not consider myself to be an unintelligent person, but I do not have a legal background and have limited prior experience of the process. I also know that poorly written emails were received by other people. I listened as my estate agent deciphered one, and had another poorly written one liner read out to me by my flat's management company. I assume the author must be capable of better since presumably she's passed some relevant qualifications, so I am left to conclude it is laziness. I also missed an email asking a question once, it can happen as was recieved at the same time as many that were 'info only'. Not hearing from me, she waited 4 weeks before chasing me, again with a 1 line email and without the history, so I then had to try and go back a month and find the original question. It felt as though she worked from a tick box perspective, along the lines of demonstrating she'd technically sent the information and/or request, then ticked off that she'd chased it etc. I feel she lost sight that her job was not to do a specific small task in the process on one given day, but to facilitate the sale as a whole. Despite constantly saying if anything was urgent please ring me don't email (like perhaps when one's not had an answer to a question for a month) she never once picked up the phone to me unless I'd left a message specifically asking her to. I also asked to speak to her boss on occasion, to try and understand what was going on. He is the only person I interacted with (though only briefly) in 4 months who sounded professional or like he had any interest.I believe the only reason the sale eventually happened was due to the brilliant contact I had at the estate agent. She and I spent a lot of time resolving issues. For example, the estate agent spoke to the buyers solicitors to clarify what they needed, and then I spoke to the management company to request the information. All of which should have been managed by my solicitors. There was also zero anecdotal advice from the Conveyancers about issues which weren't technically in their remit, but had been raised by the buyers solicitor where I needed to formulate a response, but wasn't sure how to proceed. On it's own, perhaps those might be reasonable. That they were scared of general off the record suggestions in case I sued, but on top of all the rest of the poor, disinterested service, it just felt like another negative. The reason I've given 2 stars not one, is because I believe they are inefficient at best, incompetent at worst, but not corrupt. (For internal use, as I don't believe in the public name and shame of individuals, but my main contact got married recently)
